We've been living here for about 3 years now and it's been pretty great! This is a small inward facing complex with about 32 units. Dallas is the one maintenance technician and he works his butt off! He's always around to answer questions, swap out a fire alarm, and anything else you need. He is very efficient, thorough and even cleans up after himself after any job. Dallas is definitely one of the big reasons we keep renewing our lease! The community redid the laundry room about a year ago or so and added a fire pit and extra furniture by the pool as well. The complex is well taken care of and always feels safe. Anytime something breaks or wears out, the management and Dallas (or any specialists) are quick to fix it. Our neighbors host barbecues, holiday events, and more! It's a very friendly place and Dallas makes it extra special. read more

My wife and I have lived in La Mancha for a year and our stay was delightful. The property was always very well maintained and should you have any maintenance issue it was immediately taken care of. We loved the apartment layout and build quality. During summer time the pool was very nice to work on your tan or just refresh at the end of a long day at work. We moved out because we wanted to have a garage, otherwise we would still be there. We left in the middle of a month and decided to clean the apartment as much as we can to try to get the cleaning fees back. Not only the property accepted to give us back the cleaning fees, but also paid us back some of the pro-rated rent for the ongoing month. They have no legal obligations to do so and this is not something you encounter very often, so we want to say Thank You! read more

I scheduled an appointment to see an apartment this morning for 1:30pm. I later saw that I got an email saying if I didn't confirm by text they would cancel it in 30mins. I am already here at the building their office hours says open but they have closed and locked the door. I pressed the button for the office and the guy says sorry but we will have to reschedule. I drove 30mins in San Jose traffic to get here for them to have closed early and have them cancel my appointment. No thank you for the sh*%%y service. I do not recommend this complex. If this is how they do business and pull little sly games on new customers I don't even want to imagine what they do to their renting customers. The property can respond to a review making the customer look how ever they want. Bottom line is I was waiting outside of the property since 1:30. I got a person on the intercom at 1:50 telling everyone it was canceled because I didn't confirm a booked appointment by text. The property fails to realize their system is flawed and they are unable to afford full time staff to manage the property. I don't need management of this low caliber. No thank you! read more

Overall a pretty quiet community, the common areas were all maintained very well. The property manager at the time, Rita, wasn't particularly on her A game. She regularly forgot to give notice that they needed to enter the property to do standard maintenances, so those maintenances would get delayed due to insufficient notice. We were living there during Covid, and the rules stated that the pool was for residents only (no guests) since capacity was limited, but her son (in his 20's) regularly had a couple friends over and they'd hangout at the pool all day so that was pretty annoying since I wanted to enjoy my pool. On several occasions the same group would get hammered and could be heard screaming at each other late into the night, turned into a fist fight at one point. All of this just seemed inappropriate for it to be coming from the property managers residence. Often times I would have to send multiple emails over several days to her, waiting for responses to pretty simple requests, even though there's less than 50 apts in the complex. Cal was pretty great about responding to emails in a timely manner, and when my move lasted longer into the day than we had agreed he didn't make a big deal about it, he actually said not to worry about it and to take as much time as we needed (didn't charge us for an extra day). Dallas was the man! He was probably one of the best parts about living here. I'd see him every morning at 7 when leaving for my morning walks and he was always a smiling face who asked about how my day was going. He regularly saw me doing small maintenance work on my car and would lend some advice to me if it seemed I was having a tough time. Any issues I had within the apartment I ended up just asking him about and he'd always have a solution for me or would stop by and see if it was something he had a quick fix for. Definitely recommend living here, pros heavily outweigh the cons. Just be friendly to all of the other residents and you'll receive the same attitude! read more

This apartment complex is one of the best in the area! It's gorgeous on the inside and close to a shopping center with a Safeway, movie theater, and other restaurants and little shops. All the tenants are friendly and mostly quiet. Cal, the apartment manager is very nice and helpful. After living there for a year, I received the full deposit back. Overall, it's a great place to live and I would highly recommend it to anybody that is apartment hunting! read more

I moved to La Mancha in October of 2008 and moved out in July of 2011. I was never much a fan of the surrounding neighborhood. (It's not dangerous; just outdated in a 3's Company type of way.) Getting past the neighborhood in general, La Mancha is a sweet little enclosed community with a pool, and friendly folks. My son and I shared a 2 bedroom 1.5 bath unit which was newly remodled with pergo floors, granite counters, crown molding, and cool paint. The place was cozy and perfect for us, and the apartment manager Cal was always super helpful whenever I needed assistance. A big win about the place is that the units are affordable... perfect for ballers on a budget. read more

