Worst real estate agent I've dealt with in a long time. If you wanted me to come up with adjectives to to describe the experience I've had in the past year, it would be ableism, gaslighting, ineptitude, and the direct definition of slumlord. Yeah they have great response time. Sometimes when you tell him about a maintenance issue until they show up and tell you that you're delusional and that there's no maintenance issues. Then when they decide to take you to eviction mediation, they admit that they're in breach of habitability. Several of the individuals who used to live their Apartments even confirmed to me that they had the same exact maintenance issues in my unit yet. Supposedly, according to Wayne, I'm the first and only person in history to ever have the issue. Yet, it's very well known on the entire neighborhood about the issue and that he's a slumlord. And those aren't my words. Previous residents said be careful because he's considered the slum Lord of the mountains. However, I have come to realize that people who have not resided in their properties don't have these issues with them but several of the ones who have come to the same agreement. Before renting, ask yourself. Are you disabled? Are you low income on a housing voucher? Because he held his legal obligation to accept the housing voucher over my head for a whole year, acting like he was doing me a privilege instead of following the law. If you are disabled and receiving a housing voucher, I would definitely suggest finding another place to go, and even if you're not, I would consider very wisely whether you're willing to deal with a gas leak for over a year that prevents you from using any hot water in the place while being called delusional that it's even occurring. Even when you've got photo and video evidence and was able to show it to him in person but for a year, I was dismissed. This caused me to be unable to cook in the place because it's not safe to have an open flame in a unit that has a gas leak. And even though he assured me that they were going to take care of the gutters within a couple weeks, the results proved that that was a lie. He waited over a year and only waited until another resident brought the issue up with him and it was confirmed that the gutters had not been cleaned in a decade. The maintenance worker doesn't understand how to do anything with maintenance and blames it all on everything being computerized yet when you find out that the dishwasher doesn't work not because it's a computer but because he screwed screws in it that prevent the door from shutting and it took a year to find that out. Imagine being stuck in a place where you can't shower. Do your laundry or do your dishes yet they refuse to accept that they screwed up. Oh, and did I mention that this place has two different addresses because when he filed the paperwork he filed it incorrectly. So your door has two different addresses and then he doesn't show you where your mailbox is. He makes you wander around for weeks until a neighbor helps you out realizing that you have two addresses. This complicated bills because some of the bills like the internet required the lease address while other ones like Xcel require parcel address. I could end up writing a book about all the issues including the maintenance worker breaking my mobility scooter just weeks after I bought it. All because quote" he was told by the real estate agent to come and forcibly remove me from the property. I had an active lease so this was a direct violation of my rights and only caused further issues that resulted in us going to mediation. They also shorted my lease by 2 weeks so that they didn't have to fall under the Colorado law of a year's lease. This was in addition to the fact that he forced me and my cat to be homeless on the streets for a month because even though he signed the RAFTA which states that he might not get the first check for up to 90 days, he decided he didn't want me to move in until he got paid a direct violation of RFTA. He lied to DOH about the state of the apartment just so he could keep the deposit. read more

Wayne is nice and helpful to a degree, yet will avoid conflict/confrontation/confusion at all cost to the point he will dodge your calls for week. His counterpart Carole on the other hand was very unpleasant from the get go and only stayed true to her non-hospitable and rude nature till the end. As a renter, I initially liked this group. They found a good match for me and worked with me. I will say that with emergency problems they are on the ball with getting repairs done - for things like plumbing and heat. However, it did not take long to find out that they are there for the owner, not the renter. If the repair was not ok'd by the owner, then there was no way to get the repair done, and for this property the owner really didn't care. There were several serious safety and health problems that the owner would not consent to repair, and many other minor problems that should have been fixed. Shephard did not stand up for me as the renter with the owner on repairs and other issues. I know several other renters in Evergreen renting from Shephard that had the same complaints (we compared). The attitude of Carole Shephard turned from sweet and helpful during the honeymoon period, to rude, nasty, condescending, and accusatory. When I left, I was told that there was pet damage to carpets in places I know were not from my pet, and was accused of not cleaning before I left - I left it cleaner than I found it, and had done several repairs myself without turning them in for refund. The above is really only a few of the highlights, it would take several pages to detail the problems and responses. I will never rent from Shephard again, and will not recommend them to anyone. read more

Just the best. My wife and I had been looking to move to Evergreen for about 10 years. Last year we felt the time was right but we thought we should rent before we committed to buy given that mountain life is much different than the city. We wanted to be sure it was good fit. To find a house to rent, we initially worked with another property management company in Evergreen. Worst experience ever! At our wits end, my wife called up Shephard Realty. Carole Shephard was the most accommodating and helpful realtor/property manager I've ever worked with. She had the perfect place and got us in. Not only that, over this past year, she has consistently been a very attentive and responsible property manager and has treated us with kindness and respect. She also has a great staff and we can say nothing but great things! read more

We used Carole when we first moved to Colorado and I should have written this sooner. She was the most condescending, ignorant person I have ever had to deal with in business. Her office was not much better either. The general attitude in which she talked to people and the manner in which she handled issues was terrible. Would not recommend or consider using them for property management or real estate ever. We are a professional family without financial issues. So I could not imagine how people who did not pay were treated. Stay away!!!! read more

Rude! Just spoke to a woman on the phone about one of their properties and she asked me if I had pets... then asked the breed. I told her that I had a boxer mix and American bulldog mix and she then interrupted me and said okay so it's a Pitbull.... no an American bulldog mix is not a Pitbull and if you want to be rude and throw your opinion in there I will be glad to show you vet records and have you speak to my previous landlord! read more

This guys don't call you back even when they know you as a serious customer. I called and sent inquiries and they just took the homes off market without letting you know why they don't want YOU to tour. I also met the owner and it was not a good experience. I like bear paw more. read more

Unfortunately I can not recommend Shephard Realty to anyone looking to rent in Evergreen. We had multiple issues with them while we were renting in the area, and we were again and again brushed off when we reported them. The roof leaked from the very beginning and continued to leak throughout our time there to the point that the drywall began to peel from the ceiling, and mildew appeared. When I reported this, I was told to spray the ceiling with bleach, and nothing was ever done to repair the ceiling. The entire time we lived there we had cracks in the windows (from previous tenants) that were covered with tape- these were never fixed. The house flooded when it rained and I had to use a wet vac to clean up the water every hour. When I asked why the house was flooding, I was told that was just the design of the home. In the end we lost almost our entire security deposit because they claimed our pets had ruined the carpets and they replaced almost every bit of carpet in the house. These carpets were at least 5 if not 10 years old, and we were not the only tenants with pets (there was black dog fur in the carpet when we moved in). Furthermore, one of the spots they claimed was where they had found a "pet stain" could not possibly have been made by our pets because we had furniture in that place the entire time we lived there. We had used a local carpet cleaning company upon moving out that was strongly suggested by Carol (and was more expensive than other options), and these were the same people that ripped up the carpets just a few days later. As much as we loved living in Evergreen, the whole moving out experience was awful and degrading. If you are forced to rent from Shephard, I would suggest you document everything with email and photos- if you have a conversation over the phone or in person, follow up with an email. For a young married couple, the loss of the security deposit hit us hard, especially with one of us in grad school. We tried to be good tenants, reported all issues promptly, paid our rent on time, never had parties, etc. When we told friends in Evergreen about our experience, they were absolutely shocked. I can't speak to their ability as realtors but I absolutely wouldn't rent from them again. read more
