Huber needs to get with the times. All paper interactions. No options for digital payment. They won't even email you. They can only communicate through a paper taped on your front door, or a phone call during business hours. Property managers are impossible to get ahold of. Nothing is taken seriously. One person will say one thing then someone else with the company will contradict what you just heard. Prices are too high. Old buildings made in the 70's with no effort put into updating them, and they have the audacity to increase rent. If I could put negative stars, I would. Unfortunately, they have a monopoly on all of the "affordable" housing in Auburn area. Overall, terrible company that refuses to get with the times, and will continuously make it your problem that you must deal with them. read more

Horrible, horrible property management company. Stay clear at all cost. No one knows what they are doing. I followed all their rules/processes and still they messed up everything. My lease ended, I turned in my keys and gave forwarding address information. They then charged me the next months rent. When I received a call back, their "manager' never apologized for anything, had no information as to why she was calling and basically had zero customer service skills and didn't give a rats a** about any of it. Have fun if you do work with them. They're clueless...and this is what they do for their day job. read more

They have done an excellent job obtaining a quality tenant, in arranging to have the yearly maintenance and periodic repairs completed by trusted workman and in keeping us compliant with state regulations. I would not recommend Huber to any landlord or if any renter is considering renting from them run! I recently had an office space which Huber managed, Tiziana from the start was very rude and off putting. She put all kinds of demands on us that were not previously there and jacked up our rent. Other businesses in the area under their management went under and I think a lot has to do with the aggressive nature of their leases. Shes all about top dollar so she looks good the landlords. The landlord Ali, broke his word and then had his attorney harass and harass and harass me again. They went out of their way to post numerous duplicate messages with my private information on it on my business door for everyone to see. They even posted on top of my sign for Fedex to slide our checks under the door so that when Fedex came they couldn't see the sign and didn't deliver a much needed check I was waiting on. When I contacted them about what happened they didnt even feign and apology. They just said well drive down to fed ex and get it. Took me a week to get the check. Their attorney doubled the total cost of the rent I owed with attorneys fees. A lot of money. After I moved out another check was errantly sent my old office. Its been a week and I've been requesting the check from Huber. Tiziana replied that she is waiting to hear from the attorney. Thats right, they are illegally holding a fed ex delivery that is mine with a check that is mine and holding it hostage. Completely illegal and unethical. If you are a landlord I would be extremely leery of hiring HPM as they are a lawsuit waiting to happen and could drag you in as well. read more

This has got to be the worst property management company to deal with if you live next to a rental! The house behind us is being managed by Huber and the fencing between our houses had seen its day! The house behind us is up higher and the fence was falling down, the saving grace is that we have tall Italian Cypresses, so it was literally holding up the fence! Plus there were huge gaps and we could see through the yards. A good property management wouldn't have had the fence get that bad! We have been trying to get them to fix the fence for years! So when they agreed to go half, we did. Only yo be fooled by Jan! We found a fencing company that gave us a bid. Contacted Huber because that's who the renters told us manages. We spoke to a lady named Jan. Jan told us to get the bid, they submitted it to the owners and they agreed to it. When the time comes, they tell us to get an invoice from the company and for us to pay the fence company and they will pay us back. Well, we couldn't get an invoice from the fence company until after we paid and we submitted the invoice. We paid their portion which was $1300. Jan told us it would be easiest to do it this way and we fell for it! Two weeks after we pay, Jan sends the check for $1020! We were pissed! We call her and tell her the amount was wrong! She tells us that she thought it was for the lesser price?! Jan probably fooled both the homeowner and us! This has got to be the shadiest property management company! I am looking into going to BBB and filing a complaint! Look at their reviews, the place is a joke! I wish I can give them 0 stars! read more

