Don't be fooled by the address of Campbell in your line address here. You are in San Jose and as a result not covered by rent control. Tenants have seen rent increases of upwards of 26% in the last year. Which in my opinion is an insulting ask and has been covered by the local news stations. If your aim is to pay the extortionate asking rate on the website ($2800 for a 2 bed) I would seriously consider the following as reasons to look down the road at one of the apartment blocks which is actually worth the money as well as them being in Cambell and having rent control:

- In-home washer and dryer - 1 bedrooms do not have these and it is a high cost adder to the 2 bedrooms
- Contemporary kitchens - They must mean old and tired. The appliances are old and don't work well - the floor is cheap and the cupboards are simply terrible and at one point they must have been painted shut to save time.
- Huge private patios and balconies - The use of the word huge is a little misleading here, some are spacious others are simply not. I think if you are on the ground floor you have space, but if you live on top you lose all your outside privileges
- Walk-in closets, additional storage and much, much more - Walk in closets yes - additional storage - at an extra cost
- Start your day with a morning swim in the sparkling pool - It would only be sparkling because of the chunks of ice floating about in it - having been told it was heated all year round, it isn't. Also, if you were going to go for a swim in the morning, be careful of all the floating debris as it is only cleaned once a week or so. This means the surrounding trees drop leaves into it as well as millions of flies and bees
- Exercise in the state-of-the-art fitness center .................................. - Simply do not know what to say. The definition of state of the art you can found online is "the most recent stage in the development of a product, incorporating the newest ideas and the most up-to-date features." - At no point does it say - a filthy old carpeted, ineffectively air-conditioned bad smelling converted bedroom containing 5 old machines (probably bought from Big Lots) which spend most of their unused time broken.
- You'll find shopping and entertainment nearby - The biker bar across the road is quite rowdy and really loud bikes tear up and down Bascom Avenue at all times of the day, night and early morning. One other point of concern is people seem to be letting off fireworks in the middle of the night which scares all the dogs in the compound, who then bark for the next few hours.
Staff:
Maintenance are lovely and cannot do enough to help if they are able to, but I guess they can only work with what they are given. The office staff are poor and none communicative.
All in all the apartments are ok in size, but the carpets are old and stained. Management refuses to change them and the cost of cleaning them yourself is just not worth it as $100 gets you a stain free for about a week before the old stains return. Generally the décor is dated and most of the appliances are old and in need of replacement. The air-conditioning units are simply terrible as well as poorly placed, meaning they are ineffective and costly to run. There are a lot of dogs, which is fine, but there is no cleaning of the grassy areas by management as far as I can see. Therefore, during the summer months when you would like to be relaxing by the pool as it says on the website "When it's time to relax, enjoy the beautiful courtyard and lush landscaping" - watching dog poo being buzzed around by flies with fresh sun heated fragrance of urine and feces is not as relaxing as described.
The most frustrating thing is that this place has the potential for being 1 - Competitively and well-priced, 2 - much, much better managed and 3 - A great place to live with far better facilities offered... read more
