I lived in Scott Brown Properties for a little over 2 years as an undergrad. I lived in a nice & cozy 1 bedroom that was located right across the street from the University, which was extremely convenient! I rarely had any issues as far as management or maintenance, they were always really prompt with taking care of any issues or concerns that I may have had ( hence the reason I signed a 2nd lease into my senior year). I've recommended these properties to many of my friends and acquaintances, and will recommend them to anyone looking for a nice, comfy, affordable, convenient & fast responding apartments! They have plenty of options that should fit your needs & I'm sure you will be satisfied just as I was within my time there! I'd like to make a personal shoutout to Ms. Nena Coker! Overall the experience at Scott Brown has been very good. Anytime there's an issue either with maintenance, other residents, or payment it is handled professionally and quickly. I will say that most of the complaints a lot of people have really has to do with the people that live in the complexes due to their cheap rent prices. I live in an older apartment, but it's maintained well for the most part (probably needs a new carpet). Maintenance response time is quick and efficient, and that's a huge plus. The property manager Nena Coker has been very helpful in the process. For example we were having issues with visitor parking in our small complex and she added visitor spots. Anytime I've had a question for her she has responded instantly and I haven't been disappointed yet! read more

RENTERS BEWARE!!!! Definitely not a fan of this conglomeration. They own properties LEGITIMATELY EVERYWHERE and for this, they have no time for any of their tenants... Especially those of us who live in the "lower income" places. I lived in Eagle Manor (off of Stella Street) and it is seriously a roach-infested, dirty apartment. People smoke pot and cigarettes in the apartments around you- making your apartment smell awful. People are loud and you can hear through the walls. The Internet is SLOW and the water in the shower changes temperatures like Taylor Swift changes boyfriends. The *only* plus side to living here is the "all-bills included" aspect. But besides this, people are sketchy, the place is a dump, and it's in a BAD neighborhood. By the end of my lease, I wasn't even dealing with SBP anymore, because they had leased us out to another company. The lease with SBP should have been voided when that happened, but I don't think it did. read more

Stay AWAY from Scott Brown. I can't say the entire staff is horrible, but they lack appropriate qualifications to be a rental property. When we first went with them to look at their apartments, they showed us a great 1 bed 1 bath that we loved. When we said we'd take it right away, they told us it had already been leased. Then I asked if there were any more with a washer and dryer built in, and they said they had one. When Jonathan King took us there, I was surprised to see there was in fact no washer and dryer. He instead said that they were out of apartments with a washer and dryer included, and this was one with hook ups, and that it was the last one with hook ups as well. My husband and I being in desperate need of a place to move in, and not wanting to use the local laundromat, took it. In the first week we moved we noticed issues, water was leaking from the place above through the light bulb in our utility closet (fixed fairly quickly but still scary), and they had not sufficiently cleaned and replaced all things when we had moved in. The one time we were late on rent, we overpaid because we weren't sure what the late fees were. When we looked up our account, we found that they had created new late fees to find a way to take our money from us so we wouldn't have a credit in our account. This issue was fixed, but it took me at least 3 phone calls and visits to get it corrected. Also, our property is a 6 apartment complex near UNT that doesn't have bike racks, so I had to lock my bike to a tree. One day, I came outside and that tree was gone - so was my bike. This was not a skinny little baby tree. I contacted maintenance about it several times and they never got back to me. Maybe a bike thief really believed cutting down a tree to it's very bottom was worth it - but it looked like a professional job and there were no remains of the tree, so I doubt it. Finally, I went in person to turn in our 60 day move out notice (earlier than 60 days) and got them to give me a photo copy of it. Over a month later, a guy comes to our door telling us that SBP has asked him to go collect forms from everyone at multiple properties, and that many people told him the same thing as us - they turned theirs in a long time ago. The other day, we found a notice in our mailbox that SBP had contacted the Post Office and told them our property was VACANT and took our names off the mailbox - I am expecting my diploma in the mail this week so that was terrifying, so I have contacted the post office and SBP about this. Finally, they promised us that by November we'd be able to pay rent without a fee online. That has never happened. Stay far, far, far away from them. read more

If you take care of where you live and do not abuse it you will get your security deposit back. They are not the only good property management company in Denton however. While living at Plantation Apartments- one of Scott Brown's properties, I was extremely close to UNT and the restaurants/ bars of Fry st., I enjoyed being in close proximity to such. The maintenance man for my place was probably the best one I've had while renting. He always attended to requests and showed up promptly (within business hours). He was skilled at his job and very nice. My apartment manager was also a great help while renting here, she had a sweet demeanor and was able to be flexible with my needs throughout my lease. read more

