I have been living here for 3 years now and am going on my fourth lease here at Blue Sol. This has been my favorite apartment I have ever lived in. It truly is a wonderful community. Lucia, Chandy, Jonathan, and Victor are truly the best team here at the Blue Sol! The leasing office makes sure that everything is amazing for their residents and are quick to respond to any questions. The maintenance team is extremely quick and efficient whenever you may need their amazing service! I genuinely have loved everything about Blue Sol!!! So my roommates and I have been living at Blue Sol for about half a year now and we absolutely love it so far and are hoping to renew our lease (if the rent doesn't increase too much ahah)! I know security was a concern for us before moving in because we read reviews on how people had their cars broken into, but we haven't had any issues or noticed any break ins. There is a security guard that roams the area at night so maybe that's helped? The area outside the community is a little sketch at night though, but the community itself feels safe. Everyone from maintenance to those working at the leasing office have been amazing and very helpful! I haven't received attitude from anyone or felt like I was a bother to them. They know our names too so that's a plus! The inside of our apartment has a modern feel to it and comes with updated appliances and a washer and dryer. The master bathroom in our 3 bedroom apartment is HUUGGEEE. I mean, unnecessarily big. They could've probably put that space to make a bigger shower, but it's still very nice looking. Blue Sol also has the following amenities: Clubhouse - The clubhouse has plenty of space with sofas and chairs and a TV. They also have a pool table and shuffleboard. Pool/Jacuzzi - It's not the biggest pool, but the apartment complex is relatively small so I think it's the perfect size tbh. BBQ grills - There's a bunch scattered around the area, whether it's next to the pool or by the doggie area in the back. Dog "park" - Okay, so it's not really a dog park, but it's still a nice little area for your dogs to run around. :) Fire pit - This is honestly pretty cool and it's my fave thing to show my friends when they come visit. There's a few chairs in this area and it's right next to a few BBQ grills so you can definitely chill out here on a nice cool day. Community events - They've slowed down on the events since I've moved in, but I think it's because they hold most of them during the summer time. So far, they've hosted a pumpkin carving contest, wine & paint night, and food truck nights. Hello Alfred - This is the newest addition to their amenities. Hello Alfred is a concierge service that is free for all residents. They help you deliver packages, change your bed sheets, pick up groceries, unload your dishwater, etc. Can't speak too much on this since it's super new, but I have high hopes!!! After looking at 10+ apartment communities each one started to look the same. What stood out the most in my mind was the service and attention to detail the staff (Lucia and Chandy) at Blue Sol gave us. We moved in about two months ago and they have been nothing but helpful. Any questions or issues that arise they are prompt and beyond friendly to answer. It is a nice change to walk into the mail room and have them wave and actually remember who you are. The whole staff is down right amazing. Johnathan and Victor from maintenance are prompt at responding and excellent when it comes to any repairs. Side note- having the on site security guard each night in the parking garage is a huge bonus. read more

I visited this property yesterday, and it was Awesome!!! Brianna showed my friend and I around and spent over and hour showing us different units and the property. She also answered all of my crazy questions without making me feel like a jackass! This place feels like a vacation resort, and allows dogs with NO WEIGHT limit! I have a mixed 60lb lab and this place is by far the highest on my "wish list" to live. I am hoping to move in May! Hopefully there's vacant unit then! I've lived here for almost a month with my boyfriend and so far we love it! The ladies in the leasing office are so sweet, we both find ourselves chatting with them every time we see them and they love dogs. There are so many dogs in the complex and a dog park. It's small but it does the job. The location is great, we're right next to a ton of restaurants and it's a quick 10 min drive to the beach to watch the sunset. We can't wait to make use of the amenities when the lockdown restrictions are lifted. Plus the maintenance staff is responsive and super quick on work orders. read more

I have lived at this complex for a year and a half and absolutely love it. The ladies at the front office are so helpful and truly are the sweetest. The maintenance team is awesome as well. Anytime we have an issue they are instantly showing up to fix it. I would recommend this complex to any age group that wants to live in a safe and clean environment. 1) We lived there for 3 years in 2 different units, one facing pool and one facing Harbor. 2) The first year was great, the second was tolerable, the third was horrible. 3) Staff turned over after 1 year, complex filled to capacity, things took a a turn for the worse. 4) There are constant loud parties all summer at the pool. 5) There is no security to control parties or other tomfoolery such as jacuzzi sex. 6) There are many break-ins in the garage. It's a high crime area. 7) If you order food, you have to walk to the building front door to claim it. You cannot get a pizza delivered to your door. 8) Apartments are far from parking spots and there are never any carts. 9) Our first unit had black mold - which was confirmed by lab sample tests. It ate through the drywall. 10) You cannot open your windows in the units facing the pool due to pool noise. 11) You cannot open your windows in the units facing the street due to pollution. 12) The Toyota dealership keeps its super bright lights on all night so your unit is never dark. 13) The area outside the building is a major heroin drop site. 14) If you enjoy watching arrests and drug busts, you will have non-stop entertainment from your window. 15) The bus stop is loud and you will hear 3am drunken fights between homeless people every night. 16) The property was taken over by Greystar, which took the property down even farther. 17) The finishes in the apartments and carpet are the lowest grade/quality. 18) We left our apartment in PRISTINE condition, though Alyssa (who is condescending and rude) refused a walk-through on the day we turned in keys. She claimed it had to be scheduled "weeks in advance" as per Greystar policy. This is how they screw you. 19) Though our apartment was turned over immaculate, Greystar invented $500.00 worth of bogus cleaning charges, which was coincidentally the exact amount of our security deposit. How convenient! 20) Do not rent at this Greystar property as they are NOT an ethical company. read more

