Everything here is awesome, the managements, maintenance, the park view, the cleanliness of the shared facilities, the location is 5 stars, the highways are not noisy as thought on the contrary, you hear birds and happy dogs in the park ans kids play.. everyone who visits me, really likes this place. read more

Nice complex with ample parking. There's a pool, gym and bbq grills. Luis in the office is friendly and patient. He answered all my questions and was very helpful with the initial lease and renewals. read more

Roaches, mice, charged $20 a week for laundry (laundry frequently closed/under repair as well), security gate constantly broken, bums inviting themselves into the community. We weren't able to view our unit until the DAY of move in. They were so adamant we moved in ASAP, and they couldn't prepare the unit in time. The paint was rushed and splattered everywhere, floors scratched and damaged, cabinets peeling, the preparation was obviously rushed. Luckily for them we're young and just needed a place to live in, we didn't complain, but that was just day 1 of move in. Credit where it's due: Lucero, Luis, Jake, and the maintenance people are great, they're the only reason this place functions. The other lady is terrible, I think her name is Phyllis. She is the diseased epitome of a landlord. Everything that comes to mind when you hear "landlord", that's her. Unhelpful, interrupting, no temper, talks you off the phone, drags feet, demeaning, condescending, childish. Frequently making threats towards our credit score, collections, etc, all over very simple and normal things. Any question or slight issue, she turns it into something frightening to get compliance out of you. Very insecure person, I don't remember a single time she was helpful or committed herself to making something easy. I don't think they'll let you meet her when touring or making a deal, I think she's part of their closing act. We didn't have to deal with her until we closed the lease. What's sad is this is a very nice place to live, the maintenance people work hard and most of everyone in the office is kind and helpful. Everyone seems to care about their business and tenants, and this place would have been a pleasant memory if it weren't for the disgusting taste left in our mouth after getting threatened and milked by Phyllis. Our bathroom granite counter had a crack by the time we moved out, same low quality as most things in Park Mesas. When we moved in, the towel rack, faucet handles, and drain were already broken, we even paid out of pocket to fix some of it because maintenance was so slow. At move-out, they charged the broken granite to our security deposit. Okay, fine, we took the loss and accepted it. When I called to ask for a receipt of the damages (because they claimed the entire security deposit), I got a rehearsed mix of complaints and veiled threats, and was told they'd "mail" it, even though every other document has always been sent instantly by email. Phyllis even claimed we cracked the counter by putting our toiletries on it. Once again, I'll accept bad luck for the counter. But I just think that is funny and should be public. This person is so insufferable and lobotomized she can work the mental gymnastics to say to her paying customers NOT to put items on their granite counter top. This is written months after leaving for your understanding, this isn't some heat of the moment review. We let them inspect the apartment before our moveout date, once again, they are very keen to get people moved out and someone new cycled in ASAP. We weren't living in the unit that week, and they kindly left our lights and fan on for us! That was a nice spike to see on the last electric bill. If management reads this, most of you guys are fine. I don't know if her name is Phyllis, but you know exactly who I'm talking about. They are a parasite and will reduce your company of hardworking people to a failed, stagnant, festering lot next to the freeway. We were beyond respectful, timely with payments, easy to work with, and we were treated like a purse upon moveout. Neighbors also complained frequently, maintenance was slow. I'm aware of two people that contacted the corporate office to escalate their maintenance requests (yeah). They have zero intention to fix the roach and mice issue, its up to you to pick up droppings and catch a couple of roaches. The community is fine if you're young and just trying to get by. If you have a family or just a lot of responsibility in your life stay away. read more