First off I'd like to say I would like to give them zero Stars the worst rental company I've ever have dealt with or rented from I'm a 71-year-old male that they have scared out my lease that I've had for years. Knowing I have been there for so long for over 20 years in the same apartment knowing they want to raise rent knowing that I pay little to what everyone else pays sick with cancer and heart problems had me evicted through false allegations and trickery the manager Jan is the worst she does not care about anything that I had going on. My wife and I applied for two different apartments through this so called management. We met all the criteria they had listed. After paying 35 dollars a person for our application fee we called approximately a few days to a week later and was told it's not a first come first serve situation. So after waiting a few more days we called again and were told we were denied. Pressing on the person on the phone we came to fi d out that they denied us because we didnt fit the profile of the type they rent to. ? Really ? I believe that called racism and or bigotry. Anybody that has asked me about them I tell them if you feel like wasting 35 dollars a person go right ahead. I just recieved my deposit back from HPM. Out of $2400 I recieved $300. Ripped off of over $1500. This company is the worst in Property management and business in the world. I will be writing them a demand letter for the itemized charges for things that were added without justification. I am preparing to go to court over this and will be spreading the news. I had cleaned the 4 acre property of dead wood, dead trees, and cared for it as my own. Costing me over $10,000. The entire home was cleaned inside and out and perfect better then we found it. Lucky we have pictures of everything. It was perfect clean. When we signed our lease and had a move in date, we drove up with a truck load of personal belongings only to find the tenant never moved out. STAY FAR AWAY from this property management company. They have screwed us over and gave us nothing but issues since moving in. Not only do they operate in the 70's (no email Communication, everything is done by letters or dropping things off at their office) they are extremely slow getting back to you, if they ever decide to! I could go into detail about all the stupid things this company has done, but I'll just leave you with this one example. We just moved out, PAID 400 dollars for professional move out cleaning on our own, and for some reason they are charging $600 out of our deposit to clean the floors (there is no carpet in this home, all tile & wood flooring) that were already cleaned and we even provided an itemized receipt. They are also charging for repairs that we submitted requests for a month prior to moving out, they just never fixed them. I have never been so happy to move out of a place. I applied to try to get one of about 5 of their rentals that they had listed, thinking this would be the best way to get an apartment since getting a divorce after 18 years of owning a house. I turned in the application for myself, my daughter and my son but was denied. I get that I don't have the best credit but can't you work with me! I would be willing to pay extra deposit even! If I could give less I would ! I have lived at my residence for 10 years have had 3 different property managements with zero issues. HPM took over recently and has raised my rent over 400.00 within 30 days, Current law requires landlords to give at least 30 days notice if the rent will go up less than 10%. If the landlord will raise the rent more than 10% they're required to give at least 60 days notice. Now trying to stick me with fees and such with the so called bill 1600.00. Not legal. If you choose to do business with them know your rights and keep all documents . This place is a scam and JOKE read more

From the beginning to the end of the rental process, we found HPM to be highly organized, helpful, and professional. The move-in process took a few hours and this included us going through the house and writing any defects on the HPM form we found prior to move-in. The house was sparkly clean when we moved in, and the neighborhood was safe and tranquil. When non-emergency maintenance was requested, HPM dispatched maintenance within less than 24 hours and they always contacted us in advance before entering the home. All rental requirements were clearly laid out and, when we met each stipulation on the contract, our full deposit was refunded. Due to HPM not having a rental available in the city where we moved, we could not continue renting from them, but we would have remained with HPM if it had been possible. read more

I'm a property owner and looking to rent out the property. I called earlier this morning and requested a copy of the contract so I can review. The first person I spoke with on the phone whom I would suspect was the main receptionist is very short and rude. The next person I talked to was the same and when I requested a copy of the contract it was denied and I politely declined further information. All of the other companies in the area that I contacted gave no thought in sending out a copy of their contract for my wife and I to review. Mind you this property is in a highly desirable location and I would have suspected they would be more interested in considering sending over something as simple as a contract. read more