I wrote a good review at first even though my experience was up and down. I had problems with flooding there and the a/c, it was always something every few months. Then I received charges after I completely spent more than 23 hours cleaning the apartment before I moved out, I took pictures before and after.. it was cleaner from when I first moved in a couple years ago. My advise to anyone who rents from these fellows... Take pictures of your move-in, document EVERYTHING. They will try to slide one past you every time you move out with your refunded deposits. They may try to charge you for routine maintenance and repairs. Deposits are very large amounts; usually your first month's rent amount. Be careful with this company. My daughter rented from Scott Brown from 2015-2017. While the apartment was okay (and I'm stretching to say even that), the customer service is awful. People were coming into the apartment when no one was home for no reason, they ran monthly random "inspections" of the tenants to make sure the tenants were doing everything right. There was black mold in the kitchen that they covered with spray paint. The apartment had to be cleaned by my daughter before they could move in because it was filthy. Now they have moved into a house in another town (3 bedrooms for just a little more than they were paying for the 2 bedroom apartment) and Scott Brown is saying they didn't pay a deposit when they rented the apartment in Denton. Good thing we have the credit card receipts proving that she did. Thieves. Sounds like they will do their best to screw you over! read more

I live at the Scott Browned owned apartments at 2007 teasley, and it has been one nightmare after another. first, before we signed we had not seen the apartments at 2007 teasley, but another set of apartments closer to UNT campus. We loved these apartments, and were told they had openings by the leasing agents. Upon finalizing the lease..."uh oh" it turns out not only were there no available apartments, but they had in fact been full for almost a month, which isn't too crazy since we were applying near the end of summer, which to be honest should have been a sign to leave immediately. We were offered the price to remain the same and live in the 2007 teaslry apartments and due to the time proximity of school we accepted. now for the list of issues we have had... we were placed next to a coke dealer and after making two complaints, nothing was done. Then several months later, the sheriff had come to arrest one or more of our neighbors, but they had vacated escaping custody, which is in part DUE to the fact that Scott Brown did not listen to our claims. we have had laundry stolen multiple times, my girlfriend losing over three hundred dollars worth of clothing, the final time being today were the door handle was busted out and clothing was taken, by kids or other terrible tenants. This was after many complaints by the residents to install locks on the laundromat door. Then there was the day I was told if I don't clean up after my tiny French bulldog I'd be fined, as I was holding a doggy bag full of poop on my way to the dumpster. then the other time they shut off the water without notice in the morning, before many people went to work and it was shut off for over twelve hours, again without notice. I go, after work mind you, to speak to the person working on the water and he says that the apartment management had planned this for several weeks to check water pressure. I guess I've only mostly had bad Experiences with the management at the teasley location, but if this is how a company lets someone run an apartment complex, then they are without a doubt the worst people to rent or buy from. I wish I could choose 0 stars. I am disgusted by the ethics and lack of respect I have been shown by this company. The first house we moved into with them had a back door that was only attached by one hinge, instead of two, so when you opened it swung all over the place. Not a difficult fix, just lazy. There were rat droppings everywhere. There was a giant bucket to collect water under the sink that had obviously had milk and all sorts of stinky liquids poured into it, and then left to sit there in the summer heat for months. Basically, our entire kitchen smelled like someone ate a bowl of bleu cheese and then barfed it into a soiled diaper. There was only 1 smoke detector in the whole 3 bedroom house, and it did not work. This list can go on for quite a while... SO, after moving out of that shit hole, we move into a new place. Our lease started on the first, and they waited until the first to tell us that actually, we couldn't move in until the 7th. After that, they kept harassing us for paying too little rent, when it was them who told us to deduct an amount from our first month's rent to compensate us for the electricity we had paid for from the 1st to the 7th. Nina apparently forgot to tell anyone about our rent deduction. Now, we just moved out of that house, and our lease ended on the 24th. I show up to grab the last of my things on the 24th, and Scott Brown had already come to clean out and thrown my things away. When I called to ask about my stuff, she put me on hold for 18 minutes and eventually hung up on me. I'm mad, but not TOO mad because at least I will never have to come into contact with these cocksuckers ever again. Seriously, do not rent from these horrible people. All of the employees I have dealt with have been incompetent and careless. read more

