We lived for more than 3 years at 545 West Hacienda, Campbell, in the New Port apartment complex. The apartment manager, Andrea, treated us very poorly. There was major construction happening in our building. For 9 months, the construction noise made it almost impossible for us to live there. Every time we told them that the noise was disturbing us and affecting our ability to work from home, Andrea would say, "You can leave anytime you want." This repeated response had a very negative impact on us. We had brought a cat into our apartment, and they urgently demanded that we remove it. They told us we were not allowed to have any pets. When we asked what kind of documentation we could provide to get approval, Andrea said, "I can't tell you anything. Go figure it out yourself." She was never helpful and only added to our frustration. Both my spouse and I were extremely fed up. Even though we were paying our rent regularly, we were very unhappy. We had to stay there for a certain period because we were waiting for some important documents to be delivered. When the time finally came, we decided to move out. I gave them 13 days' notice, but despite us living there for over 3 years, they charged us for 15 days -- for days we didn't even stay. Even parking our car was a problem. If you live there, you're not allowed to park cars back-to-back. If you do, your car gets towed. My work vehicle is very long, so I had no choice but to park it that way, and every time I did, I would find a large note stuck on my car -- which was extremely frustrating. Every day was full of stress. Now that we've moved out, I feel so relieved. My mind is at peace, and I'm so glad I don't have to see Andrea anymore. read more

Overall, my roommate and I had a pretty good experience living here for a year. Rent was more reasonable compared to other Bay Area apartment complexes and the community was relatively quiet. The communal laundry room was quite a mess and often closed due to maintenance. The machines would break so much that they started refusing me refunds because I requested them "too much". I did not have a real problem until it came to move out. They took $443/500 of our security deposit for what seemed like incredibly irrational claims. When I tried to dispute it as unlawful, they stated that all charges would remain but "in appreciation of my tenancy and in further consideration of the charges placed on my account" they would issue me a credit refund of $150. I'm assuming they did this to avoid a possible lawsuit. This company thrives off of stealing money from their tenants in any way they can. Just a warning that security deposit will not be seen again. No matter how hard you or someone else cleans the place, they will find the tiniest scuff on the wall and claim it was $96 to repair. Not to mention, their supporting invoices for claimed damages for my unit were dated 2019 and 2022! We lived there from June 2024-June 2025. Such a shame that this is happening to multiple people. See the images attached for some of what they claimed as "not routine maintenance" and worth charging us $443 for. read more

We moved into Newport just as lockdowns were beginning in 2020. The management team was so helpful in making sure we could do all our visits and paperwork in a safe and comfortable way. And the maintenance team was good at coordinating any needed maintenance with us. The management team changed a while back and has been even more thorough with their communication and support. There have been upgrades to the amenities since we have been here, such as renovation to the workout room, expansion of the laundry facilities, and outdoor working areas. These have all made it an even more enjoyable place to live. read more

Excellent Management - My bike disappeared from their newly setup bike storage area. - The email sent out to the residents prior to the opening of this storage area assured a top class security including a puck lock + a security camera. - As one can see from the photos, a puck lock was clearly not put up as promised. - Guessing, security camera doesn't work either. - I sent out multiple emails to the management, enquiring about the details of the bike theft incident. Requested video footage, date/ time of the incident, but no response so far. It has been 2 weeks. - As I spoke to the on site manager about the incident, another resident stopped by and told about how he lost stuff from his car parked in the parking lot. - When questioned about the bike theft accountability, an immediate response from the on site manager was not to expect anything from the management about the incident. Rather approach the rental insurance company for the compensation. - I, as a resident, have not received any communication about these incidents. Management took no responsibility to make residents aware of the on-site security issues. - While giving out the storage area key, I was made to sign a document saying in case I lose it, I will need to pay $100 fine. Hundred dollars for a missing key to a lock that can be pried open by a Tom Dick and Harry. On-site manager - A front face for the property. And that's that. - You tell them you want to discuss rent increase/ security concerns, they say it's handled by their esteemed management and they have no say in it. - I'm delighted to see that the owner/ management has responded to the complaints and complements in the reviews here. But amazingly, residents have no means to reach out to this enshrined class. - I will update my response here, in case a sacred soul leaves me a response. Rest - A pleasant place to live on the hacienda avenue. Cleaned regularly. - The gym is as good as it gets. Seems like they won't make improvements unless there is sufficient interest from the residents. - The pool and the pool area are good to hang out. Jacuzzi is fun. Though it's not a heated pool. - Hopefully the updated laundry room will be spacious. - Parking is great. - Road noise from hacienda avenue is distracting. Can't watch TV without closing the glass door. No double panes for the living room glass door. But sunlight feels good. - Patio is a good addition. - Some one bed apartments are bigger than the others. read more