My wife and I moved into La Mancha in 2008. We stayed in a two bedroom, two bath for a year and a half until we had to relocate due to our jobs. La Mancha was a great place to live. The building and neighbors were generally very quiet. There's a shared pool in the middle of the complex so you might hear kids during summer afternoons. The grounds were always well kept. Landscaping was done on Friday during the work day, which might be an issue if you telecommute, but means you're coming home to a clean and quiet building. The laundry facilities were very clean. One annoyance for us was needing to remember to get quarters for the laundry room. As I've seen at other complexes, Sunday afternoons are bad for getting your laundry done. On the plus side, everyone was really respectful of personal property. I never had someone take my laundry out or steal anything. I occasionally left my apartment or car door unlocked overnight and never had problems. The interior of the apartment was very nice. Beautiful counter tops, plenty of space in the cabinets, pantry, and closets. The heater/air conditioner was in the living room so I suggest trying for an apartment closer to Hollis Ave. Our apartment was on the other side of the pool so we got the setting sun on our bedroom side, which made it really hot during the heat wave our second summer there. The first few nights we slept in the living room since the AC worked so nicely in that room. We ended up getting two cheap fans to circulate the air to the back. A blackout curtain for the back windows (or sliding glass door in our case) would've done the trick too. Parking was really good. We had two cars: at worst we had to park one on the "far side" of the lot. The only time we ever had to park a car on the street was when we invited a few people over and wanted to make sure there was room in the lot. The neighborhood was very nice. Sometimes you hear sirens since firetrucks and ambulances use San Tomas Expressway to get places, but we didn't hear normal traffic, even with our windows open. We would walk around the neighborhood and saw Campbell police cars patrolling pretty often. I don't remember any crime issues or break ins on our street. We walked to Safeway and the movie theater often since they were so close. We never felt nervous walking home, even in the middle of the night. The bus/light rail station was very convenient. I walked to the light rail a few times when my car was in the shop. The management was great to work with. We had a few maintenance issues, but they were all dealt with professionally and quickly. A perfect way to illustrate how wonderful management and maintenance were is with an example. Our worst repair issue was a clogged pipe under our bathtub that started as a slow drain. The clog happened a few months after we moved in (I don't want to suggest it was a preexisting problem). We called when the bathtub got "stuck" and started filling with water one evening. Cal, the building manager, had our on site repairman working on it in under two hours. Once he realized it was a "bad" clog, he drained the water, then called back Cal and they scheduled plumbers to come the following day. It ended up taking the professional plumbers two days to fix it, but Cal made sure they got it fixed enough for us to shower the first night they were there. After the fix, both Cal and our on site repairman checked with us a few times to make sure the plumbers had done a good job and our tub drain wasn't slowing up again. Cal even asked our opinion of the plumbers because he doesn't want to use bad contracting services. I never had to wait more than 30 minutes to get a hold of Cal with any problem or question. We had several non maintenance things (I don't remember what they were now) where I needed to get a hold of Cal. Whenever I had a question or needed something, Cal was reachable and made sure things were taken care of. We would definitely put La Mancha at the top of our list if we were to move back to the Campbell area. read more

I lived at La Mancha Apartments for almost 3 years under the old and now the new management of Cal Takar. At the end of my residence I was treated with great respect and care. I received my deposit back in full and because of the managers great care even donated to my cause I was fundraising for too. For the most part this place is quiet and has friendly people who live there. In the area its in its a Jem you shouldnt pass up. read more

