It has been over 4 months since we moved in here and our experience so far has been great. The neighbourhood is safe and quiet, with no parking issues or any other common issues. The maintenance and management staff is amazing, especially Lily, who is highly approachable and solution oriented. Our issues are usually resolved within a day or two. Our apartment is spacious, well ventilated and has good sun exposure at all times of the day. Amenities are accessible and well maintained at all times! Overall, we are quite happy here!! I joined a friend today while searching for an apartment for her. We weren't really sure if we were going to Campbell today but after talking with Kalyani, we knew we had to check it out. Kalyani made the experience. We were a half hour early to our appointment and she didn't have to help us yet but she welcomed us in out of the heat and offered us water. She's super real and cool and she genuinely made this process, which has been quite tiring checking out places today, far more enjoyable. I appreciated her candor as we walked through the property, showing us the parking areas, the pool, fitness center, apartments and the nice and surprisingly large area for dogs. We visited both single and double bedroom places and naturally, had many questions about the units and the floor plans and she was super patient and answered each one. Thanks diva! We stopped by for our appointment to tour the open apartment yet no one was in the leasing office upon our arrival. We waited, called, texted and still no response. We waited for 20 minutes before finally giving up We drove over from Santa Cruz to tour here so it was very disappointing to be stood up. Considering this is a tour where you'd want to attract renters, it left a taste of unreliability from the company. read more

Absolutely love living here! It's quiet, clean, and well maintained. All the amenities are always clean (gym, laundry rooms, pool, package locker). The staff is great! The leasing office and management are super responsive and kind. They always make sure you get what you need and are happy to help. They made the move in process for both of the units we've lived in go smoothly and answered all our questions quickly. Maintenance always fixes what you need in a timely fashion and are super friendly. They've exceeded expectations of making sure your home is what you want it to be. The units are spacious and have great layouts. The area is great with downtown Campbell and the Pruneyard in walking distance. I always feel very safe in this community. Highly recommend read more

I just moved in - have not had the chance to use the gym or the hot tub but I'm excited to live in a community that has access to amenities! 5 star review goes out to the Shadow Creek team. Michelle, Megan & Efrain have been extremely helpful with the leasing process, a seamless move in and taking care of any questions or concerns I had. We rented a recently renovated unit and we are loving the pool view, and interior features of the home. Our family just moved in to ShadowCreek about 2 weeks ago. From the very moment we started our communications with the Leasing office, Megan and Michelle were awesome. They were quick to communicate and respond to any questions or concerns. We were trying to make a quick move and they were able to get the entire move in process completed in days. I have loved living at Shadow Creek for the past 2+ years! I am sad to be leaving, but am relocating to the East Bay. ShadowCreek has an incredible community, with neighbors I will keep as friends for years to come. As a single woman in my 30s, I have always felt safe and well taken care of. I have never called the office without a response with in hours. The office has always been reasonable and accommodating. The maintenance staff alone deserves 5 stars- the property is always well kept and I have never waited longer than 12 hours for a ticket to be responded to and evaluated. (Shout out to Efran!! Always friendly and going above and beyond- and when he fixes things, they stay fixed!) The only room for improvement I would say is the laundry rooms, there are some washer and driers that will give you some trouble. But where isn't that a problem? Also many of the units have their own washer and driers now. If you're new the area and looking for a safe, dependable place to call home- Shadow Creek is where you want to be! read more

When I first came to see the apartment I liked the size of it and the fact that they seemed to be making upgrades. That was not the case, they just painted the outside of the building and called it a day. If you enjoy hearing every sound your neighbors from upstairs and across from you make this is the place for you. The windows are very outdated, you can feel the cold from outside coming in and again you hear everything! Another fun fact: My car was stolen from right in front of the building after only living there for two weeks. I never felt safe coming home after that and could not wait for my lease to come to an end. When that time finally came we just wanted to leave and never look back. I had the place professionally cleaned so I would for sure not be charged anything after I left. I didn't care about the deposit, just wanted to leave. But guess what?! I was charged for cleaning and they sure did take my deposit.... I disputed the chargers and provided pictures of how clean the place was when we left. I also sent them the invoice of what I paid for the cleaning as proof. After covering all my bases, this hell hole of a place still charged me an additional cleaning fee. My friends it's to late for me, but save yourselves and do not move here! read more

