All the neighbors I've met have been friendly, and lots of people have pets, so you're always running into cute dogs in the hallway--who wouldn't love that? The ladies in the leasing office are wonderful, and they've been incredibly helpful any time I had questions, needed to reserve the freight elevator, was late picking up a package, etc. I love the location as well. It's right on the bike/walking path and the neighborhood is quiet, but you're less than 10 minutes away from Route 2 in Warwick, which has any and every store you could ever need, and Route 95, which will get you to the city in like 15 minutes. When I was moving in, I was a bit concerned about being able to hear my neighbors--a common complaint about mill apartments--but I truly never hear the people on either side of me. Once in a while I'll hear the person upstairs walking around, but that will happen in any apartment. You can tell they made an effort to put in good insulation, and I appreciate it. The only thing I would note is that there's a very limited number of overnight visitor's parking spots, especially considering the number of apartments. However, my visitors have never had an issues parking, so I guess it works. Overall, I would highly recommend this apartment community. As someone who's lived in numerous apartments over the past several years, this has been one of my best experiences.

Very quiet for an apartment community. High ceilings, reclaimed hardwood floors, upgraded fixtures, huge windows that run the height of the wall, secured entryways -- luxury look and feel to this place! Also, lots of amenities: indoor half-court basketball, billiards/rec room, fitness center, small library, community lounges with flat-screen TVs, free Wi-Fi in some common areas, etc. And the front office and maintenance staff is extremely pleasant and helpful. The couple of times I've needed something done it's taken care of the next day by the time I return home from work. I rent a "tandem" parking space long enough to fit two cars for $50/mo just for convenience and predictability, but when I get home (often pretty late or early morning) there are always still several unreserved spaces on the bottom level that are still open (in other words, while you may not park right next to the building, there will always be open spaces that aren't more than a 15-second walk to the building). All in all a great place to live!

Review of Greenwich Place Apartments - West Warwick, Rhode Island…read more I have lived at Greenwich Place Apartments for several years, and my experience under current management has steadily declined. Anyone considering apartments in West Warwick should be aware of ongoing concerns related to maintenance, safety, parking, and rising costs. Property upkeep is inconsistent, with broken glass and trash frequently left around the grounds. Lawn chemicals are also applied without clear notice despite the complex advertising itself as pet-friendly. Winter maintenance is a recurring safety concern. Walkways and entrances are often not adequately cleared during storms, making buildings difficult to safely access. After reporting that we could not enter our building following a blizzard, I received an email criticizing residents as ungrateful. Similar conditions occur during most storms, and I previously sprained my ankle on icy, poorly maintained walkways. Safety communication is inconsistent as well. Quarterly fire alarm testing regularly occurs without reliable advance notice, leaving residents unsure whether alarms indicate an emergency or routine testing. Several large projects, including window replacements and front door "overhauls," were completed during winter months. The door project removed standard handle locks and left only deadbolts, and months later many buildings still have temporary paper door numbers instead of permanent fixtures. Parking availability and enforcement remain major issues. Parking stickers were introduced with minimal notice and immediately enforced for residents, yet unstickered vehicles, commercial vans, and cars parked in fire lanes or handicap spaces without placards remain common due to limited parking. Management has threatened towing related to snow removal while allowing other vehicles to block multiple spaces and even interfere with mail delivery, resulting in inconsistent enforcement. Residents who raise concerns may face negative responses rather than resolution. Complaints have resulted in discussions about ending leases, and there have been confrontational interactions involving staff and residents in common areas and parking lots, including incidents serious enough to involve police response. There appears to be frequent turnover among office and support staff below upper management, leading to inconsistent communication and difficulty resolving concerns. Maintenance staff, however, have consistently been professional and helpful. Rent has increased substantially -- from approximately $1,735 in 2019 to around $2,400 today -- not including shared water/sewer billing or mandatory trash services. Shared utilities mean a single occupant may pay similar costs as much larger households. Over five years, the only apartment upgrades were replacements after equipment failure, including the hot water heater and heat pump, along with window replacements and door repainting (not new doors). Major appliances, carpeting, and most fixtures remain original despite continued rent increases. While allowing dogs is a positive feature, inconsistent enforcement of pet policies contributes to ongoing noise and cleanliness concerns. Overall, Greenwich Place Apartments benefits from location but ongoing safety concerns, inconsistent enforcement, limited upgrades, and rising costs make it difficult to recommend compared to other apartment options in West Warwick and surrounding Rhode Island communities.