DO NOT RENT FROM THESE PEOPLE! Every single person at Scott Brown is rude and untrustworthy. My issues with this company are: I will call to verify a rental payment at the beginning of the month a few times but if I call between the 1st-5th of the month the response I get is, "Do you know what day it is? I don't have time for this!" and then they hang up on you (this has happened 3 times). They don't thoroughly check their information and call to blame you for things you haven't done. (Blame you for broken maintenance issues and charge you for them when it wasn't your fault but due to my next point of the apartments being old) Their apartments are shabby and not taken care of. They renovate when someone moves out but they never do anything for the people that stay. Their maintenance people are disorganized and irresponsible. Things don't get fixed in a proper time frame or at all. Basically, it's just a poorly run business full of unprofessional people. Oh, don't forget the hall of taxidermy which is their office. I really don't need to see a taxidermied bear when I go to pay my rent. Let me put it this way; there is a reason they are having a hard time filling properties that are only a few blocks from college campuses. Because they are a terrible business! I tried to rent a house and was ready to put down a very large deposit but neither of the people who show the houses, Michael and Jason, were helpful. Jason never got back to me, I called everyday for 4 days and never heard from him. They only have 2 people to show houses and do the leases and neither were helpful. While waiting to hear back the house was leased out. I will not be using Scott Brown in the future. I've lived with them for almost a year now and I was fairly optimistic at first, but it's definitely a struggle trying to deal with this company. PROS: cheapest rent in town. Nice staff. CONS: SCP is in it for the money. They will manage any property under ANY condition just to get their cut. My place had rat poop everywhere when I moved in. I didn't even move anything inside for the first 2 days because I had to clean everything. My windows were rotted out& all they did to fix them was caulk the edges. There is paint splattered all over my floors because nobody put down anything on the floor before they started painting. Their landlords are cheap and their Maintenance can take months to respond to my calls. I live alone& require a call before I answer the door BUT I never got a call before some un-uniformed man with a toolbox showed up at my door. I was going to move into an efficiency apartment, but decided to keep looking. I went to Scott Brown Properties and they found me a 1 bedroom, 1 bath for a very good price! It was also getting new flooring and carpet! The staff at the office is very sweet, patient, and helpful. Jason showed us the apartment, he was punctual and was happy to answer all our questions. He is good at getting back to you with what he needs for the approval and with signing the lease. So far I've had a great experience with them. Will update when I move in! read more

So apparently the guy downstairs from me got evicted b/c he had mold growing on the toilet and the apartment was a mess. 2 days later someone else moves in and I start getting cockroaches and spiders in my place! The new person in the apartment also said he has found various insects for example he had bed bug bites all over him. I call and leave a message and got no response back. I called back and they finally answered said they would be here in 3 days. There is also a smell coming from the bathroom from when I first moved in that never got resolved so I keep the door closed. I'm only here Monday-Thursday and I keep this apartment super clean! But in the end you get what you pay for so choose wisely. read more

I've only been renting from them for 5 months, but...you get what you pay for. Rent is cheaper then any other place as close to UNT as we are (for what we wanted in a house). The house leaves a lot to be desired... Old and could use some repairs (some slight and inexpensive repairs already done by my boyfriend and myself). For larger repairs (cracked windows when we moved in and an a/c window unit that crapped out in the middle of July!) the maintenance team responded to our request within a decent time frame. I was shocked when I get the letter; the items listed on the sheet were already there before I lease the apt. I called to clarify the issues and was told I need to it in writing. No one was willing to take the time and talk to me. I have been living in the US for eleven years and NOT once lost my deposit. I am single, I don't smoke, I don't have any kids, I don't have any bets, I take off my shoes inside, I work 14 hours a day and I don't even cook. I was seriously angry when I got the letter; its not about the $200 deposit anymore, its about the principle. Its so easy for them to keep your money for false accusations. I CANNOT stand Scott Brown Properties. This is my second year with Scott Brown and third property of theirs I have lived at. Sure their properties are cute and reasonably priced. But they do not give a crap about you. Worst customer service I have ever received. The office is completely unorganized and on multiple occasions have sent my roommates and I a notice to evict due to unpaid rent. We pay in full every time. We always have to show them our receipts and bank statements to prove it to them. Nena Coker in the billing department is the WORST. She is always claiming our rent either hasn't been paid or is late when it is never the case. And when we call to discuss, she's incredibly rude and yells at us. Yes, yells. She has no respect for residents and is terrible at communicating with us. Maintenance is hit and miss. Someone times they come out right away. Other times we have had to put out two or three orders before they come out. And they won't tell you when they plan on coming. Just hope you don't come out of the shower to strange men in your apartment. I strongly recommend anyone BUT Scott Brown. read more

