They are horrible! We have a gas leak and had it since we moved in. We energy put a temporary fix on it 6//1 and it still hasn't been fixed. Our dishwasher doesn't work and has rust all the way through the racks. They refuse to replace it and are lease states we have working fireplaces. Not true! We have bats living in our chimney! Still have not fixed this. We were also promised fresh paint and new carpets and still haven't gotten them fixed either. We were told the retaining wall in our would be fixed due to a previous flood that before we were moving in and it wasn't properly fixed because we now have flooding in our basement . They took 2 months and as soon as they took the management fee for the month of August, they stopped picking up my calls not waiting to give my keys, not completely paying the rents they received. There is still money in their account that they have not closed. They dont respond to my calls to explain. Do not rent the 2 bedroom apartment that is for rent right now on National Ave in West Allis, my brother lives there and it has been a nightmare for the past year. The upstairs neighbors have 7 people and one dog living in there and 3 are young kids that never stop running, 7am-10pm, sometimes earlier sometimes later. When summer break started it got 100x worse. [[HIGHLIGHT]]Trying to talk with the upstairs neighbors directly, the dad pretty much threatened us and said his kids will run and make however much noise they want whenever they want.[[ENDHIGHLIGHT]] Since complaining it's almost gotten worse and my brother is almost scared living there and pretty much never goes home. [[HIGHLIGHT]]He has called and contacted PAM on every number and contact channel he could find, after months of no response he finally talked with someone when they asked if he wanted to renew the lease and they said you just need to make it work.[[ENDHIGHLIGHT]] You can't make it work when they run back and forth and play soccer all day in the house. We don't think the parents are ever there and the kids never leave or go outside to play. There's deathly sounding screams and cries at all hours. We did a sound decibel meter and the stomps and bangs go over 100db. Safe and legal range is 75. This happens 100's of times a day. They also make a mess in the back yard and laundry room and leave garbage and dog poop everywhere. The last tenant moved out early because they drove her insane as well, they told my brother this! DO NOT RENT FROM PAM! ZERO STAR REVIEW IF POSSIBLE. I began renting from PAM in July 2023. PAM IS UNLAWFULLY HOLDING MY SECURITY DEPOSIT AND REFUSE TO PROVIDE ME WITH AN ITEMIZED RECEIPT OF DEDUCTIONS. [[HIGHLIGHT]]I have contacted them twice and both times I am assured that they are going to expedite the file for me and will contact me to go over the details of my deductions but DO NOT follow through.[[ENDHIGHLIGHT]] When we moved in the apartment was FILTHY and DISGUSTING. There was grease all over the kitchen, the vent was literally covered in grease. The oven glass door was cracked. The sink faucet was rusty and old. Beneath the sink was atrocious, filthy. The cabinets were sticky and unsanitary. There was grease all over the stove / oven range and the cabinets near them. The floor in the kitchen/ dining room area was beyond dirty. Not only that but the floor was lifting and was chipped. I had to mop the floors multiple times to make them clean. The windows were filled with dirt. The floor base boards and door trim were lifting out of place and nails were sticking out. The bathrooms vent was not working and on top of that the humidity in the bathroom was horrible. There was also a broken tile on the closet door in the bathroom. Now if we talk about the rooms, both of the room closet doors were broken and the doors were chipped away. The carpets in both rooms and the living room were beyond filthy. They didn't even try to clean them. We had to clean the carpets multiple times and it's like they had never been cleaned since the house was built in 1977. The electricity in one of the bedrooms could not be turned off. I submitted my check in form and a contractor was supposed to come within the first week of our move in and didn't come until like two months later. I put in multiple melds to have things fixed that were not resolved. There was a humidity issue and also a gas leak. When we notated there was a gas leak they just covered the cap in the kitchen but they never did their due diligence to ensure there were no leaks anywhere else. We had turned the AC off the last week of living there and the gas smell was so strong there must have been a gas leak somewhere else. When I moved in I deep cleaned this apartment made sure it was in good conditions. During my time there I made sure that I up-kept with the cleaning on the apartment. Upon me leaving I made sure to deep clean, even the tenant that moved in as I was moving out mentioned how great of a job I did cleaning. The departure email that is received states that the full deposit will be