We lived in Newport apartments for 5 years and it was a pleasant experience throughout the years. The community that lived there was nice and it was managed by great people like Philip. Philip is the manager at the site. He is very caring, accommodating and understanding of people's needs. He will go out of his way to help you out. Later he got some help 2 days a week with Jaime and she was always pleasant to talk to and helpful as well. The apartments are well maintained and serviced. Martin who help with the service requests residents submits is always professional, efficient and respectful of peoples property. He was always prompt is helping repair anything in the apartments. The grounds are also well kept by Account and there is one guy Jaime who is always on site taking care of the plants and landscape of the property. It is alot of work and he excels in keeping it beautiful. There are several benches you can sit at outside which provide shade and wi-fi if you ever want to sit outside. The apartment has security which drives around at night and walks around the complex. I always felt safe living there and never had any run ins with crime. There were a couple car break ins at one point but that happens everywhere in San Jose unfortunately. I loved that it was close to the Los Gatos Creek trail and you have 3 downtowns nearby (Campbell, Los Gatos, Willow Glen). Easy to get to Santa Cruz or the Valley Fair mall. It was really a great central location! The surrounding neighborhood is pretty quiet also. Hacienda can get quite busy and people love to speed down that street but we always went for walks around the neighborhood and it was a nice neighborhood. Amenities: The price you are paying for the lease is alot cheaper than other apartments at this caliber around San Jose. The are also starting to renovate alot of the units with stainless steel appliances and a more open floor plan (kitchen to living room). Pool: The pool area is really nice and is surrounded by lovely maple trees and there are plenty of chaises you can relax on. For people working from home, it is a nice get away from your desk to spend your lunch hour either swimming of tanning. The jacuzzi is also well maintained and relaxing in the chili nights. Gym: The gym is a great amenity and is so convenient. There are several different machines like treadmill, stair master, bench press, weights...etc. There is an outdoor stationary bile area which is fully shaded right next to the pool area. There are several artificial and real plants in the surrounding area to make it a nice scene. Dry Sauna: There is a dry sauna which can go up to 120 degree (I think). It is very relaxing and nice to have as an option. Mailboxes: The mailboxes are located outside in a secure area which is well lit. It is a nice wooden enclosure which they added within the last 2 years. Laundry: The laundry room is located outside near the pool area. There is only 1 laundry room for the 4 buildings. Seems like it is not enough but we rarely ran into having to wait for an empty washer or dryer. You kinda learn the busy times (like Sunday night). I will say that the machines payment systems was a bit of a pain! Sometimes I would be there for minutes waiting for my payment to process or for the machine to authorize it or it would sometimes not read the card and I would have to struggle to get my payment accepted. That was the biggest pain! I would also say, the laundry room needs some updating or better machines. Maybe a lost and found area. People are always leaving some kind of clothing inside or forgot a sock here and there and a lost and found location would be cool. Other comments: Walls are thin and if you have a loud neighbor, you'll be able to hear them...even snoring. If you are on the first floor, you can hear upstairs people walking. At some point it either gets annoying or you become immune to it. If the neighbors really get unruly and loud, you can simple email management and they will go knock on the door or send an email for them to keep it quite. Also, if you are on the first floor, you get a bigger patio and 2nd or 3rd floor balcony. Some people complain about the noise at the pool but I think you'll find that at any apartment with a unit towards the pool area. There is a curfew of 10pm and if there are people being loud, you can call security and they will deal with it. Some people also complain about the construction/upgrades on the site. It can get annoying if you are working from home but units need to get renovated and there will be noise. It is an older apartment complex, so they are trying to do renovations to keep attractive. If this is something you cannot bear with then I would suggest finding a brand new complex. read more

