They were supposed to come once a month to check for pests and deal with them. Unfortunately, they do not seem to have enough techs to service all their customers. They "cancelled" the second monthly service without informing us. When we asked when they would be out to spray for ants they said we were not covered for ants. This is not what we were told when we spoke to the salesman. For $175 a month you would expect the most destructive pest would be covered. I can't recommend this company.

Our landlord's go-to exterminator is Paul, the owner of Alamo. Paul showed up and explained the entire process to us. He was extensively knowledgable about the habits and breeding cycle of bedbugs. He took the time to explain the nature of the poisons he used and was clearly knowledgable about them. He explained how to prep our house for the fumigation. Afterwards, he helped return out house to normal and told us what to expect. Throughout the experience he was very curteous and friendly and in conversation, we found out we both enjoy cooking italian. He invited me to his family's meatball cookoff and brought over some imported canned tomatoes in a follow-up visit. And were just the tenants- we aren't even the one's writing his check. I find it hard to believe Paul could be rude. Check google's aggregate rating of them- their reputation seems to be iron-clad.

During that time, service fees increased without my explicit agreement due to automatic billing, and appointments were scheduled by the company rather than coordinated with homeowners. My regular technician, Lee, was consistently professional and thorough. * On December 31, 2025, a different technician arrived and stated he planned to complete only an exterior inspection. I requested an interior inspection, which had routinely been included in past services. While checking the basement bait stations, the technician slipped on the stairs without wearing boot covers and spilled a his entire bag of rat bait across the basement floor. * The technician asked to use my vacuum and suggested using bleach on wood floors, neither of which was appropriate. Rat bait was tracked throughout the basement and into the main level of my home. I assisted with cleanup using paper towels and a garbage bag, as we do not own a broom. The technician indicated it was likely unsafe for my dog to access the basement. * He contacted his supervisor and inaccurately stated that I refused to provide cleaning tools. His behavior during the visit was unprofessional and verbally inappropriate. I asked that the visit be ended and rescheduled, and a supervisor assured me the technician would not return. * Despite this, I was billed for the service, and a service report was submitted stating an inspection had been completed when it had not. Due to poor customer service, inaccurate reporting, and questionable billing practices, I am canceling my service with Modern Pest effective immediately.
