Where do I begin. Let's start with move in day when the leasing agent told me what ever I put on the paper that wasn't okay would be fixed, this included; my bathroom window that didn't lock, my little sisters window that didn't lock, blinds that were broken, garage doors were broken, the back door that didn't work at all, the carpet was disgusting, and the house had not been cleaned at all it seemed. (In the entire 9 month contact none of these things were ever fixed at all) After a few weeks of waiting I called them to see why things hadn't been fixed & they then told me the leasing agent was wrong. I then went ahead to fill out a work order form, still no contact or effort to fix things had been made. I was then told that the work order men were awful and that's why he was fired and a new peon had stepped in his place and that they were trying to fix all of the office problems. Including the fact that my first work order had been "lost". I then emailed a work order AGAIN with I'm sure you can guess, again no contact. Getting ahold of my leasing agent was like trying to fly to the moon- another wards absolutely impossible. About 4 months in we were shocked with the bussiness and highly upset with the fact that we had even signed with them. In the time we lived there our AC went out and our home read 101 degrees F, but because it was only 86 degrees F outside it did not get fixed for TWO days causing both my roommates and me to become very sick with heat exhaust- just two weeks after that our bathrooms flooded while we were all at work and the emergency maintenence man was rude the entire time I asked him to come out to fix it. We had feces on our floors- I would call that an emergency. My best advice to you is SAVE YOUR MONEY AND GO SOMEWHERE ELSE. They don't get back to you, they make no effort to keep their rental properties up to par, and are some of the rudest individuals I have ever spoke with in my entire life. I will NEVER rent with this company again and I can only hope that if you do then you know what you are getting yourself into because it is brutal and I don't want anyone regretting their decisions like we did. read more

I would NOT recommend Scott Brown to anyone!! They are unorganized and only care about making a quick buck. Not to mention our place was disgusting and had fleas when we moved in. Things all around our place were broken some of which got fixed and others did not. Do not rent from them!!! read more

I have been renting from Scott Brown for a couple months. The house was a complete wreck when we moved in. Maintence took forever to come out and fix the multitude of problems. In the mean time, out of my own pocket I spent a lot of money getting the house livable. The tree trimmers that Scott Brown sent out to trim the trees off of the top of the house did a TERRIBLE job. I asked Scott Brown Properties to send them back out and fix the problem; they never did. I have put in several maintenace requests that have not been made true. Twice people have been sent to my house to fix things WITHOUT ANY NOTICE. Very frustrated with this company. read more

I give them no stars what so ever. I have had the worst services renting from them. First it was 2 weeks late with us moving in. If we needed something fixed the fix it( maybe) when they were ready to.I recently have had to stay with my father to take care of him and asked if they could help maybe by putting the property on the market since I am having to pay for my dad's and take care of him he lives an hour in a half away. They told me that it would be like 1200 $ extra to do so plus rent till they got someone on there or sub lease it for the remaining 4 months. I am not trying to skip out just need to get someone in there so that I can be more able to take care of my father. It is just to hard to do his rent dr bills food etc on top of this house as well..I wouldn't rent from Scott Brown ever again..I will continue my last 3 in a half months naturally just wish they would have helped me as I would have continued to pay till it was leased back out. I even offered for them to keep my deposit since i need out early. My father is sick and don't have long to live..thanks for all the help Scott Brown Properties. read more

I havent even moved into my home yet and I have already had a bad experience. Im dissatisfied with the customer services and also communication. Unfortunately the company is not as organized as they should be. Ive already paid my deposit and fees and first months rent, yet anyone has told me of a date and time I can get my keys. I hired movers in advanced and I had to reschedule because a rude rep told me we dont open until 8 everyone knows that. Well i dont because i dont live near u all. I worked with a realtor the entire time who was Great to me until i chose to deal with the company directly. This is by far the worst moving experience I have ever had. Very unprofessional and unorganized. No one is punctual. They say they will call me in an hour and i never get a call. I leave messages and no one returns my calls. I wouldnt recommend this company to anyone! read more