We were one of the first people to move into this complex. It used to be good. Now they can't keep any employees so there is high turnover. Everything takes forever to get fixed in the community bc they don't want to spend the Money to fix stuff but if you leave a box on your patio they will sure be quick to let you know it has to be off. Everything in the apartments are cheap. The cabinets bubble up and fall apart. The faucets break. It's definitely not worth the price. We were told something about giving a 60 day notice by one of their office staff for when we moved so we made sure to be out the last day of the month. That person is gone of course. Make sure anything they tell you is in writing bc that person won't be there in 3 months. Every other week there is a notice that someone has to come in your apartment to look at something. If you have dogs they say to have them gone if we aren't there and their time table is 48 hours. So we need to pay for our dogs to go to daycare for 2 days? Guess so. This place used to be great. Now it's horribly run, especially since they were purchased by a larger company. Look elsewhere for the amount of money you'll spend here. If they keep hiring people like Alyssa they will continue to get 1 star from people. She needs to learn how to talk to residents I give the maintenance team 5 stars. They are the best. read more

Under no circumstances should you ever pay the very overpriced rate to live here. Nothing is how they say it is, it's all a con. Do you like homeless people breaking in and sleeping on the sofas? Do you like having your car broken into? Do you like having your belongings stolen? Do you like loud parties that management refuses to do anything about? Do you like paying for amenities and then having them open them up to neighboring buildings to use with no reduction in your rent? Do you like having employees and managers who don't enforce rules and treat you like you're a burden? Then maybe I'm wrong, this is the place for you. e had a very messy move out. Alyssa was nothing but rude to us through the entire process. She was short with us over the phone continuing to cut us off anytime we spoke. I have never been spoken to by any ADULT or even CHILD before. She should not be running that office. We asked for her supervisors phone number/email and name and refused to give it to us. We were told AFTER we had moved our stuff to the trash that the place we moved it was not suitable. But the maintenance guys AND an office worker said they would wave the fee for us because we didn't know. Little did we know that we should have gotten that in writing because they ended up charging us a trash removal fee of $100 since we couldn't prove that they said they waved !! Why would we leave our trash there if we knew we would be charged??? Doesn't make sense to me but my opinion and word literally did not matter to any one in that office. Also they charged us for 2 TVs in the invoice and we only had one TV in the apartment. Seems a little sketchy to me We paid $100 to get our apartment professionally cleaned. We sent them the receipts to prove because they didn't believe us. They ended up charging us for a cleaning anyway. They just wanted our money and did everything in their power to take it. Basically calling us liars. If you do choose to move in, make sure you have every conversation you have with the office staff in writing because they seem to have amnesia. The ONLY good thing about this place was the maintenance staff, seemed like they were the only staff members that cared about the tenants. read more

Overall a pretty quality living experience... apartment is decently nice, guest parking is great, amenities including gym, pool, BBQ are useful. The maintenance staff is extremely responsive and friendly. However... The front office staff is abominable. Luckily, you don't need to deal with them often, but when you do, they are completely useless. You're completely SOL with any issue that comes up they could possibly help with (mail, ParcelPending, rent questions). You can tell you're dealing with a management company whose singular goal is profit... they will absolutely demolish you upon move out. I lived there for 20 months and was charged $400 for carpet replacement and $200 for a cleaning fee. We left the apartment in very good shape. I would recommend staying away. read more

Blue Sol is a good place to live. I want to specially recognize Ruben and Juan for their constant effort to keep the common areas clean. Also, they always have a great attitude and are very helpful when something need repair in the apartment. The Management Staff (Alyssa and Tiffany) are very diligent and always doing great activities like Paint and Taste, pumpkin carving, food trucks among others. I just moved to the area of southern California and start searching for an apartment around the areas of Huntington Beach, Costa Mesa and Newport Beach. After looking for plenty of complex, I decided to move to Blue Sol at Costa Mesa. First the location is excellent close to the beach, restaurants, shopping and highways. Second the amenities have everything I was looking for: gym, office area, club house, pool, and grills among others. Third the apartments are very nice and fully equipped. Fourth they are pet friendly. Finally the staff was very helpful and friendly especially John's attentions were outstanding. I hope that my stay in Blue Sol confirm my decision. read more

