    Wow, just wow. If you are a home owner DO NOT USE COURTHOUSE PROPERTY MANAGEMENT. All goes fine…read morewhen they are busy collecting your money, but the second the tenant or the house has an issue be prepared to get screwed. They use their friends as contractors and depending who they use, you may get charged $125 to have a toilet unclogged. Why not ask the tenant to unclog the toilet? Because they can pay their friend to do it and then you just get it deducted from rent at the end of the month. Need to get in touch with your 'property manager'? Better hope it's a Monday, Wednesday or Friday because they don't work on Tuesday and Thursday. Need help on a weekend? Well, if you are able to get in touch with them, you will pay extra for that service since it's 'after hours'. Need to get in touch with them on those lucky M/W/F? Well guess what, when you call your property manager EDWARD KOONS (yes that is the real name), his 'secretary' will tell you he can't take your call because he is 'in court'. So....instead of helping with your situation, your property manager is off doing his real job as a lawyer. You are an afterthought. Want to keep your tenant happy? Well, you'll have the opportunity because eventually the tenant will start calling you since they aren't responsive and can't get in touch with COURTHOUSE PROPERTY MANAGEMENT. This shill of a property management firm is run by some lawyer and his wife is the accountant. Want to question something on the bill? Be prepared to get a legal mouthful of why this was charged and then told that you can take them to court if you don't agree with it. Make a request to approve that any work or fix or work done on the property be sent to you, the homeowner, prior to moving forward? Good luck, they will reference the contract you sign with them that gives them the right to be your 'agent' and do it anyways, even if you could have fixed it yourself. Never, ever had I expected to see this type of actions from our small town of Auburn, but apparently word of mouth has not spread yet. Frankly it's embarrassing to have to tell your tenant to contact them because you know their experience is going to be horrible. Want to see all the properties they manage, including yours? Well, just go to their website where they disclose everything about your property. Don't feel comfortable with that and your tenant also is not? Too bad, the lawyer will explain that they 'are allowed to do this' even if you would prefer it to not be shown. I could go on and on and on.....just find another property management place or you'll be the next to leave this review.

She responded almost immediately and offered to show us the house that weekend. It was exactly what we were looking for and we were able to rent it. We had a couple of house issues in the 3 1/2 years we rented and Paula sent out help immediately each time. We have zero complaints about her customer service.

I reached out to them minutes after they listed a rental on Chief Kelly Drive, and followed their application policies. Showing agent Leslie Robbins called me the following morning to let me know I was first in line and would have the first opportunity to see the rental and apply. She also stated that Sunday would be the first opportunity to see it. When I arrived for the appointment on Sunday, Leslie informed me that someone else had already submitted an application. I questioned her multiple times about how it was possible that someone else had already applied when she told me I was first in line and she responded that they just got a new application system and that somehow someone was able to submit an application and they can only process one application at a time, so if that person is approved then the rental is theirs. I called the office and spoke with owner Craig Adachi. I explained the situation and he said he would speak with Leslie to get her take on the situation. He called me back two days later after I'd left another voicemail message. He said Leslie told him that I was second in line and that she showed the property to this other individual on Friday because they were first in line. I again explained to Craig that Leslie told me I was first in line for this property and he said that it was my word against hers and that he believes her. I suppose it is her word against mine. Leslie lied to me and lied to the company's owner. She cheated the system (I'm sure for a friend). How can anyone trust a company like this? I can almost guarantee that I am a more qualified renter than this other individual, so their client (the homeowner) also loses out. What a terrible way to do business. I'm disheartened by the way this was handled, and a bit disappointed in humanity.

Craig and Devon went out of their way to accommodate me and get me in the apartment I wanted with little fuss. Super nice people who will go the extra mile for you! If I were a landlord I would want them being the liaison between me and my prospective tenants. I have had bad experiences with another property management company in Grass Valley, so these guys were a breath of fresh air.