If negative stars were possible, this would be the place to use them all. I usually don't have a terrible enough experience to warrant spending 30 seconds to write a review. But this place was terrible enough that I downloaded the Yelp app and created an account just so I could hopefully join forces in warning people about this place. To Sum Up: trashy houses and arrogant, horrible service. They will treat you as if you're not worth their time to even let you consider living in one of their heaping piles of rubble. My story is similar to those posted already. My husband and I moved from out of state, looking for a home to rent. I would get email alerts for Scott Brown and would constantly check their website for brand new listings. I jumped when I saw one that worked for our budget. I called the office and they told me I'd have to talk to Jason the leasing manager. They ever so kindly gave me his cell phone number. I called and left a voice mail. After not hearing for 24 hours, I decide to follow up with a courteous email. He finally writes me back, telling me to give him a call on his cell phone for more information. I call and leave a voice mail. We finally connect the next day. He lets me know that property was leased 2 days ago. I ask him if we could be put on a waiting list because it seems like by the time these properties are posted online, they're already being leased to someone. He said there is no list but to let him know if I see something else I like. I see another property. So I call him, no answer. So I leave a voicemail. I wait a day, then I call the office. They tell me I'll have to speak with Jason and give me his cell phone number. How nice. No call back from him in the meantime. I send him another email. Nothing. This happened for about 5 properties. I finally call the office again, and they say I have to speak with Jason and to call his cell and I kindly let them know that I already have his cell phone and he never calls back so there's really no point. The lady says "oh, well, he's in the office. Let me walk down the hall and get him for you." (If he's in the office, why do the repeatedly deflect to his cell phone ALL the time?) I get to speak with him and he says those properties are taken. Long story short, I was never even able to view or apply for any of their properties due to their lack of interest in me being a potential client. Side note, I was able to drive by a majority of their properties. Most of them looked like shacks with rotting wood and sagging roofs. They pretty much are capitalizing on people desperately needing housing and charging an unfair price for a pit. I strongly advise against the experience of EVER having to interact with ANYONE at Scott Brown properties. read more

Scott Brown is responsible for the worst leasing experience I've had in 6 years. I love the layout of the apartment I have with them and the rent was affordable. Little did I know when I signed my lease that Scott brown was aware of a security threat in the complex but had taken no action to secure it. Just as they've taken no action to keep my complex in decent order. Everything is falling apart. The city made them replace the roof and several staircases that weren't up to code last year but Scott Brown always hires the cheapest contractors (the men BUILDING OUR ROOF were actively drinking in front of us while working) and it's no surprise that my roof leaks terribly. It's also no surprise that the very next time it rained after they once again contracted out for repairs, the leak is back and worse than before. We have bugs. The laundry room here is actually the most disgusting laundry set up I've ever seen and I grew up going to some pretty rough laundry mats. The room is full of cockroaches, just like our apartment sometimes is. The general lack of upkeep here is upsetting. Our foundation is terrible. I know it's Texas but our foundation problems are pretty extreme. Since we've lived here (about a year) we've had several new cracks appear on the walls and have had to have our doors sanded down multiple times because the apartment shifts and they no longer close. I've never had an experience with the office staff where they weren't, at the most flat out rude, or at the least seeming like doing their job is a nuisance keeping them from chatting and going on smoke breaks. I generally hate it when people complain about how other people do their jobs when they know nothing about it (as I know nothing about realty) but I do know about customer service and I've been upset about the lack of it Scott Brown has provided me with since day one. I've told all of my friends and family to avoid leasing with Scott Brown and I genuinely think it's a shame that they are in control of so much property in Denton. They're getting the reputation Place to Be had several years ago and there's a reason for it. If you can, lease with anyone else. read more

Do not consider this outfit. Run away as fast as you can. My son and his roommate had the most awful experience . Scott Brown is not meeting the needs of their tenants and certainly not meeting the maintenance needs of their properties , even in unhealthy, unclean, and properly functioning cases. It's sad when a company intentionally does more harm to the community than good and takes advantage of and rips off innocent college students who are supposed to be assisted and encouraged as they become our future. Shame shame ! read more

Bought up all the "affordable" housing in Denton and run the properties terribly. Unprofessional in every way. Dysfunctional communication system. Housing is a gamble in Denton, but with Scott Brown the renter loses every time. read more