I have lived in La Mancha for eight months and it is the best community/location around. Everyone is so nice, and respectful. The winter is very quiet and if you want to have some fun the pool is always a good... GREAT time when the sun is out. Very diverse in age, singles, couples, families... its perfect! I lived here from October 2013-December 2014. Our apartment was perfect. The first thing I fell in love with was the interior of the apartment and how modern it looked! Loved the open kitchen and fancy granite counter tops and vanity. From the outside you would never think that their apartments are so modern but I'm so glad I came to look. Cal is amazing, he was flexible from the beginning even when I wanted to view the apartment. He worked with our schedules and even met with us at 7-8pm because of work. He's very nice and understanding and responds right away when you call or email him. We had no major issues with the apartment which was great. Our light in the master bathroom was flickering and we emailed them and they came to fix it the next day. Parking is always a huge issue with any apartment complexes. NOT THIS PLACE! You get a designated carport for one car, and a parking sticker for an extra vehicle, and the lot is first come first serve for residents only. My friends never had any trouble finding street parking either. (There is always spots open!) I highly recommend this apartment! If there are any open units I suggest you take it right away! I went and looked at an apartment here and have to say it is one of the better apartments I have ever seen. The unit I saw was in fantastic shape. The only drawback was that the unit I saw would not be good for me and my two teens as the 2nd bedroom was too small and they don't accept pets but otherwise I loved this place. We have loved living at La Mancha. The management is always very responsive and helpful. The apartment has been well maintained. We have lived here since September 2014 and are having to move out because of a new baby, otherwise we would stay here. We lived in the town home style 2 bedroom 1.5 bathrooms. The kitchen and the bathrooms have been nicely upgraded. We also had a nice small back porch and balcony off the master bedroom. Plenty of storage for the square footage. The only thing was our next door neighborhood would have loud music a couple of times a month and we could hear the bass pretty clearly. Not management's fault though and we never reported them. The surrounding neighborhood isn't anything great, but I never felt scared. We would take walks during the day and the apartments all face the courtyard so we aren't seeing the street when you walk to your cars or the dumpster. Safeway is super close too which is very convenient. All in all, I would highly recommend La Mancha. read more

Do not recommend to rent there - I lived there several years - the complex is next to San Tomas expressway - very noisy. Expect a big utility bill in addition to rent - for the family of 3 you will pay about $160 extra for water/garbage/landscape (nearby apartment complexes charge less for the same utilities). A/C is only in living room, so in bedrooms it becomes very hot during hot weather. There are some strange rules in the complex I did not like. Lately there are too many little kids in the complex - so expect constant noise all day - in the pool, on the customized playground. Manager is very greedy for money - tries to make money of anything he can. Do not expect your deposit back after moving out - I got less than half of my deposit by living there for several years and living the unit in perfect condition, and there is no explanation why I did not get full deposit back (although I was told that cleaning is not required after several years living there). My refrigerator was leaking for a year and I had a puddle every morning in the kitchen, but when I asked the manager multiple times to fix it - I got a response that it's too much food in the fridge (??) - not the right response from property manager. It was a safety issue - but it was not fixed. You can find much better and cheaper deal than this complex (neighborhood also is not the best). read more

I lived at La Mancha for 2 years and absolutely loved it. It was a nice size complex and very well taken care of. I loved my one bedroom apartment- really pretty inside. Cal, the property manager, was awesome. Whenever I needed maintenance, Tim was there within an hour or two. He is always very helpful and is good about giving your deposit back. He definitely takes care of his tenants, and really appreciates those who stay for awhile. Its a great location too- close to the grocery store, movie theater and downtown. You also can have an indoor cat and no pet rent! I was so sad to leave, but I needed to move to a two bedroom and there weren't any available. I would definitely move back here! read more

La Mancha is a gem of an apartment community. Lived there for 4 years and it was fantastic. Cal, the property manager, and Dallas, the handyman were always fast to respond and really take care of the residents. It's a small community of around 30-35 units. Very quiet for the most part and parking was hardly ever an issue. The apartments are kept up great (I lived in one of the townhouse-style units) and so are the grounds. It's also an excellent location to catch the Light Rail at the Winchester station, downtown Campbell, and other everyday necessities. It was tough to leave. read more

I really like this complex. I am writing this review because I keep trying to recruit people to move here and they tell me to just write a review. So... Good: - Safe parking, I believe one spot per bedroom in your apartment - Hardwood floors, granite counter tops, new Appliances. - good quality handiwork, including tasteful paint colours, solid fixtures and plumbing. - laundry on site, with enough machine for 2 people todo laundry at once. Also recently had 2 change machines installed, along with vending machine for laundry goods. - quiet neighbors (pretty sure I'm the loudest one there), the neighbors are also very friendly and always say hello/talk to each other about more than weather. - pool is sweet, nice and heated, also well kept/maintained. This includes a propane BBQ and sun Lounges. - landlord is very kind and patient. He seems to take extra effort to find good tenant and mAke sure the property is well maintained. Bad: - area outside complex is not as nice sadly, particularly near safe way - friends have to park on the street - no laundry in unit. -ac not standard but available upon request (of which I have had no need) - kids can take over the pool on weekends making it hard to cannon ball in the deep end. - no dogs Overall I really enjoy living here, My family and I feel safe, and have been here for over a year and feel comfortable staying here till we can afford the downpayment on a house, which is pretty much the only reason we would move. read more

