Aside from that hiccup, we walked into a clean, well-maintained house on our first day, and everything was exactly as described. Booking and check-in were seamless, and the staff made the entire process feel effortless. We were never left feeling out of the loop, or floating in limbo with any of our questions or concerns. We went from wanting to buy a home, to wanting to rent a home, and finally back to buying...and she took it all in stride (presumably wondering in which direction our tornado was going to turn next). When it came time to sort out paperwork, it was a breeze. It's amazing how easy it was...lots of forms to sign, but still much easier and less anxiety inducing than taking a driving test at the DMV. Any questions were quickly and expertly answered. The office itself was nicely appointed, and unlike some other agencies I visited in the area, seem to be staffed by people who actually like their job and take pride in their work. Prior to finding the bugs outside I squished 2 in the house, I was a little weirded out but decided to roll with it. After looking around the house it was dirty, the counters were sticky, dishes that were dirty were in the silverware drawer, plates in the cabinet were dirty. The pot holders looked like they had never been washed. When we saw the multitude of roaches outside we bolted, before we even unpacked. The Cool Story home needs an exterminator. Heck maybe the entire company needs an exterminator to put it out of everyone's misery. So disappointed The company has declined my refund....... Frickin' cockroaches carry at least 66 different diseases. Go do some research.

They advised me that "the prior guest was a 2 week stay with a dog (who apparently peed all over) and they spent over 4 hours in the home trying their best to remedy what they could on the Sunday turn after the guest checked out to make it as ready as possible for you. The rolled up rugs in the kitchen was accidentally left behind by the inspector, who was absolutely mortified she forgot it when we asked her about it." (Rugs that were covered in pee and also left other rugs around the home with pee on them) They also sent over a maintenance person to clear out the COMPLETELY unusable fenced in dog area that was covered in weeds and pickers. Also almost every fence post is worn/unnailed and the dogs push them aside and can go in and out. (So not fenced in) LASTLY when I asked them what the owner said regarding compensation they stated they can only reimburse me $470 which is ONE nights stay. We had cockroaches and an infestation of ants because none of the windows or doors seal. I went back and looked at the photos online that I looked at before renting the house. THEY WERE ALMOST UNRECOGNIZABLE ! It seems they used photos from years ago when someone actually took care of the house and still promoted the house as being updated 2024. Will never use ACCESS REALTY AGAIN OR STAY HERE!!!

The central air conditioning (AC) went down May 15th 2025 and remained inoperative for the rest of my tenure there in spite of 20+ maintenance requests. The maintenance request would be input through their online portal, then marked as 'completed' or 'canceled' by the manager assigned to our unit--Mary Faye Lindsay--despite the issue not being resolved. She said "I don't want a work order in our program. Not lbeing handled by or vendor [sic]. I will cancel the work order again." My roommate and I were given countless excuses about the homeowner having a warranty that all the maintenance had to go through, which led to three AC unit appointments that "evaluated" the status of the system to get data back to the warranty company. The AC has still not been fixed by the time I am writing this review. All we were offered was $400 dollars off ONE month of rent, in spite us continuing to pay an amount for a rental which should have had functional AC the whole time. They did let us cut the lease early due to this issue, and I am so glad I did. Avoid properties managed by SPM Residential like the plague.

I emailed 5 days before a the "real" sale and asked if they would sell ahead of time and even offered to meet that day. They replied that they could not be free until perhaps the day of the sale. Today I reached out to see if their scheduled might have freed up only to be told they had already sold the item i had inquired about days prior. However, the listing is still posted on Craigslist. After several disgruntled email exchanges, the owner offered to perhaps find me another one. This is just another example of poor humanity and greed and the whole experience felt like a cheap used car deal. Please do yourself a favor and just be patient and wait for an estate sale offered by Blue Moon. They are incredibly nice people. I've had other encounters with Caring Transitions where I've walked away and thought "wow, this guy hates what he does. he's just miserable" and the customers (us) feel that. This was just the one that made me say enough. Take a pass on Caring Transitions. Greedy, miserable disposition, and poor business practices.