Scott brown properties is the worse I have ever dealt with. I live in their foxcroft apartment. I would say is a nightmare and I will not advice any family with kids to live in any of their properties especially the foxcroft apartment complex. From neighbors who smokes weed/pot and it smells so bad you can smell it from upstairs, or around keeps banging from the moment you walk to The moment you close your apartment door. Severally we have called to report to management and nothing is being done. And the response to what one of the management told us is "maybe we walk a bit harder". My two year old has to be on a high chair almost the whole day because the moment she tries to play with her toys, we will hear bangs upon bangs from the bedrooms to the dinning to the kitchen we are threaten with bangs. My micro premie baby who is on oxygen and has weak lungs is constantly getting breathing treatment because the smell of weed or pot gets into our apartment. From Plumbing issues to floors all round our apartment are so weak and holes in some parts when you walk. When one is getting down the staircase you can feel your couch vibrate just from how poorly made the apartment is. It is not a healthy and safe place if you don't want smoking around you or your kids. If you want a safe place for your kids to learn by playing please look elsewhere. The day after we moved in to our apartment it's been a nightmare. read more

I was new to Denton and found the website rentdenton.net which is run by Scott Brown Properties. After I rented from them, I started having problems (ie was late with the rent by one day and was informed eviction proceedings would be begin in 5 days, or was charged to have the air conditioner fixed (and it broke on a 97+ degree afternoon!), or had to haggle with them to get an exterminator out to rid the place of roaches and spiders and ants.) So I asked around about them and it seems there are countless stories of them bullying students at University of North Texas. How can they operate like this? I've never been treated so poorly as a customer and renter in all of my life. read more

I recently moved from a residence in Denton, owned by this company. This company is very shady. Beware. I stayed in an apartment that I took well care of for four years and my rent was always paid several months in advance; overall, I was a good tenant. I received a letter from them stating that they were keeping my deposit and wanted more money. They would not even send an itemization of incurred expenses and charged me $800 . There is no possible way that the apartment was in a condition to have to have $800 worth of repairs. They wouldn't even take my call to discuss the disposition. In sum, they knew I would be out of town and chances are.....people wont challenge a case where they must drive eight hours to fight in a legal battle. So, yes they play dirty and will screw you. Check their website for proof......they run a dirty business under the guise of being "christian". Nice read more

Scott Brown Properties did an excellent job with my rental experience. The staff is friendly, they responded well to my requests, and I had no problems. I would rent from them again. read more

SBP is the worst possible place to rent from. Our apartment was given to us in a disgusting state. seriously, I went to the doctor for flea bites. There were stains on the walls and carpets. Anytime something went wrong they took weeks to come fix it, IF they ever fixed it, our ceiling had pieces falling on the floor and they never came and fixed it because it was considered a "cosmetic issue"? I wouldn't reccomend them to anyone. Their employees are very friendly, but the company as a whole is shady and their properties aren't great. We left it immaculately clean, in ten times better condition than we found it, and they were still shady about our deposit. read more

I'm not understanding these negative reviews. Scott Brown Properties have been more than friendly and accommodating from the very start. Jonathan King has been very helpful at making the application process smooth and painless. He was very friendly and able to relate with everyone regardless of age. The apartments are very nice and we are looking forward to moving in. Keep up the good work. read more

Horrible! Horrible! Horrible! Property management was just ridiculous. It's pretty bad when all you have to do is call them and the receptionist already knows who to transfer you to. People who would park in our tiny parking lot that would walk to school never got towed. So you couldn't go anywhere during the day because you could come back with no where to park. Called so many times to get people towed and nothing ever happened. We had neighbors that smoked weed and it would come through our vents and just stink up our whole place. Nothing ever got done about that either. Eventually, I just had to chew out the property manager on how she just did not get things done. It didn't help but make me feel better. So overall DO NOT GO TO SCOTT BROWN PROPERTIES!!!! read more

I had lived in the same house for 3years which is managed by Scott Brown. I can't remember one time I have a good conversation with them. Every time we ran to something we have to argue to get it done. The V.P. is very rude. She is very hard to talk too and she yells in the phone. The people who lease a property will tell you anything to get you to sign a lease because that is how they make money, from commission. Unless you have them write everything down in the lease, you will get nothing you were promised. For the last two months I lived in my house, I had prospective renters in and out of my house constantly and they would come anytime they want. I had no privacy. They let themselves into my house even when I was there in the bathroom or in the backyard. They expect you to leave 60days before your lease is up, so they can show the properties to others. Last year I ask them if I can rent the house for 6months instead of one year, they refuse to help me. I got stuck with a crooked landlord and couldn't do anything about it until my lease was up. Scott Brown Properties does not care about anyone but themselves. They make their money from the owners of the properties and that is who they are working for. They will do what the owners of the homes want, because that is where they make money, even if it is at your expense. Scott Brown Properties treats tenant like CRAP. read more