My husband and I moved into a two-floor, town-home style unit at the La Mancha Apartments in October of 2004. While the apartment itself was spacious (and the price was something we couldn't beat for the square footage), everything was original to the unit, which was built at some point in the 1970's. The ancient wall heaters, damaged bathroom and kitchen tile, stained tubs, basins, and toilets, original and almost unusable appliances, mold ridden window coverings, lack of air conditioning, and poor maintenance practices throughout the years had taken it's toll on the unit. We received a pro-rated price which was further discounted upon move in as the apartment was unclean and all normal "move-in, move-out" maintenance apart from a fresh coat of paint and a carpet cleaning, had been neglected At that time, the complex was under the ownership and management of absentee landlords, and we quickly realized that anything that needed to be done to the unit, emergency or not, would NOT be addressed by the landlords. After having cleaning the unit with a toothbrush, straight bleach, and any other product I could get my hands on (and after MUCH work on the part of my husband), we were pro-rated a second month and part of our deposit was returned to us based on shoddy conditions and a breach of rental contract on behalf of the landlords even before the first week of our occupancy. I cannot stress enough how poorly the place was kept, but we remained as we were allowed to keep our pets, the place was located close by to our places of employment, and we had a small patio/backyard (a luxury in an apartment) that we used often. The complex also had a pool, that was significantly more well kept than the units themselves! In late 2007, we discovered the complex had been sold and that new management would be taking over in January. It was in January of 2008 that we made the acquaintance of Cal Tahkar, and it was at that time he began making great changes in the quality of the complex as a whole. He immediately began renovating vacant units, modernizing and updating them on far more than just a cosmetic level. Everything old and pre-existing was ripped out - windows, floors, carpets, tiling, cabinetry, lighting, window coverings, countertops, appliances, air conditioning unit installed, etc. You name it, he renovated it! The countertops are now a beautiful, modern granite, the floors laminate wood, the appliances stainless steel - everything is new front top to bottom, and of far superior quality that one would expect of a small apartment complex and planned with esthetics in mind. Far beyond just the scope of renovating the units themselves, he has made many changes to the common areas of the complex : all the old and aging plants have been removed and replaced with new landscaping, the pool has been drained and a new liner/filter/drains to comply with current safety standards, a large gas grill installed for common use, new decorative concrete poured, balcony and front step railings replaced, new asphalt in the parking lot laid - he even went so far as to pour new concrete and install a new drip/drainage system WITH landscaping in the units that have small patio backyards. The La Mancha Apartments are now beautifully modernized, and the example pictures here on Yelp do not do the units justice. You really MUST see them in person to understand the full scope of the time and effort Mr. Tahkar has put into the betterment of this small community. My husband and I were given the opportunity to move into the FIRST newly renovated unit, and were beyond happy with all of the wonderful changes that happened seemingly overnight. Whats more, the scope of the tenants has changed for the better. The complex is small, with only 32 units, but any and ALL problematic, loud, rude, and unsavory neighbors have since moved out since Mr Tahkar has taken over ownership and management. The community is almost completely comprised of young couples and small families. There is a clear absence of "trouble makers", there is no loud booming music in the middle of the night, domestic violence or yelling, and in fact - I cannot remember a time when law enforcement OR fire has ever been called to any of the units. The La Mancha Apartments is a quiet, peaceful, friendly, laid-back community. Cal himself is a dream to know and work with - friendly and helpful, he is genuinely concerned about the quality of the lives of his tenants. He is quick to take care of any maintenance issues, large or small, and is never hesitant to call a professional when it comes to issues such as plumbing, appliances, and other things that are out of the scope of expertise of the regular maintenance staff. He is also ALWAYS present, and in his office on site nearly every day (and often on weekends as well) in order to be immediately available to his tenants. My family has lived here for over a year now & we are very happy. The landlord Cal has been very good to us & has taken care of any complaints / problems immediately. He actually lowered our rent twice without us ever asking. He tries to keep our rent comparable to the other apartment rates in the neighborhood. He has been fair & kind to us. The handy man Tim is very nice & the facilities are well maintained. We have a back yard, a pool, a balcony, and a covered parking space. We have granite counter tops & nice laminate floors. We have AC in our upper floor & many units have it throughout the apartment. Everything has been updated & painted. The apartment has a nice gated feel & its a nice escape from the outer neighborhood. We are so happy & comfortable here that I'm willing to over look the local middle schools API score. The local elementary & high schools have good API scores. There are many children in the neighborhood & there is a school bus that runs to the elementary school. We've found this to an affordable & descent place to raise our children. read more
