We live here and have for almost a year. No hot water for nearly a month last fall. The place is totally corporate and run absolutely horribly from the top down. Maintenance staff is by far the best part of the staff (Ovi and Ezekiel are both fantastic), but their hands are tied by the corporate finance people cutting costs everywhere, and they're understaffed. Property management and building management are ambivalent and completely impersonal. Try calling the leasing office and see how difficult it is to reach an actual human vs their awful AI answering service. See photos of our trash room on our floor which became a health and safety hazard. I did not get any adequate response from management when I brought this matter up and had to take it to the San Jose City health department. They do not care about their residents. Would not recommend moving to Modera San Pedro Square. Instead. Run. The opposite direction. read more

If you are stressed and having a difficult time finding a place, this review is directly for you. I was in a very similar place until I found Modera at San Pedro. I ended up losing my deposit on another apartment to live here. It's been three months, and I feel confident in leaving a review about this place. It's been amazing so far, and I highly recommend it! Here are the pros and cons: Pros: - The best lease office team ever! - Location, location, location: 12-minute walk to Caltrain and SAP center. 15-minute walk to whole foods. 5-minute drive to Target. The best local coffee shop right next door! Look up San Pedro Square, and you'll find tons of restaurants just 2 minutes walking from the building + Live music every Thursday and Friday. Oh, one more thing, it takes a minute to hop on the freeway! - This place is always kept clean! Hallways and elevators are always pristine. Thank you to whoever takes care of that! - Keyless entry and smart apartments: you could open doors to the lobby, gym, mail-room, etc .. all from your phone. You can control the lighting and AC from your phone. - Luxurious and modern appliances. Cons: It costs $100 for reserved parking, and it's kinda difficult to find parking on the street if you want to park overnight. read more

I don't very often give one star reviews but unfortunately, Modera San Pedro Square wasn't worth trying to schedule a second visit to see if they could redeem themselves. About a week ago, I visited the Modera website in order to schedule a Self-Guided tour of the community {only because I was not able to reach them by phone in order to do so} - I scheduled for Saturday, 2/13 and received a confirmation email stating that my tour would be a between the 10am and 11:30am time frame. The morning of my tour, I received a text asking for photos of my license in order to confirm my appointment {done and sent in around 10:20am} in preparation to arrive during my time frame. Since the community is located in Downtown San Jose, you will need to find street parking if you are a prospective resident or a guest of a resident {there does seem to be a garage for residents but it does require fob access} - Luckily, there were a few spots open on the street right by the office. Walking up the the office entrance at 10:54am {ground level and all windows}, we could see two members of the leasing team inside. As we tried to enter the office, the doors were locked {which is 100% understandable as we are still in the middle of a pandemic and most offices are not allowing folks inside but simply coming to the door with mask on to greet them}. Both the woman and the gentleman inside looked at us as if they had no idea why we'd be trying to come in - The woman {located about 10 feet from the front door simply pointed to the sign on the door that said "call us"} as both she and the gentleman just watched us call them. She picked up the phone and I let her know I had an appointment scheduled between the hours of 10am and 11:30am, she then said the gentleman would come to the door - Let me be completely honest, we were already annoyed at this point. He came to the door and said that he wasn't sure who scheduled the appointment but to give him a minute {to which he returned inside to consult with the woman}. He came back out and explained that the appointment was scheduled for 10am and that they give a time frame in which you were able to tour the community {not stated in the confirmation email - the email stated the arrival time should be between said hours} and that they had another tour at 11am and could only have one tour at a time - Hmmm.. You can only have one tour at a time but scheduled ours from 10am to 11:30am and scheduled another at 11am?!?! Weird. He asked if we wanted to reschedule and come back later - Hard pass! As someone that has worked in Property Management for years and years, this is no way to treat your guest {and I'd be very sad if my team did so} - Your residents and potential future resident are your bread and butter - and customer service is of the utmost importance to me. If this is the service I was receiving as a potential resident, I'd hate to think what would happen once I moved in. Disappointing. Tip to Modera San Pedro Square - Please revise your confirmation emails to let folks know they have a specific appointment time and not a "time frame" in which to show up. read more

The apartments are modern, well built, and surprisingly quiet even though they are right in the middle of everything. And I get a great view! DO NOT LIVE HERE. I had a fine experience when I lived there, but upon moving out, my deposit was taken from me. I emailed the Modera staff to get details on the "damages" that occurred, but instead of responding to me or calling me, they sent my account straight to a scam collection agency www.paymyRA.com This agency was "working on my behalf" to get information, but instead didn't send me any information for over a month, nor provided any details when I spoke to them on the phone, and even though I have been pro active in trying to reach Modera and this agency since the day I moved out, they have sent my account to collections. The AI Leasing Assistant scheduled me for a tour for 4 pm. I arrived and was told they are closed and they wouldn't take me even though I was the one who took the effort to arrive to my appt from out of town. So I wasted my time for nothing. Wasted my time circling around the block looking for parking. Wasted my money at the parking meter. Very poor customer service from the leasing office. You know, sometimes people just want to hear an apology and next time why don't you ask what you can do instead of dismissing me. read more

We moved to San Jose last year from New York, and chose Modera San Pedro Square as our first home here. The place was brand new, with all the amenities and facilities needed for an apt building. We lived here for a year, and the management and maintenance have always been very helpful and friendly. There was some hiccups with the hot water issue, but overall we enjoyed our experience here. And it's super close to the San Pedro Square Market, with restaurants and bars nearby, super convenient location. read more

Love this place. The apartments are so nice with top-of-the-line appliances, quartz counters, and hard flooring through. The neighborhood is great with so many different restaurants offering takeout and outdoor seating during Covid. But the best thing is the staff. My boyfriend and I recently signed our lease to move into one of the 1 bedrooms and couldn't be more excited. Such a nice location in the heart of downtown SJ. Our leasing agent Rae was so helpful and sweet and even took pictures of the inside of the 2 apartments we were considering at different hours of the day so we could compare the lighting. (She dealt with my boyfriends particularity way better than I do lol) Everything seems to be kept very clean and the gym has such a cool view of San Pedro Square! The staff working at this apartment are the NICEST people you've ever met. They are so accommodating and always welcoming when I walk through. Whenever I have a question, they call me/email me back so fast. when my partner and I were touring other places, the leasing agents and front office staff were always so rude and acted like they were irritated by our presence. We have lived here for about a month and a half and absolutely love it! We had a really great experience being able to self tour and view all of our options with the help of Rebecca, Rae and Colton. The leasing staff was extremely helpful when we moved in and even though the office was closed at 6pm they made sure to have a spot ready for us in the front at 8pm in order to park our moving truck and make moving much easier. The downtown area is great, there is so much to do and so many new foods to try. I love that everything is brand new and has a modern design to it. I've had an excellent move-in experience at Modera San Pedro Square. Rae was a phenomenal leasing consultant and set up a comprehensive tour, showing me several different layouts and accomodating two separate days, taking the time to thoroughly answer questions beforehand. The building itself is very impressive with great amenities (which during COVID have temporarily been closed), and key fob entry through the main entrance/elevator which ensures a secure living experience. The area can't be beat- with a variety of local restaurants, lounges, coffee shops, parks, and venues (including SAP center) all in walking distance.
