I had a really uncomfortable experience here while trying to deliver a DoorDash order. The property manager's behavior was honestly unprofessional and unnecessary. As I was trying to locate the correct unit, she kept repeatedly honking her horn at me instead of calmly communicating or asking what I needed. It felt aggressive and made an already time-sensitive delivery even more stressful. I understand wanting to keep the property secure, but there's a respectful way to handle situations like this--and this wasn't it. A simple conversation would've gone a long way. If this is how visitors or delivery drivers are treated, it definitely raises concerns about how people are approached here. I hope management can work on being more respectful and professional in the future. read more

Old and still outdated as heck But updated and upgraded in certain parts of the plaza. The movie theatre was completely revised and it's quite nice now! I miss the vegan Chinese place but the Safeway is pretty nice as Is the BBQ place. I miss the dojo too. My family all went through it for years even after it moved! WARNING; Stolen car(S) car break in(S) stolen packages, CONSTANT screaming unattended kids, cockroaches, stolen laundry, constant water shut offs, mold, constant parking issues... Read ALL the reviews, not just the recent five star reviews; You will notice the recent glowing reviews are suspiciously left by people with ONE or two total reviews; Seems like they joined yelp to leave the amazing Campbell plaza apartments a glowing review. The bad reviews are mostly left by people with tons of Yelp reviews. I have over 200 mostly five star reviews. We spent one year here, never in my life have I had so much chaos in my 30 years of renting. My next door neighbor's car was broken into, then STOLEN one month later from the Campbell plaza parking. Another neighbor across the way had her car broken into another time also. The Campbell plaza SECURITY CAMERA WASN'T working for months! WILD unattended kids that scream bloody murder (listen to my video) every single day after school until dark and I mean for HOURS (windows shut, freaking our dogs out) none of the parents around; Most of the "moms" out smoking for HOURS in the dark on the curb. My neighbor called then the "Marlboro moms." Sitting from morning until 2 am smoking next to the no smoking on property sign. While complaining I mentioned to the manager that there were other horrible yelp reviews about the constantly screaming kids. Then, the five star reviews from brand new Yelpers started appearing. Maybe I'm a kid hater. NOPE. There are horrible review posted here from 2015, same exact issues. I didn't even live in the state. They mentioned unattended screaming wild kids every day for hours, riding scooters around the pool unattended; Exactly my experience! I complained that kids were; 1) Sliding backwards down the 2nd floor staircase. 2) Flying a drone into my deck 3) throwing huge rocks at each other and calling each other F**CKERS (my next door neighbor had to go out to stop them) 4) screaming so loud my during a business call with my doors/windows shut my boss asked what the noise was etc etc etc MANAGEMENT DID NOTHING; "We can't tell people how to raise their kids." One little girl literally NEARLY ran my 14 year old dog over zooming up on her by an inch on a razor scooter, TWICE. (A few feet from the no scooters on property sign) She wasn't a "little" little girl, more like 12, certainly old enough to have concern over almost hurting a very old dog. A neighbor I was friendly with who had two kids herself said she wouldn't even let her 8 year old son play outside here because the neighbor kids were so wild. She said she always left her bathroom fan running to block out the CONSTANT noise. She also had a leak from the upstairs unit which caused her entertainment center to mold. She also had a stolen amazon delivery just like I did. When I mentioned my multiple stolen delivery(s) the office acted shocked; "Oh, we haven't had any issues with that." Interesting, my neighbor told me she complained to the office ONE MONTH before I did about a STOLEN DELIVERY, which means, they are lying, acting like there isn't a theft problem here... Another neighbor had to move to a hotel for two weeks while they redid her walls due to mold and they also found asbestos. Another neighbor had to change apartments from a mold issue. I bought one of those mold flashlights to check my walls = mold. So many people were moving they started offering a "$300 referral bonus" which quickly went to $500. ANOTHER neighbor mentioned their laundry basket was stolen. I had two blankets stolen from a dryer in the middle of the day on a weekday. No, they weren't left unattended for a long time. "Oh. We haven't had any problems with that." Countless times we tried to park in our reserved parking, cars in our space resulting in us parking way down the street, once in the pouring rain. "Oh. We haven't had any issues with that." Like cockroaches? Or would you prefer to have your entire kitchen poisoned? Well, that was the option as a few of my neighbors had cockroaches. OLD pipes resulting in CONSTANT water shut offs, for hours! Well over two grand for this "five star" property one bedroom apartment. It's funny, I have been a renter for 30 years now. Upon move out my last apartment manager actually asked me why I never complained about basic repairs. I'm NOT a complainer. Not a prissy tenant. But this place is like a cheap hotel. Don't let the pretty swimming pool and new washing machines fool you. Another neighbor who recently moved out was PISSED. He had a good theory; "They don't want people to renew here. They don't care about your complaints. You move out, they get more rent and a new lease signed, they probably get a signing bonus." Berina is AMAZING. It's hard to find an apartment Manager that is responsive and so nice! I've lived here for 3 yrs and she's been here since I got here. It's nice to know that anything I need fixed or have questions about she is available