Not only have they guided us through each step with great professionalism, communication and care for details, they also provided a top-notch presentation of our home, which resulted in immediate offers above asking price. In contrast to other brokers who were solely focused on Dollar per sq/ft numbers and "comps", Heather and Steve 'got' our home from the start and were able to sell it well above the estimates the other brokers gave us. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. I wanted to share my experience with this property management company as a prospective tenant. I…read moreultimately did not rent from them, but I did tour a property and submit an application. I completed two self-guided tours, and both times I had issues accessing the property. The first time, I was fortunate enough to reach someone by phone who helped me get in. The second time, no one answered the phone, and I was unable to access the property at all. I was also one of the first applicants for a home I was very interested in. I explained from the beginning that I was on a timeline because I had applied for multiple homes and needed to make a decision quickly. This particular home was my first choice, so I wanted to get my application processed as soon as possible before declining another property. I was told they would begin processing my application, but days went by with no progress or communication. I called for three consecutive days, sent multiple emails, and received no response. On one of those days, I called twice and was told the person handling my application was busy signing leasing documents, they would call me back but never did. What really stood out to me was that after multiple unanswered calls and emails, I finally emailed them saying I wanted to withdraw my application--and suddenly I received an immediate response. The home itself was beautiful, spacious, well-priced, and had a lot of potential, which is why I was willing to overlook some things. However, when I toured it, the property was not move-in ready. The carpets had a strong odor, the walls and baseboards were heavily scuffed and needed paint, the showers had moldy/old caulking that needed to be replaced, the toilet seats were faded, and the backyard concrete had significant grease and dirt stains. I asked if these things will be addressed before move in, I was told cleaning and carpets were likely to be addressed and everything else was upon owners discretion. There was one gentleman I spoke with who was extremely kind, helpful, and responsive. Unfortunately, I was told he went on vacation, and my experience with the rest of the office was completely different. Communication became extremely difficult, and I found several interactions rude and unhelpful. Ultimately, that became the biggest red flag for me. If it was this difficult to get a response while actively trying to become a tenant, I became concerned about what communication would look like if I actually lived in one of their properties and needed assistance with something important. I began to look into their reviews online and seen that their lack of communication was a common theme. Someone named Dan appears to be rude, responding to yelp reviews in an unprofessional manner which was another red flag. I can't speak to the experience of actually renting from this company because I chose not to move forward. I can only share my experience with their touring and application process. The property itself had a lot of potential, but the lack of communication and follow-through was enough for me to walk away.

They will install random, cheap tile and grout and then tell you that's what you ordered. 2.) Hire a home inspector before you complete the purchase. We have found many defective windows with moisture between the glass panels but it took us a long time to find them. Really cheap windows that will cost a fortune to replace out of warranty.

Doesn't show up for appointments, fails to return calls, then eventually just gives up on the project after wasting both my time and money. Professionalism should not be out of the ordinary for a service company. As someone that works with many contractors, it is not worth any amount to hire a company that lacks professionalism as it will only cause you issues down the road. Don't bother with this company!

She even drove out to a house whose listing we saw online but couldn't go see ourselves immediately, and gave us a video-call tour of the property! My parents were able to buy a great house within a couple of weeks of starting their search, and Kim was there every step of the way and even after they moved in. After perusing a few houses and the neighborhoods they were in, Kim suggested maybe looking in Placer county in the Rocklin/Roseville/Folsom area. Kim was really patient throughout this whole process and due to our pickiness (it is a HOUSE after all....) we must have looked at over 30 properties before finding the house that I now own. She was very helpful in not only assisting me with finding the right loan agent, but also getting me set up with the title company, providing me a list of #s and contacts for local utilities, and just being there whenever I have any questions. I still to this day bug her from time to time with some question or other and she's never too busy to get back to me. If your in the market for a new home, definitely give Kim a try. Since I was leaving CA and moving to another…read morestate, I was assured that communication would be ongoing between the title companies so it would be seamless. This DID NOT happen. The CA transaction was the worst that I have ever had to deal with in my 4 decades of owning homes in CA. I was frequently on the phone and answering text messages to my agent and title company. At times it was relentless. My agent was over-bearing and used high pressure tactics to get me to accept the offer. I really wanted to go for the open house to generate more interest, but she lied and said the buyer would walk if I did this. She then, acted almost like the buyer's agent as well. Taking them on walk through's of my condo, and communicating with them. I even asked about this and why I had to pay a buyers commission if my agent was doing all the work. She said that was an ethical issue. It was all about keeping the buyers happy and not me. This buyer is getting a lot from me for the price and the seller where I am going, certainly did not do that for me. All in all, it was an unpleasant experience and transaction on the CA side. The buyers here got the Moon, while I got the shaft.