The leasing agent Michelle is always so helpful and friendly, she always has a smile on her face, and if there are ever any issues, she always makes sure it gets taken care of fast. I figured it had been long enough and I should update my post - give credit when credit is due. I was able to get in contact act with the property manager to voice my concerns. I wish they would have taken credit for the violation of the lease, aka parking terms in the lease. I did, however, get an apology with an excuse as to why they don't tow cars. It literally is written in the lease. It did happen twice after this incident and I posted to the online thread and the cars moved (not towed). Now, what is also irritating is the cars that never move - expired tags, don't run, etc. they are taking up spaces!! Move them! What are my thoughts overall. I have been here for almost 5 years. The prices are good compared to most places on Campbell. The one bedrooms are decently sized with the exception of the kitchen. Seriously, who designed it? It's awful!! But, I have been inside a newly renovated apartment in which they are adding hardwood floors and extending the kitchen and I have to say - fantastic job! There is a ton of balcony space and a storage closet. The washer and dryer facilities (I think 4 of them) are always clean and don't have problems with them. You get the occasional ones that break down but the tenants are good about calling and they are fixed quickly. The gym is old but has the basic machines. Pool and spa, never used them but they are well kept. The landscape is every well kept up. The maintenance crew are beyond fantastic - seriously give them a raise. There are pigs that live here and leave their shit by the garbage can and the wonderful maintenance crew is always out there first thing in the AM cleaning up after the pigs. Besides that, lately there has been more dog shit than I care to see. That I don't understand because this place offers bags for you to clean up after your dog. I think the location and neighborhood is great. So many places close by that you should be walking too (I'm guilty). My only concern is the bar across the street. Be cautious, there has been a few drunk drivers and it can get loud, especially during karoke night. If you live on the main road then you can hear it. Also, the county building next door, sometimes you will see homeless people sleeping - which is not the problem but they often leave nasty trash all over. Another concern - in my opinion is major. The violation of tenant rights! Besides the clause in the lease about parking and being towed. There has been numerous occasions (not lately) where a notice to enter the apartment was placed on the doors less than 24 hours. Now, I have emailed and called these people out about it and again - Own your shit!! There was no apology, just well when would you like to reschedule? My advice, be very familiar with your tenant rights because you do have them! If necessary, get yourself a mediator! Also, the apartment next door was being renovated for maybe two months. Do you think I got the courtesy to let me know they would be literally banging on the walls and causing a disturbance. Nope, nothing. This place isn't terrible but as humans, adults, we can do better! To say, I won't be renewing my lease was not fair. It is possible I would renew my lease. Keep you posted! read more

I recently signed a lease extension at Shadow Creek. I've been there over a year now. Yes there are some ocasional parking issues but not what I would consider major. For me the one thing that really keeps me coming back to any business is service. The front office at ShadowCreek has always been responsive and proactive in making sure my needs are met. They have an online community for sharing information, questions or concerns and they genuinely seems to care about the residents. I love it here. That's why I live here. read more

At best, they are grossly incompetent. At worst they are heartlessly deceptive. Get everything down to the most minute detail in writing. The pool isn't heated. The new gym is nice, but not worth all the lies and BS. Also, the apartments are either freezing or extremely hot due to extremely crappy windows and the wall units barely work and end up costing a ton of money for PGE. Maintenance crew is rad and friendly, but everyone else here are trash. They will raise rent every year and find every way to nickel and dime tf out of you, for a very basic apartment that is spacious, sure, but so overpriced you're almost guaranteed something better- or at least honest management. They were so helpful when it came to trying to find an apartment with all the things I wanted, and I'll admit I'm pretty picky when I am determined to get exactly what I want. Shadow Creek was there when we needed an apartment right away. Jose (the on-site manager) and Victor (the maintenance guy) are both super courteous and great folks to deal with. The actually live in the apartments so it's always easy to find them. We only spend a couple of months here, but the community is very safe and super quiet. It's tucked away from Bascom and you can't hear a thing. The apartments are not really "luxury", but they are sufficient. We got a 2 bedroom unit that has everything new or close to new. The nice thing about this apartment is that the laundry facilities were right inside so no need to go to a laundry unit outside your dwelling. The complex is also family friendly. The pool is quite nice for kids and you always see a few 6-10 yr old children playing nicely around the common areas. read more

The staff was very response at first but little did we know there is such a rapid turnover with employees leaving The Lyon company. If you ever need anything you will never receive a response. It will literally take days for someone to respond to you and if you go to the office....there is no one ever there!! Wait until you move out....all the sudden you have all of these BS fees and cleaning fees you have to pay. This was not my first apartment and I have never been screwed over like this. Just moved out after one year lease... Overall for the rent paid, poor service.. hard to find the lease office management team...please expect to be charged some amount after you moved out ( even painting fee.. such a joke... I can hardly see any scratches in the wall... They want it to be "perfect")... Always smell dog urine smell in some parts of the community. The only good part is the service team. They are responsible and solved the issues quickly. That makes 3 star to be fair. read more

