We had a few things in the restroom that we pointed out to him after moving in, and the very next day, maintenance came in and had it fixed. So far, we have had a great experience with both Bryan and Benson (maintenance guy on site). The community is kept cleaned and is very dog friendly. The laundry room is also very clean all the time, and it's really nice to have card readers at all machines, so there is no need for coins or refillable laundry cards. Overall, it has been a great community to be a part of.

The community here has always felt like family--people are quick to lend a hand in an emergency, share a cup of sugar, or invite you in for ramen or a slice of cake. The property itself has a peaceful charm, with its pond, grassy area, and the soothing sound of the small man-made stream that flows into the fish pond--it feels like a tiny forest oasis. The new manager, Bryan DiLeo, has been a great addition. He's welcoming, helpful, and full of fresh ideas that the owner has thankfully allowed him to bring to life. Some of his improvements include a new pet-washing area complete with aprons, brushes, and a step stool; stylish laundry room updates with accessories and lockers; long-awaited lamp covers (after years! ); and new poolside cushions, umbrellas, and paint. Maintenance requests are easy to handle through the online portal--you can include photos or videos, and choose convenient time slots for non-urgent issues. Recently, life changes led me to downsize and move to their sister property, Royal Gardens, which had an opening. I'll miss seeing my old neighbors through their windows, but we still keep in touch. I've been at Royal Gardens for about two weeks now, and I really love it here too. The building's architectural design is different but charming. I have a bit of a front yard with trees, flowering bushes, and a lovely water feature that adds a relaxing sound through the window. One of my favorite features is the second-floor patio and BBQ area overlooking the pool, with tables, chairs, and lounge seating. It's the perfect spot to enjoy your morning coffee or sit under the evening stars. I appreciate that Bryan has also begun updating the apartments here--new fixtures and modern touches that make a big difference. I love that there's space for a real kitchen table, extra storage, and lots of natural light. Both the Continental and Royal Gardens apartments are very spacious compared to many newer buildings in the area. I've heard they were originally designed as condos, which explains their roomy layouts and character. My only minor con is the tight driveway and parking spaces, as well as the partially open patios--but I'm glad management is open to enclosing them. Overall, both properties are wonderful, peaceful places to live, with a true sense of community and caring management. I've already met some kind neighbors here at Royal Gardens, and I look forward to calling this my new home.

The first group, Christine and Nate, were excellent. They were like a family, ensuring that every tenant was well taken care of. The second individual, Teresa, did an excellent job updating the apartment. She replaced the water heater, renovated the entire roof, ensured the apartment's safety, and made numerous additional improvements. Furthermore, she was very kind to the elderly tenants. The current manager, Bryan Di Leo, has increased the rent by nearly 10% each year since taking over the position. This has resulted in current tenants paying more than the market rate. As a consequence, many long-term tenants have moved out. Additionally, tenants are now required to purchase rental insurance monthly and are being asked to pay a monthly parking fee. When we moved in, we were not required to pay pet rent, parking fees, or rental insurance. Under Bryan's management, we consistently faced issues with both cold and hot water availability. Imagine returning home after a long day of work at midnight, only to find that there was no hot water for your shower. Last month, on the coldest night, I experienced this firsthand. I woke up without any water to brush my teeth or flush the toilet. Additionally, not many of us check our emails daily. And there is excessive noise at night, particularly around the mailbox area. When you go to collect your mail, you can clearly hear the sounds of the television coming from the apartment above. I do not recommend living here. There are many other apartments available for rent in this area, so I suggest exploring those options. This place does not warrant your time. The management is poor.

