My boyfriend and I absolutely LOVE seapointe. We feel so incredibly lucky to have found such an amazing complex in costa mesa. Alberto is a great manager and is always willing to help us with any issues we have. He is prompt to email us back with any concerns as well or is always in the office. Then there's Andy...this guy is absolutely incredible. It's one thing to have great leasing management but the maintence staff is usually what makes or breaks an apartment stay if we are being honest. Andy is so personable, friendly, caring, and FAST! he is always there to help and he gets the job done asap. We had our washer break and had a new one installed within 2 days, same with our microwave that had a handle malfunction, fixed the next day. Yes the apartments can be a bit on the pricey side but we truly think it's worth every penny. We feel safe here, we have enough space to live beyond comfortably in our apartment, and we are centrally located to literally everything. The freeway is 5 mins away, target & sprouts is a 5 minute walk, and across the street you have randy's doughnuts, a drive thru car wash, club pilates, several nail salons, UPS, Vons, Stater Bros, BetterBuzz Coffee, flea market at OCC college every weekend, OC fair 10 minutes walking, and a goodwill coming up soon! There's so much more in this area too. Honestly we will probably be here awhile...could recommend seapointe enough Cons: parking can be a bit hard after 5 o'clock so we recommend getting a parking spot inside. I just moved 2 weeks ago and the apartment is beautifu!! Seapointe is a cute, quiet, small, apartment complex that is cozy with air conditioning washer and dryer gated parking and beautiful fireplace, rooms are big with a nice size patio.. I had an issue come up and needed service regarding maintenance today and Andy was at my door in less than 10 minutes he seriously saved the day!! I rented my apartment online without ever seeing it in person and Albert helped me every step of the way unfortunately he had a emergency the day before my move but Tony and Andy stepped right in and helped me in a big way during a stressful move and went above and beyond to make sure my needs were immediately addressed!! So far it feels like home!! I absolutely love the location apartment complex is a hidden jewel in Costa Mesa definitely check them out if you are looking for a comfy place to call home!! read more

I've only been here for 4 months but I'm blown away by the first class customer service provided by all staff members at Seapointe Villas. I've have experienced some of the worst property management companies and landlords, so it's been such a treat living here. I was supposed to move to Oakland but 5 days before moving, I had a change of heart and decided to move to SoCal instead. From the initial inquiry call, to the virtual tour and then the application process it was smooth, quick and I was approved within 2 hours. Upon my arrival after business hours, the property manger Albert ensured that we would get in our apartment safely. This would be the first time of many that the staff would demonstrate above and beyond service. A more recent example, I was on a month long trip which I forgot an important document at home. I contacted Albert and with my permission, he was able to find and ship my document to me. Most companies would not take on this liability but I'm so grateful that these are people who care about their people, and not just seeing tenants as a income. As to my neighbors, there are some neighbors who are very friendly, and some are not which I can't fault the property. Just be aware that it's a very small apartment complex and you do run into these people frequently. The location in the neighborhood is super convenient, coming from someone who moved from an urban city. I could take leisure walks, walk to the shopping center, do my daily runs, etc. So far I'm happy with my decision to live here. read more

Our whole experience at this complex was amazing!! Beautiful units with updated appliances, great amenities, in unit washer/dryer. Andy (maintenance worker) is amazing! So nice and helpful. Any issues I had were resolved the same day! I submitted a maintenance request and Andy was so fast to fix my issue. Albert at the front office is wonderful! Very professional and helpful! Gave us a great tour when we first moved in and gave us a great layout of our options for rentals! My only issue with the place is that I had to move and leave the complex :( would highly recommend living here! read more