I've moved around the country quite a bit for work, and I must say this is probably the best complex I've stayed at. You truly get what you pay for. I lived at Blue Sol for a year and loved every minute of it. It is well managed and maintained. It is the nicest apartment complex in Newport Beach/Costa Mesa area without a doubt. I have lived in a number of different apartment complexes over the years, and this was by far my LEAST favorite. For the first 6 months of living here, there was a different person working in the office every. single. week. Finally Tiffany was hired who was very pleasant and helpful. My friends jokingly call this the "sex" apartment complex. We were woken up multiple times in the middle of the night to people hooking up in the hot tub. One of the residents let's his friend in to the club house after going to bars to hook up with randoms (a neighbor has caught this guy naked on the couches twice and called police- but the guy won't say which resident is letting him in). If you face the pool, just accept that you'll never get a peaceful night's sleep. Not sure who moved in above us but it had to be kids because the stomping and running around had me feeling like the floor was going to cave in. I've never heard anything like it. The place itself looks nice on the surface but the cabinets are laminate and started falling apart as soon as we moved in. They also find reasons to come into your apartment, a LOT. "We are checking on this, fixing that"- I have never experienced that living ANYWHERE else. Safety-wise- there are car break ins in the garage and I didn't feel comfortable taking my dog outside in the dark. Lots of creeps lurking around shooting up heroin. If you're a fan of getting in the elevator to find vomit and underwear, only to walk down the hall and see empty beer bottles all over the place, then this is the place for you. Oh, and at Halloween- douchey neighbors will smash all of the pumpkins in the hallway, so it is better to put them on your porch. The maintenance people, who were awesome, then have to clean up the mess these "adults" made. It's like a glorified college dorm. read more

Finally received my deposit back after a few months a endless phone calls. Katrina was a lot of help.

This is the worst apartment complex a person could choose to live in. When you take your initial walk through it all seems great. They have a gym, a pool, jacuzzi, and are close to restaurants. The second you sign your lease agreement you quickly realize you've made a mistake. The first two months I lived there I didn't have any hot water. I told Katrina the manager several times and she did nothing about it. Finally I corrected the problem myself. This pattern would continue with several issues we had in our apartment. Our balcony door got stuck shut due to the building settling. When we told the management she said she would have it fixed immediately. About a month later a man came and sanded down the cement outside so the door would open. When they did this they completely ruined a bike and bbq we had out on the balcony and covered the inside of the apartment with concrete dust. Your supposed to pick up any packages that come for you from the front office. Once I went up to pick up my things and Katrina informed me that I had to wait so she could go get my package from her car. She's so unprofessional about things and when you try to talk to her she's always defensive and has an attitude. I still don't like why she took my package home with her. They also utilize a company called valet waste who is supposed to pick up the trash each night from in front of your door. They would never pick ours up and after letting Katrina know what we weren't getting service she did nothing about it again. This went on for about six weeks until one week we had a pile of seven trash bags piled up in the hallway. Someone also stole our trash cans and Katrina did nothing about it and didn't bother to see who it was on the cameras. She will however use the cameras to go back and see how many guests you've had over. We received noise complaints two times. One of the times no one was at our apartment. We had all been out traveling and she insisted that we were playing music late into the night on a loud speaker system. We don't own a speaker system and our tv' weren't even hooked up yet. We've been threatened that we would be kicked out several times due to noise or our trash being out. It's just a hostile environment to call home. Billing is an issue as well. I have been there over six months now and Katrina is still charging us random amounts for parking and trash, but she can't explain them. I have been counting the days until I get to leave this wretched place. The maintenance guy is really nice tho. If you go to him directly he's super cool and helpful. The rest of the staff we unfortunately can't say the same for. read more

Terrible and dismissive management. The noise that I had from my neighbor upstairs was so loud and the manager did nothing to tell them to be considerate. Vinyl tiles on floor boards makes it insanely loud for the person below. You have a complaint? Don't rely on the manager to deal with it. Feels like it's run by a bunch of college students. I lived here for a year and this place got worse by the day. Like other reviews, I think there were 4 different people in the leasing office and 3 different managers. Has to say something right? They are so fake to your face when you have a concern about your living or the safety of the community, they do nothing. The maintenance guys are literally the only people that make this place great, they are outstanding and will go above and beyond for you, do not expect the same from the office. This place use to have great people living here, young professionals and even a few families, now it's a college frat house mixed with Section 8 housing. Don't plan on opening your windows ever, the amount of homeless people screaming in the ally, car alarms going off at the car dealership and cars doing burnouts in the parking structure is not as enjoyable as you might think. When it comes time to renew your lease, they'll charge you crazy amounts and claim that there is a lot of demand, yet they can show you other apartments that have been empty for months, oh by the way our apartment is still up for rent and has since lowered to what we were paying.. good move Greystar. And you're warned now, they will tack on every extra charge in the book. Stay away from this place and read the other bad reviews. They're not making this stuff up. read more