I think that negative stars should be added as an option. MOVING in 23 days and already packing my car, because I am terrified of bringing these pests with me. I was hoping to be the 18th tenant to move from my 4 unit section, but 2 more residents have made it out alive before me. I am settling for #20, but am both grateful and gleeful. 20 units moving out in 12.5 years is a statement within itself. My next door neighbor is already searching for her next home, and she has only been here 6 months. Park Mesa and I have come to an mutual agreement , and that is most important. Mentally, I just would not be able to complete my current lease. The infestation continues, but I just stopped posting evidence. Otherwise, there would be a daily update of more photos. It is traumatizing. I cannot wait to be able to open a cabinet and be able to walk it into my kitchen and bathroom without fear. Most of my items are being tossed...all furniture, rugs, trash cans, toilet bowl cleaning set, vacuum, mop, any decor that is not a solid piece of art, pillows, etc. These apartments do not come with a fridge. You must rent or buy one. I rent and the appliance rental company will not take it back, because it is infested. The fridge must be paid for. Park Mesa refuses to pay for it, so this is an additional invoice that I must incur. The worthless community exterminator has been addressing my issue since March of 2020. Each visit came with a 'new' formula for a while. Then he said exterminators 'control' pests, not get rid of them'. When his magic potion would not even last a week, I should have stopped being gas lighted. Management states that he declared my unit 'clear'. Hilarious! He must be accustomed to living with roaches and worms. This is the one time I wish I believed in time travel. It would be December 1 and I would be long gone. read more

I'm new to the complex and I'm loving living here. The entire Park Mesa Villas team has been very attentive to me since the beginning of my application. My first contact was with Sarah, and then with Luis, who continued assisting me throughout the entire process -- both very attentive and always very competent. The apartment complex is clean and very well organized, and I feel safe here. Thank you to everyone! -Neila read more

I love living here the managers are very respectful and professional. I like the portal we can use to submit work orders for maintenance and pay my rent. The maintenance is very timely and can get stuff done pretty quick. I have no issues thus far, great place to live! read more

BUGS! BUGS! BUGS I WAS IN APT. P101. Good luck if you live anywhere near that apartment! I wish I could give them zero stars! The community itself is nice but once you get into the apartments, it's a different story. I had a huge cockroach problem. They sprayed my apartment five times and it did not improve. I wanted to move into a different unit, but the manager, Jake, decided it would be best just to ignore me. Jake was unprofessional and has horrible communication skills. Good luck if you decide to live here because nothing will be taken care of. I also had someone park in my spot and my neighbor spot. Called the tow truck. They wouldn't move the vehicle because they said that it was parked in two spots. When I reached out to the management company, it took him two days to remove the car. read more

5 stars for the maintenance team. Every time I submit a request they are quick to correct the issue. Most recently my mailbox wasn't locking properly. Guillermo was quick to respond and fixed the problem. Thank you Guillermo! read more

Absolutely WORST experience ever. Had to move out after only 6 months. They have serial rapists living in their complex and have not informed any of the tenants... L building to be exact. They have MOLD (i have photos with positive mold tests.) Everything in that place is cheap & falling apart. All my cabinets were falling off and one even smashed my foot. My oven and stove were broken only a couple weeks after moving in. The maintenance guys scared me so I was living with a broken range/ oven for 5 months... Helene is the head leasing manager there and she is not transparent on anything- made everything out to be MY FAULT! I put adhesive curtain rod holders on the wall and because of years and years of cheap patch work they took chunks of drywall out when maintenance took them off (after i moved out) and they charged me..... Helene told me she'd let me out of my lease if I didn't tell the tenants about the rapist. I was so scared so I left quietly without saying anything but that is now my regret... everyone should know who lives in there and everyone should know before considering this crap hole. Oh also cops alwayssss in and out looking for fugitives (cops told me that when i asked why 3 squad cars were there just 2 months ago). I would give negative stars if i could read more

Absolutely love living here such a quiet community plenty of parking and the office staff is amazing

I took a tour of this property and it was very nice. The lease and maintenance staff were very friendly and it looks like they handle situations in a timely manner while in the leasing office heard the staff say maintenance will be right over. It is really important to have great maintenance workers. If I move there I would like to get to know the staff and maintenance workers well cause I know their jobs can be stressful and making a connection with them helps them and helps me to get my work order completed in a timely manner. read more

Thank you Jake, Luis and Lucero for making my stay as enjoyable as possible! I stayed with Park Mesa for 4 years and I would like to say how professional, dedicated and customer oriented these individuals are! They handled my maintenance requests promptly and dealt with my complaints especially with the weed smoking neighbors downstairs immediately. The only reason why I left was because I had to relocate for work. The owners of Park Mesa are very lucky to have Jake, Luis and Lucero! They are very good at what they do, they treated me with kindness and always had the time to talk if I needed them for anything! Thanks so much and best wishes in 2025! read more