I lived at Seapointe the last 2 years and moved out recently because I needed a 2 bed. I would have stayed at Seapointe if they had one available. I had a really good experience here and am sad to leave. The service here is amazing. Albert (the property manager) was so helpful with anything I needed. He really went above and beyond to help me out, while always remaining professional and prompt. Thanks Albert! I've been living here for almost a year now and I have to say I am very happy here. I've rented at plenty of places, and though this is no Irvine property, it's still a nice place to call home. Each unit has tall ceilings, which I never realized how great of a feature that is. The upstairs has fireplaces and the downstairs has hardwood floors. The pool is nice and hardly ever crowded. Over all, the community is quiet. Sometimes you can hear parties from across the street at the Camdens or weird mechanical noises from the warehouses on the other side of the complex, but honestly, nothing too bad. No traffic or anything you'd expect living so close to Harbor. Also, you can walk everywhere. Target is just around the corner as well as everything else you could possibly need. if you're an OCC student, I don't even think you'd need a car living here. You never have to drive on a freeway to get an errand done. And every bus line converges here. If it wasn't for the insane drivers in the area, I would definitely be biking to work. As for the bad, I am disappointed with the new manager. The girl who we first spoke to left the community before we signed our lease. Honestly, if we hadn't of met her, we wouldn't be living here. The new manager isn't bad, per se, but she's either extremely overwhelmed or drags her feet on mostly everything. Not a whole lot gets done around here anymore. Our neighbor was almost gassed out of her apartment when her fireplace started leaking and had to rely on the gas company to fix it. Maintenance was nowhere to be found. When our fireplace acted up, it was practically a war to get it fixed and took upwards of a month. The maintenance man also had to come back several times, and each time he came, it became very apparent that he was pretty novice, which is disheartening as he's literally playing with fire. Over the time I've been here, I've seen the place get significantly dirtier. Rain gutters are clogged, sidewalks are spotted, and spiderwebs are starting to coat some of the walls and railings. We have to replace our own light bulbs (which burnt out a couple months into our lease) and clean up our own walkways, but, like I said, I'm happy here. It's just a shame that the residents are the ones fixing things so often. Hopefully the complex gets their act together soon because, overall, this really is a great place to live. read more

Lived here for a year with my girlfriend in a 1 bedroom. Location is good, and it is dog friendly. Layout of the apartments is great. Very airy with vaulted ceilings, lots of light, in unit w&d, and garage. New management is responsive for maintenance requests and amiable. A couple cons however... It does get a lil' noisy from the college kids at The Camden across the street. Also, parking for guests will be a challenge. Since it is not a gated community, you may be awoken by the cling clang of dumpster divers retrieving bottles at 3 AM. The biggest con for me however, is that I am moving due to a 20% rent increase. They are appointing the apartments with more luxurious amenities. I didn't ask for marble table tops! If I wanted that I'd rent from Irvine Co. LOL. Oh well... I would have stayed had it not been for that. read more

I've lived here for a year now. My partner and I had to transfer units due to their renovations. It wasn't the smoothest process, but the updates are fabulous. Our 1br rent went up 20%, and we were basically forced to move to a new unit, a 2br. If we didn't, we could stay in our unit, continue to pay the extra 20% for nothing; or completely leave for 3 weeks, continue to pay rent and move our furniture back at the end of that time. It's a bit quieter here; I never hear my neighbors. The rent is ... competitive with the area. Costa Mesa sure ain't cheap! You do get that great breeze, though. You also get a washer and drier on your balcony here, which is somewhat of a rarity. I like Jidan, the manager; though this a small place, so you don't get a ton of extra service. This isn't the Irvine Company. But do I want the Irvine Company? If you can find a unit here, check it out! Walking distance to Target, Sprouts and OCC. Biking distance to South Coast Plaza, In-N-Out, Fresh & Easy, The Lab, The Camp, etc. read more

The leasing office manager never shows up for work. The office is closed 5 days a week. The gardeners blow mud and dog poop all over our patio. All she says is what do you want me to do about! She refuses to renew our lease because of too many complaints. It's 1 thing that never gets done and we have to repeated call you because you never get it done, just blame everyone else like the handy man. It's been 6 months since she said it'd get a fixed remote. Our sink has been broken since she started working here. Our paint on the patio also never got fixed and the light in our laundry room is still broken! Do not live here ever. Also all the neighbors have illegal propane tanks and grill everyday blasting smoke to their upstairs neighbors. read more

This place is nice and it comes with appliances, washer, dryer, fridge, micro which is very nice. The bad thing about this place is that windows and walls are very very thin you can hear everything! This is not funny I can hear the fork lift at 4:00am in the morning everyday from the business next door. That's what sucks! You can hear the fire truck all day, the fire station is next to the complex and specially all the noise from all the business next door... also beware they charge you a maintenance fee every month, which I think they should pay for it not the tenants. The fee is like almost $40 Dollars a month. Is like if your paying for association were renting not buying! Is too noisy leaving at this place. I wouldn't move here again. read more

Loud college kids, noisy streets, no parking, overpriced apartments. We've had to call the cops at 4am to break up a ragging party. We can't park our car in the space we were provided because it's a compact space and I drive a full size SUV. The landlord refuses to give me a space that will accommodate my vehicle. There's about 20 layers of paint on the walls due the amount of turn over here. The surrounding streets are exceptionally noisy. Spend your $2K for a one bedroom somewhere else. read more