10/24/2019 This is a continuation of my original review. Not sure if there is an easier way to reply to a response...but here goes. Here are some points I wish to address from Angelique's response. 1. TIMELINE. Angelique's phrasing of "finally decided to go ahead" and "applied several days later" could confuse a reader into assuming that much time had passed between my meeting with Philip when he quoted me the unit I requested for $2395 and the day I submitted my application. The Total Elapsed Time between that visit and the completion of my online application was ONE business day. My original review shows the exact dates of these events. 2. In regards to the statement that "we always quote a price range", that was NOT my experience. Philip and I were discussing an exact unit, the bottom floor unit right next to the leasing office. There was no equivocation in the pricing during our discussion. The price was stated at $2395. 3. Regarding the computer reset, I find the timing and explanation odd. The quote and requote were updated less than one day apart. Why would the computer reset the quote? What had changed during that less than one day time to warrant a requote? 4. RE: "Only way to lock in a price is to apply for it right away". When I was talking with Philip, he asked me if I wanted to fill out the paperwork then or online. I told him online was fine. At no point did Philip alert me to any issue that such a process could cause with his quote. Wouldn't it make sense for him to advise me to fill out the paperwork on the spot so such a problem would not arise? 5. Guess what the price for a 1 bedroom apartment with 700 square feet is listing on Apartments.com. Spoiler alert, check the screenshot below. I can't tell Newport how to conduct their business. They can do as this please. The apartments seem nice. Ultimately I prefer to live in a residence where my trust and confidence in the management team is on solid ground. I have lived here for 2.5 years. Pros: -- Clean and fairly safe (that what the 2 stars are for) -- Updated mail room (mail boxes were broken into before so they added a more secure structure) Cons: -- Constant projects of construction. Frustration lies in the fact that these projects are not high priority. Putting in an outdoor bike station that took MONTHS of loud CONSTRUCTION noise. Now they are on adding new sitting areas through out the complex -- more drilling, sawing etc. THERE IS NO BREAK TO THESE PROJECTS. Meanwhile the laundry room could have used a huge improvement (it's small, awkwardly spaced, and machines get broken frequently). If they offered us all a nice discount during all the months we were greatly inconvenienced, then I would have been understanding, but I still pay 2,400 while living in a construction zone. I hate moving and have moved a lot on the past 7 years of my life, I wanted to ground myself somewhere so I will keep bringing these issues up so that the management starts taking people that live here into consideration. It all depends on what you value, if you prefer peace and quiet over new benches and bikes then you won't be happy here. read more

Long overdue review... Newport saw our family go from 2 to 4! We loved the amenities, in particular the pool. We spent years in our 2 bedroom apartment overlooking Hacienda Ave. With views of the mountains, the morning sun would gently fill the living room in the am. Excellent, spacious layout particularly in corner units. Management and maintenance personnel are great and always took care of things in a rapid manner. Never complains on noise to the point we always wondered where our neighbors had gone, who by the way were incredible. Location is key and gets you in 17 (880) or 85 in no time. Lease increases were market based but we did find some flexibility and accommodations were made particularly during the early years of the pandemic. If one is able to utilize all of the amenities, you do get a lot of benefits for what you pay and your money's worth. Newport is a great place for a young couple starting their journey as a family. read more

