Jose is the nicest and knowledgeable maintenance person I have ever known. Management is awesome. The complex is well maintained, quiet and is gorgeous with tons of lush greenery and a pool. So simple: She publishes a monthly Tenant Newsletter with information I never got before. Everything gets taken care of in a timely manner and it gets done right. Now we have surveillance cameras that give a sense of safety. The machines in the laundry room will be replaced in the near future. We have monthly gatherings that give me a sense of community. I enjoy so much our conversations, the food, the time we spend together. It is just such a great thing to do. Thank you so much Glenda for such an amazing job!!!!! While I am definitely happy to see this place get some TLC and a responsible, responsive on site manager. I cannot, nor will I remove my original post. I can appreciate her efforts. However, my post is the truth. Two different homicides on two different occasions and one women was attacked in her apartment while I lived there. Yes, this was MANY years ago... However, people have the right to know. I was completely traumatized by this place. This does not mean the apartment complex as of today is unsafe... however, these are the events that took place at one time. This area itself is a wonderful place to live and with good quality owners and managers this place can thrive... Hopefully it has changed for the better.

Every location I have requested this information from besides this one were more than accommodating and even would provide a telephone number in which if we chose to make it easier we could call or text them directly. This unprofessional P.O.S. agent that responded to me after an obvious copy paste or automated response was initially sent to me had the nerve to cope an attitude with me when they completely ignored all my questions and requests and when I listed specific details of information I was mostly concerned about they snapped an attitude with me and told me to not apply with them or any other location as I wasn't obligated to do so and terminated the conversation with me. I have screenshots of this conversation but this app isn't allowing me to upload them for some unknown reason. Do not bother with these people because if this agent is in any which way or form a reflection of the type of professionalism you expect to face with the complex then you're wasting your time....

This place is terrible when initially first reviewed and over the year got better…read more The apartment did not seem to be properly deep cleaned between tenants and the apartment manager is not on site most of the time so when things need to be done properly, it took many reminders just to get something repaired or completed. There were several times that the garbage was overflowing and the furniture from previous tenant not given instructions on what to do with their furniture and how to properly dispose of it through the City crew, was a health hazard in this place for the first few months, and eventually got better after sending instructions on how to manage these types of issues. Simply, things like that need to be resolved within 2-3 business days. This neighborhood apartment complex is in Japantown after all and there is a standard of cleanliness this neighborhood requires. After auditing their tenant payment system called Appfolio which seems to not be properly managed or watched, there were several overpayments that some tenants were being debited for that goes unchecked so this was brought to the attention of the property mortgage holder to make sure their automated system did not just take tenants money from their linked bank account considering there are a lot of elderly and families that are in this community. I hope they get that audited and properly watched soon because people work hard for their money and the last thing people need is the automated payment system called Appfolio to go unwatched or unmanned daily taking peoples' money from their bank accounts when not looking. That is illegal and problematic so their management really needs to step up to actually be on site and do the job of what properly managers actually do: watch the software and stop the machines from taking the peoples' money when not looking. There were some issues with some units like the management refusing to repair the doorbell upon moving in, and also the ventilation system in the kitchen is not properly installed because there is not a kitchen chimney vent so if a tenant makes a hot plate, it sets off the fire alarm because of the improper installation of the appliances and the lack of proper masonry construction with the basic things. There was some painting that is incomplete and so some of the units look very tacky and under construction still although it is already completed. So I'm unsure of the people that have done the work at this place but their main mortgage holder needs to check this place in person for a monthly inspection just to keep up with the zipcodes' quality standards for real estate quality control. Just look at who the neighbors are down the street. This place needs to be on par with the businesses on the same street because those people are very clean and tidy and their buildings are meeting and exceeding the building standards. This building was built before the 70's so there is still no reason why simple fixes like a doorbell repair would be refused or not repaired other than being lazy. Some people like old world charm and don't want to get one of those wireless doorbells from the electronic store because that is not really the same as a wired traditional doorbell. Over a few months, this place have gotten better after raising serious safety concerns regarding the homeless encampments and the wanderers considering this place is right next to an elementary school and very certain that parents do not want their children exposed to people suffering from street drugs and other things to stay safe. Let's hope they got the services that they needed and pray that this place keeps up with the basic standards of quality especially with making sure that this place stays kept well quality. There are some great things about this place, one is that that the entire landscape was redone and looks better and newer. There were some immediate safety enforcement when tenants raised concerns so that was really nice to know that the staff and the mortgage holder does actually care for the tenants and their concerns to sleep better at night. Other than this, the only thing that made it a 3 star and not a 5 star is the fact that Appfolio needs to be watched for to make sure it does not act like an automatic ill machine that eats the tenants' money without notifying the tenant what the reasons that it is doing so. The property manager would need to review this and make sure that it does not take any more than what the agreed upon amount is per the agreement.

