When we checked in I noticed the musty smell throughout but especially the top floor and lower level. During our stay, the air conditioning malfunctioned that supplied the top floor. Waited on maintenance for a long while to arrive for repair. Repairman arrived, said a line was clogged, said he cleared the line and left. Hours later, we noticed water coming from the ceiling on the top floor bathroom. Draining from the sheetrock, vent and lighting, running down the hallway sheetrock into the middle floor. The same repairman arrived again, said the sump pump malfunctioned, repaired it and left. Without notice, another repairman arrived who was actually an HVAC certified technician, who without his shirt on went into the house to check on the HVAC system. He said he made the necessary repairs and all was well with the system. While he was in the attic space working, I stayed nearby as he was working. So I got a birds eye view of the great amounts of black mold in the attic space. Mold on every surface within the attic space. It made me quite anxious and nervous for my adult children and grandchildren to sleep on the top floor, breathing the mycotoxins mold produces. No offer was made by Bluewater to relocate us, much less any sort of mold abatement done. No dehumidifiers, no fans. NOTHING! Furthermore, the kitchen cabinets are falling apart, the kitchen faucet is broken and leaks, the middle floor queen bath faucet is broken and the cabinet under the sink was very wet inside. The gutters are full, even have vegetation growing from them, a gutter was loose and beat against the house during wind, and raised nails on the decking are a danger for bare feet. Also, the rugs and carpeting are covered in pet urine stains. We paid nearly 15k for our family to vacation here for a week. It was no vacation. I spent many hours of my valuable family time dealing with the terrible maintenance of this house and awaiting maintenance to arrive, countless hours concerned for my families safety and the countless others who would stay in this hose after us. Bluewater Rental made no concessions to our family, Bluewater made no efforts towards mold remediation, nor did they even take note of all the issues I signaled regarding this rental property. I asked would they notify the owners and future quests. I got no response. Bluewater Realty is very poorly managed. Sea No Evil will make your family sick. Sure made my grandchildren sick. Sure caused me to have the worst vacation I've experienced in my 53 years. Oh! Also mold in the garage that's used as a rec/play room. Avoid Sea No Evil at all cost!

However, this year we booked Sunny Bunz because it clearly said that it was pet friendly and that is what we were looking for. Come to find out, in smaller print, it said no pets allowed. When speaking with someone at Spinnakers reach about this issue, they backed up the homeowner instead of us paying guests. It is clearly misleading to have pet friendly on a site and not allow pets. We would not have booked this house if we had known that it was not pet friendly as stated. The realty company said "that is part of a standard amenities category that identifies pet-related features that may be present at a property if pets are permitted. It is not intended to indicate that pets are allowed." I haven't seen this on houses that don't allow pets before. However, if you look up the meaning of a pet friendly rental property it clearly says, "When a beach rental is labeled pet friendly, it means the property allows pets." That statement has since been removed from the Sunny Bunz listing. I wonder why they needed to remove it since according to them, it doesn't mean anything. I will not be booking with Spinnakers any more due to these shady dealings and not sticking up for the paying renters. I tried to handle this in a nice way with choices of allowing the small pet or refunding my money to be able to book something else, but they wouldn't agree. Save yourself some trouble and book with someone trustworthy!

We've rented from a few other companies in the past in other destinations, but we'll definitely keep using Emerald Isle Realty when we come back to Emerald Isle, NC. My family encountered the following: 1. ROACHES on the Bottom floor 2. Ice maker never worked. Even though we called and a nice maintenance guy came promptly to fix, it stopped working quickly afterwards. 3. MOLD - this is unacceptable!!! And the neighbor had mold too!! 4. Sliders to the ocean that were very hard to open. And stuck. 5. No blinds or drapes. 6. Broken blinds 7. A dehumidifier that we were not given instructions for that we had to empty multiple times per day. 8. No info on trash pick up. 9. Dirty, trash left in place and a dirty qtip left in a bedroom. 10. Old furniture throughout. $15000 a week deserves much better furniture. 11. Weak decking that can be hazardous. 12. Dirty exterior. We are aware of the ocean winds and salt however, the fencing has been rarely cleaned because of all the dirt on the railings and slats. There is more but we are tired from a vacation that didn't happen well and we need to recover from it. We are very disappointed!!!