returned within 21 days if the apartment is returned in the same conditions it was received in. Which I returned the apartment in BETTER conditions than I had received and they are not following legal procedure. I have since contacted them and requested for an itemized receipt and requested the last tenants list of deductions as this is something that tenants in WI can request and they have not got back to me remind you they legally they have until the 21st to return deposits and provide itemized receipt for any deductions. UPDATE : they provided a receipt. Deducted me broken blinds (the replacement blinds were in the garage) carpet cleaning this is illegal in the state of Wisconsin you cannot charge for carpet cleaning unless there is damage beyond normal wear and tear. The carpet was never cleaned before we moved in so why are they charged us for something that wasn't even done before we moved in. They're also trying to say I didn't clean the apartment when I was literally DEEP CLEANING WHEN THE AGENT WALKED IN AND SHE SAID WOW ITS SO CLEAN IN HERE on top of that they moved in the new tenant as I was leaving. Also take into consideration I moved out on the 31st. I was walking out and the new tenant was moving in but they didn't throughly inspect the property until the 4th. So who is to say this new tenant left crumbs or left anything dirty. Now in the email it asks that the apartment be returned as received but when I received it, no one had deep cleaned this apartment so why should I be charged for a deep cleaning when I did one upon my departure. We have had PAM mange our property for the a couple of years. Initially they were excellent and about a year ago the services fell to a level so bad I wouldn't even rate them a 1 if I had the option. Look elsewhere for your PM. Why? Communication is non existent and difficult. If you want to talk to a live person you need to schedule an appt. Most weeks there is only one day available to schedule and sometimes only 2-3 slots. So if you are busy during that time you need to wait another week. Not efficient for an investor at all They prefer you send them communication through a portal. Often they don't respond and if they do they don't answer the question. Expenses: On two occasions I questioned maintenance fees. The first time we were double billed for the same service and I had to catch this. The second time we were charged $350 to tighten up a toilet paper and towel holder. After writing through the portal and not getting a response I had to schedule a call with the owner who looked into it and after a week refunded a portion of the money. Over site of property: This doesn't happen. They say they do checks but they don't. We live out of state. Twice I had a friend go over and tell me the lawn wasn't being maintained. This is in the lease that the tenants do this but PAM never enforced this. When we terminated the services PAM did not return security deposits, took over a month to send me the keys to the property and I'm still waiting for balances left over in the account to be paid. When you talk to the owner Gino, he is calm, understanding and rationale. My take is that his staff drops the ball repeatedly. Regardless, look elsewhere as they can't be trusted. read more

I still have not received my refund deposit. We are well past the 21-day period. I can't get a hold of anyone and the one person I was able to get a hold of, Gino, now ignores me. If I don't hear anything soon my lawyer will be taking care of it for the price of my deposit which I'm okay with. I try not to complain even when there was a leak in my roof and they never fixed it. So I am am old tenant of 433 e Lloyd St lower unit east milwaukee and I am writing this review to say they got some shady business going on. My lease I signed was for a years lease how ever I was only in the property for about 4-5 months before it was shot up 7 times with bullet holes while me and my 2 yr old were on vacation.. Now I got the call probably a day or two after from a man named Gino about what was going on at the property; I explained to Gino I had no idea what he was talking about due to no one being there for days. He then goes to explain that my upstairs nebor called stating the house has been shot at 7 time all leading into the lower unit in me and my daughters bedroom that we shared.. Now no where in my lease did it state that I had to stay in the property until they found someone new and I was even told by gino directly it was okay to leave the property due to the craziiness going on in that area. They dicked me around a whole 2 months before returning my security deposit and when time came to pick up my deposit it wasnt available. The told me I was responsible for the rent until they found a new teanet... Right then and there I snapped and told Gino like who do you expect to live in this dangerous house or area with my 2 yr old daughter after my home had been shot at 7 times and with a registered child sex predator who lives directly across the street. During