As other reviewers here have stated, avoid this company at all costs. I rented one home from them for almost 4 years in Colfax and then rented a condo in Auburn for another 2 years. I never had to deal with them when renting the Colfax home bc the homeowner took care of any problems that may have came up. When looking into the condo in Auburn there were some serious cosmetic neglect compared to an identical unit next door. I asked that they repair the dry rot on the enclosed patio storage. They said they would take care of it and then I signed the lease. About 2 years later I came home to find the door to my back patio storage area left open for anyone to come take my stuff. There was a huge mess of nails and dry rot wood chips all over all my personal belonging which were stored there as well. Turns out they sent the maintenance crew out to do repairs without giving any notice whatsoever and then they actually broke into my space by prying the roof off because they did not have a key. Once done they went home and left all my belongings a mess. Not long after the above incident I found another place to rent and turned in 30 day notice. Turns out the last lease they sent me after (4) 6 mo lease signings they changed to be a 1 year lease. I missed the small print. well they immediately slapped me with a $500 fine for breaking lease and was told I will need to continue paying full rent for the remainder of the lease or until someone moved in. I had my monthly rent payments setup for auto pay. They did not give any notice that they would stop the autopayment. The next month I get a letter stating I had a late payment with a $66 dollar late fee. In the next couple months they took their marry time getting the place ready to rent out. Finally was rented out on 7-19-18. They waited the full 21 days to return my partial deposit in which they deducted approx $700 for ridiculous items that should be covered by normal wear and tear. Here it is 8-15-18 (28 days since the new tenant moved in)and I still have not been returned my back rent pay for 13 days in July. As others have stated they seem to pride themselves on being rude and charging fees for fees I would not recommend this company to anyone EVER read more

This management company would not rent to me and my husband because we have a long time roommate! She is a flight attendant so it doesn't make sense for her to have her own place and also my good friend of 10 years. The company told us these were "single family homes". So, not based on our credit(which is excellent), nor our rental history(also, excellent) but because we are not related to her?? We are in our 30s and 40s and are upstanding citizens of this community and I genuinely feel discriminated against. Oh and we make far beyond 4 times the rent of any house we wanted to apply for! After reading some of the other reviews posted here about dealing with them long term, I am relieved that we did not sign a lease. Do your research guys. read more

My family has rented from HPM for years. They have always been very responsive when anything has needed attention or repaired. We have rented from them before and have always got our full deposit back. The office staff has always been very friendly and helpful, plus they always keep the candy bowl full at the front counter for us big children. The gentlemen that come out to make repairs, like Tom (I always forget the poor guy's name) did today, are always very professional and thorough and make sure the repairs are made to our satisfaction, and are generally very patient as I tend to ramble on about various subjects. Until we buy our own home again, I will always consider renting from HPM and can sincerely recommend their services to tenants and homeowners alike. read more

Excuses upon excuses of why the refund check was not sent in the proper amount of time; "We can't mail check today we are too busy", "We are in the middle of accounting so nothing we can do", "Don't know why you have not received the check, wait a few days and we will issue you another", "Oh, since it is a commercial rental you have to wait at lease 30 days for a deposit refund". On multiple occasions I have walked away from an interaction with this company, thinking Ive never been treated so rudely. On multiple occasions, attempting to apply for various apartments in my search its been difficult, tone is rude and Ive even hung up on them. On top of it they are completely accessible,,,,they have "old school" processes, such as no availability through email or weekends. I was told I couldnt discuss my application with a worker, I had to write a request, in "snail mail" and then they could get back to me in a few weeks. Horrible experience as a property owner. I use multiple property management in other states for other homes, but I cannot believe this business is still in business. Monthly statements lack information and never show why or how extra or less money is coming in, no end of year statements (was told to use dec statement), but they LOVE all the extra fees that constantly show up even when all they do is take a check in and send one out...oh yes and they charge $25-35 MONTH for direct deposit!!!! Would not allow them to rent my property. I had to break a lease early due to life circumstances-(understandingly there was a fee-which turned out to be three fees when all was said and done) so I had to advertise it myself and when potential customers found out it was managed through them, the customer wanted nothing to do with the home. Left the house in much better shape than I found it and they still managed to finagle 600 from my deposit. HPM raises rates drastically every year on already ridiculously priced rentals. They failed to fix or remove a washer from our rental for months. Neighbors of the owners were constantly in our back yard and property without our permission. When we moved out, they did an entire remodel on the rental and then tried saying we owed them 5 grand for the work done on the property. I admit my dog chewed up some base board and damaged carpet in the entry way, but there was no where near 5 grand in damages. They did not give us any itemized receipts to show what work they did do. Went to court & we won & didn't have to pay the 5 grand. Their legal team they talk up is also a freaking joke, so don't count on them if you are the homeowner. Oh & they even threatened to call the cops on my elderly mother when she served them on our behalf (this alone makes them a danger to community members). I'm just thrilled the homeowners put in a crap ton of money into the property & didn't see any return when these owners & housing management places are screwing tenants & the community. read more