Great experience with Park Mesa Villas so far. I'm impressed with the maintenance crew and the office staff. Quick to respond to any issues and helpful. I absolutely love how clean the pool and the jacuzzi stay. I really enjoy spending time by the water all year round. Its also convenient having a park literally on the corner. There's a basketball court to hoop at. I don't play volleyball but do enjoy just walking in the sand every now and then. I highly recommend this community to anyone. read more

Management sent my personal information to a stranger and tried to blame it on me. One of their employees stole my bicycle and management refuses to cooperate with any form of investigation or so much as respond. Someone died on property in my building on 1/7/24 but they're more concerned about people not picking up their dog poop. They've sent out property-wide notices to all tenants about guests on the pickleball courts and dog poop, but absolutely nothing about the thefts, vandalism, and death (there were 3 patrol cars that came to investigate so could be a homicide for all I know) that have occurred on the property in the less than half year I've been here. There is ZERO communication about maintenance requests. No notice before or after when someone enters your unit, no info on what work they performed or anything. They are legally obligated to disclose the death to potential tenants until 1/7/27 so if you visit as a potential future tenant and they don't inform you, that's par for the course. Great facility, shit management. Their MO seems to be: lie, ignore, obfuscate. read more

Hats off and a great big thank you to the leasing team at Park Mesa Villas for making my move into my new apartment a painless reality with their efficiency, attention to detail and top-notch professionalism. My experience was led by assistant manager, Luis, who  kept everything on schedule, always kept me informed and told me exactly what was required of me in a timely fashion. It was definitely a team effort, lead by business manager, Jake, who was always available to address my request with prompt attention and decisiveness. Although Luis was my leasing agent, Lucy was always there in his absence to gladly offer her assistance with whatever I needed no matter what time I called. She made sure to communicate my questions and concerns, always following up to make sure everything stayed on track. What a great team at Park Mesa Villas! This was my third apartment with Park Mesa and it's always had a first class experience working with the leasing team. My deepest gratitude to all of them! Of course, I couldn't be happier with the apartment living at Park Mesa. The apartments are well built, offering great layouts with the privacy that comes with quality construction. I've lived here for 2 years now and this place has been awesome. I've never wanted to live in a big complex because I always assumed that management would take long for maintenance and I would just become another number in their eyes. They proved me wrong on those assumptions. They took care of any and all issues right away and the crew had been nothing but great. I've had the most pleasant experience here....so thank you to the crew and Delmy for everything :) By the way, it's quiet here which I love. And there's a park around the backside of the complex. This place has such horrible, miserable staff, they all have nasty attitude at all times. When I was pregnant I had to call the office because the smoke detector kept going off and I couldn't reach it, when a maintenance man came in he left his radio on and I heard them talking bad about me and the man quickly turned it off & looked really embarrassed and said "that's just how they are". Anyway don't rent here, this place is falling apart, has mold everywhere, wood rotting, they shut off water without notice. also, their security cameras are just decoration because they don't work, I found that out when a random man knocked on my window and I was concerned after all the break-ins that have been happening around the complex. I take back my initial review... upon moving out they took the full deposit and are trying to charge an additional $600+for false damages that they sent to collections. ...I was charged for various things after leaving my apartment very clean besides normal wear and tear someone would expect after an hour 18 month lease. I cleaned throughly upon leaving. They claim they had to replace the entire carpet due to cat urine, I do have cats but they are trained and DO NOT go out of the litter box. Convenient for Park Mesa to charge me for carpet that they should have replaced anyway because it was definitely not new carpet when I moved in. I left multiple voicemails and emails to discuss the charges and never heard back...they just sent to collections... unethical read more

