They've taken great care of our property and tenants, and I've always felt confident knowing things are handled promptly and professionally. Most of my interactions are with Darlene, and she has been wonderful -- friendly, attentive, and always quick to keep me updated on anything that comes up. It's clear she genuinely cares about doing a good job. Eric, the owner, is equally professional and easy to work with, which really sets the tone for the whole company. I've seen mixed reviews, but my own experience has been nothing but excellent. I'm grateful for the consistent communication and the peace of mind they provide.

The biggest issue was how she/Bear Paw handled a serious concern we had due to my disability. When I requested to discuss potential accommodations with her she literally suggested we move out (granted, without penalty) and "move on" (and later told us again we could "move on" which frankly just felt rude). I'm not sure her refusal to explore accommodations in good faith was technically legal under the Fair Housing Act. I also wish she had offered/been willing to measure our neighbor's decibel levels (the thing that caused my disability-related issue) to make sure they were even in compliance with Jefferson County's laws. What I would describe as her overall flippant attitude was hurtful and if she had done a little more to help us we perhaps could have been spared a nightmarish living situation. Even if, for example, landlord-provided soundproofing ultimately wouldn't have resolved the disability issue, it still would have meant a lot to me if I had been met with empathy instead of what in my opinion was disdain and annoyance. There's more I could say, but to sum it up, both my partner and I felt as if our interactions with Bear Paw were generally unpleasant - which did not feel great as we were forking over half of our paycheck every month. It was a little baffling considering I think we were always polite and cooperative. We are grateful to have been let out of our lease early but it's safe to say that our experience was far from ideal.

When I've sold properties, Wayne has been a true seller's advocate, patient, honest and competent. He goes above and beyond. If you wanted me to come up with adjectives…read moreto to describe the experience I've had in the past year, it would be ableism, gaslighting, ineptitude, and the direct definition of slumlord. Yeah they have great response time. Sometimes when you tell him about a maintenance issue until they show up and tell you that you're delusional and that there's no maintenance issues. Then when they decide to take you to eviction mediation, they admit that they're in breach of habitability. Several of the individuals who used to live their Apartments even confirmed to me that they had the same exact maintenance issues in my unit yet. Supposedly, according to Wayne, I'm the first and only person in history to ever have the issue. Yet, it's very well known on the entire neighborhood about the issue and that he's a slumlord. And those aren't my words. Previous residents said be careful because he's considered the slum Lord of the mountains. However, I have come to realize that people who have not resided in their properties don't have these issues with them but several of the ones who have come to the same agreement. Before renting, ask yourself. Are you disabled? Are you low income on a housing voucher? Because he held his legal obligation to accept the housing voucher over my head for a whole year, acting like he was doing me a privilege instead of following the law. If you are disabled and receiving a housing voucher, I would definitely suggest finding another place to go, and even if you're not, I would consider very wisely whether you're willing to deal with a gas leak for over a year that prevents you from using any hot water in the place while being called delusional that it's even occurring. Even when you've got photo and video evidence and was able to show it to him in person but for a year, I was dismissed. This caused me to be unable to cook in the place because it's not safe to have an open flame in a unit that has a gas leak. And even though he assured me that they were going to take care of the gutters within a couple weeks, the results proved that that was a lie. He waited over a year and only waited until another resident brought the issue up with him and it was confirmed that the gutters had not been cleaned in a decade. The maintenance worker doesn't understand how to do anything with maintenance and blames it all on everything being computerized yet when you find out that the dishwasher doesn't work not because it's a computer but because he screwed screws in it that prevent the door from shutting and it took a year to find that out. Imagine being stuck in a place where you can't shower. Do your laundry or do your dishes yet they refuse to accept that they screwed up. Oh, and did I mention that this place has two different addresses because when he filed the paperwork he filed it incorrectly. So your door has two different addresses and then he doesn't show you where your mailbox is. He makes you wander around for weeks until a neighbor helps you out realizing that you have two addresses. This complicated bills because some of the bills like the internet required the lease address while other ones like Xcel require parcel address. I could end up writing a book about all the issues including the maintenance worker breaking my mobility scooter just weeks after I bought it. All because quote" he was told by the real estate agent to come and forcibly remove me from the property. I had an active lease so this was a direct violation of my rights and only caused further issues that resulted in us going to mediation. They also shorted my lease by 2 weeks so that they didn't have to fall under the Colorado law of a year's lease. This was in addition to the fact that he forced me and my cat to be homeless on the streets for a month because even though he signed the RAFTA which states that he might not get the first check for up to 90 days, he decided he didn't want me to move in until he got paid a direct violation of RFTA. He lied to DOH about the state of the apartment just so he could keep the deposit.