It looks dirty, the beds are old, blinds were broken, the kitchen floor was like a fun-house floor, the ceiling fan in the living room couldn't be shut off, the dining room light was ridiculously dim, the vent in the kitchen ceiling blew cold air directly from the outside the entire time, the neighbors could see directly into the bathroom because those blinds were broken too, and there were roaches. Lots of large roaches. On top of that, one of the bathrooms was so tiny that you could barely sit on the toilet and the shower was a joke. We're not particularly large people, but we couldn't use that bathroom. We arrived Saturday at 4:00, and I emailed Bluewater that night at 7:00 because I was so disappointed in the house. I listed half of those issues because that's all we'd noticed at that point. It got worse as the week went on. We've rented multiple other houses on Ocean Drive and this one was the worst. I received a quick response and someone showed up on Sunday (let themselves in even though we were sitting right there which I thought was incredibly rude) and changed a lightbulb, took pictures, and then I never heard anything again for the rest of our stay. I'm sorry, but at 3K for a week, someone could have come and hung $10 blinds in the bathroom. The entire house looked dirty and dated and was poorly stocked. Stay away from this place. I'll be sharing this review everywhere so no one else has to have this kind of experience.

And the overwhelming smell of mildew when you walked in, took our breath away! Please note that the amount of stairs, which are not included in the listing would be valuable let families know. The stairs to get inside 15+ , the stairs to get on to the main floor are 15+. The following list describes the photos I attached of the property when we arrived at the property. 1. Dirty floors throughout with long black hairs on the tile floors and stains on the carpets. I had to go buy cleaners and clean the floors, counters and bathrooms before I'd let my family take off their shoes. 2. Dirty shower curtain liners in the bathrooms, with crud in the faucet handles with additional hair. With a roach in the sink in the bathroom with the stand up shower. Sorry no picture I freaked out and flushed it. 3. Dirty silverware, cookware that I had to hand wash before using any of the plates, bowls, pans and spatulas. Dried food on forks, bowls and in the drawers. 4. The bathrooms and kitchens are all outdated with stained faucets, stained tubs and rusted mirrors. 5. The washer and dryer had to be from the 80's and we had to use extra laundry soap so our clothes would not smell from the smell of the washer. 6. The 2 of the 6 deck chairs that you could sit in, (and weren't afraid would disintegrate under you because of how old they are), were broken and some were chained so you couldn't move them. 7. Soap was not available at every sink. 8. Loose outlets that we were afraid to use for chargers, hair dryer and curling iron.

The house was very nice, the owners have done a great job of remodeling it. It was very clean, and we really enjoyed sitting on the dock out in the channel. We went 2 days without internet/TV. We tried truobleshooting with Sun Surf staff over text but ended up having to get Spectrum to come out to fix it. We had also rented a golf cart to drive back and forth to the beach. We found a baggie of marijuana in the golfcart. If my (old enough to drive) kids had been pulled over for some reason while driving the golf cart and the marijuana had been found, they could have been charged. What if small kids had gotten into it? What if my dogs had gotten it? We used the golf cart to drive back and forth to the beach 1 day. On the 2nd day that we tried to use the golf cart, it died in the middle of the road with my son and we had to push it back to the house. The battery was charged. We tried again on the next day and the golf cart would not go more than a foot or two before cutting off. I communicated this with Sun Surf and told them not to bother sending anyone out because wer were leaving the next day and honestly we were fed up. We tried multiple times to call and email Sun Surf Realty and did not get any response. We will NOT be renting through this compnay again.

They cannot handle the most basic tasks -- replacing a light bulb apparently requires an act of Congress -- yet they'll call you on a Sunday evening to nag about petty nonsense that could wait until Monday. Financially, this company operates like a shakedown. They nickel-and-dime you on every single line item, while locking owners into lowball rental rates and then fighting you when you ask to bring rents up to market value. "Recommended" rates are presented as flexible, but pushing to adjust them upward gets resistance in practice. As an owner, I've been ignored, ghosted, and ultimately disrespected. Requests go unanswered for days. Maintenance and cleaning are shoddy at best -- an outright embarrassment for a company whose entire job is supposed to be maintaining property standards. Wish I could give zero stars. I posted an earlier version of this review, and rather than address a single specific issue, the company had it removed and responded elsewhere claiming they couldn't "verify" my experience. I have documented correspondence -- maintenance requests, calls, rate discussions -- supporting every claim here, and I'm prepared to share it if this pattern of deflection continues. I would not trust this company to manage a parking lot, let alone real estate. If you're considering hiring them, save yourself the headache and look elsewhere.
