This is an extremely shady business to rent from. Especially for the elderly and disabled. My brother lived in one of their low income senior apartments and died unexpectedly. I was his closest living relative and of course I was the one that ended up dealing with this crooked outfit. They only gave me 6 days to clean out the apartment and said there would be no rent charged if I could do it in that time. It was at the start of a new month and my brother did not have much stuff so I was able to get it cleaned out in this time. The caretaker had no interest in walking through the apartment with me when I informed him that I had it cleaned out. Probably because he lives off site and was an hours drive away. I followed their move out requirements to the letter. When I got the letter with all the charges against the security deposit, I saw RED!!! They added $400 over and above what the security deposit was! All the charges were lies! They even claimed the range hood over the stove was missing! They claimed they replaced items that I know there was nothing wrong with. There was nothing that was beyond normal wear and tear. They claimed 16 hours of wall washing @ $15 an hour. Totally bogus for that little apartment. Come to find out, when I received my brothers bank statement, he had already paid the rent for that month and yet I was told there would be no rent charged if I could get it cleaned out by the 6th of the month. I'm thankful I did not pay that extra rent as I'm sure I would never have seen that money again. That's attempted extortion/fraud! Some interesting facts I found out about investigating this company recently is DAK stands for Duane Allen Kittleson who owns DAK Management. He is in his 80's, a senior citizen himself, and yet takes advantage of other senior citizens by defrauding them out of their security deposits (I'm certain this is common practice and my brother is not the only one). He does not sign the leases rather his name is stamped on them. He has sold off some of his properties including the one where my brother lived, but he still maintains control over these properties. read more

Awful dishonest company. Please TAKE MY ADVICE. Avoid this company. Unless you are ok with them not fixing things, harassing you with eviction if your rent ever happens to be a few days late ($35 charge every day your late), and completely scewing you over if you have any sort if disagreement. My story is absolutely true and I plan in fighting them in court over something that never should have happened. AFTER I WAS ALREADY MOVED OUT for over 3 months, they filled an eviction in me somehow. They claimed that I didn't pay rent or water bill...??? Sure didn't because I didn't live there anymore. They claim that I didn't tell them I was moving (a complete lie) I have the emails saved that specially gave them the exact date that I was moving and several messages regarding my move. They knew, Somehow they filled an eviction through court and I never was even notified with any notice what so ever. The apartment was cleaned and spotless when I moved out (yes I have pictures) and they charged somehow that they had to clean and remove my belongings but the place was completely clean including the garage. These people are crooks and if you read reviews on multiple websites you will see a theme of them screwing people over. So many 1 star reviews and the good reviews they do have seem fishy almost as if DAK was the one that wrote them (they all sound the same). Quite possibly the worst property company I've dealt with here in Milwaukee. Very inattentive and rude, their website states "We make it our top priority to take excellent care of both our properties and our tenants 24/7, 365-days a year" which in my experience has been completely false. One notable experience would be the Friday evening when I had RAW SEWAGE come out of my bathtub drain (I live on the third floor, mind you) and after sending in a maintenance request and calling their office multiple time to no avail, I begrudgingly called a plumber the following evening so I could actually take a shower. On the rare occasion that our maintenance request is taken care of, I have to deal with very rude man with dark hair and a beard (forgot his name) who complains that whatever needed fixing could've been done ourselves (isn't this your job dude????) and told me on one occasion to "ask Santa for a screwdriver this year". I have rented from DAK since 1999 I have lived in 7 of DAK Properties from 1999 to present. (10105 W Appleton, N 95th 5127 N 76th #3, 5127 N 76th #7, 7642 N 78th   N 111W15868 Vienna Court I'm now at N113W11551 Francese Dr. lived here for 12 years. The owner (Dave) & his maintenance boss (Alex) always knew I smoked in my unit never in the halls or basement. I received a call from the office of DAK legal guy very disrespectful, rude telling me I need to start going outside. Then I got served with a FIVE-DAY NOTICE TO VACATE ON 2/16/21. Because of a complaint they smelled smoke. Never no complaints in 24 years not once DAK never said anything about me smoking in my unit. Now at age 65 you want me to vacate? JUST DISAPPOINTED that's all. read more

If I could give 0 stars, i would. I rented with them for 6 years, and they are horrible. They take weeks to fix anything and staff are rude. When maintenance came to fix things, they made things worse or didn't fix it at all, yet if you are 2 days late with rent, they will send you notice. Our basement had standing sewer water and they never fixed it. We had bed bugs for a long time in the whole building, and they had horrible tenants in our building. Don't waste your time. read more

I've been a tenant with DAK properties for a number of years and I have never been disappointed throughout my entire tenure as being a customer with this company. Every concern of mine, which are almost none, is addressed with urgency and they make sure that the resolutions are always to my satisfaction. I actually consider myself lucky to have found such a great management company to do business with as a tenant because there are so many different ways a person can have a bad experience with a landlord and I have had anything but a poor experience with DAK. They don't have enough workers to accomplish maintenance requests. If that was my only experience with the company they would be getting a one star. It's sad to say because every time you contact them they have amazing customer service and are very nice and professional. From showing appartments, to picking up Keys, to calling, couldn't be happier, but maintenance is impossible at this moment with them. read more