This business is truly one of the worst I have ever been associated with. I have been in a 2 month ongoing process trying to find a house to rent. Their associates are often no-shows for home tours, and the houses they list on the market are often already taken. I am currently on the phone with them and have been on hold for 17 minutes now. They are simply not conducive to the needs and inquiries of the consumers. They have tried to have us fill out applications (including the application fees) for houses that have already been rented out. I cannot stress how inadequate the service is. Please save yourself the time and stress; do not rent with this company. read more

Unless you're a current tenant with them then don't bother. My boyfriend was a tenant with Scott Brown for years and never had a problem. Cut to two years later when we're trying to get a house through them and they are horrendous. The blonde girl at the receptionist's desk was extremely rude. We first found an ad on Craigslist trying to sublease through them and put in an application and waited a week and heard nothing. We went up there for the blonde girl to ask the other receptionist "and just what would you suggest I tell them that I haven't already?" to our face. When we finally talked to someone they told us that the tenants decided to keep their lease and had "no idea why we hadn't been notified" two weeks later we find another house through them and was told it would be held for us since we had such a bad experience before and when we called to check on the application they said "let me call you back in twenty minutes while we talk to the leasing agent" two hours later we called back and were told that "the house had been given away to someone that was a CURRENT tenant, because THEY wanted it." Obviously if you go through the terrible process of being a tenant with them they're more than happy to oblige. I am far less than satisfied and should have listened to the reviews I read about them in the first place. read more

If it was possible I would give 0 stars. Scott brown takes advantage of college students and anyone who is in need of a home. There practices are slimy and lie without the assumption the tenants have not read their lease. This has been my worst landlord situation so far. It does not matter if I pay rent on time, as well as deposits and put in written work requests asap, keep up with yard work and keep the house clean, they do not care. Scott Brown will do their best to be not only inconvenient during move out but to charge you as much as possible. It doesn't help that their staff is incredibly rude, but also not equipped to do their jobs correctly or that's how it seems. read more

I would NOT recommend renting with Scott Brown Properties in Denton, Tx. I have lived here for going on 2 years now and I can say Student Assisted Living Management was more professional and friendly than Management at Scott Brown. The size of the apartment for the price is great as well as location, the management is just the worst. Pay your rent and hope nothing breaks in your apartment because it will take them a week to come fix it maybe longer. If you're a student and looking to be on your own this place isn't for you. They take advantage of young college students that aren't too aware of how apartment renting goes or is out on their own for the first time. So be sure to read your lease completely because they will try to charge you hefty fines for things that shouldn't be. Also be sure to go over the lease with a LAWYER before signing it as well. They were pretty shady and just out to get a buck. read more

On February 19th they came and resurfaced my bathtub looks really nice and they resurfaced the laundry room floor we're getting new washers and dryers they painted the laundry room and they're going to put an AC unit in there and they keep the grass mowed. They recently put new filters in our apartments and change the smoke detector batteries they filled some potholes in the back of the apartment complex parking lot for visitors they've been taken care of this property and I want to thank Jocelyn Nena Clint and Crystal for all that they do keep up the good work and I will renew my lease again. Hopefully the large grassy area in the back they will take some of that and make into a little dog park for the residence and it would be nice if they could put a little picnic table out there and seats for us maybe a little Barbecue Pit for one people want to barbecue during the summer. Thank you all! They also power-washed all the balcony's and restainted them late last year. read more

Initially, I rented online from out-of-town because I was coming in as a grad student. I have over a decade of renting in several other states including Texas, I have never EVER had a problem with a deposit withholding. Big mistake to rent with this company. I have to say my dealings with the office staff was very good, but disorganized dealings with the company and big problem getting my deposit back even though I meticulously cleaned the apartment for hours and am a clean person in general. Take pictures of everything before you move in and afterward! I noticed problem areas such as a carpet stain and yellowish grease stains on the walls near the stove when I moved in. I was told that if I took the apartment 'as is' and reflected all that on the move in check-list form that I would be fine. However, my deposit was withheld. I was charged 3 hours maid service at $25/hr for a 600 sq ft apartment, which was hilarious. I was charged again over $100 for the small patch of carpet in the bedroom that was the width of a queen mattress with night tables, and which was stained upon moving in. When my file was accidentally left with me at the office during my dispute, I saw an angry letter of dispute from the previous tenant in my unit's file, whom Scott Brown Properties had charged hundreds of dollars for cleaning. What adds insult to injury is that there were problems addressed in the letter for which Scott Brown Properties was trying to charge the previous tenant that had not been fixed, and I had inherited them. I had in turn been charged for those same pre-existing problems when I moved out that the previous tenant's deposit was being withheld for. In addition to the deposit return drama that took several months to resolve, it took 2 weeks to have a small clogged bathtub repair taken care of at my apartment while I was still living there. The repair person brought his girlfriend who sat on my toilet and 'hung out' while he cleared my drain. This kind of problem with the deposit and I only had a six month lease. read more

