Unfortunately, we discovered that they have not been performing their duties for many years. And one of their assistant even told us that they have not made any property visits for years even though their management contract calls for yearly visits. We have suspected that they have some type of "relationship" with the current tenant. They did not report to us that the tenant was running an auto repair facility, a dune buggy track and a marijuana grow farm on the property. We only found out when we received a citation from the county! Sutherland does not communicate at all. Everything is done through text or email and they sometimes do not reply for days. They never pick up the phone. Do not under any circumstances hire them. You will regret it. read more

We hired them in June 2010 but switched to Colfax Realty and Property Management two and a half years later. Both tenants Sutherland Property Management selected did more damage to our house than their deposits covered. An employee gave permission to one tenant to make changes to the house saying the tenant "had taste" even though the changes were clearly against the lease. We had recently added a half-bath and remodeled the kitchen, and the old cabin was made available as is. A State Farm insurance agent viewing said "tasteful changes" declared them "vandalism." Both sets of tenants had problems paying the rent. Still, Sutherland Property Management did send monthly reports on time. The Yelp algorithm places my reviews of three businesses in Auburn, Colfax and Nevada City in the "Not Recommended" category because we no longer live in the area. read more

I can't help but feel like we were taken advantage of so I must submit this review to warn future, potential tenants so they may not have to experience what we did. We called to verify a property was available. A day later we show up to preview the home. We liked the home and decided to proceed forward. The front office contact, Sandie M. urged us to submit an application as there was someone else interested in the same property BUT there was no signed lease. We quickly submitted our application and they prompty took our $80 and ran our credit. The next two days, I received very little correspondence from Sandie M. and began to feel like I was being put on the back burner. After 4 days I finally called her to check on the status of our application and she proceeded to tell me that she was still waiting for documentation to come back on our application and that this process could take 15 days. (Wait, what?!) Being on a time crunch to move we obviously could not wait this amount of time to receive an approved application. A day later we received an email stating the property was rented. Running our credit and charging us an application fee should never have happened and we feel like we were taken advantage of. Subsequently, we are working with another prop mgt company who let us know they would NOT run our credit or process our application until we were sure we were moving forward as the tenants for a specified property. Oh, and when they did start to process our application it took a matter of hours NOT days! Much appreciated and the way business should be conducted. read more

Sutherland has managed our small apartment building in Auburn for over a decade and we've been very happy with their operations. They have always been prompt in dealing with issues and have been great in helping analyze and decide on tough issues. I think they have good overall judgement which is important to me. They have been successful in finding tenants even when the economy was slow. Most importantly I find them to be trustworthy. read more

Based on my recent experience I can't recommend Sutherland as a property manager. I hired them to rent a home and after three months and nearly $500, they were only able to bring one unqualified perspective tenant with terrible credit and work history for consideration. I don't expect perfection, but there were multiple concerns regarding the applicants and they did not seem to have the income to pay their regular bills, let alone rent. Sutherland insisted they were advertising the property but when I looked online I could never find it except on their website. After I canceled my agreement with them, they suddenly came up with three months of additional "advertising" charges they said I owed them from previous months . This was on top of the $250 I had already paid upfront. I contacted several other property managers after I terminated my contract with Sutherland and they were flabbergasted that my home had not rented after 3 months. I was subsequently able to rent my home out within 1 week to qualified tenants. I had worked with Sutherland previously on another property and did not have a problem but based on this recent experience I do not recommend them if you are looking for help with renting your property. read more

I was a tenant of Sutherland for two and a half years. Whenever something needed to be fixed or taken care of, they were right there to help me. Suzie and Allison are great to work with and take good care of their tenants. The staff is horrible! The young lady upfront is completely clueless and unorganized. She managed to get several of my reference phone number wrong and as a result the day I was asked to come in (which was an hour away) to put down a deposit on a rental, I couldn't because BIG SURPRISE, not all of my references had called back. How about giving a person a call BEFORE you have them come in to get things straightened out?! The ENTIRE staff was rude and condescending towards me and the older lady who sits in the back scowling, does just that... scowls. This is a miserable place to deal with. If I could give this company zero stars I would. They are so unorganized and have no idea what they are doing. They let the landlords violate your privacy rights, and violate the lease without any consequences. This property management company violates California renters law, and have you sign leases that are invalid because they have illegal clauses. If you want somewhere safe to live, with your privacy intact don't hire this company or move into any property they are managing because you will leave feeling violated and exhausted from fighting for your rights. This company is a disgrace to all property management companies. If you enjoy your safety and privacy look for a different company because this company will take your rights and freedom away. They are unorganized and their office is filthy, as are the people inside. They let single women move into places they know they will be harassed, and stalked without any warning, just so they can get paid and once the women start to feel unsafe they will not do anything to help them. Save yourself trouble and don't hire this company. We had them look after our home while we were working overseas, and they definitely did not help us when we had problems with our tenants, and with overseeing needed maintenance on our home. This ended up costing us hundreds of dollars, which they did not take any responsibility for. read more

We bought a house in Auburn for our future residence 3 years ago and have rented it out through Sutherland for the past 3 years. We live in Oregon, so our relationship has been long distance aside from our initial meeting with them. We have had a flawless and wonderful relationship with them throughout. They found us great renters including presenting options for us to consider. The house was vacant for a very short time between renters. They have handled all maintenance issues promptly, facilitated getting us a new stove, and have been very responsive and helpful on all fronts. We were very impressed that they started doing annual preventative inspections to alert us to any problems that have developed since we purchased the property. And their monthly fees are very reasonable. I would not hesitate to recommend them to others. They are great. read more

I really wish I could give zero stars to this company. Overall the worst renting experience I have had to deal with. They completely took my deposit ($1800) over a technicality which would have been dealt with in a more professional manner. Alison Smith's negligence and unprofessionalism in the office has really made me never want to come back. I cannot help but to let everyone know that she doesn't do anything she says she is doing, and lacks work ethic. I have tried multiple times to get a hold of her for issues that rise and nothing was done.