My wife, our son and myself have lived in the Vienna Commons Apartment buildings currently owned by DAK Properties for the last 6 years. During this time we have been excellent tenants following all rules that were set in our lease and just being good tenants in general. However, despite this last week we received a 60 day notice to vacate our apartment. When I contacted DAK properties to find the reasoning behind this I was told that we violated the terms of our lease by having pets. I kindly told them that we had an agreement written in our lease that we could in fact have pets. Upon telling the manager this I was told to hold for a second so that she could find our lease. Several minutes later, the manager came back on and asked if she could call me back in a minute. I told her this was not a problem. About five minutes later I received a phone call back. The woman asked me again why I was calling. Again, I told her that I was calling to find out why we were receiving a notice to vacate our apartment. This time she says " DAK doesn't need a reason." "DAK feels it is time for you to move on apart from DAK." Will never rent from DAK properties again. I found a posting online and the company does not have a phone number to call only send a message. So I did, the next day I got an anonymous (267) area code texts giving me the exact information that is on the site. I wanted to ask a few questions about the property so I sent a reply as such. To only get another text to call another number. First thing I thought was wow is this a SCAM or are they just this bad of a company. When I called and said the first person on the phone why my text was from a (267) area code I was placed on hold. Another person answered the phone and I asked this person why I was transferred? The person said that they were the leasing agent. I asked why was the number I got a text from from (267) the person said it was them I asked why could not call from the number that was giving. The person stated that if I did not believe them go to the website DAKproperties.com. I looked up on the web and the only listing I found dakapartment.com which was a deactivated website. I told the person anyone can create a website and say there the company. So I asked for the WI business license and the person said they did not know were that was. The person got pissy with me and said why I called to harass a company and I stated to this person anyone can send someone to a website, I could even make one but being RUDE did not help this persons credit to believe them I hung up looked up the BBB and there is no listings of them. I looked under CCAP and the last 4 things that was listed under them were under Short Term Financial LLC, Dak Properties VII LLC both of these in 2015 and Dak Properties XIII LLC in 2014, Erzco LLC in 2013, the last official DAK properties was in 2013. I just want to put this WARNING OUT THERE. make sure to check the background of leasing offices they maybe frauds or there just a very bad company to rent from wither way I will find another place to rent that is much better. read more

Horrible I called their office to speak to someone about giving me a notice to enter the unit. The first time they left two notices on my door stating they would enter in 12 hrs when I just got home at 11 pm at night. I called and asked can a 24 hour notice be given to me to enter the unit the lady agreed and stated they would email me and text me. Mon morning I received an email to enter on Tuesday afternoon this is the third showing after just giving them a notice to move a week ago I expressed how it was uncomfortable to have someone in and out of my apartment every week randomly and why wasn't this stated in my lease the supervisor Ruben gets on the phone and tells his story about how this is common everywhere he's lived and how he doesn't understand why would I be so uncomfortable with him entering the unit WELL TO BEGIN I don't know u or the strangers you are showing my unit and for two I would like to be there when you are showing bc I'm responsible for MY BELONGINGS IN THIS UNIT he completely ignored how I felt and when I told him I felt he was being rude he responded I'm rude bc I didn't like his response So I'm writing this review letting ppl know how you will be treated when you want to move and the parking is horrible I've racked up over $800 worth of tickets and over 5 tows just to park on the street completely ridiculous. read more

My (now) wife and I have been renters on our own and together for over 12 years, so we have had our share of positive and negative experiences with landlords. From downtown high rises to owner occupied duplexes, we have rented them all. So when I say they are the most professional, well run business, it means a lot. Their attentiveness to issues is excellent. Not everything can be handled in 10 min like people want, but it does get done quickly, and done well. The staff, from the office to the handymen, to the owner himself are very courteous, and do their best to work with you. And when you move, they don't steal your security deposit like most try to. If there are any applicable charges, they will not over charge you, and they will get it back to you quickly. The only reason we left our apartment was that we bought a house. Poor management. A couple months ago there was a beeping in the hall from a smoke detector or carbon monoxide detector that didn't get fixed for over a month!!!! What?! I submitted a maintenance request and nothing got done. Earlier this week I was trying to get info about a vacancy notice and I talked to Kelly the manager who was very rude along with another office lady. She told me to email her my notice, so I did. A few days later I received my lease in the mail with nothing attached to it and was really confused. I called in today asking why I received it, the lady that answered the phone put me on hold twice to find out. She came back saying I requested it. Nope I never asked for you to mail me my lease, I know what it says. Kelly came on the phone saying my letter was not accepted. I did everything she asked me to do but it was still wrong. I was questioning her and asking why it wasn't acceptable and she just yelled at me and hung up the phone! This company just took over our building and it has been nothing but problems. There are 3 empty apartments right now, within the last 2 months. I'm not surprised! I can't wait to get out of here! I will never deal with this company ever again! read more
