AZ Property Inspections did a great job inspecting a house we are buying. Chad was our inspector…read more I've bought enough houses to know that a long inspection report is not automatically a useful one, but this one was. The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad.

Buying a home is stressful, but the Sullivan Inspection Group made the inspection portion feel…read moreeffortless, transparent, and genuinely safe. I worked with James Sullivan, and I cannot overstate how thorough and knowledgeable he is. He spent hours inspecting everything--roof, electrical, plumbing, pool equipment, interior systems--and pointed out issues I never would've known to look for. His report was incredibly detailed, with photos, explanations, and clear safety versus maintenance prioritization. Afterward, he debriefed me in person, walked me through every item, and helped me understand what needed immediate attention versus what was simply good to know. I also had him come back for the final walk-through, and it was worth every penny--he confirmed repairs were completed properly and gave me total peace of mind. His dad, Jim, took my original scheduling call and gave me referrals for other specialists--people he personally trusts and uses on his own home. That kind of honesty and experience is rare. This is a family business that cares deeply about doing things right. Professional, ethical, meticulous, and incredibly easy to work with. I would recommend them to anyone. Five stars isn't enough!

We live in Arizona and recently purchased a home in Heber. We saw positive reviews for Pillar to…read morePost so we hired them as inspectors for the closing process. Greg DeAvilla came out and seemed to be super friendly and knowledgable. I trusted what he said and we ended up purchasing the home. Once we went up there after closing, I found a large (4-5 foot) water stain on one of the bedroom ceilings. I also found more water damage in one of the bathrooms. As things progressed, we found out it was infested with termites, and had lots of black mold. All of these things were inspected and cleared by Greg. I hired an attorney and she looked into the contract we signed with Pillar to Post, and it is basically a cover their butt contract. It requires arbitration which costs $1650 which is about what we paid for the inspection, and it only allows you to get double the amount back if you succeed. So by the time I pay for the arbitration, we would break even. Our only option is to sue for gross negligence which we will probably do, since it will be the only way to recover some/all of the damages. It's just frustrating since they market themselves as a premium inspection company and are super expensive. And they make it seem like they have your back. But they don't. I do NOT recommend them. Beware and read all the fine print.

BUYER BEWARE - do NOT use Pillar to Post for your home inspection!!!…read more Our realtor set-up our home inspection as she was more familiar with who to use, if they did a good job, etc.. Buying a house is a large investment so you want to make sure whoever you use will do a sufficient job to make sure your investment will be worth what you are paying and help alert you to any problems or potential problems with the house. To make a long story short, our inspector missed a tremendous amount of what I would classify as easily identifiable problems. Upon closing and having other whole-home contractors come over, they would point out problems not addressed by the inspector. While these were problems that an average person would not be able to identify (me), someone who does this on a consistent basis, like an inspector, should have easily been able to see and report these issues. We are very dissatisfied with our experience and hope to save someone the future hassle of working with Pillar to Post.

I would never...recommend this inspection company to anyone…read more They just completed an inspection in Chandler and not only killed a deal they made recommendations to contractors to do the work. Is that a good old boy make work arrangement or even a conflict of interest? On a home that was built in 1995 they did new home type inspections with current building requirements and codes and what common sense would suggest normal lived in conditions. On another note it seems like a new hot button in the real estate industry to recommend underlayment replacement even though there have been no leaks and no insurance claims whatever. Is it possible that realtors are using this as a ploy to get the price down? A suggestions would be to separate health and wellness issues and cosmetic issues so you don't kill sales or just shift over to new builds inspections only.

From the start, I was met with courtesy and professionalism when scheduling. Jacob took care of scheduling all the inspections for me so that my realtor and I could make one trip to the home and have the home, pool, solar & termite inspections all done at once. Eli H. was the actual inspector and he literally walked me through all areas of the home (interior and exterior) after finishing the inspection and explained things to me, and answered all of my questions. I feel very confident in purchasing the home because I feel that I am completely aware of all things, big and small, that may require some attention. I am getting ready to list my home, and I am going to recommend the same company so that the buyers of my home can have the same confidence. Thanks for a great experience!
