The area is absolutely wonderful, especially for those who seek a short commute to work on Aquidneck Island. I'd encourage those seeking limited exposure to Aquidneck Island to express interest with the Landings Apartment Community. The Landings Apartment Community offers degrading service and increasing prices each year, and for that reason I cannot recommend the Landings Apartment Community to any who are seeking an extended stay in Aquidneck Island. The Landings Apartment Community only offers a one (1) year lease. At the conclusion of the year, the Landings Apartment Community will raise your rent well above inflation in exchange for zero (0) additional services or amenities. Below are the price changes I paid for the exact same (two (2) bedroom, one (1) bathroom) apartment at the Landings Apartment Community. % increase 2020 to 2021: 9.71% 2021 to 2022: 12.60% 2022 to 2023: 4.76% 2023 to 2024: 7.95% Existing residents are only offered three renewal options: (1) a one year lease renewal, (2) a month-to-month lease renewal at a heightened rate (approximately a $200 additional fee to the yearly lease rate), and (3) vacate the apartment. Even in the event of error by the Landings Apartment Community which they will readily accept responsibility for, they are unwilling to offer concessions or discounts to the lease value. The Landings Apartment Community is quick to respond to maintenance requests, often responding within the week. However, they are quick to make mistakes. For those who travel frequently for work, I cannot recommend the Landings Apartment Community because of their lack of integrity. You must verify the results of their maintenance yourself because the Landings Apartment Community is willing to leave your residency at risk by not securing your residency when maintenance is complete. The door has been left unlocked and ajar by the maintenance team until secured by the unit resident. This is problematic for people who must travel frequently for work. In addition, the Landings Apartment Community has not cleaned debris from maintenance work, leaving the responsibility of cleaning after their maintenance team to the residents of the unit. In conclusion, the Landings Apartment Community is an excellent option for those who are seeking short term residence in Aquidneck Island. The Landings Apartment Community cannot be recommended to any who are seeking an extended stay in Aquidneck Island due to increasing price and decreasing quality of service. The Landings Apartment Community penalizes people who must travel frequently for work with their dubious integrity.

We visited the third week of April 2021 to enjoy the town and escape parenting duties and catch up on some sleep. A few hiccups marred an otherwise great stay at the Brick Marketplace. On the first night a smoke alarm battery needed replacing. Husband called on-call maintenance line at 2am but no response by 3am. I called back and Diane replied that Dan would come to replace batteries. Dan arrived, was so pleasant (even at 4:30am!) and took care of the issue. We tried catching up on sleep as the sun was rising that morning. Hoping the second night of our stay would be less eventful. Unfortunately, a rowdy all-night party in Unit 1 spoiled that. Screaming from the balcony, thumping music from 12:30-4am. Not much we could do! The Lofts are perfect entertaining spaces, and we get that, but wish other guests would be more courteous. Difficult for us to recommend Lofts to family and friends -- really great set-up, but when you can't pick your neighbors, booking is potentially an expensive mistake. In short-these units are often rented for parties, not a quiet escape for couples, families or a girls trip. Case in point-the fatal stabbing at one of their properties over Memorial Day weekend. Shameful and unfortunately we would never rent another unit again.

    Overall, I would avoid living here if at all possible…read more First, the pros: Everything on the outside looks nice - the landscaping, the buildings exteriors look nice and some are freshly painted, and even the staff does a great job at presenting themselves (clothes, makeup, etc.). Unfortunately, the cons are much more numerous. The rent is very expensive. But you can say that for any apartment in the area. The problem is how deceptive they are with rent prices. Rent is not the only money you're paying - there are numerous up-front and monthly fees. There's a $25 a month "community" fee on top of rent. Why not just call it rent? You need to pay a fee to be able to get packages, do laundry, and access many of the other amenities (like the small gym or the pool). The buildings seem to have constant plumbing issues. You'll have leaks and flooding in your apartment. Or if the issue is not in your apartment, you'll have to deal with a water shutoff anyways. Water will be shut off for the whole building when they're making repairs. Sometimes this can last all day. There are often events where you need to move your car (snow plowing, street sweeping, construction). They threaten you with towing every time. Sometimes they don't provide much notice. So, if you're on travel for work and they decide your parking lot needs to be empty and you left your car at home, it just might get towed. When they do construction on the buildings, it starts very early. And it is LOUD. Town ordinances say construction can be begin with a permit at 7 AM and management abides by that. They don't care that some of their residents might be sleeping. You'd think they could stick with a 9AM start time or later since people actually live here, but no, the work just needs to get done - this is a place of business! This seems especially inconsiderate seeing as how the hospital is the 2nd largest employer in the area and I'm sure there are many 2nd and 3rd shift health care works trying to sleep. The current project is repairing the tiles on the sides of the buildings. And each building takes weeks and weeks to complete. And you don't just hear the obscenely loud hammering during the weeks they're working on your building, but you can hear it happening on neighboring buildings too. In addition to all this, there are so many little things that make East Bay Village a place to avoid. Among these are lumps in the carpet (I think they're screws or nails), shoddy wiring (some light fixtures don't work all the time and some outlets trip breakers very easily), and mandatory inspections (to check fire alarms a few times a year, but also for things like making sure you're not smoking). The same management team runs Harbor Village, so I would imagine much of this applies to that property as well.

Customer service was garbage as well. They are thieves. Do NOT live here if you can help it. The ONLY benefit is how close it is to the naval base. I'd rate 0 stars but it wouldn't let me. We're moving out right when our lease is up.

I applied for an apartment in mid-August for a mid-September move-in due to last-minute verbal PCS orders effective in October. I was told by Chelsea that if no units were available or if I was denied, I would receive a refund. Nowhere in the application did it state that I needed to have my official military orders in hand to be eligible for the apartment. Nonetheless, they requested the orders, and I did everything I could to expedite them. As anyone in the military knows, we don't control how quickly orders are processed. Unfortunately, I wasn't able to receive the orders in time, and as a result, I couldn't move forward with the lease. When I requested a refund, I was told I wasn't eligible--even though my application couldn't be fully processed and they hadn't run my credit or background check. This is what I was told: "Unfortunately, that is incorrect. I'm attaching your signed 'Resident Selection Criteria Policy' where it outlines when we do return refunds which is if the applicant cancels before 24 hours after submitting the application or if we were to deny you for any reason. We have been requesting the orders since August, so unfortunately that will not stand. Because we were unable to complete your application due to you not providing what was requested, we did not run your credit and criminal background screening." As a servicemember protected under the SCRA (50 U.S.C. § 3901 et seq.), it's extremely frustrating to be denied a refund due to circumstances out of my control. Delayed orders should not be held against me. Withholding funds in this context may even be a violation of the SCRA. I'm glad I didn't move forward with this place. I would caution other military families to be wary when dealing with this management team.

Another stalker was also on the property and walked by me as I came home at the same time; previous at RIPTA bus shelter around 3:00 pm today that I was at on Girard waiting for RIPTA bus, same one. When I left this day another one followed me on to the property, actually too numerous to count how many occurrences where they are on the property and are not visiting tenants or tenants. Luckily the owners have guests sign in policy on their own lease although ............... These incidences including cyber stalking and harassment on my cell while in my apartment have also increased since December; the same time I believe Affordable Housing Associates, owners, manager Mike Weiner, assistant manager Lori Simons, have been rumored to be trying to sell property.
