Unfortunately, we discovered that they have not been performing their duties for many years. And one of their assistant even told us that they have not made any property visits for years even though their management contract calls for yearly visits. We have suspected that they have some type of "relationship" with the current tenant. They did not report to us that the tenant was running an auto repair facility, a dune buggy track and a marijuana grow farm on the property. We only found out when we received a citation from the county! Sutherland does not communicate at all. Everything is done through text or email and they sometimes do not reply for days. They never pick up the phone. Do not under any circumstances hire them. You will regret it.

Both tenants Sutherland Property Management selected did more damage to our house than their deposits covered. An employee gave permission to one tenant to make changes to the house saying the tenant "had taste" even though the changes were clearly against the lease. We had recently added a half-bath and remodeled the kitchen, and the old cabin was made available as is. A State Farm insurance agent viewing said "tasteful changes" declared them "vandalism." Both sets of tenants had problems paying the rent. Still, Sutherland Property Management did send monthly reports on time. The Yelp algorithm places my reviews of three businesses in Auburn, Colfax and Nevada City in the "Not Recommended" category because we no longer live in the area.

My father died and my mother had to file a matter with the probate court a while after his death. Basically "so sorry for your loss...do you want to hire me to sell your inherited property?" So, as best I can tell, this individual combs the public probate filings so she can send mailers to recently bereaved families. Possibly the tackiest method of advertising I've ever seen. Why not just show up at the funeral and hand out business cards? Ms. Walker, if you read this review, rather than defend yourself I truly hope you give this practice some thought and consider that some methods of gaining clients should be off limits.

I wished I had more time to do my research before hiring her. She seems to be a nice person but just not a good Realtor. When we met her, we basically had 3 days to find a property. She showed us a handful of properties between Auburn, Nevada City and finally found us a place in Placerville. I think this part was pretty easy and she did a good job. The process of buying a house is one of the most stressful (and expensive) situations a person can get in. Now you add to this fact: the buyers are living 3k miles away plus they never purchased a house in CA before plus they are going into cancer treatment... We do understand that this process can go in "some" unexpected directions - as we did purchase 3 houses and sold 1 in another state before within a 7 years period. Sherri seemed to be a nice person and she really promised a lot, using beautiful words: loyalty, experience, attention... and we believed her :-( The reason most people hire Realtors is because those professionals are supposed to "walk the buyers" through the entire process with knowledge, respect, professionalism and caring - I don't think she did that. She doesn't have enough experience and none of the descriptions above - which we found out later. We almost lost our property a few times because of that. At some point during the process (that took about a month) she gave up on us. She was never very attentive or savvy but a few weeks into the process she became a ghost. Based on her feedback, she said this happened because I told her that we had a "business relationship" and she got "hurt" by that. Well, I had to say that because she takes things way to personally (and not in a good way). I can prove everything I'm saying here. Because of Sherri's lack of professionalism, buying this property was the worst real estate experience I have had.

After moving in, we learned that the entire kitchen was IKEA. We don't have a problem with IKEA and we like the kitchen, but we think either she was lying or made an uninformed comment probably trying to appeal to clientele that have expensive taste. When we asked if there are rental properties around us, she seemed to purposefully give us a vague answer. After we moved in, we learned that both sides of us are rentals. Again, we actually like these people and don't have a problem with renters per se, but we feel like she was being deceitful. Finally, after moving in, we discovered a significant foundation defect hidden behind a makeshift wooden landing. The landing seemed odd to us when we saw the house, considering the immaculate condition of the rest of the house. I didn't think too much about it because I assumed that any issues would be disclosed and the inspector would catch anything else. I find it hard to believe that a seasoned agent did not know this or at least question the buyer as to why something so out of place is in plain site, especially when it is very unattractive and detracts from the aesthetics of the house. Of course, it is the obligation of the seller to disclose this to the agent. Based on what we know about the seller, I believe that the seller probably did disclose it. Overall, we are happy with the house, but we feel the agent was not honest in dealing with us.

Very disappointed with our experience with JMC Homes…read more We went into this purchase with realistic expectations. We knew a production home would not have the same level of quality as our previous home, and we were comfortable with that because the JMC model appeared to meet the level of quality we were looking for at this stage of our lives. What we weren't prepared for was the difference between the model and the home we actually received. Among other things, we experienced significant issues with both the paint and the fabrication of our large kitchen island. In the model, the paint appeared properly applied and the granite was beautifully fabricated, with smooth, glossy surfaces and clean, straight edges. Our home was noticeably different. When we raised concerns about the island, we were told it was a "production" home and "blow and go." JMC's proposed solution was to refabricate the granite inside our finished home rather than remove it and properly fabricate it elsewhere. Because of the aesthetic and health concerns, we ultimately paid to replace the island ourselves at considerable expense. JMC has also refused to repaint areas of the exterior that we believe were improperly painted or even provide us with the paint so we can address them ourselves. We are now considering arbitration. We understood we were buying a production home. What we didn't expect was a "good enough" attitude toward workmanship and such a noticeable difference between what was represented in the model and what was delivered. It truly feels like a bait and switch experience. If you're considering JMC, look beyond the model. See completed homes, ask detailed questions about warranty issues, and understand exactly what JMC considers acceptable production quality before you sign. Also, add $15-25,000 to your budget to correct the substandard quality JMC Homes deems "good enough."

He was very accommodating with my schedule when it came to viewing the property, and even though it was a Friday, he went above and beyond to help get my application approved over a holiday weekend when the office wasn't even open. Any questions or concerns we've had have been addressed quickly and efficiently. Most recently, our AC stopped working, and Sean had someone out the very next day to repair it. He even offered to provide a portable AC if he wasn't able to get a technician out right away, which was greatly appreciated. After dealing with other property management companies in the past, this has been a refreshing experience. The level of communication, responsiveness, and customer service has been outstanding. On January 31, 2025, I reached out to American Horizon Property Management to inquire about tenant…read moreplacement services for a property we just bought in Roseville, CA. Robert Bussell who is the Broker/President of American Horizon answered the phone. Robert asked a couple questions and then made some "interesting" observations about Section 8 voucher holders. His information seemed off so I asked further and he must've realized what he said was not accurate. Robert hesitated commenting further on Section 8 by saying "You don't work for us. We're not business partners so I suggest you do your own research". He asked about 6 questions about our condo and confirmed "Ok, good" for each answer and spoke about how nice our property is. Then in an awkward turn, he abruptly said "Yeah we wouldn't be a good fit." and in a very effeminate and demeaning tone Robert said "Hmmph... byeeeeeee" and hung up the phone. I wondered what just happened. I called back but my call was ignored. So maybe this was a blessing in disguise. If the President of this company was this weird and robotically dismissive, how would American Horizon Property treat my future tenant(s)? The answer is they'd be fired on day one. Update as of 02-26-2025: I found Action Properties (https://www.actionproperties.com) and they are phenomenal. Serena Trueblood and Terri Alcala have been responsive and even found us a tenant with a 1 year lease! I have no doubt Action Properties will treat our new tenant with respect and professionalism.