to provide me the right answers to and Mark is able to fix (our maintenance guy). Like any apartment experience there are little things here and there you may run into but it's nice to know that the team here is always going to have your back and be thinking of YOU! They even host parties and have provided tenant appreciation nights/movie nights/ pool parties! This place is great and well kept especially for the area! We also recently got gates and a new entrance area for the property which is awesome and made us feel safer when it comes to walking around the property at night and being able to have our cars safe! Im not one to give bad reviews about businesses but there needs to be a change in management. I would give zero stars if there was an option. I WOULD NOT RECOMMEND LIVING HERE ANYMORE. I have lived here for almost 3 years and it was great until the newest manager came along. The apartments are a little outdated but still in good shape. There used to be fun community gatherings for many of the apartment families for holidays, but all of this has come to an end since the new blonde manager has been here. It's crazy how the management can negatively change a persons experience so drastically. She not only is a poor manager but makes us residents feel targeted. As she has a streak for towing residents cars that are parked in spaces where they should not be parked, usually for 10 minutes just to drop things off or pick my kids up. She does this during office hours as well as late at night. I have not been the only one that feels this way. She is also a hypocrite because she does this as well i have seen her walk her kids to the car which is parked in the fire lane where she likes to tow others who are stationed there as well. This has been a ongoing issue because parking now outside the apartments is so bad and they do not offer enough parking for 2 cars per household unless you're lucky and someone happens to be moving which there have been a lot of recently. Not only that but if you have kids they won't be able to have any fun because skateboarding, bikes, scooters are all banned according to a sign she had posted up and yet her kids ride electronic cars and bikes all the time. When I have had the need to communicate with them they have always replied promptly and taken care of any concerns. The facility has onsite management and maintenance gurus (Mark and his squad) so if you're in needy of a speedy fix they're right there for you. Let me take a moment to shine the spotlight on Mark too: he is one of the hardest workers I ever met - if he sees something out of spec he'll be there with his tools - he knows everyone and is very friendly. I have been living at Campbell Plaza apartments for going on 4 years now. It is a great place to live and everybody I talk to here agrees with that statement. It this place many neighbors form positive relationships. Usually its the dogs that bring us together. There are so many different types and beautiful ones, smart ones. With any relationship, the management and tenant relationships can be different from person to person. Commitment the management has to maintaining this place as a peaceful, comfortable, clean and safe place to live is evident in their continuous property improvements. Berina and Lourdes in the office have always been very responsive to my repair needs over the years. I have heard other horror stories from tenants but it was always related to the previous management company. Every time I walk to my car, I always look to the big open field in the middle of the complex because it is so picturesque. The complex has a tropical feel with much of the landscape peppered with different types of tropical trees and plants. The sidewalks are always clean and are not straight box shaped but the walk ways are curvature with up and down gradients. Management has been great (and we have been through our share of bad management at previous complex). Communication is a must for me and they are great at keeping us informed. We also love how even during this difficult year of COVID they still held safe events and did their best to support our community. Mark is a beast when it comes to taking care of work orders for the whole complex. Impressive! We appreciate the clean and tidy grounds, safe atmosphere and family feel. The only downsides for us is the street parking in our area can be a nuisance if you have more than one car, which we do. Also, we do not have a lot of storage areas in apartment. Moving out after living here for a year. The location of the complex is really nice. It's within walking distance of a Safeway, a movie theater, and Downtown Campbell. However, there were some issues that we couldn't overlook and that made us decide not to renew the lease. Our two biggest issues were our upstairs neighbor and the maintenance. Within the first week or two of living there, our upstairs neighbor called the front office and complained we were too loud. The front office then called us and told us about the complaints. We were able to get them to tell us about the days and times the neighbor called. Turned out that the days the neighbor complained were days we weren't even home or during reasonable hours when we were cooking dinner. We got the impression that because we were new, we were clearly the ones who were bothering the upstairs neighbor. The management team at the time always took her side and didn't listen to what we were trying to explain. Throughout our time here, the SAME upstairs neighbor has told us we were coughing too loud when we were sick during Christmas and has left notes on our door saying we have a TV in the bedroom that's always on to loud (we don't have a bedroom TV...). We have never had a problem with any of the other neighbors, only that upstairs neighbor. Another reason why are leaving is that when we had a maintenance issue, it took forever to fix. We had a leak in the closet and it took about 3 months to finally get everything fixed. We then had a window leak and during that time we had