We have been homeowners of an executive home in Auburn and have used Huber with extreme dissatisfaction. Negligent management practices, lack of responsiveness, lack of documentation and financials. We lost thousands of dollars on our rental income and undocumented expenses and now have an accountant and attorney to decipher our losses. I would not recommend any homeowner to utilize their services for anything. It seems to be a questionable, shady operation and while Jan is the Property Manager, she is also listed on business license as the owner. Cannot recommend at all. read more

Negative reviews often obscure the years of hard work and earnest effort made by the staff of the company reviewed. One should be grateful, and select negative experiences should be balanced by an appreciation of services performed. I rarely write negative Yelp reviews, but feel compelled after many years of using Huber as a property manager for my home. My main issues: -- Huber nicks you for fees that are poorly disclosed and thinly justified; they just take them out of your renter payments. I believe this is an intentional cash flow strategy and poor business practice. -- When I complained about issues, I was frequently either ignored or blown off, or criticized in turn. -- They decided, based on privileged information from an HOA meeting, to build and charge me for a $1,500 fence around my new HVAC unit and not tell me about it until I stumbled across it on my bill. -- When a new renter was solicited, I was charged an unreasonably high amount for cleaning. When I stayed in one room overnight, they charged me the same for another cleaning without my approval. When I complained, they 'discussed' it internally and made no adjustment. Again, these are capable people working hard on customers' behalf. As a former manager of large service organizations, I was frequently annoyed that they favored surprise charges (i.e. cash flow) and obscure justifications over customer loyalty and reasonable compromise. I called for a document, and was charged $45, with no warning that there was a charge and no adjustment despite delayed responses to calls and a letter. I would not use Huber again to manage my property and would not recommend them. UPDATED NOTE: My HOA uses Huber for association management. Our rep Bobbi is consistently terrific. Thorough, professional, responsive and intelligent. She is a pleasure to work with and a great reflection on her company. read more

If I could give Huber Property Management zero stars I would. Signing a lease with them is like signing away thousands of dollars in advance. My partner broke his lease and it cost him almost $1500 and an extra month's rent ($1400) to get out of it: -$500 lease break fee -$3/day advertising fee to be on their website and hotline (for which he was still charged for AFTER they found another tenant) -You are responsible for finding a new tenant and you're "not allowed" to use Huber's phone number to advertise, never mind they put up signs with their phone number on them... -$100 for "advertising signage" -$345 to use their business partners to clean the house [You have to use their "recommended companies" to have the fireplace inspected and certified "for liability reasons" (never used, $85), carpet cleaned ($175), and windows/screens/blinds cleaned ($85)] -$125 administrative move out fee to inspect the property AFTER his departure -$300 for additional cleaning AFTER he used their recommended cleaning companies Even if you don't break your lease with them, do the math. IT WILL COST YOU AT LEAST $500 TO MOVE OUT OF A HUBER-MANAGED PROPERTY. And good luck with your deposit. I have a hard time believing what they are doing is legal. CAVEAT EMPTOR. read more