Love this place. Moved in about a month ago and everything is pretty good so far. Staff was pleasant and accommodating. One person in particular, Tascha, was awesome and patient even with all the questions I had for her. She was clear about the leasing agreement and everything was just quick and easy. Neighbors are considerate and not too loud. For my first time renting an apartment, it was so easy. Other places bombarded me with a lot of paper work and a whole bunch of fine print but won't thoroughly help explain. The amenities are cool too: heated pool, jacuzzi, and small gym. The gym is pretty small but it's good for people who just want to do light work outs to stay healthy. Used it a few times, it has a water dispenser and sanitizing wipes to wipe down the machinery. We have been living here for a year now. With our lease up at the end up of the month management is trying to increase the rent by over 15%! We recently discovered a large amount of black MOLD through out the apartment. Management thinks that a simple "windex wipe down" will do the trick. If we added up all of our medical bills for the last year (all respiratory infections) we probably could have been renting one of the brand new MOLD free apartments down the street! The pros and cons still stand, but it took 4 months until our deposit was returned, after numerous calls and visiting the office. We received a perfect move-out checklist, so seems like a lot of shady game playing for a professionally managed complex. --------------------------------------------------------------------------------------------------------------- I had a pleasant living experience at Shadowcreek, from the apartment itself to the management. It is definitely nothing 'fancy', but it was definitely nice to live in a clean, maintained complex and they did some minor upgrades to the inside. Both Kathryn and Victor were always super helpful and responsive to our inquiries, and the grounds were maintained frequently. I loved the pool area, it got a nice update and there was hardly anyone ever in the hot tub at night (nice when you are a couple). Pros: - Some upgrades to fixtures inside, you can paint your own walls to personalize your space. Just need to paint back over as white when you move - management is very helpful and responsive - dog friendly and lots of available areas for dogs to sniff and free 'poop bags' - decent amount of parking for guests - nice pool and bbq area - huge deck with large storage shed - walking distance to a lot of food and close to downtown (biking distance) - the back complexes are very quiet and don't get the loud noise from Bascom Ave Cons: - Very expensive for a one bedroom without laundry in-unit, high rent increases - Irresponsible pet owners ruin it for the rest of the people when they let their dogs bark incessantly or don't pick up poop - Might just be bad luck, but we had both extremely drugged out neighbors, domestic violence, and people that liked to party all night. Not really a good complex for professionals who work early (Avalon seems much quieter overall). We're not old, but definitely don't stay up til 3am on a Tuesday night! - Our kitchen was tiny...like the fridge door wouldn't open all the way up. They kicked me and my pregnant girlfriend out for no reason at the end of our lease on her due date. We asked if we can leave early due to our situation and being given no choice. I walked her into the office to show them our situation. We were denied. They said we can go but rent will still be expected. These people are spineless. Stay away at all cost. These rents are way over priced to begin with. You can find much better for a lot less. This place offers spacious apartment for a relatively good price for the area and was a quiet community. That is until they introduced the "new" policy to allow pets in the apartment and all the sudden the community sounds like the pet store wherever you go. It's the most annoying when the dogs bark at each other because they're left on the balcony by their owners and the management doesnt throw out the irresponsible owners after serious complaints. The management has effectively set the new standard of living=living with animal noises potentially at any time of the day. In terms of safety, cars have been broken into and stereos stolen lately and yet the safety patrol report claimed the patrol saw nothing. Interesting. read more

When moved in, they told me that I had to pay only around $40/month for charges, then I paid more than $100/month. Reading the reviews i would think i lived int he worst place on earth. the manager we had when both those reviews were posted is gone and i had a minor issue when she was there as well but i think the complaints maybe overexagerated. 1. Complex is pet-friendly, that is why i moved in and from walking around the complex many of the people that have come in the last couple years have dogs. the only time i hear barking is when i am going past someones patio and their little yapper dog is protecting its territory. there have been some issues with people not picking up after their dogs and i addressed it with the new manager and problem has diminished. The apartments are pretty quiet and i rarely here anyone else's dog. 2. 1st time i called office for a repair (shower) problem was fixed in 3 hours, the last time i called was 1am not only did i get the live on-duty operator but the maintenance on-call guy was at my apartment fixing the leak by 145. and they returned the next day to check for mold. 3. there are a few laundry rooms and rarely have i seen litter in the 1 i use, i have seen the maid go in and sweet it up. 4. i have worked with private security and they are not cops, for the most part they are little more than a walmart greeter with a flashlight, my car has never been broken into and i have never seen any unsavory people wandering around. campbell is in west san jose and costs more than living on the peninsula or in east side, but if this is the area you want to live based on square footage the pricing is competitive.walking distance to the Pruneyard costs more. read more