This is long over due…read more I lived in the Del Mar Apartments for 10 years not everything was good, then again not everything was bad. It's apartment life which this was the first time for me or my wife to experience it. First moving in was very easy thanks to Lynn the old apartment manager. She was a great lady to deal with and the owners were lucky to have her working there 30 years. Now there is one small problem moving in, the elevators. There's only two and to small. Then again the stairways are big enough for larger items. Maintenance is one of Del Mar's best assets. If something needs to be fixed it is and very fast. You can't get a better maintenance department. The apartments are old and you can hear the people above you but as I found out when I moved out of state in a brand new state of the art apartment it has the same problem. It's just apartment life. The last person that I know that was running the apartment complex was Dave and his wife. Dave can seem like he rough around the edges but him and his wife are the nicest people you'll ever meet. One of the best things that I enjoyed about living here was all the different people from around the world that also lived here. It was nice meeting people and seeing different cultures. Now my family was growing and I needed to move from a one bed to a two bed. What a great experience. I was given two weeks to get it done and i could believe how easy it was. The apartment is in a nice area for walking. I use to put my son in the stroller and walk to Vons to go shopping. Crime I felt was at the lowest in this area of Pasadena. They started to do a lot of nice remodeling in the apartments. I know when everything is complete it will be one of the nicest places to live in Pasadena. Moving out was also easy. Pack, clean, leave and just wait for my security deposit to come back to me. Thanks go out to Dave, his wife and Fernando in maintenance. *The reason for only four stars is because of the elevators. Too small. **if you see Dave give him crap about the Denver Broncos.

Phone calls often go unanswered, and the leasing office is frequently unattended during business hours. Communication is poor, and follow-up on resident concerns is inconsistent. One of the biggest issues is package security. I've had multiple packages go missing after being marked as delivered, and this appears to be an ongoing problem at the property. Despite reporting these incidents, there has been little communication or resolution. The property's cleanliness is also concerning. Dog waste is frequently left in common areas, and some residents leave trash outside their doors, creating unpleasant odors throughout the hallways. Overall, this has been a very disappointing experience. I hope management takes these concerns seriously and improves communication, security, and maintenance for current and future residents.

Been renting from here for almost a year and just waiting until my lease is up so I can leave. Received notice from the manager that if I want to renew my lease, they will increase the rent from $1810 to $2026. FOR A TINY STUDIO LESS THAN 500sqft. Not to mention their billing is astronomically high as well -- they charge you for water, trash, sewer, pest control (what pest control? I never see anyone do anything, and I work from home. The plants outside literally have white mites all over them), admin fee, and a service fee just to pay the bill not even using credit card. That's a full $50 extra charges. Plus a parking space fee $35, and if you have a pet, $50 per pet per month. Since I have two cats, that's $185 extra per month! This place is a money drain. The water has gone out more than TEN TIMES since I've been here, even shut off in the middle of taking a shower, no explanation why or when it will come back. I try to call the management for answers and THEY TURNED THE PHONE OFF goes straight to voicemail! never returned my call! Then I had to spend the whole day listening to guys hammering and drilling pipes the wall in my bathroom to fix a burst water main. I have been woken up more days than I can count by construction guys doing work 7am-5pm - hammering, drilling, sawing, talking & laughing loudly, using heavy machinery, using leaf blowers outside your window, scraping ladders on the floor - you literally cannot get any peace and quiet at this place. Constantly since I moved in there is always some guys working on the building or tearing apart some unit that someone moved out of, and it's noisy as F*** here. Get no prior notice that they have to paint my door and they show up 8am on a Saturday morning saying I need to leave my door open for a whole hour out of nowhere. The management has not been great since I've been here. When I moved in, there was a gas leak smell coming from the kitchen stove. I asked the manager to come check it out and he told me to send a video... of a gas smell LOL. He is gone now, but since then we have gone through 2 other managers. One of them would throw my problem back at me with a vague explanation and no follow through, and the other straight up ignored all my messages. Laundry room is gross and machines are old/run down. I see random crusty people come in from the street during the weekday afternoon to do their laundry there when no one will notice. One of the dryers became broken and every time someone used it it would make a horrible screeching noise. I asked maintenance to fix it and they said the machine wasn't theirs and they had to put in a work order for all of them bc they didn't know which machine it was -- dude, all you have to do is go in there and take a look.. I ended up putting in a work order with the company instead and luckily they came out and fixed it that week. Altogether this place sucks. It could be good but REMM group really overcharges and managers doesn't seem to care to take care of this property nor do they seem to care about you at all. Seriously stay away from this place unless you want to drain your money away. Unfortunate.