I have lived here close to ten years and in the ten years we have had several managers. We finally got Jidan as our manger for year and a half. Wow Jidan is 'GREAT" the complex is clean and takes care of the tenant's needs right away. She is a dynamo! She has gone above and beyond for me as I 'am on workers comp. AMC corporation should be very proud how Jidan runs and cares for this complex. The maintenance man Gary is awesome who fixes problems the first time without having to return to fix same problems. I was going to let this go but now I have been waiting for over a week for a washing machine that works. Your options, go to a laundromat, you did not even offer to pay for, or wait 3 more days for a fix, and again its been over a week. A friendly voice and an apology would of worked wonders on me, you went a different route so. First your less then friendly attitude anytime I call dose not constitute making me feel I have made the right decision choosing this as my home. When I moved in I did a check list that was somehow lost. When I asked if they wanted me to do a new one they just stood there with a pen and wrote down what I remembered on the spot. Most of that was fixed, however there are still kids toys and junk on the top shelf of my closet, a light switch doesn't work and a few other simple things like a bad shower head, a broken toilet, and water that gets super hot when neighbors flush a toilet. The problem was, you hired a new maintenance man the week we moved in then the manager was let go shortly after we moved in , now that maintenance guy has been replaced as well. you should reread my original comment about the carpet, I have photographs that show these stains are coming up from the padding. The fact that you were not there when we were tricked into taking a different apartment was a good reason for you to of just let this go. There were three of us there, you were not one of the "us". No I do not wish to discuss this in person, maybe with your supervisor but not you. read more

By far the worst place I have ever lived at. My sister was sick for 2 months due to the mold we found in her room. We notified the leasing office they didn't do anything because it's not black mold. My sister went to the doctors and we were told it doesn't matter if it isn't black mold that is what's causing you to get sick. We ended up getting a lawyer and everytime our lawyer called to talk to the office they hung up on him. Our lawyer told the leasing lady you can't have any tenants living in a home with any type of mold. They needed to move us to a different unit. We were told they don't have another unit for us so we can just move out. They tried charging us to break the lease, we ended up not having to pay to leave but they took all of our deposit and charged us for paint carpet cleaning etc... after 5 months!!!! I don't recommend anyone living here. Cars getting broken into all the time... Also in my room I bought ALL brand new furniture I came home from work my carpet in my room was soaked with water... I was walking in puddles. The upstairs neighbors water pipe broke.. they had someone come lift up my carpet and told me let it dry for a couple of days (might I add they used my fan) after a couple days they came back and all they did was put the carpet down and said ok it's dry. Couples day passed I smelled something funky. Sure enough my carpet smelled like mildew. I notified the office, she said no it doesn't. I said lady get on ur knees and smell my carpet. She refused. We ended up moving across the way to camdens and paid 600 dollars less. I've lived at 5 different apartments in costa mesa I can say sea Pointe is the worst!!! read more

I lived there for 2 years and my son lived there for 4 years. The buildings are infested rats and the property management does nothing about it. It is a health hazard. Also, they changed property managers and she never answers the phone and does not return your call for several weeks. They are not willing to go out of their way for anything to help you. What's happened to customer service. My roommate and I always use to go in, chat with the old manager who was actually nice and helpful. She's tell us what our utilities were since we pay them directly to the property, we'd right the check and move on. This morning however, a temp was there, didn't know how to look that up (again they are paid directly to the property), we are having to go back later during our work day to take care of this when someone else is there that can look it up. Ok, not a huge deal. I called a moment ago, got someone that claimed to be the regional manager and she was not helpful at all and actually scolded me for us leaving a blank in their office. Instead of holding onto it for us, till we can come BACK down there to take care of something that should have been done this morning, she's going to take time out of her day to go back and put it on our door. It's not our fault they're not in control in the office, but instead of being helpful since they put us out this morning and we have to go back, they're just being rude. It doesn't take much to provide nice customer service. read more