Way over priced. I will admit it's a very nice pool area and bbq area. The gym is small and as a person who actively works out I felt annoyed when the gym was crowded after work (5 other people also in there). They get you at the end by not giving you your deposit back. They charged us and additional $500 for replacement of the carpet for normal wear and tear which is absurd and illegal according to the CA renters law. When we asked to see pictures as proof they conveniently said that the ipad was corrupt. The carpet was also just replaced before we got there and we left that carpet clean! Keep in mind this was an additional $500 onto of the $500 from the security deposit that they kept. We took it all the way to corporate to fight it and still nothing. They do not care at all about their tenants and will rip you off. The maintenance staff is amazing and Juan was always so helpful during emergencies. Other than that I would say do not rent here! read more

My story is an interesting one to say the least. Since the day I moved in here it is been a nightmare. Riddled with mistakes by management and set up with the ridiculous notion that somehow avoiding issues is better than dealing with them. Complaining for months about the noise from the upstairs neighbor and that the fact security doesn't start until 11 PM. For those of us who work that doesn't work. After months of the neighbors pounding on the floor and management laughing and ridiculing me both through email and verbally my job was put in jeopardy and lost. A single father responsible for feeding three little girls Monogram chose to ignore my situation instead of simply dealing with it. Unless you run a top floor here and are friends with the manager I highly suggest not moving in. I kept my social media voice silent since they were a customer of my employer at the time. Not only that but they redirected my mail so I would not even get notice of the action. I planned for quite some time to make it well-known that monogram is both corrupt in their practices and cares nothing about the resident. Do not move here! Not if you want to stay sane and employed. read more

I really want to give this place a better review, but here it goes... The dishwasher destroyed my glasses, one of my bikes was stolen off my patio, if you live on the side with the Toyota dealership keep your windows closed or you'll be woken up EARLY, don't hang your tv's on the wall, they'll charge you for repairing the wall even when the manager Katrina tells you they won't. Don't get any marks on the wall, they'll have to repaint the entire thing. Don't hang a coat rack on the wall, they'll charge you for the screw holes. What I am trying to say is, say good bye to your deposit because you can't actually live in the unit and expect to get anything back even if you left the unit cleaned meticulously. Mind you this is coming from a 30 yr old, responsible, working professional. Not a dumb 20 something in his first apartment. Oh and don't walk on the carpets in the bedroom, they'll charge you for the inevitable paths your feet will make after living there for 13 months, and that was iterated in an email from the property manager. Just went on a tour of these apartments because we're looking for a new place. Lots of amenities, brand new building (only a year old), very modern style, and they allow pets. Very nice. I'm not super into living in a big complex though, so still not sure about the apartment, but just wanted to commend Kasja for incredible customer service. She was so friendly, enthusiastic, and made us feel so comfortable. You can tell she really enjoys her job and working with people. read more

Absent management and no way to use any of the said amenities since they are closed the entire time someone who works is home. Don't even think about renting anything but a top floor since it litteraly sounds like people are walking on your head. She always has a smile on her face and knows what she is doing. I was not easy when I first moved in and she dealt with my attitude very nice. She always had a smile though. I'm not sure exactly where to start. I didn't want to write this review, but I feel as though I am left with no choice. A couple weeks after my fiancé and I moved in, my bicycle was stolen. A few months later we were informed that the business center was broken into and the computer stolen (mind you, you need a key fab to get in and out of the community). This is just for starters. If you are considering the side that faces the Toyota dealership, think twice. The dealership is extremely loud with trucks and garage doors in the early hours of the morning, so you will be awoken. The pavement on the patio rose to the point where we could not open our patio door. It sounds like elephants stomping upstairs (we were on the first floor). The dish washer seemed like the cheapest on the market. It completely destroyed our glasses. We were told that it wasn't the dish washer, it was the water. So, I'm not sure what's worse--a bad dish washer or bad water that "washes" your dishes? Note, we made sure to use the recommended detergent as well. We also had to get it replaced once because it stopped working. After all this, they still tried to increase rent by over $100, and when we informed them that we were leaving, they decided to keep the rent the same. So beware, don't be fooled. When we moved out, they not only kept our entire deposit (after we fully cleaned the apartment and had no major damage), but they also wanted to charge us more. We tried to remedy the situation (according to California law) and they refused. I wish we had taken photos/video of our cleaning process and the end result. read more