I am not one to EVER write reviews but I can't not give warning enough about the unprofessionalism,…read morerudeness, and sincere disheartening experience before ever moving in to their apartment building. My daughter and roommates (early 20s) were approved in writing on 4/6/26 specifying the move in date of 5/15/26. In that time, their current student housing apt. agreed to let them stay an extra week to accommodate the move in date. One week before the move in date, we received an email that "sorry, move in date was changed to the 23rd" Upon receiving the email while in the middle of a Friday work day, my daughter had to miss a half a day of work as the panic and anxiety of being homeless for a week was too overwhelming. After speaking to the management/office staff and explaining that not only did these 3 girls have no place to go, they also requested the 5/15 date off or work, hired movers, and for over a month, thought they had a place to live! I was told because the current tenants moved out a week later than planned, they needed more time to get the apt. ready. I explained the girls would move in "as is" as they just needed the roof over their head. There was no remorse or offer to help in any way and was told "sorry, this happens sometimes" Needless to say, by chance and good luck, they were able to find housing for the 15th as planned and requested their deposit back. I was a nurse for many years and as a mom with children whom now runs my own business would NEVER fathom that a company could run this way... never mind the way it was all handled and poor communication . I will be getting a hold of their corporate office and the RI housing authority to at least let them know how their Johnston office is being run. Please be careful as I can see the reviews of others has also been negative. Very unfortunate to say the least

PEERLESS Firstly,…read morelet me say that I've only lived here about a week. So far, I've had more pros than cons. Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.

There are frequently elevator outages, but often aren't noticable ever since they brought the second elevator online, and they are promptly addressed by management. There are 0 amenity spaces in the building (no gym, rooftop/terrace, common areas/workspaces), despite there being a basement and ample retail on the ground floor that could be used as amenity space. The rent for a studio is over $2,000/month, not including utilities, and I think it's a little pricey for an amenity-void building, especially when there are other fully-furnished and/or amenity-rich buildings in the area. However, the fact that the units are furnished with high-end fixtures and appliances make it a little more justifiable. Additionally, there is no leading office or management on site, making package delivery somewhat tricky sometimes. All things considered, great building and would recommend living here!

There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. After living here for just over 3 years and being a good tenant, you would think that Acorn…read moremanagement would have more tact. Unfortunately, acorn can't even keep their own lies and switch tracking straight. Don't move here unless you want to be kicked out for wanting changes on your lease. My rent was supposed to be raised $60 and of course I respectfully asked if they would keep my rent the same. As expected, Acorn (the management company) said no. Next, I asked if they would allow me to have one of their storage units at no additional cost with the rent increase and I asked them to fix several major issues within the first 30 days or I would begin putting my rent into escrow. After a few days, The regional manager and one other rental agent refused to let me renew my lease because of that. Now, a month later, the new tenant in that unit is dealing with a flooded first floor apartment I used to live in. Why? Because the terrible maintenance staff didn't fix ANY of the issues I told them was wrong with the space. An hour after my incredibly one sided conversation with these two, where they did all the talking, they had the constable on their payroll deliver a termination of tenancy letter. Yet, the cop said it was an eviction notice. What the heck? You know why I was actually asked to leave? Because I somehow upset One of the staff members and instead of coming to me like an adult to talk to me, they had me kicked out to live on the streets. If I didn't have friends and family, I would be on the streets. Do not rent from here! It's not worth it! It's over priced and the staff doesn't do their job. Plus, the maintenance staff is constantly smoking in the common areas of the building, then the staff blames it on the tenants. The only people that actually do their jobs are the cleaning ladies. Among other issues, there's mold and mildew through the whole building, all the construction work by acorn is half assed and not up to code, countless tenants were promised a storage space included in their rent before they ever installed a storage area yet charge $60 a month, we were promised a pool that still doesn't exist and they are still promising a pool! Staff smokes in the building, all of the "new" dishwashers, fridges and microwaves they install are actually used (there has been food and dirty dishes in one dishwasher they gave me and they claimed they just bought it a few days prior). When I lived in one of the accessible units on the north side, it was 9 months before the leak in the bedroom was fixed. Then when I lived on the fifth floor and first floor, there was problem after problem. Plumbing, electrical, A/C, mold, mildew, everything! Plus, we had several drug addict neighbors that I had to call the cops on at least twice a week. Oh! And let's not forget that the accessible units aren't actually up to ADA regulations. Staff tried to argue that they are but both of my parents helped write the Americans with Disabilities Act of 1990. It was pounded into my head growing up. Especially with 2 parents with physical disabilities, so I'm confident in my knowledge on the laws. Oh and maintenance is ALWAYS smoking inside the building and then blaming tenants. Smoking is allowed in the apartments, just not in the common areas. If you want to live in a luxury apartment, this isn't is.