We just finished our contract as owners with HPM after one "miserable" year of having to deal with a company that is only interested in the almighty $$$$$$$$! Dont' let them fool you into thinking anything else! Sure they are very professional about how to take your money!!!! If you rent then they are great because they will always side with the renter/leasee and not the owner as there are plenty of properties out there and they need renters to fill them! The sad story started when we needed to move for a couple of years closer to a job in the BaY Area! We contacted a realtor and he recommended them as the only game in town! They sounded good when HPM laid down the rules and collected the fees; but, as Ben Franklin said: "Desperation never made a good bargain!" We laid down the fees and trusted them to help us find good renters. It was shown a few times but when we returned to pick up more outside items from the house we found the back door & curtains all open and pee all over the toilet and floor! We called and asked why the HPM rep had left it in the above-mentioned condition and they stated they don't go out to see the property and only ask that the potential renter put down a $100 deposit and lock it up when done! No one ever goes out to see if they destroyed the place or ripped it off! They take the word of the potential renter!!! ??????? We were already into the contract so waited a month for them to find us a renter which they did! The folks were questionable and had a bad credit history but we took HPM's word that they would be OK! We were evenasked to lower the rent a couple of hundred $'s so we gave them the benefit of the doubt and let them in. We just asked that they maintain the yard so we wouldn't have to hire a gardner. They agreed and we let them use the firewood that was left behind. In one year they were only late with the rent once so everything seemed to be OK except when we came to cut back a tree we noticed beer bottles stacking up in the yard and the bushes overgrown so asked HPM to please ask them to tidy up! After almost one year we contacted HPM to ask them if the tenants were planning on a second year! HPM didn't answer back for a month and when they did the tenants wanted to move in two weeks if we didn't let them out of the next year lease agreement and let them go month to month! We couldn't let them as we were renting in the Bay as well and were in a lease ourselves. This is were it gets real sad as we had to give our notice and move back to our house in Auburn as the renters found a new place. We gave our month notice to HPM to end their services which they charged again for and then told us that the renters only wanted to pay two weeks rent and not give a months notice. Crazy but true, hPM agreed with them. After the renters moved out we walked it with HPM and the renters a month later! The garbage cans were still full, there was mold on the ceiling of one bathroom, a warped floor int the other bathroom, a dirty stove, and a dirty wood stove. When we walked in there was an odor of water as the carpet had been cleaned and the house closed up for a month. HPM stated that even though they had turned in the keys they still could not be charged anything out of the cleaning deposit and still had the right to come back and rectify the mess!! We were ready to move back in and didn't have time to wait to hire anyone or get a bid and asked it be done today! The renters ageed to clean the stove and woodstove but HPM sided with the renters on the mold be acceptable damage due to no fan on the bathroom ceiling even though the bathroom is only 40 square feet and has a window. The renters also stated the floor was already warped. We wanted them out a this point and never wanted to rent again so agreed to all points just to get on with our lives! It took three months to get the place back in order but what a bad experience as HPM gave the entire cleaning deposit back to the renters as we believe they rented them another property! We have rented our house in Salinas before thru a realtor and had a great experience so our only conclusion is: AVOID THEM AT ALL COSTS AND FIND A REALTOR RENT IT YOURSELF AS IT IS A BAD COMPANY! read more

BEWARE!! We inquired about a rental house that we were interested in renting. The woman at Huber took down our information and told us we would need to submit to a credit check. Both me and my girlfriend paid $25 each for the credit check. The next day, they called to tell us that the house was no longer for rent because it had gone into escrow. They hadn't run the credit check and I told them that we would need the $50 back. To make a long story shorter, after calling and showing up multiple times, we never got our credit check fee back. At one point, I told them we also wanted the paperwork that we submitted with all of our personal information back and they refused. We were told that that information was now their property and they would keep it in their records for a certain number of years. Needless to say I am very disappointed with my experience. read more

I've rented with HPM for several years now. I bought a house and had to terminate my lease early. They helped with the whole lease termination process and made it as worry free as possible. The staff there are always very friendly, Debbie and Billy, always very welcoming and helpful. Jan my account manager looks out for both owner and tenant in a fair manner. All I can say is keep the communication open and follow the guidelines. HPM has been a positive experience from beginning to end. I would recommend them to anyone. Thank you HPM. read more
