AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. We're fighting back and won't let these greedy, dishonest people get away with it. If you value your money and sanity, STAY FAR AWAY from AVALON.

We moved out a few months ago and we couldn't wait to leave! When we first moved in there, no one…read morementioned they had a rat infestation and we had to deal with rodents right outside our door. It was a nightmare leaving the house! Secondly, management was HORRIBLE!! It seems there's no communication between the landlord, manager, and property manager. When rent was due, you had the manager who's in charge of that letting you know you had a late fee because rent was never received while the landlord would tell you it was fine because he received the rent (their rent process is only wire transfer or money order). We also had horrible neighbors upstairs that would be jumping up and down, stomping, and throwing heavy objects onto the floor (our ceiling). After we talked to them in person (mind you, it was 2 adult women), they retaliated! The noise got worse and it was at all times of day and night. The property manager was notified of this along with the landlord, presenting them timelines of what occurs and even the manager stating she heard the stomping too when meeting up with them. They knew of our jobs in the healthcare field with our crazy work/sleep schedules and NONE of them cared one bit! We felt discriminated against them (they were aware of it and our legal matter) and it all made sense why they have such a high turnover moving rate there. We are happily living elsewhere with a much bigger space and less expensive monthly rate. I would STAY AWAY from there if I were you!

We were deciding between several options, but Sarah won us over with her exceptional knowledge and attention to detail. There was no question she didn't have an answer for and she was always available and ready to show us the place (and we checked it out three times before we made our final decision). The apartment complex doesn't have amenities, but this in no way cancels out its exclusive feel. The area has everything one might need: gyms, SPAs, cute little cafes, and major restaurant joints, quiet streets to jog. The best part is that the building is brand new; everything is stylish, minimalist, fresh, and clean, and we've never had anything break or give us any problems whatsoever.

We lived here for 3 years -- it was our first apartment in California…read more The first year was quite good, but over time, things started to get worse. There are many homeless people around the area, which often makes it feel unsafe. The maintenance team, however, was always great -- they were professional, kind, and quick to respond. That was honestly the best part of living here. Unfortunately, the rent keeps increasing every year, but nothing really improves. Management is rarely available -- we never saw a manager in person, and most of the issues we reported were not resolved. There is also no security on the property anymore. During our first year, there was a security guard, but after he left, they never replaced him. Many times, we saw homeless people entering the building, using the bathrooms near the pool, and even using the pool itself. Packages were also stolen several times, which made us feel very unsafe. Another challenge was the nearby theater. They were doing ongoing construction and decoration work right next to the building, and tenants on that side had to deal with loud noise almost every day. When we contacted the Essex office to ask for help, they said it was not under their control. The location might seem convenient, but it's right by the freeway, so it's always noisy. Sadly, it's also not the safest or most comfortable place to live. Overall, we would not recommend this property. There are many better and safer options nearby where you can truly enjoy your home and peace of mind.

The community here has always felt like family--people are quick to lend a hand in an emergency, share a cup of sugar, or invite you in for ramen or a slice of cake. The property itself has a peaceful charm, with its pond, grassy area, and the soothing sound of the small man-made stream that flows into the fish pond--it feels like a tiny forest oasis. The new manager, Bryan DiLeo, has been a great addition. He's welcoming, helpful, and full of fresh ideas that the owner has thankfully allowed him to bring to life. Some of his improvements include a new pet-washing area complete with aprons, brushes, and a step stool; stylish laundry room updates with accessories and lockers; long-awaited lamp covers (after years! ); and new poolside cushions, umbrellas, and paint. Maintenance requests are easy to handle through the online portal--you can include photos or videos, and choose convenient time slots for non-urgent issues. Recently, life changes led me to downsize and move to their sister property, Royal Gardens, which had an opening. I'll miss seeing my old neighbors through their windows, but we still keep in touch. I've been at Royal Gardens for about two weeks now, and I really love it here too. The building's architectural design is different but charming. I have a bit of a front yard with trees, flowering bushes, and a lovely water feature that adds a relaxing sound through the window. One of my favorite features is the second-floor patio and BBQ area overlooking the pool, with tables, chairs, and lounge seating. It's the perfect spot to enjoy your morning coffee or sit under the evening stars. I appreciate that Bryan has also begun updating the apartments here--new fixtures and modern touches that make a big difference. I love that there's space for a real kitchen table, extra storage, and lots of natural light. Both the Continental and Royal Gardens apartments are very spacious compared to many newer buildings in the area. I've heard they were originally designed as condos, which explains their roomy layouts and character. My only minor con is the tight driveway and parking spaces, as well as the partially open patios--but I'm glad management is open to enclosing them. Overall, both properties are wonderful, peaceful places to live, with a true sense of community and caring management. I've already met some kind neighbors here at Royal Gardens, and I look forward to calling this my new home.

The first group, Christine and Nate, were excellent. They were like a family, ensuring that every tenant was well taken care of. The second individual, Teresa, did an excellent job updating the apartment. She replaced the water heater, renovated the entire roof, ensured the apartment's safety, and made numerous additional improvements. Furthermore, she was very kind to the elderly tenants. The current manager, Bryan Di Leo, has increased the rent by nearly 10% each year since taking over the position. This has resulted in current tenants paying more than the market rate. As a consequence, many long-term tenants have moved out. Additionally, tenants are now required to purchase rental insurance monthly and are being asked to pay a monthly parking fee. When we moved in, we were not required to pay pet rent, parking fees, or rental insurance. Under Bryan's management, we consistently faced issues with both cold and hot water availability. Imagine returning home after a long day of work at midnight, only to find that there was no hot water for your shower. Last month, on the coldest night, I experienced this firsthand. I woke up without any water to brush my teeth or flush the toilet. Additionally, not many of us check our emails daily. And there is excessive noise at night, particularly around the mailbox area. When you go to collect your mail, you can clearly hear the sounds of the television coming from the apartment above. I do not recommend living here. There are many other apartments available for rent in this area, so I suggest exploring those options. This place does not warrant your time. The management is poor.

"In Los Angeles County, guest parking spaces for apartment complexes are typically required at a rate of one space for every 10 dwelling units. This applies to complexes with 11 or more units..." My mom lives here. They can make tenants pay for trash valet pickup (??) but they can't have enough guest parking spots for some reason. Biggest griped. Management has changed hands a bunch. Fire alarm used to go off weekly. Think that's been finally resolved.
