Lived here in 2012. First 7-8 months was complete fine. Rent was cheap ($1185 for studio) and neighborhood was good. Then I started having a cockroach problem. Every 2 weeks or so I would find one on the kitchen floor. Happened maybe 5-7 times. I talked to management about it, they tried the best they could but still had roach issues till I left. Got to the point where I would walk in, get paranoid and look around. This combined with them raising rent by $150 for the next year forced me to move. Also, the young guy that was hired towards the end at leasing was whack. Unprofessional, unmotivated, unwilling/wanting to help, bad attitude, rude. read more

My wife and I lived here for almost a year and a half. Here is the good and the bad: Good: location (right near everything you need if you have a car) New marble countertops Very friendly staff Pool and hot tub Gym (they recently extended the open hours) One assigned car port per rental unit, and plenty of parking available for additional roommates Bad: Thin walls and floors. This may not seem to be a big deal to some who have not experienced it, but I had a very sensitive neighbor under me. I would receive complaints over the simplest of normal living noises. Needless to say, this dominated the majority of my negative experience at PMV. Not all rooms include laundry machines. If you're unfortunate enough to not get a set of these in your room, you must use the community laundry rooms. Sometimes this can be a pain, but at least you don't have to drive to the laundromat. Overall, I give this place a high (albeit not perfect) score. I really enjoyed living here and would recommend it to folks on a budget! read more

I have been living here a few months and am shocked with the reviews. First of all, I searched months trying to find an affordable place in Costa Mesa and feared I would never move out. I was excited to find a 1 bedroom in my budget right next to the freeway. Staff has been so nice and really helpful. Anytime I call, they always pick up. Hot water works amazingly and so far nothing has broken on us. Noise is very minimal, and I'm lucky to not hear any neighbors. I sometimes will hear a dog bark or neighbors walking downstairs but RARELY. You need a parking pass to park in open parking which is FREE! Management doesn't tow, only other tenants can. I have my friends park at the park behind the complex and have had friends and myself parked there multiple days and never been towed or ticketed. I always find parking in the complex and never struggle. As far as bugs, i keep my apartment pretty clean and haven't seen any bugs. Paying is easy online or just writing a check and haven't had any issues. Laundry, pool, and gym also haven't been an issue. Overall, it's great place to live and I'm really happy here. read more

I've been renting here for almost a year although the apartments are a little older they are kept up very nicely and updated the place is quiet and clean But the one thing I'm mostly impressed with isthe staff there Anytime I needed anything they are right there to help and assist I would recommend this place to anyone and a special shout out to Delmy she'd been a great help read more

My 5-star review is for the staff of Park Mesa Villas. We lived in the complex for a year and never encountered a single problem that wasn't addressed quickly and professionally by the front staff and the maintenance crew. The maintenance guys are seriously the best! The complex itself is a little dated but we never had problems with anything being broken or unavailable. The location right by 3 freeways never gave us any trouble; no excessive noise to speak of. read more

My wife and I have been here almost a year and have been very happy with everything. We renewed our lease because of our nice experience here! To this point Park Mesa Viilas has been: -Quiet (some fwy noise, but tenants have all been very quiet). -Clean and nicely landscaped. -Good/Prompt customer service. Our unit has a a great/open floor plan and we love the location of Park Mesa! read more

My wife and I have lived here for a few months and it been amazing. Everyone one in the community is friendly and kind. The apartments are clean and spacious. Highly recommended read more

I would recommend against renting here. Once you sign the 30+ page lease they do whatever they please at your inconvenience

I've lived here over a year and it's been a good experience so far. Apartment living is never going to be perfect because of the human factor. Yes there is a no pet policy and I do see a lot of dogs around the complex. Last year there was an issue with hornets but they took care of my concern really fast. Management has always been nice and addressed my issues and answered my questions. The building I am in is quiet. The location is great. Close to shopping, dining, theater, and of course the beach. I only gave it 3 stara because the walls are thin. Heat/a c does not stay in for long. The omly heater I have is a small wall heater in the bedroom. It does nothing to heat the living room so I tend to turn on the electric oven and open up the oven door for a few minutes to heat the living room. read more

Horrible staff, service, apartment is sub par. Looks like a nice polished turd. Would advise everyone against renting here, your money is better spend and deserved elsewhere. Plus they raise your rent every year and tow your guests car randomly. read more

Taking a moment of my day to acknowledge the leasing and management staff! I've lived here for a while and I've always been treated kindly and quickly, issues get resolved in a timely manner. I also want to personally thank Eduardo Jimenez for his kindness and smile every time I see him. Hands now my favorite employee! read more