the winter the home had to be stuffed with plastic bags between the floor boards and wall because all the heat would leave the home going into the basement or outside. I even had to place plastic over all the windows because you can just feel the cold air blowing. Kid you not my we energies was 200 and some change every month due to the unlevelness and horrible structure of this unit. The basment would leak water through the wall when it would snow or rain leaving a huge wet mess. Needless to say they took my security because I refused to live in a house that was shot at 7 time and with a child sex predator who lived directly across the street. Never will I rent from theses scam artist again.. I spoke with a mediater after the fact and even the mediater said they where shady and to take matters down to the milwaukee county courthouse. But being a single.mother of one working two jobs I just dont have the time, so ill leave it up to this review, karma and God. Becareful renting from this company!!!! read more

After being a landlord and managing my own properties for over 20 years in the Milwaukee area, I moved to Chicago and knew I needed to find a firm to manage my properties with the same high standards that my tenants had become used to over the years. I interviewed several companies in the area, and hands down, Performance Asset Management and Jim Miller were clearly the right choice based on their experience, tenant base, maintenance department, and relationships with the cities that they do business with ( the latter being critical as the city of Milwaukee requires a local contact for investment properties). Rent is collected and deposited on time, maintenance issues as reported by my tenants are dealt with quickly and efficiently and I like that I am not "nickel and dimed" to death for every little maintenance request. I also like that when a unit opens up, they have pre screened, high quality tenants ready to move into the unit which keeps the vacancy rates low. When problems arise, Jim and his team are quick to work through it and keep me informed of the progress. I also liked that their system is efficient for the tenants as well as they can go on line to get assistance and a copy is sent to me to approve. And their rate is competitive with other management companies in the area. Given many of my tenants had been with me for many years, while I was pleased with the new management company, I wanted to make sure my tenants were as well. I did a survey of my tenants after the transition and to a person, they were pleased with the rate of responsiveness to their needs, the humanity of this management company, and the overall maintenance of the properties. Music to my ears as a remote landlord! Performance Asset Management has been working with me for 3 years now and I can't imagine how I functioned without them in the past. Had a decent relationship with my landlord, but he has a lot on his plate and he hired PAM. Every issue my landlord dutifully handled, PAM would procrastinate or ignore it. If my rent was paid on the 2nd or 3rd, because that's where my payday was, it was a problem. I NEVER paid later than the 4th in all the years I was there. When I had a leaky ceiling, they took FOUR MONTHS to fix it, and it took multiple attempts at that. When I complained, they threatened to raise my rent... not only that but I was threatened as if I was a problem tenant, even though I was there before they came around.... and after they left. Long story short, I spoke to my landlord, the real owner of the property, and he dismissed the company. I don't know who the 5 star reviewers are, if they are plants of employees themselves, but they only get one star because I cannot give them ZERO. Avoid, and look elsewhere!! read more

Looked like it hadn't been cleaned in years. Visible dust everywhere, dead bugs, windows never been cleaned, basement moldy, etc. Spent the first week of my lease deep cleaning the entire place! Run away!! I'm a current tenant, Pam management was helpful in the beginning before I signed lease, afterwords they are no where to be found. If you submit an MELD be prepared to wait and when they eventually do show up the quality of contractors they hire leave trash behind and tire tracks in the lawn. If you need any assistance with their online portal, the hoops you will have to jump through has taken me weeks. Just a couple examples I've had to deal with. Performance Asset Management has been managing my duplex for the last year. I had been managing the property myself until I moved out of state. To say I had high standards would be an understatement. Jim and his team filled two vacancies with great tenants at competitive rates promptly. This is something I couldn't have done easily across the country. Rent has been collected and sent to me on time via direct deposit every single month. Also, the work orders that do come in are addressed promptly by Jim or his staff. Any disputes, on my end, in terms of work order charges are addressed