Ken inspected and warned me exactly what the seller (builder) would propose, a partial repair of the 13 y/o roof, and they did just that. With a roof issue, an old A/C and a tree that caused the roof and disruptive pavement damage, the builder refused to make things right and offered a small discount. I declined the purchase and got my deposit back. THAT model home is still on the market and the price is now 20K lowered; they cant sell the house (9 months), the needs are clear. I found another home, age 6 y/o, lovely in every way, but Ken warned me about the A/C unit and other items. Ken was great, reassuring, he found this house a much better value and build. Through the negotiations, with great guidance and advice from Ken and Becky Trudgeon, Office Manager, the seller was reluctant to make proper repairs to the few roof issues and A/C that needed attention. I sent Ken back to this house 3 times, after each 'repair' and so glad I did. Ken's warnings kept my head on straight, and enabled me to persist in adequate and fair repair demands. Ken's final check on the roof demonstrated no repairs were done, and the selling realtor created a fraudulent roof repair receipt, and the receipt was fraudulent, the work Ken recommended was never done. Catching the realtors engaging in fraud stopped the closing date, and my realtor was replaced by his company for not protecting my interests. We closed 7 days late, the selling realtor was reported to the Real Estate Board for the fake receipt, and I got the house w a full, certified roof repair and an additional 2 year protection plan! . KEN AND BECKY TRUDGEON were my full reality in all the confusion and protected my interests above and beyond what I knew was possible. I'm so happy in my new home now, so grateful to have found Ken and Becky, and their guidance and support kept the negotiations transparent to me, and manageable to finish the purchase.

BUT, when we came home, he left EVERY door unlocked. He damaged paint when turning pool jets on HIGH and then tried to state it wasn't his fault but that it was faulty, it was not. Items on his inspection could have been avoided by simply using his noggin. He left insulation all over our clothing. Nothing was left how he found it. Tripped GFCI and never reset it. We've sold and bought multiple homes and never had such an issue. I'm not sure if he's new but it leaves a lot of room for learning and growth.

Recently had Stratton Inspection Services perform a prepurchase inspection on a home I was buying…read more Stacy (the general inspector) did a very through job of inspecting the home and provided detailed information, including pictures on his findings and also indicated areas that passed inspection. He answered any and all questions that I had; so I could make a informed decision regarding purchasing the home and potential repairs that may need to take place. Having this knowledge helped me negotiate with the seller regarding those repairs after I got estimates of work to repair. Also utilized Stratton Inspection Services for sewer and termite inspections on the same home and they also provided a detailed report on areas that passed inspection or areas that might be of concern; both reports included pictures supporting their report. This helped me to feel confident regarding the home I was buying and any repairs that needed to take place - so I knew what to expect and feel more confident about my purchase. Update after living in my home. This inspection company did miss a few things we have noticed that…read moreare not possible to have happened post-inspection as we have only just officially moved in and began living here. One toilet was completely loose from the floor which was supposed to be checked in the inspection. Removed the toilet and found a completely rusted out flange that needed replacing. Leaking kitchen faucet. Leaking water supply valve in master bathroom sink. Neither toilet in the home was properly sealed with caulking. The master bathroom toilet does not flush properly. Every switch and outlet above the kitchen counter is sealed in and unremovable because they've been grouted in when a backsplash was installed. All other aspects of the inspection seem to be done well, but a better emphasis on plumbing in the inspection is needed.

He eventually was tailgating me and then proceeded to drive around and cut in front of me. Almost causing an accident. When I honked at him he flipped me off and started yelling. I had wife and kids in the car so I didn't get crazy back at him. He eventually turned into the chandler mall. I figured he was late to a gig but he was just joy riding. Not caring about others on the road. Very terrible employee to drive the work truck like that.

Chad was our inspector…read more I've bought enough houses to know that a long inspection report is not automatically a useful one, but this one was. The house still had a lot of belongings in it, which made certain areas harder to inspect. Chad clearly documented what he could and could not access, worked around the limitations, and still found several electrical, plumbing, and safety items we had not noticed. What I appreciated most was that he was thorough without making every small issue sound like the end of the world. Older houses will always produce a list of findings, but he did a good job separating legitimate concerns from normal wear and things that simply need to be watched. The report had plenty of photos, and the separate summary made it easy to turn the findings into an actual repair list. They also coordinated the termite inspection at the same time, which was convenient. I would use AZ Property Inspections again and would specifically ask for Chad.