Lived for a year and recently moved out. My experience was very pleasant thru out the year. The management was very professional, nice and friendly, especially, Leana. She's amazing. I had couple of water leakages but they were fixed right away and the management reimbursed for my inconvenience. The moving out process was absolutely easy. Honestly, for the price? Look elsewhere. I've lived at this apartment for 2 years and for the $1750 I started with (for a junior one-bed) and the increase to $1850... I could have found so much nicer. I gave an extra star because the location is convenient, and despite being literally right next to the freeway exit and airport, you didn't hear aaaanything... but is it overall worth it? No. There were roaches- like ROACHES, in the beginning, which thankfully stopped after placing traps. But that's not the only issue. The interior of the apartment is fairly outdated- from what I've heard/seen, some of them were "renovated" with wood flooring but not all of them. But not only that, if you get the junior one-bedroom, the way the floor plan is allows for very little air ventilation (leading to mugginess and humidity no matter how much you leave the windows open and crappy AC on). There's one, tiny window for the bedroom (which is right next to the front door... creepy). There's a pretty pathetic fan in the bathroom that tries its hardest... but it doesn't do anything to try and offset the mugginess, especially during the summer months. Secondly, all of the windows in my apartment were pretty stuck or poorly installed. It was such a hassle to try and open them! Whoever designed for you to squeeze the edges and lift to open should rethink their career choice in product design. Not to mention how often they got stuck, so it was the choice between leaving a window half-open, or potentially (or actually!) smashing your fingers. Thirdly, oh my god, BREAK INS. I've NEVER lived in a complex that had so many break ins, even when the complex wasn't gated. My car got broken into TWICE here, my apartment once, and while the complex managers were nice about it, they were laissez-faire about the whole ordeal. They offered to put bars on my windows (?????) and change my locks, but I only ever got my lock changed. They didn't offer to let me break my lease, or offer to assist with any police reports, or anything. That brings me to the managers... I only got Jake's name, but they're both fairly friendly and nice. Just a bit in that corporate, CYA kind of way. I didn't have to deal with them much, but after the few break-ins and witnessing their reactions to it... I didn't really care to, anyways. Lastly, for the last year or so, they've been doing a lot of work around the place- redoing the roads, the gates (which are SLOW and to be honest, still barely work), tree-trimming, painting the outsides, road work AGAIN etc... but at the end of the day, it's still a pretty subpar apartment for the price. Laundry rooms are okay, the pool is mediocrely clean at best, the gym is stocked with two treadmills and some equipment from the 80's... My boyfriend and I enjoyed the tennis courts and that's just about it. Oh, and the jacuzzi's always green. For some reason. read more

I had to come update my review due to a recent development which brings it down a star. Sorry folks They closed the pool area, gym and laundry reloading area due to refurb of the pool and jacuzzis. That's fine but now we are learning that it could take an additional month until all inspections etc. Ok that's cool BUT why do this major work over the summer? I would really love to use the pool area for summer time fun and the grills are there as well that I did use. In addition, I can't use the gym after business hours bc of the renovation. In addition, I can't reload my laundry card unless the office is open...I work like many others and I don't get home in time. Very frustrating. I loved in on oct so I'll be moving soon. Guess I'll never be able to use the pool during my lease due to renovations that should have been done during off pool season month. I can't wait to leave now. read more

I want to compliment the manager named Delmy. She is amazing. I actually live in a house next to the building, and I had a problem with the building parking gate being too noisy. I'm not even a tenant, and Delmy greeted me warmly and was attentive to my concerns. She immediately sent a maintenance guy to take a look at the parking gate. Then the very next day she had a professional come out and fix the gate. Thank you Delmy! I'm guessing any negative reviews on here are from the past when there was some other manager working here. Lived here for almost 2 years and enjoy it very much. So many places within walking distance.

I have lived here for 2 years and I would recommend looming at ANY other place. They shut off water without notice and treat you like scum. The apartment itself was decent. Great parking, gorgeous park inside. What you're really paying for here is the location. Right across the street from Mitsuwa, blocks away from South Coast Plaza, close to several bars .Overall had a pleasant experience living here with some wonderful neighbors. My main cons were the cost and the cockroaches. When I first moved in, it was $2,000/month for a two bedroom. This increased every year with no visible change to the infrastructure of the complex. The entry gate was always broken, which made it a hassle to leave and enter the apartment. We kept the apartment really clean, but there were always cockroaches! I had a cockroach fly on my chest from inside the closet! read more