I absolutely loved living at Park Mesa Villas. The staff was amazing and always very friendly. They took the time to get to know you. The property manager, Delmy, was the best. Anytime I had an issue (which was hardly ever) she made sure to take care of it right away. She was always so positive and upbeat. I loved chatting with her. The maintenance guys were great too, if I put in a request, they would be there that day to help me with whatever issue I had (which was mostly changing light bulbs that I couldn't reach). The facilities were always kept very clean as a cleaning crew would come in a couple times a week. The laundry facility was great. There were quite a few of them so I never had to wait to do my laundry. The pool was hardly ever busy which was a big plus. The landscape was maintained very well and whenever I had visitors, they would comment on how beautiful it was. I loved how close it was to the major freeways yet far enough that you do not hear any traffic. As a single woman, the most important reason why I chose to there was because it a gated community and was in a very nice neighborhood. I always felt safe there. Everyone in the community was respectful of one another and I never had any issues with noise. The location was great too as there are many shopping centers close by along with grocery stores and pharmacies. I highly recommend this place. read more

I lived there for a little over a year, and if not for a job transfer i would still be there. At most apartments you are treated nice until you sign the lease, and then they treat you like a nuisance. Not here the staff and management were always nice and responded quickly to my needs. i highly recommend Park Mesa Villas. read more

My husband and I lived here for 4 years, for the last two been very difficult. They allow ALL dog sizes/weight, sounds like a dog pound now. If you have an issue, they don't get on it right away. MOLD is a huge issue here, when you ask to have it removed, they just paint over it. Then hot water is an issue it seems like monthly. It's smoking central now, all types. They allow anyone to move in, some neighbors having an open door policy at all hours of the night. It is NOT secure, we have had our laundry stolen from the laundry facilities. Our cars have been vandalized and other tenants as well. The spa is usually broken. At the time we were to move out per our lease term, they charged us an additional months rent. I would run. It is cheap for a reason. read more

I really wanted to love this place. I actually did love this place when I first moved in. The place is beautiful the apartments are big and nice. super close to free ways and a park in the back. nice pool 24 hour gym tennis court. Now you see why I loved the place so much. Then about after a month I had moved in I had an ant infestation in my room. and I have a strict no food anywhere but the dining area and the kitchen rule. I went and told the front office the next day to tell them and they told me the pest control guys wouldn't out until Friday which would be 3 days from then. So all they could do was sent the maintenance out to take a look and spray. He didn't bother to look or ask where the ants were coming from and just sprayed randomly. By the time the pest control guys came around the ants had made their way to the bathroom. I by that time moved my mattress to the living room and was sleeping there. After they sprayed I noticed more ants so I went to the office and asked them if the pest control did come in and spray the lady at the office did tell me that they came in and sprayed. I told her where because I noticed there were more ants. She told me they didnt make a note of where they sprayed but there were more ants because they were being terminated. So about a week after that I had family come over and really give the apartment a good scrub down and surprise surprise the ants made it the kitchen and were still in my bedroom and bathroom. I was so disgusted and kept feeling like ants were crawling all over me that I spent the next few weeks at my mother-in-laws house. I could no longer live in that house. Eventually the ants migrated to the living room and by that point I just wanted out of that place and I had just paid my next months rent. I couldn't break my lease without paying another months rent. I had to save up the money to break the lease at a place that was no longer livable. I paid about 2 grand to leave that disgusting ant infested place. When I went to break my lease the girls in the front were very nice and understand able. They told me since I had only been living there for 3 months I would get most of my deposit back about 800 back and I paid 900 because they would only charge for cleaning. But by the time they sent my back my deposit it was only 450 they claimed that I left the place a mess. But when I moved out I again had my family come over to help pack and clean (with the promise of a home cooked meal) and we did a very good job it was just as clean as we moved in and just to add my sister and mother in law are neat freaks! Also as I moved out I noticed when emptying my daughters room the ants had found away there. They had taken over the whole apartment! Did I mention my apartment also had FLEAS! Yes fleas and these apartments have a strict NO pet policy and I lived on the second floor. How could we have possibly had a flea problem? We would find them on our bed in the living room randomly on our legs. This place is just crawling with pest. read more