One good thing is the rent is pretty cheap and it's a pretty spacious apartment. However that's pretty much where the good ends. When we moved in we found a tooth in the medicine cabinet, the door moved a whole inch while locked and the whole place was covered in dust and cigarette butts. Six months later, they have fixed the door but our wooden floor is still peeling off, the fan is still broken and there are still nails poking out of the wall. Pest control has come five different times but they can't seem to fix the roach problem. We went without hot water for two weeks while they "fixed the problem". The mailboxes were broken to the point where you could pull the box out and access the mail from the top without a key, then the lock broke so we could no longer get our mail using our key. We contacted maintenance several times but they never fixed it so we started accessing our mail by pulling the box out so we could get our mail and pay our bills. Scott Brown then filed charges against us and billed us with over $400 for "breaking" their already broken mailboxes even though they ignored our requests to fix it. I am scared this will happen again and we won't be able to access important mail. So far this has been my worst experience, I would definitely not rent here again. read more

RUN AWAY FROM THEIR PROPERTIES!!! Been a renter at their Dallas property for about 6 mos now. Worst apt mgmt company I've worked with in my 10 years of renting. I had a plumbing issue first month I moved in and even though I have faithfully paid rent now 6 months later they state the owner has refused to pay for it so I will have to pay for it, and I have to pay for 100% of the cost. Called to report my water heater was not working for 4 days in a row, with no one to come out to fix it. Told property manager if no one came out on the 4th day I would report it to the city as it is a sanitation issue and state of Texas tenant law states you must have hot water to kitchen and bathrooms. The property manager literally just laughed on the phone and said he would not report my issue to the owner until I agreed to pay for the plumbing bill from 6 months prior, despite paying rent and never even receiving an invoice for it (this is against the law). Do not use their online payment system either, they will tell you they didn't receive the payment, even though you got email confirmation, and just send you an eviction notice without ever having called you or anything. It's also always an issue that they are based out of Denton because if you have emergency maintenance issues on weekends or after hours, they say they have to attend to those "first." read more

