This has been, without question, one of the most difficult experiences I have ever had as a…read moreresident. Imagine living in the same community for eight years. Not because you have nowhere else to go, but because you are raising your child and trying to give him stability. My son has grown up here. He has friends here. He attends school in this community, and keeping him in the same school district and school zone has been the primary reason I have remained here for so long. I am paying $3,400 a month for a two-bedroom apartment. At that price, I am not asking for special treatment. I am asking for something incredibly basic: to be treated fairly, respectfully, and consistently. What has made this experience so upsetting is not simply that problems occur in an apartment community. Problems happen everywhere. It is how those problems are handled. When residents raise legitimate concerns, there should be a fair process for receiving those complaints, investigating them, following up, and applying community rules consistently. Instead, my experience has been that complaints have not always been handled equally, and that the circumstances surrounding who made a complaint can somehow become more important than the underlying problem itself. And I have to ask: what exactly is unreasonable about wanting a decent place to live? I have complained about things that should not be controversial--people allowing their dogs to leave waste around common areas, dogs jumping on children, dog hair being left throughout the laundromat, and basic failures to clean up after themselves. I am a man in my 50s raising a child. I am not looking for conflict. I am trying to raise my son and maintain a safe, clean, respectful community around him. That should not make me the problem. What is particularly difficult is feeling as though, after raising legitimate concerns, the focus shifts away from what caused the complaint and toward my reaction to how the complaint was handled. That distinction matters. If someone is upset because their concerns have repeatedly gone unresolved, addressing the person's frustration while ignoring the underlying issue does not actually resolve anything. It simply changes the subject. I should not have to wonder whether bringing a legitimate concern to management will result in retaliation, unequal treatment, assumptions being made about me, or being treated as though I am somehow the difficult resident simply because I spoke up. Nobody should. I have spent eight years building a life in this community. I have paid my rent. I have raised my son here. I have invested time and trust into the idea that the people responsible for managing this community would act professionally, objectively, and fairly. That is why this has been so deeply disappointing. I am not asking management to agree with me about everything. I am asking them to listen, investigate, apply the rules consistently, communicate professionally, and treat residents with the same standard of fairness regardless of who they are or who they know. At $3,400 a month, a resident should not have to feel like they are fighting their own property management simply to be heard. And frankly, nobody should have to live that way.

What I can tell you is that I cannot say enough good things about the Maintenance Manager Chris. More below! We had pretty much no problems when we were living in our 1BR (on the 2nd floor). There were a bunch of different property managers that came in and out during our time, but nothing that really impacted us. No pest issues. We did have a few issues with leaks/clogs, but Chris and Business Manager Vanessa helped us through those. Overall, a really great time living in our 1BR! The problems started when we moved into our new 2BR apartment (bottom floor). We had a couple issues with communication right from the start. We struggled to get a hold of Vanessa to sign the lease and the physical transfer form. We were unable to sign the forms until a few days before our move. Another issue was our parking spot. Before moving, our spot had furniture that needed to be thrown out from the past tenants but Vanessa communicated that it would be cleared by the time we moved. Fast forward to move-in day, there is furniture still in the spot so we were unable to have a spot to park in. After a week of living there, we reminded Vanessa and the rest of the furniture was finally moved. The final move-in issue was that we didn't have mailbox keys until 2 weeks after we moved in. Vanessa told us there was a miscommunication and the keys had been misplaced. Chris really took initiative and helped us stop the mailman so we could access our mail and continually gave us updates on what was happening. He's the best! The biggest problem for us were the pests. We had seen no pests in our old apartment, but a month living in our 2BR, we started seeing a handful of cockroaches. We let Vanessa know and she offered us a solution--a pest treatment scheduled for the following week. The preparation steps for treatment included moving everything 2-3 ft away from the walls as well as emptying all closets and cabinets. Vanessa informs us that pest control usually arrives in the late morning (10/11am) and we need to be out of the apartment for an additional 4 hours after treatment. A little difficult on a workday (especially since my fiance works from home) but we make arrangements and prepare everything. After we sign forms, we don't hear from Vanessa to confirm treatment. So we reach out to her the day before (emails and calls). Nothing. We are nervous to rearrange our entire apartment without confirmation, but we do it anyway. The morning of, Vanessa confirms pest treatment and says she'll let us know when they arrive. We leave the apartment to get work done. We check-in around noon. Nothing. We star to panic as realize we will probably be moving our apartment back late into the night. Around 1:15, she lets us know that the pest tech fell ill so they are looking for a replacement. We communicate the importance of having someone come today as our apartment was a mess. No response. At 2:30 we go to Vanessa's office physically to try to find an alternate solution. Vanessa tells us there is nothing she can do and the best thing is to wait. At 4:15 Vanessa calls us to say they were unable to find a tech. They will try to find a tech to come tomorrow but there is no guarantee. We have a bit of a heated phone call as everyone is frustrated. Vanessa confirms that the expectation is we put everything in our apartment back and move it again the next time a tech is available or to wait until the morning. We tell her that this does not work as we have already missed a day of work and our apartment was mostly unusable. Long story short, Vanessa and Chris come over to help us clear the bed so we can sleep and help clear a path to my fiances computer so he can work in the morning. They both seemed surprised at the state of our apartment. Vanessa tells us she will update us first thing in the morning if they are able to find a tech. The next day, no update. At 11AM, Vanessa tells us the vet tech is walking over to the apt. We are so relieved. But what a whirlwind! Overall, most of our difficulties here were with communication with Vanessa. We felt like she was not very responsive. And during our stressful pest experience, she made some comments that felt sarcastic. We did not feel supported and like she was on our side. Additionally, the pattern of pests was an issue for us. The pest treatment did help temporarily, but they always seemed to return. The apts are nice and spacious. Good location. Great storage! Good amenities too. I cannot emphasize how amazing Chris is! Such great customer service. So helpful and so insanely friendly. What a gem! He takes initiative, gives you updates, and explains everything thoroughly. Don't know if I'll ever meet another Maintenance Manager as great as him! THANKS CHRIS! Overall, I would rate our experience as a 3.5/5 but rounded up to 4 just for Chris. :)

