Apartment - The layout of the inside has a very large living room (that I really enjoyed) and a good amount of counter space in the kitchen. The bathroom area also has a large counter for the sink and the bedroom is normal sized. The offset is the toilet and bathtub area is small. The balcony is pretty decent. Normal amount of storage space but no walk in closet. My apartment wasn't recently renovated except for the laminate counter tops so the cabinets and drawers were a bit aged but the fridge, dishwasher, and bathroom were in good condition. Obviously this might differ depending on the apartments. There is a through-the-wall AC/heater unit. Amenities - The laundry room installed new washers and dryers recently so those are great. There is a well maintained pool. The gym is basic: has a treadmill, elliptical, bike machine, and a home gym machine but no free weights, bench press, or squat rack (which are all pretty rare in any apartment gyms for the price). There is gated parking garage with 1 guaranteed reserved spot. If you are concerned about your car, the chance of break-ins are extremely low and your car is unaffected by the weather conditions. There is a guest parking lot in the front that fills up really quickly past 5-6 pm that you can use for any extra cars. My only complaint is the elevator is annoying at times. It works and is safe but sometimes it takes over 10 seconds for it to open even though its already arrived at your floor. Safety - In my opinion, the layout of the complex makes it among the safest from home burglary, car-break ins, and package thefts. I've never had to worry about any crime and there are many families here which is a telling sign. Management - Vita, the onsite manager, is courteous and friendly. She and Mike are always quick to respond to any issues. Location - The complex is a stones throw from downtown Willow Glen, Pruneyard Shopping Center in Campbell, and the 280 Freeway entrances. There are also several gas stations a few blocks away and many decent restaurants for a quick bite on Meridian. The apartment grounds itself is incredibly beautiful and serene. It is embedded right beside the Los Gatos Creek so it is nice to walk around and enjoy the scenery. Noise - I lived right next to a family with child and I never heard a single peep through my wall. I occasionally was able to hear some footsteps from above my apartment but that is the most I've heard. My guess is the walls are very thick here with a lot of insulation. Mind you, I lived in the back apartments so I was never able to hear the cars on the street of Meridian but I'm not sure if you were to live in the front apartments. The quiet hours are from 10pm to 8am so you can't run your dishwasher, do laundry, or use the trash chute during those hours Neighbors - All my neighbors were very nice respectful people, like I said this is a place for families. Overall my experience here was extremely positive and I regret nothing about living here. In my opinion for the price, you won't find a better option in this area.

It is a small-medium sized community built in the mid 80's with modern Mediterranean architecture. Coming from the property management business, I must say that none of the communities I worked in the past that falls into this category will be a match. I rented a 1 bedroom apartment with a bonus room (retreat), washer and dryer hook-ups, granite counter tops, upgraded cabinetries, ceiling heated system, recessed lights, carpet and lino combo, corner unit, storage in balcony and parking right across the unit. This place is very quiet, clean and organized. (and newer). Behind the community is actually downtown Campbell which means a breeze to the weekly farmers market and the dining and entertainment establishments. Heritage Village Apartments is very competitive in pricing. For the cosmetic and functionality qualities, it is worth the money. I must mention, however, that the coolest part of all of these is the manager, Joanne. She is very professional, very nice, and very prompt. She is one of the main reasons why I rented. I'm glad I did -- I've been here for about five months and love it! Location is perfect. Within walking distance or a ten-minute drive there's a bounty of stores and services: wonderful Ethiopian restaurants (Zeni's and Mulu's), Trader Joe's, the Campbell library, delicious tea leaf salad at the Burmese restaurant Kyusu, Whole Foods/Whole Body, UPS and USPS offices, the Campbell Community Center (where you can take classes on yoga, spinning, Spanish, ESL, piano, etc.), beautiful John D Morgan Park, the Sunday farmer's market, badminton court behind Fry's, Kaiser (if you are in their health care system), Mitsuwa and Lion Market (for Asian groceries), and lots more. At this time, rent for my one-bedroom (with sitting room) is $1970, which includes water and garbage. The unit has its own washer and dryer, with two sunny enclosed patios and hardwood floors in the kitchen, dining, and living room. The apartment was in good shape when I moved in, walls repainted and carpet cleaned. The only negative experience that I had was a pervasive chemical smell (could have been from the paint, carpet treatments, or pest deterrents), which gave me strong headaches and some nausea the first two weeks that I moved in. (Perhaps some air purifiers might have helped?) The neighbors have been quiet and respectful -- there is seldom noise after 9:30 pm (with the exception of one neighbor who seems to be a frequently outraged sports fan). Since I live on the first floor, I can hear people upstairs when they walk quickly or drop things, and when they are running the dishwasher or shower. I got used to the muffled sounds quickly, though, so that's not a problem for me. As for heat -- there is no A/C in the unit, but it remains quite cool on the ground floor, and when it is 100 degrees outside, I am comfortable inside with the windows closed and the fan on. Also important to note, I've had no issues with pests/critters so far (i.e. no fleas, silverfish, bedbugs -- just the monthly spider visit). If you work in Silicon Valley, are daunted by the high rent in Sunnyvale, Cupertino, and Santa Clara (roughly $2100-$2500 for a one-bedroom), and don't mind a slightly longer commute, Campbell -- and Heritage Village Apartments in particular -- is a good place to consider. (Note: At this time, Apple shuttles do not stop in Campbell, although they do in Los Gatos.)