I love my space. The price is good, the interior is really cool and funky and very Denton. Insulation is awful though and SB has tried to charge me for weird stuff. Unfortunately, I am being forced out. The issue isn't completely with Scott Brown, though they were inconsistent in what they said vs what became my responsibility later. The BIG problem is the property owner, Dalton Allen. He is being retaliatory and refusing to renew my lease because I challenged a large retroactive fee he attempted to charge me. Correspondence is below and I was just notified after resolving this w/ SB that the owner has exercised "non-renewal". I have been a good tenant and yes, I did argue a $480 bill out of nowhere. This is immature and unfitting for a person who expects to be a respected member of the business community. HIM: My name is Dalton Allen and I am the owner of 715 & 717 Fulton. [...] It appears that the past property manager never did bill you for your part of the utilities at 715 Fulton, and it was only recently discovered. No one is attempting to pick on you or create a problem for you. The fact is you have been getting free water for the entire time you have been there and you nor SBP were aware. It is their right to go back to the beginning of your lease and request your entire portion be paid, but they have agreed to only ask for your portion of the water for the last year as long as it can be resolved quickly. They will bill you monthly for future water usage. If this is not resolved soon and this issue becomes contentious, then they reserve the right to go back to the beginning of the lease and collect for the cost of your water usage that has been paid inadvertently by the owner. So far most of what you have requested seems to be very legitimate and very likely what I would also ask for in your position. In one of your E-mails you asked for Jay to send you something that shows the percentage of water you are supposed to pay. He sent you a copy of the of page 5 of the lease, which I have also attached, where item 11A says "TENANT IS RESPONSIBLE OF TRASH, UTILITIES AND ANY CONNECTION FEES." Evidently the person who actually prepared the lease thought you paid for all of the water, but historically that has not been the procedure. The water bill should be shared between the two apartments rather than paid by only one, thus the split between 717 & 715 Fulton, and 715 has taken the larger part (60%) because of the washing machine. I am sure you do not want to pay for the entire water bill and at this point SBP is offering to allow you to pay 60% for the last year and in the future unless there is a water leak on your side that we are not made aware of. There is no other documentation that addresses the split and 717 Fulton is paying her portion monthly. This is all of the information I have available to me at this point...[water bill amounts, etc.]... I hope we can resolve the issue and not spend additional time covering any of this information. I am always open to visiting with you if you would like. ME: Hi Dalton, sorry for the delay here. My work has been very crazy today and I have to leave the house again. I am working with a colleague on sorting this all out. I didn't want you to think I was ignoring your message. Thank you for the receipts, they are appreciated. HIM: Hearing from an attorney through Scott Brown with an offer of $100.00 to settle this issue, really ticked me off and I have contacted my attorney to move forward. Thankfully he was in court today because he is very expensive. If I must hire him to deal with this I will do all I can to have you pay for it. As I said yesterday, if this get contentious this can quickly get out of hand and I do not want that to happen at all, but you fired the first shot. I must tell you that $100.00 is out of the question. The fact is you have used the water and need to pay for it. Honestly, I expect my attorney to research this issue and prepare a response to my E-mail to him this weekend if I do not ask him to hold off. At this point I have no reason to ask him to hold off because your offer of $100.00 to settle the issue, and the attempt to go around me yesterday removes options that I otherwise would have. If you wish to pursue this through the attorney then there is no need for you to respond to this E-mail and I will be in contact with you next week. If, however, you wish to address this with me directly I will ask my attorney to wait for further instructions. I will not drag this out. I was very clear in my last E-mail to you - if this turns contentious I will pursue collection of all of the water bill for the entire time you have been in the apartment (which I am sure now is actually rent) in addition to other costs. I thought we could deal with this between us, I am sorry you did not agree. It has taken me a long time to get over the experience that this company brought to me and my family. I sued Scott Brown Properties and won. It was only a small amount that I received, but they are such harsh people that they haven't even paid the amount awarded in judgment. I am a single mom and they had us living in rodents and filth. There were actually rats breeding under our kitchen stove. I also moved the refrigerator and there was just a blanket of rodent feces underneath. We could hear rats scratching in the walls also. When we moved in, they hadn't even cleaned the carpet and they wouldn't honor an online special on the deposit that I'm sure they were giving everyone else. I have since left the area because these people had me so depressed and distraught. I didn't know people could be this cruel and disgusting in a LOCAL business. It took me some years and courage to write this, but it needed to be said. Please don't ever rent or do any business with these people. I know the sign outside says "Integrity", but there is none. The sign should say SHADY AND CORRUPT. Scott Brown properties is the type of business you definitely RUN FROM! Especially if you're clean and have small children. We were sick the whole time we lived in the home and didn't know why until I started spotting tiny mice all over the house and moved the stove and found a nest there. When I called them, they treated me like crap. Please, I say it again, do NOT rent or do any type of business with these people. It was such a sad experience for me and my family. So sad. read more

Where do I begin. Let's start with move in day when the leasing agent told me what ever I put on the paper that wasn't okay would be fixed, this included; my bathroom window that didn't lock, my little sisters window that didn't lock, blinds that were broken, garage doors were broken, the back door that didn't work at all, the carpet was disgusting, and the house had not been cleaned at all it seemed. (In the entire 9 month contact none of these things were ever fixed at all) After a few weeks of waiting I called them to see why things hadn't been fixed & they then told me the leasing agent was wrong. I then went ahead to fill out a work order form, still no contact or effort to fix things had been made. I was then told that the work order men were awful and that's why he was fired and a new peon had stepped in his place and that they were trying to fix all of the office problems. Including the fact that my first work order had been "lost". I then emailed a work order AGAIN with I'm sure you can guess, again no contact. Getting ahold of my leasing agent was like trying to fly to the moon- another wards absolutely impossible. About 4 months in we were shocked with the bussiness and highly upset with the fact that we had even signed with them. In the time we lived there our AC went out and our home read 101 degrees F, but because it was only 86 degrees F outside it did not get fixed for TWO days causing both my roommates and me to become very sick with heat exhaust- just two weeks after that our bathrooms flooded while we were all at work and the emergency maintenence man was rude the entire time I asked him to come out to fix it. We had feces on our floors- I would call that an emergency. My best advice to you is SAVE YOUR MONEY AND GO SOMEWHERE ELSE. They don't get back to you, they make no effort to keep their rental properties up to par, and are some of the rudest individuals I have ever spoke with in my entire life. I will NEVER rent with this company again and I can only hope that if you do then you know what you are getting yourself into because it is brutal and I don't want anyone regretting their decisions like we did. read more