I was trying to wait as long as I could to prolong this review and give them the benefit of doute but they didn't leave me a choice. I have lived here for over 2 years and always paid at least a couple of weeks ahead and never complained for anything, and when I left I was hoping I would get at least my deposit back. Yet not only I didn't get my deposit but I had to pay more for their mistakes and I have not gotten a single phone call after calling them for the past 8 months. Yes, 8 months ago I moved out and they send me a threatening letter 2 months ago that I need to pay more on top of my deposit in order to cover the cleaning of the apartment. (I have not gotten anything in 6 month and they had my new address). I have made at least 20 phone calls to the leasing office and left voice mails not a single call back. I called several times the area supervisor nothing and I even called the head office in Newport beach nothing. The head quarter promised me repeatedly they would call me and give me their direct extensions, but nothing. The crazy thing is the manager Katherine was a great manager and we became even friends but even her she doesn't return my calls. It's sickening how unprofessional, unethical, inhuman, and unfair this company is. Before I moved here people told me this apartment is horrible, dirty, no AC/Heater, and most importantly will eat your deposit for some kinda excuse, I didn't listen. I have referred several friends and family to this community, so sorry for that. Now to the issues of this apartment complex.. It's in the worst location with the most horrific noise of the street and the restaurant across from it with the motorcycles... Every single night weekdays or week nights you hear the most horrific loud noise for hours and weekends all day long till 1 or 2 am... There are always fights and people throwing bottles at each other and we had to move before it got to worse than bottle throwing. . By leaving the windows or doors open for couple of minutes it would get all your furnitures and clothes dirty, dusty, and black with the smoke of the cars and street.. There's no AC or Heater in this complex... And the Biggest issue watch out when you sign the disclosures cuz you will be signing the paper work for their cancer causing chemical ceilings.. They have not upgraded their ceilings for several decades and the material that's up there is known to cause cancer.. You will be signing the disclosure to not touch the ceiling and that you are aware and you still want to live there. Another issue is the noisy naighbors and the lack of management doing anything about it. They rent out to teenagers mostly and mostly they make the most horrible noisy naighbors with no respect to you or your property. I have had my car dented and scratched many many time and the management didnt do anything or care for it!I hope this post will make them lose some tenants cuz they don't deserve any good tenants like myself. Well, let me be fair and give the pros and cons: Cons: 1) They raise the rent about $100 every year. (I moved out to a complex next door and got a two bedroom place for less than I was paying for a one bedroom.) 2) Nearly everyone there owns a dog, so if you own a dog you are welcome. Whether you own a dog or not, be prepared to step in dog shit on the walks around the complex, observe the piles of crap on the small grassy areas between the concrete, and enjoy the pungent smell of dog urine as you walk through the common areas or sit on your deck. 3) Need I also mention the barking? 4) When I moved in, Katherine fibbed to me and told me the pool was heated, but it is not. A heated pool was one of the main reasons I moved in. It is only usable in the hottest dog days of summer. (Pun fully intended). This is what soured me most on this place. I can forgive pretty much anything except for dishonesty. 5) You have to pay for utilities and split the water bill with other members of the unit, so you could be paying extra for a water hog neighbor. When I moved in I was told it was an average of $40-50 per month. It turned out to be $70 per month. Another little fib? 6) They want you to pay $100 per year to insure your own items. That is a condition of the lease. However, you can ignore this since they cannot enforce it. You will get nasty letters taped to your door to buy the insurance, but I suppose they value your rent check more than this requirement. 7) The ceilings/floors are thin, so if you get a downstairs unit be prepared for the interminable pitter patter of feet as they walk over you. Pros: 1) Victor, the onsite handyman was very efficient and responsive. 2) It is a good location. 3) The decks are giant in the downstairs units, though not very private. 4) The deposit was only $500 dollars. 5) Katherine did wave a $50 late fee for me for being one day late on rent. My husband and I lived at Shadow Creek for 2 years. I loved the location and felt very safe. Jose was the on-site manager and Victor was the maintenance person at that time (2010). Both were so helpful and friendly, they lived at Shadow Creek so it was easy to find them. We had the 2 bedroom unit and it was pretty big, I loved the walk in closet in the master bedroom and we had a big patio. I was happy that they were able to accept my dog and cat. The only thing that bothered me about having pets is a lot of owners did not pickup after their pets. There was not a lot of extra parking so a lot of times I had to park on the public street but it was never too far from my apartment. Overall I was happy here and would recommend it. read more

These apartments are good if you are looking for a safe and quite living experience. They are definite overpriced for all of their units. The maintenance personnel is very good and primarily speaking about Victor. The old manager Jose was great. I never really met the manager after him but the new manager Catherine is okay. She seems very new at managing grounds and the complex. Our moveout was okay but seemed a bit unorganized. They failed to meet me at the time the manager and I had set for our walk through appointment. I had to constantly call her in order to speak with her even after leaving messages with my number. Overall it was a good experience and I would definitely recommend this apartment complex for anyone with kids or not. read more