We have worked with multiple site managers during our 11 years; David & Rachel, Julie and Philip for last 4 years. They were always kind, helpful and supportive for all our needs. I highly recommend Newport. I have been living here for 4 years now and have no complaints whatsoever. They keep this place immaculate! Their staff (Julia, Kevin, and Amila ) are highly motivated and quick to respond to any questions you have as a tenant. Today, one one of the worst air quality days in the Bay Area, Newport Apartments has decided to update the carpeting in the corridor leading to the apartments. That means that we are not only inhaling terrible smoke from the Camp Fire that has settled like a fist over the Bay Area, but also that we are inhaling glue fumes from the carpeting as they had to open our doors to install the new carpet. Everything was great until we left Newport Apartments. We WILL NOT LIVE IN ANY ACCO MANAGEMENT APARTMENTS for our time being in the Bay. We did not want to leave Newport because we enjoyed our stay for the year that we were there. Staff and management were kind people. Maintenace orders were attended to at reasonable times. Though I did have to phone in to see the status when I made a report in the portal. The apartment complex was well maintained with curb appeal. They are strict about what you can and cannot have in front of your door and patio. It is understandable they want to keep a clean presence. The noise from construction and gardeners was always annoying since we all are working from home. However, it's during the day and they have to do what they have to do. The noise level from the neighbors was generally doable. However, walking down the halls you can hear people's conversations, t.v., or when a couple argues. I'm sure it's like this for all apartments. There is no sense of community here. No community events even pre-covid. People just go about their own business. Good or bad depending on what you are looking for. It was convenient and gave me peace of mind to have the amazon lockers. You will get a text with a barcode to pick up your package. Packages were left in front of doors for a few days and I was really shocked that no one comes to steal them. Nice paintings and mirrors are in the hallways, so I felt like we were in a safe area - Until the very last day when we were moving. Someone stole our bike from the back of our truck in the parking lot at night time. All of the small cons we could live with, enough that we were really sad to leave because of the hassle of moving. When the lease was up in August 2020 it changed! I had to constantly ask when we will get the renewal agreement. We got it a couple of weeks before our lease ended. They didn't raise the rent, but for $2,495 for a 700 sqft 1 bedroom apartment. Yeah, we had to move. We found better deals up the street because of covid specials. We were told not to worry about the walls because they were going to paint them anyway. So, we didn't worry about it. Fool of me to not have this conversation in writing/email. We left it alone but was charged for a whole paint job because Philip didn't recall that happening. The paint in the apartment is matte finish, of course, there will be easy staining. We were charged for a refrigerator because there was wear and tear scratches in the stainless steel exterior. Perfectly working clean refrigerator that I had to pay for a brand new one. Who knows if they kept the old one for the next family. I'm thankful for the small discount that we got for paying the fees upfront. However, the charges to me were not reasonable. They should have offered a proper walkthrough before we left to help us out. During these hard times, these big corporations can afford it and are just money hungry. Many people moved out and that means they are losing money when units are vacant. Don't be fooled by the low deposit and specials. They will get you somehow when you move out. read more

I lived at Newport for 2.5 years in a 1 bedroom on the second floor that faced into the main courtyard/pool area. I really enjoyed my time there and felt my apartment was very much my home. I really liked the layout. For a single man, this was plenty of space. The ceilings were a little low, but it got decent light. The kitchen is OK sized with granite countertops for cooking. I ended up getting a lot of furniture and found there were many arrangement options to make it fit how I wanted. Management was always friendly and helpful, which is a rarity in the Bay. They've recently been upgrading (mail room, new lighting, painting, gym machines, and other stuff). It's becoming much more modern, which is great. The neighbors were okay too, I would say everyone is generally friendly and no shady characters even in such a huge complex. Facing the interior was nice so I didn't here cars coming in/going out at night. Overall, I'd recommend it if you like the South Bay and it suits your budget (right around the 2k price point). The area is also good for going to downtown Campbell or hitting Santa Cruz on the weekends. read more

We moved into Newport last year and we absolutely loved it! This was our first apartment and Philip was so great answering all of our questions and making sure the move was simple and stress free. Anytime we had a maintenance request he responded quickly and the problem was fixed within a day or two. We had a two bedroom 1 bath and it was very spacious with tons of natural light. I loved having a little patio and seeing the baby geese walk by in the parking lot! We had plenty of storage and loved the layout which allowed us to hang up lots of paintings and really make it a home. The bathroom also has a heat lamp which was great in the winter. The gym, hot tub, sauna and lockers for packages were nice perks as well! The grounds and amenities are clean and well maintained. You can tell the team takes a lot of pride in maintaining the grounds as they were always updating something (paint, parking lot pavement, gym equipment, etc.) Everyone we encountered working here was courteous and friendly and we appreciated all the little community events. They offered hot cocoa during the winter, a wine tasting event, a barbecue during the summer, and offered to come out to check our oven and stove before Thanksgiving. Overall it is a quiet neighborhood with friendly neighbors and we never had any problems with parking. I highly recommend Newport! read more
