While doing the walk thru I asked about needing to fill out a move in form for damages. She said if I wanted to but stated the only 3 things we found were normal wear & tear items & I couldn't be charged for them later, those items being rust on the bottom of the tub, a discolored guest bathroom sink, & old discolored stove drip pans. I asked about roach problems (I don't do bugs) & she reassured there wasn't any, which was true by all appearance, only to find out about 3 years later by a couple staff members that my apartment had been over run with them before they cleaned up for my walk thru. Fortunately, the only times I saw them was after they sprayed units next to mine, then I'd find an occasional slow moving or dead one. What I didn't realize until my first night trying to sleep was how loud it was from 288 traffic. I got a lot of sound proofing foam for my window, which helped just a little, but I had to use a couple fans for white noise to cover up the traffic noise. I can't use earplugs due to my tinnitus. About 3 to 4 months later a vertical slat broke out of the blue, & I noticed it had been previously broken but someone had taped then stapled the top broken top part then hung it back up. I also noted then that it was missing the far end vertical slat, so because I hadn't found those and put them on a move in form, I was responsible. I would never have thought to have checked the top of the vertical blinds, yet Lauren saw it & said I would still need to pay for the replacements. The neighbors for the most part were nice but kept to themselves. Only a couple problems with noise from one above. The complex was usually quiet except some kids playing, but that didn't bother me. Once I heard a slight noise at the door, then saw someone slowly turning the handle down then slowly back up, then a kid in dark clothes run past my window view down the sidewalk. After a min I opened the door but didn't see anyone, leaving me shaken. I went right over to the on-site care taker & told him, but there wasn't more I could do since I didn't get a good look at who did it. It appeared they were quietly checking to see if the door was unlocked. No outside cameras allowed here. The other problems I've had is when it rained hard hitting the door it would leak water into the apartment, no good sealant around the door so cold or hot depending on the season, workorders were usually pretty timely except a couple were a few months. As of the time I moved out the kitchen sink sprayer hadn't worked for months & still mold in the AC unit they wouldn't fix. There's also a very high turnover in office staff, 6 different managers and assistant managers so far this year. ××Now for the move out, which is mostly why I'm only giving them 2 stars. Everything was clean except the stove pans which I overlooked, in part because I rarely used the stove & the guest bath & sink were cleaned TWICE. I did it, then when my son came over to help with move out cleanup, while I was mopping a room, he cleaned the guest bath again after seeing the tub rust and discolored sink. I had always used a tub mat when bathing because of the rust & some parts were slippery. So I called once asking to speak to the manager about getting my refund back, being told by the assistant manager that she would leave a message for the new manager to call me back, which never happened. They also got a new AI answering service, so now you're lucky to speak to anyone w/o going there in person, which I can't because I no longer have a car because they went up so much on rent. After many attempts to contact, I received partial deposit reimbursement, discounting the tub, the sink, the washing machine, a couple blind slats, a "stained microwave" & for cleaning stove pans & a , cupboards they say were dirty, which weren't, & I have video taping for proof. I've checked & all but the slats & stove pans are normal wear & tear, & they can't charge me more than the $13 replacements value for the drip pans. I will report this to HUD. For anyone with doubt, I've made MANY reviews and I'm always fair. You can look it up.

Maintenance issues are handled promptly but what I love most about the complex is that it's an open structure and not a large apartment complex

    Todd is an exceptional agent…read more I've lived in several major metropolitan areas in the U.S. throughout my life, and service in Dallas has been more hit and miss than in any other major city I've ever lived in. Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. Todd has an incredible depth of industry knowledge and general housing experience that he draws from that he used to guide my wife and I throughout our first home purchase at the beginning of September. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size. While I don't know for certain, I think I'm pretty safe in guessing that Todd is quite well off. He's not desperate for business and he does a significant volume of large transactions annually. This is extremely important when considering a real estate agent because the more desperate they are, the more likely they'll do whatever it takes to close a deal, even at your expense. At the same time, you don't want to work with an agent who is too absorbed in their own success that they can't bother to spend any time with you. Todd is truly that rare mix of humility, integrity, experience, and detail orientation that makes for the perfect real estate agent. I started this homebuying process thinking real-estate agents are just people who pick up the phone, talk a bunch of nonsense, and collect a handsome check after doing effectively nothing, and left on closing day absolutely certain that I would not have been able to do this without Todd.