So I researched and found the perfect apartment 2 months ahead of the lease date. I corresponded in emails to confirm everything with the leasing agent, Jason, and had the go ahead all around. The DAY BEFORE move in I call to ask about getting the keys so I could move in first thing in the morning. After the run around on the phone my leasing agent said he thought I said July instead of June. I went to the office and he did not seem sympathetic to the situation. He did not say sorry. He basically made us go from excited to homeless in a matter of minutes and didn't seem to care. They only had a little bit open at that time and they were disgusting apartments. It smelled horrible and there were roaches. I couldn't believe what was happening. They all made no arrangements to make it right. On moving day, I went to go look at some other places and settled on a great apartment with Place To Be Properties. SCOTT BROWN PROPERTIES WILL TREAT YOU LIKE CRAP AND THEY DON'T CARE. I had everything in writing and the apartment was still taken out from under me. You have been warned. read more

I lived in the Scott Brown apartments off Hickory and Ave. D. from May 2010 to June 2011. The only advantage of living there is the closeness to campus. Everything else sucks. None of the appliances are updated (oven, fridge, etc). When we moved in, the dishwasher was broken and even when they replaced it, it didn't clean dishes well. The back window was broken, I'm assuming from someone trying to break in and I called them to fix it. It took them over a month to fix it. The toilets are old. The building had to have been built in the 80s. The only thing updated was the floor from carpet to hard wood. My car was towed because there was no more parking spaces so I had to park next door. When I told Scott Brown about my dilemma, they said they couldn't do anything. I had to use my rent money to get my car out and they didn't seem to care at all. The worse part is getting your deposit, which they find reasons to not give all of it back to you. There's a paper you fill out saying what's already wrong with the apartment which we did fill out. But apparently we weren't too DETAILED. They took money away from cleaning the washer machine because it was dirty, the oven was dirty even though it came dirty, the walls were dirty, even though it was already dirty. My room mate even had to clean boogers off before she moved all her stuff in, so obviously they didn't do a good job. There was a hole in one of the walls by the door which we said on the paper but we fixed it, not them. They claimed the toilet seats where discolored but once again, this is an old apartment, so the stains weren't coming out despite the fact that we cleansed the toilet from top to bottom. Also, dead bugs were there, as if we cleaned everything else but the dead bugs. But it takes them 30 days to give deposits back so who knows when they checked the apartment out. Bugs come into dark empty places, AFTER we moved out. So, to make this short and sweet, don't move here. They don't take care of you and they screw you over with your deposit. read more

I'm going to be moving in a couple months, and despite reading many reviews on various sites, I chose to sign a lease with Scott Brown Properties. One of the biggest reasons being their realtor, Jason. This man seems to be the only realtor for the entire company, which is crazy considering the number of properties they have around the area. He's not only been professional, but has exceeded my expectations exponentially. In my initial apartment search, he was very flexible in accommodating my schedule to view an apartment, as I'm a student and have varying obligations day to day. And that was just the beginning. Throughout the application process, I was assured multiple times that my future apartment didn't have any other applications on it and was not in jeopardy of being leased to someone else. SBP was very patient and accommodating throughout the application process, and Jason was very immediate on updates of how the process was coming along. He's been very available to any questions or concerns via text or phone call during the application process and signing of my lease, which I'm extremely appreciative of. I signed my lease today and can't wait to move into my apartment. The only reason I give SBP 4 stars instead of five is that since I haven't moved in yet, I don't have a great amount of experience with the actual company. If their level of service and accommodation is anything compared to their realtor, I'll gladly update my review accordingly. I have a feeling most of the bad reviews going around about them are simply from people who've never experienced doing business with a realty company (or living in a dwelling they've had to acquire on their own accord), or just don't realize the amount of work one man handles on his own. We're all just people, and I'm giving credit where credit is due. read more
