    I moved into this property in July 2021, and the first year was generally positive. Unfortunately,…read morethings changed significantly after that. In 2022 I was diagnosed with cancer, and around that same time the overall condition and management of the property began to decline. We started experiencing issues such as packages and mail being stolen, my son's bike going missing, animal waste left around the property, and frequent problems with the main garage door and building access doors. Management also changed multiple times during this period, and the outdoor common areas were often dominated by the same group of residents, making the environment feel more like a college dorm than the "luxury" community it is advertised to be. Another inconvenience was the layout of the property -- depending on where your unit is located, you may have to walk across the entire complex just to dispose of garbage. Because of my medical condition and the environment no longer being conducive to recovery, we requested permission to move early. We were initially told this would be allowed. However, after additional management changes and a change in Brady Sullivan's in-house counsel, the situation took a very different turn. Brady Sullivan has now placed a negative mark on my credit report for approximately four months of alleged rent, which is currently preventing my family from relocating to another state where we had planned to move. When asked to provide documentation showing that the unit remained vacant during that time, they have refused to provide proof. Additionally, I am being held financially responsible for a kitchen fire that occurred while we lived there, even though the fire department did not determine that the fire was caused by tenant negligence. Overall, my experience with Brady Sullivan has been extremely disappointing. The company publicly promotes charitable contributions to cancer-related causes, yet in my experience showed little compassion or professionalism toward a tenant who was undergoing cancer treatment at the time. Communication with their current in-house counsel, Jesse LaFlemme, was particularly concerning. When I attempted to explain the circumstances surrounding my medical condition and the dispute, the conversation was handled in a dismissive and unprofessional manner. At this point I have filed complaints with the Rhode Island Attorney General's office, the Better Business Bureau, and have reached out to members of the Rhode Island legislature regarding the matter. I strongly encourage prospective tenants to research the property management company carefully before signing a lease.

We met with Christopher Lamery who has been a phenomenal host throughout all of this. His kind, personable nature has made this stressful process so easygoing and I cannot thank him enough for all the help he has provided to my family and I. Customer Service is something that truly matters and he really created such a wonderful environment when it came to asking questions, the in's and out's of everything, updates via email and helping us with important documentation all while doing the process with our children. It really was because of him we chose to make the choice to step into this new chapter of our lives and we are beyond grateful. We look forward to our renting experience and will provide an update!!     PEERLESS Firstly,…read morelet me say that I've only lived here about a week. So far, I've had more pros than cons. Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.