Let me start this off by giving a quick background of myself. I have lived in the area for quite some time and have lived in many Orange County areas over the past few years. I moved to this community from long beach and it was a huge step up from my previous location...so I thought. Upon my first visit, the leasing agent sold me on their updated apartments, location, and amenities. However, what they don't tell you is that the updates fall apart easily, the location is constant traffic due to the mall, the amenities are not worth it, and the management is just not smart about how they go about their jobs. To start off, I am paying almost $1500 a month for a 550 square ft apt that has an oven that will either burn your food or leave it raw depending on its mood, a microwave that falls apart, a heater that sets off the smoke detector after 15min of use, and having to provide my own refrigerator. My rent increased from $1240 a month. Secondly, I had spoken to the management company about an extra covered parking spot that I paid for and having a pet. A few months later I went to my car with a notice that it will be towed within 24 hours, I was told of an additional deposit needed to be paid and there would be an increase in rent or be evicted due to pets that I had already spoken to them about. They waited until the peak of summer to shut down the entire pool area for renovations, the laundry facilities are ALWAYS broken, large tree branches fall every time it's windy (if not the entire tree itself), the fan in the bathroom is useless, they admit to not having enough parking for residents so if you get home after 5pm you're going to have to park outside the gate, and if you pay rent online you can expect them to call you for additional payment because they never process it correctly. The management team has changed several times since I have lived here. Lastly, I paid a deposit of $820 and only got $250 back for "cleaning." I cleaned the apartment top to bottom and replaced components that were replaceable with brand new ones. This is such joke. Be aware that they prorate the paint and carpet depending on how old it is and it comes out of YOUR pocket when typically it's THEIR responsibility. This is a horrible community. I was in love with it when I first moved in, but the management and experience has completely ruined everything. Only live here if you have an endless pit of money and extremely high patience. If you read the previous reviews on here, you will notice that the ONLY good reviews are pretty much from people who just moved in and have not lived in the complex for very long. This complex is a money pit and you can do so much better ANYWHERE else. This deserves zero stars. Do. Not. Move. Here. Only do it if you don't value a dollar. They sure don't. read more

HELL NO! worst experience of my life. The office is run by a bunch of idiots. My neighbors obviously did not understand the concept of an apartment & the fact that there are hundreds of other people that live there. They would call and complain and the office immediately threatened to evict me before ever looking into the situation. ALSO it says there are no dogs allowed but you will see dogs of all sizes roaming around the complex & no one seems to pick up after them. The walls are soo thin and so are the floor boards. I only stayed here for 2 and a half months after my apartment got infected with bed bugs and I had to replace all of my furniture. They said they replaced the carpet before me and I believe it had something to do with the bugs. Staff was so unhelpful with the entire process. I would NEVER recommend this complex to ANYONE. Beware of the giant wasp nests under every roof top and balcony!!! read more

I am going to completely change my review of this place now that I'm finally out of there and received my deposit check back (by the way, thanks for taking over 60% of my deposit and putting down that the majority of it was for cleaning... Lies). Anyhow, I've lived at Park Mesa from 2010 until recently, December 2014. I once gave this place 5 stars but this place is not the same place anymore. They once had a good management team and a good maintenance crew. I still love the maintenance guys, but the new management team... Wow. Way to completely wreck the place. I'll write more later when I have time, but for now I would not recommend this place to anyone. Just wanted to make the change in review so that they didn't get the benefit of my past review. Boo to Park Mesa! read more

The management at this project is one of the best management companies I have dealt with. Being in the industry myself, I truly impressed on the service and details that they take to ensure the project is continually maintained and landscaped beautifully. Every time I had any issues it was resolved within 24 hours. It is also conveniently located to the 55 and 405 freeway and close to the beach and Orange County fair grounds. There is also a nice park located directly next to it. There is more than adequate shopping in the area with South Coast Plaza right around the corner. One of the nicer apartments in this area. Highly recommended! read more

I've been living at Park Mesa for about half a year now in one of their Junior studios and it's been a hit or miss with this place really. The junior studio is PERFECT for 1 person & doesnt have that "single living room/bedroom" layout (theres a bedroom on its own and a living room on its own) but it's small of course. No Comments: Pool area or Gym (I dont partake in these perks) PROS: + It's quiet, night and day + Staff is friendly + Apartments are decent (appliances not outdated but not luxury) + No issues with parking (In my experience) - 1 car & you're golden + Location is great (freeway access and close to the beach) - can't hear the FWY either + Maintenance - I've had positive experiences with them (after hours too!) + Safety - I've felt really safe thus far (on a ground unit) + Japanese market & short drive to anything you need really CONS: - THIN WALLS - I would not reccomend a GROUND unit. I can hear everything the gentleman above me is doing...on top of him sounding like he might just fall through the ceiling... - BUGS - I keep my unit CLOSED during the week and at night (courtesy of the cooler weather & no insulation in the unit) but every time I come home or wake up in the morning there is a new friend on the ceiling or wall (Spiders spiders spiders) - I spray my patio every couple of days to help curb this. It's not horrible but it's annoying. - PATIO (ground): In my experience, there are huge spiders (defintely wood spiders & Black/Brown Widows) in the fence lining the patio. Id be worried for dogs if they are left out there... Trees make a MESS & it floods when it's a blue moon and rains in SoCal. (I gave up grooming outside) - OVERWATERING: The sprinklers that water the grounds flood the grass and cause it to be muddy/gross that spills to the walkways. Stay off the grass and you're good. - Only 1 issue with management (minor)- I kept getting previous tenants or wrong tenant mail (UPS/AMAZON etc) deliveries..I returned them to sender like a good person but management actually called me at work & scolded me to just take it up front next time. Well next time this happened I brought it up and was told they don't handle it & it was my responsibility to call the shipper & have them come pick it back up. (Let me tell you, it's not.) Overall I like this complex as a starting apartment but wouldnt stay long term personally. The area itself is really nice and I havent had issues enough to make me outrage and boycott Park Mesa. I'd definitely recommend anyone new but be sure to get an upper unit or get to know your upstairs neighbor! read more