Lived here for 2 months and love it so far! We live in the newly renovated unit and it's really cute. Rustic style hardwood floors. Dark kitchen cabinets and new appliances. The washer and dryer are front load and really big ! I never hear our neighbors and we are above a garage so nobody is below us. We were choosing between here and 2775 Mesa verde. I'm really glad we chose here. Parking isn't that bad at all in my opinion, after 6 the street parking fills up but that's going to happen anywhere you live. Everyone we have met is nice. Location is awesome, right next to target and lots of food places. And a short uber ride to Newport or triangle square. Jidan, the manager has been so helpful with any questions or concerns! I lived at Seapointe for a year and a half. I would have loved to stay longer, but I met a great guy. Loved the hardwood floors, tan paint in the unit and stainless appliances. The complex was very quiet and I felt safe at night (despite the occasional dumpster diver). The grounds were always in great shape and Jidan and Susana were responsive if I had a maintenance issue, which was rare. When I moved out, I received most of my security deposit back, which was a nice surprise. I looked at a lot of complexes in the area and this was a great value compared to other options I was considering. I had a great experience at Seapointe and would highly recommend living here. read more

I have been living at Seapointe Villas for about 4 years now. So I do know about the previous property manager that really wasn't up to standards. She was young and really didn't know what she was doing. The new manager they put in place about 3 1/2 years ago (Jidan) now runs the front office while Gary runs maintenance. You will find other property's all over here. One thing you will notice is the other complexes are huge. They are also older units. So imagine how long a maintenance call would take to get something fixed. Seapointe isn't a full square mile of apartments. It's more of a community. If I ever had a problem I would call Jidan and Gary literally would be on the problem within an hour. That is huge when your garbage disposal all of a sudden stops working in the middle of summer. Jidan is super nice and does everything she can to accommodate tenants. I lived in the older units then had the opportunity to move into the newly remodeled units. I have to say it's a huge difference. I love to cook so having stone counters is huge for me. Not to mention the in unit washer and dryer. I think my wife does laundry every day. I couldn't imagine how much that would cost in quarters at the other complexes. I would probably have to donate a kidney for rolls of quarters. I am a big supporter of products I like to use and businesses. So if you have any questions about Seapoint feel free to ask. Happy apartment hunting. I know that is rough. Glad I found a place that feels like home. P.S. The only negative is the cost of rent. The higher ups... NOT Jidan tends to like to increase rent at the end of every lease. Sucks that she gets to bear the blow back from that and it's not her fault. I would sign a longer lease then a year to lock in the rate if you can. That would be the only negative. We went through a very disappointing situation here, and were very serious about moving, until Susana and Eli came on staff! We appreciate their kindness, and we will definitely be recommending anyone that we know who is moving to come and look, as well as live here. Susana is always willing to go the extra mile with any question or request. She always has a smile on her face, and we can tell that she truly cares about all of the residents here. We work with people everyday in our jobs, and it is not always easy. With Susana, you can be confident that whatever the request is, she will get back to you with an answer. I have been living here for 2 months and so far so good. The ONE AND ONLY problem I have is there's dog poop everywhere. I can't walk my dog without seeing multiple piles. They don't send emails out reminding people to pick it up nor do they have any visible signs saying to pick it up. Honestly this is a deal breaker for me. My wife and I have lived here for @16 years and still truly feel like we are living in our own home. The units were originally built to be sold as private condominiums, so it does not have the slightest feel of living in an apartment. We have a parking space and a single car garage. Our upstairs two bedroom unit has two master bedrooms with full bathrooms, lofted ceilings and a fireplace. We have an outdoor patio and private outdoor stairway entrance. In addition, the small gym next to the pool is just perfect and has been recently upgraded to get a great workout. Overall, the complex area is well kept, clean and orderly. And now, we are getting upgrades in our unit that include a full kitchen renovation, new granite counters, and new flooring. Of course our rent is being increased slightly with the signing of our new lease; but the increase is very reasonable and fair compared to present market values. But along with all of these amenities, I am most appreciative of the present property manager (Jidan) who is very friendly and responsive. She is always more than helpful whenever we need service or assistance. And, along with Jidan - of course, the maintenance man (Gary) who is just wonderful, too. He enters your unit respectfully with coverings over his shoes to make sure he does not track in any dirt etc inside. And, when the work is done, he leaves everything as clean as he found it. Nothing is left undone. Bottom line - we love it here, and I would highly recommend living here! read more