This is a dive into what living here is really like, beyond the pretty demo units & the initial promises. In 2020, moving from a 30-year-old unit downtown, The Elements felt like a dream. Newer building (built 2009), close to VTA, seemingly great amenities, spacious apartments & a great pandemic rate. I even scored a larger place with a full-size washer/dryer for just $40 more a month. Gabriella, my leasing agent then, was fantastic. Unfortunately, that's where the initial shine started to fade. It became clear that "teamwork" at Greystar properties (who owns The Elements, & many other older, "should-be-affordable" complexes in our area after acquiring Alliance Residential) often means a cliquey, tight-knit group that, seemed more interested in hanging out & partying hard after hours than ensuring consistent, honest resident service. Every agent after Gabriella seemed to do nothing but badmouth her. My first year was a lot I was promised hardwood floors in my unit & ended up having to fight my way up the management ladder just to get anyone to listen. Fast forward to 2021, & there was a management overhaul. While the first manager wasn't great (just check other reviews!), the new staff seemed okay. Then Joseph O. arrived as Assistant Manager (which ironically has a review for the Elements & response from manager), eventually moving into the complex himself. Around this time, staff seemed to constantly shuffle new management, new maintenance, even a resident temporarily. During this period, The Elements seemed to unravel. The constant, negative reviews you see about crime, security issues, & non-working cameras? Believe them. They are 90% spot-on. There was tons of vandalism, especially in 2023 with a series of break-ins. It was only after these incidents that they decided to install cameras, which, ironically, always felt like they were more likely to be used against residents than to protect them. Don't fall for the glossy positive reviews or the beautifully staged demo unit overlooking the pool (with those sneaky painted accent walls!). If you're thinking of renting here, demand to see your exact unit. Seriously. Your experience will vary wildly depending on where you're located in the building. If you dare to paint your walls (even if they approve it), get that approval in writing, because you'll have to pay to return them to their original color regardless. My hardest personal battle here? Navigating life as a single mom, enduring constant noise from neighbors (even being criticized for trapping & neutering 12 feral cats to control the colony, something I did before moving out last November!). But nothing compares to the unimaginable grief of losing my 3.5-month-old child while living here. Dealing with that while trying to maintain my tenancy. Despite my unimaginable circumstances, their "sympathy" seemed to evaporate quickly when it came to rent. I fell behind, & I simply didn't have the mental capacity to take on a massive conglomerate like Greystar. They showed little care for my situation & still slapped me with late fees. It always felt like a constant uphill battle to get any fair treatment. Then, move-out. Get ready to be nickel-&-dimed. You'll be hit with charges for painting, cleaning, & more. My advice? Don't bother cleaning I paid a cleaning lady, & still charged. Even worse, I'm now battling a collection notice, I paid for damage my guest supposedly caused to a door that was never actually replaced in the unit (it remained damaged for over a year, even after the subsequent tenant left!). When I asked for proof of the repair & final costs, they went ghost on me. Now, they're trying to stick me with the bill. It feels like they stole my money, trying to strong-arm me into paying for something that was never fixed or applied to my account. Luckily, I'm confident I'll win with collections, as most places can't provide proper initial contracts or proof. In closing, transparency is a word often thrown around, but it's rarely what you get. There's so much hidden "crap" between you & the real story here. People will be people, but management's responsibility is to provide a safe, respectful, & functional environment. This place never truly grew into what it was meant to be. I desperately hope some of the genuinely good employees working for Greystar find better opportunities, and that this community eventually improves. Living elsewhere, it's a huge relief to not be micromanaged by a leasing office with their own agendas, to breathe without constant judgment, and to not have to avoid people or cameras. Do your research. Arm yourself with knowledge. Weigh those pros and cons carefully. If I could give zero stars, I would. Management, please do not contact me or message back a waste of time.

(Circa 2025) You get a free parking spot, can't take that for granted these days. There is automated package storage system, and there's no deadline. I wanted to rip my hairs out over my last apartment that was charging me money for if I took more then 2 days to get a package (cough luxer). There's basically always staff in the leasing office and they pick up calls. There is SO MUCH guest parking it's ridiculous. Apartment is right next to the highway. Very easy access to local supermarkets, and dry cleaners (shout out Rex cleaners) and Indian food. There is round the clock security, both inside and outside the garage, doing regular patrols. Pretty big apartment layouts, the space feels really generous. Really really quiet. It's mostly families that live here so it's super quiet, and if you get an inward facing apartment you'll never hear the train or sirens or anything like that. Maintenance is pretty prompt and I learned after moving apartments that being able to call maintenance for shower clog is not something you should take for granted and it's free here! The very best part if you have an EV, first of all literally no one else that lives here uses the chargers for some reason and it's insanely cheap for residents, $0.18/kwh. Cons: right next to the most annoying train tracks in the world. VTA comes by like every 10 minutes honestly so leave 5 minutes early. But it's a small train so it doesn't delay too long. The hallways don't scream luxury since they're outdoor connectors so there's always random leaves around. All the amenities are concentrated in building 1 so if you live in 2 or 3 it's a short walk to get your packages or go to the gym. If you order amazon in the morning like 7-11am there's a good chance they can't get into the building and won't deliver your packages, the doors are only unlocked during business hours. The apartment appliances are not outdated but they're not modern either. The water is hard so your dishes will have many spots unless you orient them the right way. The Ethernet in my room was broken and the apartment and ATT never figured out who was responsible for fixing it. There's pretty slow data, at least for me on T Mobile. They still use old fashion keys so there's no app to let your friends into your apartment or anything. But they do have a buzz system that calls your phone that you can unlock exterior doors with. TLDR, don't believe everything you read on the internet. I very much enjoyed my time here and it's reasonably affordable as well.