The concept of customer service and professionalism has totally been lost by a majority of the staff who work in the leasing office. My wife and I have lived here for over 4 years and this place has gone from being an affordable and nice place to live with a friendly staff, to an overpriced slum with a staff that does not know how to do their job or communicate with their tenants. Its a good thing that my wife and I keep copies of all the paperwork that we have in dealing with the office because important paperwork seems to get lost, misplaced or destroyed and never seems to make it into the correct file or to get processed correctly. Even with overwhelming evidence, including a voicemail from office staff stating one thing, they still want to argue to the contrary. We cant get out of here quickly enough. So if you like undue stress in your life, living in an overpriced complex where the only thing that has been renovated with the additional rent they charge is the leasing office, and dealing with inept and combative office staff; then this place is for you. If you are a normal responsible human being, I would suggest staying as far away from this place as possible. read more

I recently moved here and find that the manager here a real b*tch. She tells you one thing and does just the opposite. The place is a sh*t hole, everything is falling apart. No parking. Forget about getting your deposit back. the only good thing about it is the maintenance staff, very quick and responsive, but even they can only do so much! read more

I've lived here for 11 months...can't wait until my lease is up!! They have a no pet policy and somehow I am surrounded by my neighbors yappy dogs. I've complained and they respond with, "Oh we'll look into it." I have nothing against animals, it just doesn't seem fair that if I wanted to have a cat they could kick me out. The walls are very thin and you will be awakened at all hours from neighbors running water. There is only one machine to upload money onto your laundry card and it's in the office. You can only access it during office hours and they are closed on holidays. Needless to say, you must plan ahead if you want to have clean clothes...there are many other residents that complain about this. There are gardeners every morning, so if you ever have the chance to sleep in past 9, forget it. To top it off, I keep my apartment immaculate, yet somehow ended up with a cockroach problem that went on for weeks. They didn't seem very concerned referred to these roaches as 'water bugs,' which are basically the same thing. They sprayed my apartment 5 times before these roaches were gone. If expect to have guests, forget it. There is NO guest parking. If you have a vistor you have to direct them to park all the way in the back and then go out and meet at the gate. I suppose it is same, but before I signed my lease I was under the impression there was lots of parking for guests. I don't recommend this complex! read more

Ive only lived here One year. Something that should be expressed to families is " "Black Widows, spiders, spiders , Black widow, spiders, and possums . If your love the outdoors this is the place for you. Its a beautiful landscape and perfect location to every attractions in southern California. Just my biggest thing is the spiders. I've seen a nest of black widow babies right on my door I exexterminated. The staff switches so frequently you never know who is at the main office. The current gentlemen in the office deserves a academy award for best nice guy role. The few interactions I had with him he was very rude. His intentions are just to new residents. The water is 62 % always cold when showering and the lights our timed. So military showers my friends. The neighborhood is really nice located right next to a park . Rent is really high because of the location. Those are my only complaints .Enjoy your stay at Park Mesa dont let the Black widows "Taste ya" read more

Me and my family have lived here for 3 years.....first we lived in the 1 bedroom side of the complex....over there the next door nieghbors shower/plumbing squealed a shrill noise every time they took a shower. ...it was horrible to live with....when we over into the 2 bedroom side of the complex it was a relief when that noise didn't happen over here...but the hot water....goes out every week as it did again today....we got a call from the leasing center that the plumber is on his way.....from riverside. ....why do you have a plumber from riverside that's a good hour away...so yet another sat morning wasted by the park mesa team.....and why hasn't the problem been fixed yet? ....we have had this happen 5 times in the last month.....maybe it's the cheapy plumber ftom riverside maybe it's the park mesa corporate mentality to not get a new boiler....its only been here since 1980....you decide.....they just did a whole new front entry/leasing center approach ...but they need new washer dryers and water heaters....be careful about renting here....besides those issues ...the park mesa villas are so convenient and easy on off from the fwy and basically quite the guys that do the maintenence are great...:) read more