mold growing on the windowsill in the bedroom. I cleaned that up and I was told that they would send someone out to take a look at the window but I don't think that happened. The list is longer but we always felt that our issues weren't taken as seriously as others. It would take weeks or months to get very simple things resolved. It seems like there is a disconnect between the office and the maintenance guy. When we would tell the office about something that was wrong and needing fixing it doesn't seem to get to the maintenance guy knew right away. It's almost better to contact him directly instead of using the online form or emailing the office. About 3-4 months into our lease they changed management companies. I do think that was a good choice. All the new office staff is really friendly and approachable. Whenever there is a change or there is something going on, on the property they are quick to let all the units know by leaving a note on the door. However, don't expect them to respond to your emails right away. Sometimes it takes 2 or 3 emails before they respond to you. So far the move out process has gone very smoothly and there have not been any issues. read more

The apartments are nice inside (if you get a remodeled unit). Our unit took weeks to finish after we moved in, and it was a hassle to deal with contractors. Ophelia, who was once the manager, would let strangers into my apartment without prior authorization. It got so ridiculous that I had to call her manager and threaten legal action if they would not stop entering the apartment without permission. We have a therapy cat (with a prescription from the VA hospital), and I did not want her to be frightened by the construction workers. After the work was done, the floors began to ooze glue...glue for months and months! Now the floor has black crusty spots on it, that I hope they will not blame on me (its their shoddy work after all...). I am a 20-something and do not have kids. The children that live in this complex are horribly behaved and scream for hours on end with little to no supervision. Several times I have had to kick them out of the pool area because they were on their scooters and the pool is 8 feet deep. These were 4 to 5 year old children that were allowed to play next to the pool with no parental supervision. Also, these parents allow them, on several occasions, to go play with the exercise equipment. It is no wonder why the machines are constantly broken. It's a matter of time before a kid drowns in their pool or gets hurt in the gym. I urge the management group to send a notice to the tenants advising them NOT to allow children in the pool/gym area without permission. I will however add this positive note that management has gotten better since Ophelia's departure. Also, maintenance is speedy in repairing things that break. Several times this winter, my apartment had leaks, and the maintenance manager showed up almost immediately. I do however, believe that there may be mold growing in the walls, as I have new allergies, and a few walls are warped from water damage. In summary, if you don't mind oozing floors, screaming children, bad parking, meth heads from Safeway, leaking walls, and broken exercise equipment, then this place may be the place for you! PS: Where the hell are my keys to get into the office and pool room area? My lease is almost up, and I have never once been allowed to use these common areas in which I pay for! Not due to negligence on my part or lack of cleanliness or anything you might think of that is on my part. No, apparently, this apt. had this problem before we moved in and I found out that they treated it 3 days before I moved in. Management doesn't care, blames the tenant and does nothing to help you. I've been here for over two years. It's a smaller complex, which is great, because the Property Manager (Berina) knows everyone and she's on top of everything, and she responds super quick to emails and texts. It also helps that she lives in the complex as well. This is also her home, not just mine, and I think that adds to the sense of commitment that Berina has to the complex and the tenants. They have made a number of improvements to the complex in the past year or so as well - new security gates (we didnt have any gates when I first arrived here), new front lobby entrance with call box, and they are very on top of maintenance - tree trimming, all new paving in the parking lots and driveways, etc. The clubhouse and pool area are very clean. Its super convenient to be right behind Safeway, & less than a mile from the LG Creek Trail, two minutes from VTA. The landscaping is great - Palm Trees, nice landscaping, flowers etc. The maintenance guy - Mark - is very on top of things, even though he's a bit grumpy at times but that's part of his charm. Not that this is relevant to the complex, but the end of Nido Drive closer to Budd had an issue with a handful of broken down RV's and some other issues with homelessness, when I first moved in. That situation has been cleaned up, and I feel much safer in this area now and the new gates certainly help alot. Berina also organizes some regular communal fun events for the tenants. The rent price is great as well. The Property Management had the common sense to NOT raise rents read more

From the time I found out that I was approved to move in back in June of 2020, everything has been great. Any issues I have had, which were minor, Berina addressed them immediately. I know she is extremely busy, but she is always pleasant and always takes the time to respond to my emails that I send her if I have questions or concerns. I really enjoy living here. We are in building F and I hardly ever hear much noise. Most people stay to the quiet time by 10pm. I will say there have been a few, but it's apartment living. Yes, there has been a higher crime rate in the area BUT they are installing gates on the property now so that will no longer be a problem. The laundry room has a lock on it and take your basket when you come and go. THAT SIMPLE.
