Everyone was happy with beds, decor, etc. Two well-equipped full bathrooms. Well, one with a bath and one with a shower, but worked well for so many people. I can't say enough good things. Seagulls Landing is a great find so while I wish the owners the very best of luck, I hope it doesn't get too popular! During our stay, the air conditioner stopped working. While we got a bit of a runaround initially due to the late hour, the service couldn't be completed until the following day. Throughout the process, Ward Realty was attentive, communicative, and accommodating, which made the situation much easier to handle. Aside from that hiccup, we walked into a clean, well-maintained house on our first day, and everything was exactly as described. Booking and check-in were seamless, and the staff made the entire process feel effortless. I am writing this review to share my experience with Landmark Vacation Rentals and Alana Malechuk,…read morewhich has been extremely disappointing. On Wednesday, September 24, 2025 at 9:52 PM, I reserved a vacation rental through Landmark Vacations LLC for the dates August 29, 2026 - September 5, 2026. My credit card was processed the following morning on Thursday, September 25, 2025 at 11:17 AM, for a total of $7,067.44. Unfortunately, the dates did not work for my family. Within 19 hours of booking, on Thursday, September 25, 2025 at 5:04 PM, I sent a text message, email, and placed a phone call to cancel the reservation. We had not signed a contract with Landmark Vacation Rentals and canceled well within 24 hours of making the reservation. Despite this, $576.18 was withheld for "service charges." Alana Malechuk refused to refund this amount and stated in an email: "The fee is not retained by Landmark, but rather paid out to a third party vendor. For that reason, we are unable to refund the reservation fee." To better understand the charge, I respectfully requested: The name of the third-party vendor who received the fee, and An itemized receipt or accounting showing how the fee was distributed. I also asked that the company reconsider the charge given the timing of the cancellation and the lack of any actual service provided. Ms. Malechuk responded: "We will not be providing itemized documentation of these charges, as they are internal business costs disclosed and accepted under the terms of your booking. We consider this matter closed and will not be issuing a refund. Please refrain from further contact regarding this issue." I find it concerning that a significant fee was kept after a same-day cancellation, without a signed contract, and without any transparency regarding where the money went. Refusing to provide even basic documentation for a disputed charge does not inspire trust. I am sharing this experience so future customers are fully aware of how cancellations and "service charges" are handled by Landmark Vacation Rentals.

(There was actually a small animal toenail in one of the tubs! You can see in the pics). Towel bars keep falling off the wall and towels hitting the floor. Floors not vacuumed and washed. Just yuk. First year: 8203 fifth Avenue, Topsail Island, NC The first year the property was unclean. And I don't mean it was dusty. It was downright dirty. The carpets were beyond filthy, so much that we all wore shoes inside the entire week. The mattresses were likely 20 years old. Fridge was dirty. Dishes were in cabinets dirty. Sinks and toilets horrible. Bad bad bad. We decided to try again. Because things happen. 2021: Second year: 1218 N. Shore drive, surf city, NC This year we paid a substantial sum to stay in a beach front property. What a mistake. It was worse than the first year. The air conditioning never got lower than 75 degrees. It was like sleeping in a personal pocket of hell. The smell! Let me tell you about the horrific smell!! It was like a punch in the face of cat urine each and every day. First thing you smelled when you walked in. Barf. It took us a full day to clean the home to have a livable smell. The hot water pressure in the kitchen sink and second shower was non-existent. Dripped from faucets. Maddening. Washing machine smelled like a teenage boy's personal locker room. The light cover in room 2 was missing. Exposed wiring. Light in room 3 did not work at all. Fan in second bath did not work. Refrigerator was filthy upon arrival. Gate to beach from back porch needed the muscles of two men to open and close. Outdoor "shower" was a short hose, hooked to absolutely nothing. Bathroom 2 looked like a prison bathroom, complete with a chipping tub. Turning on the water was like trying to solve a rubix cube. And then trying to turn it off was a lot of fun also. It was not a usable bathroom whatsoever. Bathroom 1 had enough mold on the shower curtain to cure polio. Phone did not work. When we contacted the company we were told they came into the joke to check for these issues. No one came. This was a lie. Reported to BBB to attempt a fair resolution. We were ignored by the company when they text and we responded w the above noted issues and voicing our displeasure with the proposed "resolution." We were offered a "generous" refund of 7% of our stay complete with a 5% discount for our next stay DURING OFF SEASON. HORRIBLE. RUN. RUN FAST. RUN FAR.

We asked If there were any known to be coming available and was directed to "keep checking the website " .... Essentially the armpit waive given by a poorly trained employ and the Blow off by an agent too lazy to get out of their chair and greet us to even ask what we might be looking for. Business must be Too good to wait on people with excellent credentials, excellent credit and community influence .... We will be sure to share with the community. Good luck !

Poor cleaning and poor management. Bad experience…read more So far it has been the most frustrating, aggravating, stressful, exhausting and painful lease that I ever had in my entire life. Rented a property on Verona, Jacksonville, NC and found it dirty but still let it pass, constantly this properly management avoids responsibility on the property itself, blaming to "the owner of the land" or just bringing up vague excuses all the time. Communication almost never exists and don't even bother calling, they won't ever get back to you, other than via email. (I have over 100 already) Lost of back-and-forth. Be aware, they will try to make anything possible to get your money from security deposit. Pictures are from how I received the property. Update: I have been told to remove or edit the slanderous review; the same person that managed my rent lease but never got a phone call.

We had a storm related issue this year that they handled extremely well. We will continue to rent from Lewis Reality when visiting Topsail Beach.
