This time (after selling our house a few years prior--be sure to read my first glowing review!), Tom assisted us in selling a condo in a highly competitive suburb with many similar units. The first step in the process was his FREE property valuation. This was a deep dive into the recent listings, sold condos, and the time on the market for both the units in our building and those in nearby buildings. This wasn't just the standard "let's price your unit $5,000 more than the most recent sale," but a really intense overview into the market reality of what was selling, what wasn't selling, and determining the reasons.
Tom Quigley helped us examine how our unit stacked up to the competition. While our condo showed well due to some updates and minor staging--a refreshed bathroom, newer oak kitchen cabinets and flooring; we were up against units with more elaborate remodeling, such as higher end custom cabinets, stainless steel appliances, tile backsplashes, and granite countertops. Additionally, there were other condo buildings, only minutes away in the same price range, offering a second bathroom, additional square footage, and even an attached garage!
Our goals for this sale were discussed in arriving at the price. We wanted the most money feasible, of course, but we didn't want to have the property sitting on the market too long, resulting in low-bid offers. We wanted a listing that would bring in multiple offers, if possible, and ensure a fast sale.
Tom delivered on all fronts. He found a great photographer who made our property look amazing in the listing. He wrote an outstanding description that focused on all the positive aspects of our unit. Tom's work resulted in back-to-back appointments that generated real excitement (nothing like prospective buyers passing each other by when they are viewing a property). In less than two weeks and multiple offers, the property was sold at the price that we desired. We were extremely happy. The DocSign contract was signed by all parties...
Then, our water heater broke at 7 pm in the unit; literally, on the same day, leaking water into the unit below.
We were out of town. Pounding on our door was useless. Since the condo residents knew of the listing, they called Tom's number. This is when the character of your real estate agent is paramount. Not only is Tom a talented real estate professional, he's a genuinely good guy.
Tom, immediately, drove over to our unit. He used the key in the realtor lockbox to open the door, letting the service people in, which prevented further water damage.
He was our contact person throughout that long night, dealing with the HOA, the condo maintenance man, and the plumber. He acted as our eyes and ears, keeping us updated on everything that was going on via phone calls and text messages. He went above and beyond!
Thomas Quigley, also, carefully navigated the process of reassuring our buyer about the sale as the new water heater was being installed and the water damage was repaired. The sale to that buyer went through seamlessly (with no price reduction--we had the second highest price paid in our condo building--only slightly less than a unit that likely didn't make the cost back of their high-end remodeling and sat on the market for months). We are forever grateful that Tom was our agent.