Recently moved out after living there for a year. Asking for maintenance repairs made me feel like a burden. My heater also took a month to be fixed. My little boys lips were blue even with full suit pajamas on. By the time they fixed it, weather was warm again. Pros: Loved the vaulted ceilings, how spacious the apartment was and having own washer and dryer. Very close to target and sprouts. Swimming pool clean and hardly anyone uses it. The sound of fountains with your window open. Convenience of location. Cons: very noisy (people who love across the street, cars and motorcycles speeding by, dogs always barking, doors slamming, fights). Sharing water, sewer and trash utility bill. I think the water bill would be much lower if they would fix ALL the dripping faucets. We had mold issues accumulating very fast in the bathrooms even with taking showers with the fan on and the bathroom door open. Many many people smoke and it'll blow into the apartment all day and night. Not okay if you have little ones. We like to get a breeze through the windows and not use the AC. Parking in the street is very hard to find after 5pm and when college is in session. A lot of college students park there and ride their skateboards to school. You have to pay for all utilities. And you hardly get any of your deposit back when you move out. I've lived at many apartments, and have always gotten full deposits back. We left the apartment very clean with just needing patching up on the walls from hanging stuff up. Seapointe charges you for repainting, cleaning, shampooing carpets and final water bill even if you move out earlier than move out date. Expensive place. You get what you pay for is not true in this case. read more

We moved into our two bedroom about 6 months ago and we have been very happy thus far. Jidan is a real talent and a fantastic property manager. Any time something goes wrong, which is fairly rare, I call her and she either picks up immediately or gets back to me within a business day. She made our move and the leasing process very easy and straightforward. Rudy is excellent as well. He works hard and always has a smile on his face and makes time to ask how my day is going. Jidan and Rudy are both great examples of how property management should be done. As for our apartment, we love it. It is spacious and has a nice, modern vibe. It has everything and is somewhere I am happy to call home. The kitchen is very nice, although it gets crowded when more than one person is trying to cook, but this is how any apartment kitchen I've ever seen is. All the appliances and the trim bits of the kitchen are great. Granite counter tops, a microwave, oven, a GAS stove, a dishwasher, sink with garbage disposal, and a refrigerator/freezer, all of which are newer. The central heat and air work great. Now, the two things that really made this place stand out while searching for a place to live were the in-unit washer and dryer and the personal garages. It's pretty rare nowadays to find a complex without a laundry room where you need to pay-per-load to do your laundry. It's really nice to just be able to do it whenever we want and not have to wait around at home for our clothes to be done before we can go out. Aside from the luxuriousness of the apartment itself, the garage was the biggest selling point for me. I was surprised how hard it was to find a complex that had private garages around here, and Seapointe really delivers. The garages are quite spacious for one-car units. I bet you would be able to fit a full-size Escalade in one if you were so inclined. As for the community, it's awesome. Everyone is very friendly and the complex is very quiet, day and night. Just about any time I pass someone I am greeted with a smile and a "Hello!" All in all, I doubt we would be able to find another place as nice and enjoyable as this one. read more

First off, let me start out by saying this apartment once was an amazing apartment community. Sharon, the apartment manager, was always flexible, kind hearted, and great with animals. Birds chirped, bees buzzed, squirrels did whatever they do...you get the point. Fast forward to now. New management has been introduced and this lady couldn't be any more opposite of Sharon. The feeling of "home" is certainly not apparent in the community anymore. Most residents stick to walking their animals at night in the fear of the new manager popping out of the foliage and asking for the pet license. Now, I'm sure at this point you're probably asking yourself, what happened to Sharon? That is a good question. Many rumors have flown around the community. Anything from, "she got fired for being too old", to "the property manager wanted their niece to take over management", the list goes on. Truth is no one knows exactly why Sharon was let go, all we know is that it was very sudden and there was no formal notification of the change until about a week into new management was implemented. Shady right? I have since left this complex but I can never help but look back when driving by and remember what this place used to be. Now only a faint memory, one could only wonder, "what if Sharon was still the manager?" Would I have chosen to move out of the first apartment community that felt like home? The answer is easy, no, I would still be there. Like they say, "there's no place like home". read more

This place is way over rated for the price that they charge per unit. We have lived her for 2 years, everything is old and the owners try to nickel and dime you for every little thing. Utilities have consistenty gone up since the first month we moved in. Originally utilities were $68 a month and now that are rising past $90 which is included in our monthly water, trash, sewer bill split between all of the tennants. When I went to speak to management about the issue she told us the increase was because they decided to purchase to new trash bins. We all got stuck with this bill. The grinch would not even allow us as we have been in years past to put up Christmas lights. When we went to put a wreath on our door she told us she needed to check with upper management before it was allowed. Just a little tired of the rule mongers. My rent at this place is now well over $2,000 for a 2 bedroom apt and one car garauge when the nicer newer apartments across the street with more ammenities and activities are $400 less. In my opinion it is no longer worth it and I strongly suggest if you and your family are looking at this place to move into you look elsewhere. It is way too expensive and a new policy to instated to nickel and dime residents every other month and sometimes more often than that. read more