UPDATE -- July 2026…read more After posting my original review, Irvine Company contacted me. Their communications were consistently polished, sympathetic, and customer-service oriented. Unfortunately, the substance of their response was the same as it had been throughout my residency: acknowledgments and reassuring language, but no meaningful remedy, accommodation, concession, or lasting resolution. For months, I documented recurring noise from the apartment directly above mine, including heavy footfalls, banging, slamming, dropped objects, and early-morning disturbances that repeatedly woke both me and my son. Even the operation of the Irvine-installed window covering above my bedroom was transmitted loudly enough to wake me, often between approximately 5:30 and 6:30 a.m. I understand that multifamily living includes ordinary noise, and I did not complain every time I heard my neighbors. I complained only when the noise became prolonged, unusually loud, or disruptive enough to awaken us and interfere with the use of our home. Management contacted the upstairs residents, who said they were engaging only in ordinary daily activities. Irvine then accepted the position that the sounds were simply "daily living." At no point did anyone from management come into my apartment to hear what I was experiencing, reproduce the window-covering noise, inspect the sound transmission between the units, or evaluate whether the landlord-installed components were functioning as intended. More recently, I was awakened by sustained banging and dragging noises beginning at approximately 7:00 a.m. on a Sunday, consistent with furniture being moved during an apparent move-out. The Resident Handbook states that furniture may be moved only between 9:00 a.m. and 6:00 p.m. unless different hours are approved. I still received no meaningful explanation as to whether the early move was authorized or whether the community's own rule was enforced. This reflects my broader experience with management's selective approach to its rules. During my residency, a staff member confrontationally accused me of not picking up after my dog--an accusation I denied and believe was unfounded. That incident was especially upsetting because management was willing to confront me aggressively over an alleged violation, while repeatedly declining to meaningfully investigate or enforce rules that affected my sleep and enjoyment of my home. I also had packages stolen from outside my front door. While I understand no apartment community can guarantee that theft will never occur, it was another disappointment during an already frustrating residency. The sound transmission between units has been the single most disappointing aspect of living at Villas Fashion Island, particularly at a monthly rent exceeding $8,000. Footsteps, impacts, furniture movement, and even window coverings should not be transmitted into a bedroom at a level that repeatedly wakes the resident below in a property marketed as a premium luxury community. After living here for more than a year of my 15-month lease, I recently had an opportunity to move a few months early. I asked Irvine Company to consider my documented experience and allow a reasonable early release. The community manager, general manager, and Corporate Customer Care all responded with sympathetic and carefully worded messages, but refused any waiver, reduction, custom resolution, or goodwill accommodation. The only choices offered were the same standard options available under the lease: pay a $16,380 lease-break fee or remain responsible for rent until the apartment is re-rented or the lease expires. My takeaway is that Irvine Company's customer service sounds caring, but in my experience it has largely consisted of empathy and platitudes without meaningful action. Management appears to decide which rules it wishes to enforce and which it does not. Prospective residents should not assume that repeated, well-documented complaints--or the rules in the Resident Handbook--will necessarily result in investigation, enforcement, or a practical solution.

Unfortunately, our experience over time has been marked by repeated safety, habitability, and quality-of-life issues that were never fully resolved. Over the years, we dealt with car break-ins, lack of security camera coverage, repeated noise disturbances, smoking infiltration affecting asthma, and water damage -- including a cracked pipe that caused significant damage and took weeks to be properly addressed. We also experienced a prolonged period where our garage was unusable due to hazardous gasoline and race car fluid leaking from a neighboring garage. That incident resulted in personal property being damaged and ruined, with no compensation from insurance or management. There were also serious safety incidents in our building, including third-floor squatting, suspected drug activity, and a SWAT intervention and arrest. In April 2025, we requested a wellness check on an elderly resident who was later found deceased. Despite police presence and the removal of a body from the building, automated promotional community messages continued shortly afterward, which felt extremely insensitive and highlighted a lack of situational awareness. Noise issues were a recurring problem. Most recently, starting in October 2025, new tenants in Apartment 305 have a child who runs throughout the day. We contacted the office multiple times and made several noise complaints, but the issue has continued without resolution. After documenting these issues for years and providing a comprehensive, written summary, we requested to end our lease early without penalty, especially given that another tenant in our building (Apartment 208) was previously allowed to do so due to unresolved foundational issues. Management declined our request and would only offer a partial waiver while still requiring us to pay additional days. It's disappointing to spend nearly a decade as responsible, communicative tenants and feel that the cumulative impact of these issues -- particularly safety and habitability -- was not meaningfully considered. We are sharing this experience so future renters can make an informed decision.