promptly and professionally and I have yet to be upset with the result. One item that has been a value-add to me with a multi unit property has been charging water usage back to tenants. Living out of state, I continue to know my investment property is in good hands. I always had trouble finding suitable tenants for the other unit, getting repairs done in a cost effective and timely way, and getting rent paid on time. Jim Miller and Performance Asset Management have now been managing my duplex for the past 2 and a half years and I couldn't be happier. PAM found great tenants in a short timeframe, did research to help me set competitive rates, took care of all the tenant paperwork, and continually addresses tenant and property issues in a timely and cost effective way. Most months the only reminder I have that I own a rental property is when the rent checks get deposited into my bank account! The worst property management. Unresponsive, unprofessional, inconsiderate. I have been in my home for almost 5 years and still have communication issues. They only respond when they feel like it which is hardly ever. Geno, Angelica, and Jorge are the main managers is what I was told. but when I spoke with all 3 of them they denied that they were the ones in charge, and Reassured me that the "management team" would handle any issues regarding the property. But that has yet to happen. Very disappointed in their over all services would not recommend for anyone to rent from them. We use them to manage our properties. However they are being replaced. Jim won't answer his phone, won't return texts. Gino just makes up excuses. They have a main number but I am under the full impression no one works there in the office. I have called DOZENS of times with nobody answering. PAM has been my property manager since 2019. Very disappointed with their working. 1. They have zero experience in managing single family homes. 2. They charge everything to owner, even if it is tenants fault. They have been charging me for plugged toilets and plugged kitchen sinks, where the plugging was caused by tenants negligence and improper usage. 3. They do temporary fixes so that they can get repeated calls and charge it to owner. Seeing that they charge everything to owner, tenants have made it a habit to call them for every small repair. 4. Not at all transparent - they do not give any breakup of charges for fear that they might get caught. They charged me $200 for a door handle - they are yet to tell me if the handle was made of gold! 5. Responses are very very slow. They try to procrastinate so that they can keep their business. 6. Absolutely no work ethics. 7 . Very arrogant representatives. I hired them for they begged me to give them a chance to establish themselves in my county. They promised they would work with me to gain experience in SFH property management and would be very proactive and interactive. But once they got the contract, no one picks up the phone, no one responds to emails. They may even be taking a fee from the tenant for charging all to owner. So Single Family home owners, please beware when hiring PAM. read more

Beware of this company!!!!! They charge you $35 for an application fee and then don't even do a through investigation. They don't look at your pay stubs or call previous landlords for references. Then when the decline you they will dodge your phone calls for 2 days then send you a text message that you are not approved. How professional????? We hired Performance Asset Management (P.A.M.) in Nov 2015 to manage half of our portfolio, over 30 units. At the same time we hired another PM company to manage the other half. The results and experiences between the two have been night and day. After only 5 months we left the other PM and gave everything to P.A.M. to manage. I genuinely feel that P.A.M. treats my units like their own and their ability to take over a large number of poorly preforming units and turn them around quickly has been impressive. My interactions with every staff member has been fantastic! I never have to ask about anything twice and they have taken a lot of my plate because I can trust them and that their choices are in the best interest of me and my business. If your calling from out of town or state don't bother. I've tried calling, texting and emailing for multiple rentals for the last couple of days and will only get an automated response. Each response tells me the same thing. For me to go to her website and schedule a showing. The problem is I'm over 1800 miles away and can't get to a showing. I need to secure housing before I get down there which is why I need to speak to an actual human person. I might not have taken the time to write this review if it wasn't for the fact that now I keep getting emails saying that they see I haven't scheduled a viewing and that I should go to the website to do so. I've explained why I can't go to a viewing in emails that I've sent but I don't think they get read. Maybe the service is better for locals read more