I lived here for one year from March 2014-2015 Location (very convenient!) + The complex sits next to the 55/405 although you cannot hear the traffic + Walking distance to grocery and convenience stores (Mitsuwa/7 Eleven), bars and restaurants + Very short drive to everything else you could possibly need Noise Level + Overall very quiet when walking through the complex + Yes - the walls are thin so if your neighbors are noisy you will be able to hear them depending on how loud their music/television is Rent + I did a ton of research beforehand and found PMV to be a good value + The price moves up significantly as you search for apartments only a few miles south + Utilities were not excessive in cost Safety + I felt the complex was safe for the most part, but probably could've used a few more lights in the parking lot Parking + I lived close to the park in the back so it wasn't that much of an issue to have guest park outside the gates + I believe the parking rules changed recently and they have become more strict about only allowing those vehicles with a permit park in complex The Apartment itself + I received the apartment in decent condition + The carpet was not the cleanest + The cabinets needed to be wiped down + The apartment had issues with water. The dishwasher had to be swapped out immediately and water was leaking from the bathroom sink into the bedroom. Some serious repairs were needed and an industrial fan was required to dry out the area. + The repair folks were responsive and tried to take care of any concerns in a timely manner, even on weekends (which I appreciate) + The heater gave off a strong unpleasant odor (but who needs a heater in Costa Mesa...right?) + A couple of the stove burners continually produced smoke when turned on + Outside of the above, everything else was functional and clean Amenities + The washing machine/dryer were okay (nothing special) - Certain washers would wash for a shorter period of time - Certain dryers took two cycles to completely dry - Do not use powder detergent + Big inconvenience when the recharge machines were broken or not accessible + The pool was well maintained + There is a small gym available, but it will not replace your fitness club membership The deposit + After cleaning the apartment from top to bottom, the individual who did the walkthrough with me commented that the apartment was essentially move in ready for the next tenant + $100 was deducted for carpet cleaning (I believe that is mandatory) + $60 was deducted for paint + Fair enough, I suppose TL:DR - As many people have stated, apartment living is never ideal. Like most things it's all give and take based on what you value. That being said, if you are an easy going individual/couple/family who can calmly navigate through typical apartment living issues without losing your sanity, PMV certainly offers a great value. read more

Im giving 2 stars just because Elena at the lease office is very nice. Me and my wife moved here 2 years ago and its been a very frustrating experience. we moved into 1 bedroom apt (FULL OF SILVER FISH AND BUGS) then after we had a baby decided to move into a 2bd apt, initially the manager told me it will be $2045 then the day I went to sing the contract she told me $2100 and her answer was "IT JUST WENT UP"( just like that), we have had nothing but problems in this place, the manager also wanted to charge me for extra 7 days in the old apartment because i didn't give a written 30 days notice, she knowing for about 2 months that i was moving into that unit in the same complex, we agreed on a moving date for the 7th of the month then she told me that i have to move in the 1st day of the month or she would rent it to someone else...... absolutely insane with this manager lady. adding to this, her attitude is very mean. in this new apartment is being nothing but issues, going from bugs and lizards to things falling apart in the apartment( i will add some pictures) got to the point that i had to start fixing the problems in the bathroom on my own. there is a pipe banging in between the walls they wanted me to leave for a day for them to brake the wall to fix that problem (having a 3month old baby at the time wasn't that easy) i found a better solution for that.... and it was just to get used to the noise. last but no least someone broke into my storage unit in the complex and stole everything, there answer was "I'M SORRY... MAKE A POLICE REPORT" lately there is a theft breaking in to the cars and storage and it look that they don't care at all. THIS PLACE IS VERY OVER PRICE FOR THE KIND OF CUSTOMER SERVICE YOU RECEIVE HERE, ABSOLUTELY HORRIBLE. read more

I've actually lived here twice. I have to say it is not much different than anything else in the neighborhood, if anything it's actually nicer than most. Also read a few of the reviews have to say some might be valid someone over exaggeration. I don't know anything about cockroaches or fleas, there is some spiders and wanted to silverfish. With that said most of Orange County has he spiders in the trees and silverfish is just because it's an older place. Have not dealt with any mud or wet walkways. And the staff here are quite friendly. Seeing that I had moved back the second time is a good indication of how much I do like living in this place. It is very close to the freeways, restaurants, shops and stores. read more
