I was his closest living relative and of course I was the one that ended up dealing with this crooked outfit. They only gave me 6 days to clean out the apartment and said there would be no rent charged if I could do it in that time. It was at the start of a new month and my brother did not have much stuff so I was able to get it cleaned out in this time. The caretaker had no interest in walking through the apartment with me when I informed him that I had it cleaned out. Probably because he lives off site and was an hours drive away. I followed their move out requirements to the letter. When I got the letter with all the charges against the security deposit, I saw RED!!! They added $400 over and above what the security deposit was! All the charges were lies! They even claimed the range hood over the stove was missing! They claimed they replaced items that I know there was nothing wrong with. There was nothing that was beyond normal wear and tear. They claimed 16 hours of wall washing @ $15 an hour. Totally bogus for that little apartment. Come to find out, when I received my brothers bank statement, he had already paid the rent for that month and yet I was told there would be no rent charged if I could get it cleaned out by the 6th of the month. I'm thankful I did not pay that extra rent as I'm sure I would never have seen that money again. That's attempted extortion/fraud! Some interesting facts I found out about investigating this company recently is DAK stands for Duane Allen Kittleson who owns DAK Management. He is in his 80's, a senior citizen himself, and yet takes advantage of other senior citizens by defrauding them out of their security deposits (I'm certain this is common practice and my brother is not the only one). He does not sign the leases rather his name is stamped on them. He has sold off some of his properties including the one where my brother lived, but he still maintains control over these properties.

My story is absolutely true and I plan in fighting them in court over something that never should have happened. AFTER I WAS ALREADY MOVED OUT for over 3 months, they filled an eviction in me somehow. They claimed that I didn't pay rent or water bill...??? Sure didn't because I didn't live there anymore. They claim that I didn't tell them I was moving (a complete lie) I have the emails saved that specially gave them the exact date that I was moving and several messages regarding my move. They knew, Somehow they filled an eviction through court and I never was even notified with any notice what so ever. The apartment was cleaned and spotless when I moved out (yes I have pictures) and they charged somehow that they had to clean and remove my belongings but the place was completely clean including the garage. These people are crooks and if you read reviews on multiple websites you will see a theme of them screwing people over. So many 1 star reviews and the good reviews they do have seem fishy almost as if DAK was the one that wrote them (they all sound the same). Now on the other hand, if you the tenant needs attention or repairs done to your unit, it will take months for them to do repairs, that's if they ever get to you. I've been trying to get my electrical outlets in my flat fixed for months. Ive called several times and even put in several work orders to the maintenance person in charge and still no repairs done. I just hope the house don't end up in a electrical fire. It Is so sad when you have to get the state involved to get attention and action done, but in this case I have no other choice. I got approved and wanted to look at a property. The person who was supposed to be showing the place showed up 45 mins later and that was after I called and reminded her that we were supposed to be meeting. Place was not up to par. Anywho I looked pass the imperfections and decided to go with the place. Gave them a $300 holding deposit and went and put the rest down two days later. Got the keys and went to go clean the place. Upstairs neighbor informed me the place was infested with mice and rats and that I was supposed to be informed . I was not! Went to go turn my keys back in and was questioned why I no longer wanted to move in. Told her the place is infested and she told me the place had been exterminated which I knew was a lie. I was told I was responsible for rent until they rented it out. Of course they took a while to rent it out and after they did, I only received back $332 after dropping $1100. Then one of the guys called me yelling and saying that my bf was in the house squatting and he said he knew me which was a big old lie he made up. Come to find out , they sent the maintenance man over to change locks and he was given the wrong address. They gave him the upstairs neighbor address and got it all mixed up. All they do is lie and take your money. Oh and they keep mice traps and poison on hand in the office so they know all their properties are infested.

Many issues including placing tenants without screening if they had jobs, criminal, or eviction. Sexually harassed tenants. One tenant had just been evicted days before they put them in one of our properties and had 7 other evictions. Lost rent, massive damages, eviction costs. Plus they funneled property maintenance and repairs to their own people, did work without authorization, massively overcharged for repairs and maintenance, which appears fraudulent.
