She was instrumental in helping me navigate what eventually turned out to be a volatile, yet delicate home buying process. As a result of a devastating personal tragedy experienced by the seller, the listing agent told her that the seller stopped all communication and it was unclear if the seller would sign the closing documents. Terinee didn't miss a beat. She extended compassion while also using a gentle amount of firmness to get the deal done. If I hadn't listened to her, I likely would've lost the deal. She stayed in close communication with the listing agent, providing frequent updates, while being somewhat of a mediator to help both sides understand how both parties were being impacted by the circumstances. Even after starting conversations with legal counsel about my options, we were able to get to settlement without me having to retain an attorney and I believe that was due largely in part to how Terinee handled everything. From the beginning, it was clear that she was genuinely passionate about helping me become a homeowner. When I first started looking, I honestly didn't appreciate how competitive the DC market was. I did a strategy session and she made recommendations as to how to make my offer competitive even amongst all cash buyers (I was using financing) that turned out to be essential to making this deal work. As I started my search, I was having trouble finding everything that I wanted (I'm picky). Terinee searched relentlessly until she found a home with (almost) everything I was looking for (with the exception of a Jacuzzi tub), while staying within my budget. My commute, preferred neighborhood, home size, income generation potential, proximity to metro, trails and outdoor accessibility, etc., were all taken into account, and she delivered! When she found the home, it was just going under contract and she recommended we submit a backup offer. I was a bit skeptical going this route because initially I didn't see the benefit of it, but I decided to trust her and I'm glad I did. About a week after submitting the backup offer, it was accepted! On top of that, her advice early on to get approved by more than one local lender allowed me to negotiate my interest rate down and will save me thousands. Even after my offer was accepted, Terinee and her team worked closely with me, providing guidance in navigating this intimidating and overwhelming process and provided me with tons of resources (inspectors, attorneys, home warranty companies) as-needed. She was there every step of the way providing data, offering insights and even being a (low-key) therapist when I "got into my feelings" when the deal stalled. She knows the DC area well, has a wealth of real estate knowledge, and was very savvy with dealing with various personalities. First of all Mike was not my realtor. He was the listing agent of a condo that I'm renting…read more RENTERS beware!!! Here is the email I sent to Mike; I am writing to discuss the condition of the property in Falls Church, VA 22042 upon my move-in. According to the listing, the property was described as being in very good condition, with refinished cabinets and updated appliances in the kitchen. However, I found that the property required significant cleaning, which should have been the responsibility of the previous tenant. Given the circumstances, I had to hire a professional cleaning lady to bring the property up to the expected standard. I have attached photos prior to the cleaning and respectfully request reimbursement for this expense. The cleaning lady spent seven (7) hours cleaning for $320.00. There was no tenant switchover clean. Please see the attached photos. Regarding the signed lease agreement; With five (5) days after the beginning of Lease Term, Landlord will submit a written report to Tenant itemizing the condition of Premises at occupancy, including the identification of any visible evidence of mold. I received a blank Residential Move-in Inspection. Without the move-in/move-out inspection report it becomes difficult to fairly assess any damages caused by the tenant and to determine how much of my security deposit should be returned or retained. I'd like to bring to your attention an issue regarding the amenities that were specified in the lease agreement. -I never received the written report and the owner was not aware of such a thing. On August 8, 2024 I received an email from my agent. She stated the following: I heard from the agent that he passed along the inspection to the landlord. He said he has worked with this Landlord for a long time and he's very reasonable about getting things fixed/resolved and will be reaching out. Just wanted to give you a heads up he is going to contact you directly. This is normal-- technically after the lease is signed, it is between you and Landlord. Unfortunately the inspection report was not given to the owner. The owner was not aware that the Residential Move-In/Move-Out form was part of the agreement or that I had completed and submitted to my agent. According the lease agreement dated 7-22-2024, the following amenities were promised as part of the rental Refrigerator with ice maker Window Treatments Stove/Oven burner doesn't work Pool I wanted to express my disappointment with all of the above. As you know, I paid $10,000 upfront to move in, expecting everything to be in order. However, I was forced to cut my vacation short to handle the cleaning, which was both inconvenient and frustrating. Given the substantial amount I paid and the expectations that were set, I believe this situation was unacceptable. Moving is stressful enough but the issues I've mentioned made it more stressful and it didn't need to be this way. I don't believe a move-out inspection was completed due to the condition it was in. I have also attached a copy of an email I sent to Mike dated Sunday, August 4, 2024 that wasn't replied to. There appears to be an issue with communication and details. I have been in contact with the owner via text and he's started working on some of the issues, which I greatly appreciate. This email was sent on August 19, 2024 and I have yet to receive a reply. It is clear to me that Mike isn't invested in his clients best interests or taking ownership for his mistakes. His attention to detail is sad.
