I have recently walked with the landscaper, our garbage cleaner for garbage pick ups and bylaw and Bylaw has not issued any notices of violation for garbage on our property. For the entrance are you talking about the food basics entrance? Those doors are automatic and open when someone arrives and leaves. We are not a mall, we are a condo corporation. Each unit is individually owned and each owner is responsible for their accessibility. If you can let me know your concern with the entrance to food basics, I can pass over to them and have their team look into. We have also had bylaw and accessibility compliance come to the building and check doors to ensure they meet the required accessibility code, which we have not been notified of any accessibility violations. And for customers going to businesses in the tower building we have an accessible door which also meets the requirements. My feeling is that the business revolves around the owner`s convenience. Àdministration has been antiquated and frequently sloppy. 7 days to MAIL a rent cheque into your account. Oversights include forgetting to pay non res withholding tax for nine months, forgetting to advise the tenants of annual rent increase.March increase then went into affect the following September. No offer to reconcile the difference in revenue. Updates, reports and rent cheques are sent by SNAIL mail, sometimes they let the tenant pay late - but don`t advise you, little or no e-business accumen despite global clientelle. My lease contract was changed from the sample lease without informing me prior to being signed on my behalf - then I was locked into unapproved lease for one year longer than I approved. Not an enjoyable company to deal with and no feeling that your interests are at heart. Too bad. We dealt with this company 20 years ago prior to it merging with Brigadierre. The previous owner of Brigadier was a prince of a man, genuine with integrity and referrals based on that previous stellar performance still abound. I have advised the company who recommended Woodbridge of the changed business dealings.

We are doing a couple of ex-patriate work assignments and we are renting out our Canadian residence. When we left Ottawa, there were not a lot of reputable residential property management services in the Ottawa area, but Woodbridge has proven to be a good choice and deserving of their reputation. Over the years, Natalie has also been helpful suggesting insurance and other maintenance services that were required. She has found two sets of very good tenants and seems to look after them well (e.g. during a couple of appliance failures we have had and also for a couple of repairs that were required). She has always responded in a timely fashion to issues/ concerns (from both them and also from us, on the few occasions where there were any). In China and France, we have used email for most of our communications with Natalie and this has worked very well. We have also had the odd telephone call, although this was complicated by time differences between China and Canada (12 hours). Contrary to one of the other reviews, the only 'snail mail' for us has been our monthly statement which we received just fine in China as well as France. When one of these statements did not arrive, but was needed for tax purposes, a replacement was provided immediately upon our request via email. We have been happy abroad and we have also been happy with the management of our house by Woodbridge while we have been away. This 'peace of mind' is important to us, since we intend to return to Canada and live in our home once again. It needs to be looked after properly in our absence and Woodbridge hasn't let us down yet.

My experience renting at 21 James St. has been nothing short of a nightmare. When I first moved in, the unit was handed to me in a deplorable condition--dirty, unpainted, and clearly never properly inspected before I received the key. It was evident that no effort was made to ensure the unit was even livable. Maintenance requests were routinely mishandled, with issues left unresolved or completed incorrectly. I've also had their sub-contractors enter my unit without any prior notice, violating my privacy and leaving me with anxiety this would happen again. Communication with staff has been a constant struggle, with responses often delayed or completely unhelpful. To make matters worse, the building is frequently overrun with homeless individuals, and the property management company does nothing to address it. I've had multiple packaged stollen and they've offered absolutely no assistance. The parking garage is disgusting and smells like garbage as has garbage all over the place and it's very clear that no real effort is made to maintain the property or ensure the safety and comfort of residents. This company's lack of professionalism, care, and basic customer service is beyond frustrating. I would strongly advise anyone considering renting from them to look literally anywhere else.