It's super close to the Campbell community center which has an outdoor track / tennis courts, but also a reasonable walk from the Pruneyard. We LOVED living right next to downtown Campbell for the restaurants and farmer's market! Our unit was definitely on the spacious end for a 1 bed / 1 bath, offering plenty of room and an abundance of kitchen storage, which was a huge plus. And we had assigned parking which is always nice to have in the Bay Area. What really made our time there exceptional was the outstanding support we received from our landlord, Abbas. He was incredibly friendly, attentive, and always quick to address any questions or concerns we had. It's clear he genuinely cares about his tenants and the property. The only reason we ended up leaving was due to a job change that required us to move out of state. I would highly recommend Gateway Apartments to anyone looking for a great place to live in Campbell. You get reasonable rent, an amazing location, and excellent property management!

The Land lord would say there is nothing she could do. My car was vandalized in the car port as they only have a security guard drive thought once at night and let homeless go into the dumpsters without any problems. I unfortunately had to go to upper management there and break my lease due to all these issues. The last few days I was there the police were at the complex for multiple different issues. This complex is full market rate now and there are a lot better places to go for the price and more upgraded. The bath tub water is dark yellow when you first turn the tub on which was really gross. I was very disappointed in colonail house and it's management and wound not recommend living there.

There was major construction happening in our building. For 9 months, the construction noise made it almost impossible for us to live there. Every time we told them that the noise was disturbing us and affecting our ability to work from home, Andrea would say, "You can leave anytime you want." This repeated response had a very negative impact on us. We had brought a cat into our apartment, and they urgently demanded that we remove it. They told us we were not allowed to have any pets. When we asked what kind of documentation we could provide to get approval, Andrea said, "I can't tell you anything. Go figure it out yourself." She was never helpful and only added to our frustration. Both my spouse and I were extremely fed up. Even though we were paying our rent regularly, we were very unhappy. We had to stay there for a certain period because we were waiting for some important documents to be delivered. When the time finally came, we decided to move out. I gave them 13 days' notice, but despite us living there for over 3 years, they charged us for 15 days -- for days we didn't even stay. Even parking our car was a problem. If you live there, you're not allowed to park cars back-to-back. If you do, your car gets towed. My work vehicle is very long, so I had no choice but to park it that way, and every time I did, I would find a large note stuck on my car -- which was extremely frustrating. Every day was full of stress. Now that we've moved out, I feel so relieved. My mind is at peace, and I'm so glad I don't have to see Andrea anymore.

I lived in this apartment complex for about 2 and a half years and absolutely loved it. Everyone keeps to themselves for the most part and the complex itself is super quiet. I lived by myself (the complex only has studio/1 bed) and I felt extremely safe. Maintenance is always on top of requests made and they make an effort to communicate to each resident when water or power gets turned off for whatever reason. If you are a 20 something year old looking for your first place this is a great apartment complex!!! Move out went super smoothly, I received my deposit and was not charged for any extra BS. Good experience living here my 2+ years, but was disappointed upon MOVE-OUT…read more Though I'd inquired about the deposit-refund process multiple times in meticulous detail, the staff wasn't entirely truthful upfront about what they would deduct from my deposit. In my case, myself and two others spent 6 hours cleaning my tiny 450 sq. foot studio (including the major stuff: pulling out and cleaning under appliances, scraping and re-caulking the tub, and deep cleaning the oven). We left the place immaculate. Excluding a carpet cleaning, I was still charged $75.00 for "General Apartment Cleaning." I was never told about this fee prior; rather, I was informed ONLY about carpet and painting charges. Just seems like your average BS charge. I could have saved 6 hours of cleaning (and money on cleaning materials). Just feel overall misled, and it's unfortunate that this spoiled the great review I was planning on leaving prior to me receiving a deposit with the aforementioned "General" cleaning deductions. Mind you, an itemization of what was "unclean" was never offered as proof. This has unfortunately reaffirmed the typical lower-than-average expectations of ethics that society holds for property management. Bummer.
