Guess what, the sprinkler system doesn't work. Filed a ticket, claimed someone came by and the sprinkler system was never repaired. We had Ants, and the rental agency stated, " That's your problem, deal with it", even though the City of Surprise states in their laws that rental agencies are responsible for pest control, and it took a threat to sue to get someone to take care of it. Next up, dishwasher wouldn't clean or dry, and according to the leasing agency, that is considered "workable", although the law states workable means it does the job it is designed to do. Filed a Protected Notice of Breach of Lease and threats of rent withholding finally got them to replace a dishwasher that was too old. We had smoke detectors that were beeping at random, took them in total 3 MONTHS to replace, dragging their feet, in clear violation of the law that states in Arizona Landlords have to make sure the dwelling is safe. Guess what, I sent another BREACH OF LEASE NOTICE. They finally replaced all the smoke detectors with new ones, and the maintenance guy stated that was what they should have done in the first place. 5 days later: MY LEASE IS NOT RENEWED! That is Retaliation and the law sees it that way. This place puts itself above the law, lets you die in case of a fire because they're too cheap to replace faulty smoke detectors. This place needs to lose its license and closed down; they are a DANGER TO SOCIETY.

AZ Home Renters has been super easy to deal with, out rent just comes out of our account automatically on the 1st so we are never late and we can submit work orders online if something needs repaired. He signed off that repairs were completed before closing. When I arrived, it was obvious that the water heater still didn't function and the new garage door was broken. He referred me to the plumber who wanted to charge me $598 to complete the repair (and possibly more work needed). I asked if he would contribute $500 to additional repairs since the 3 of us missed this at closing. It wasn't the money, just for good will as he clearly sold me a house and failed to fix items he agreed to in the contract. I was surprised he didn't agree to this as he asked me to change closing date to after 2024 because he needed a tax break for selling too many homes in 2024. Client satisfaction is not a priority to him. Also, do not use Integrity Plus Plumbing.

They will have next to no information from the owner of the property. Frankly, they don't consider it their responsibility. What this company does is reinvent the wheel. What I mean is instead of finding out from the previous owner what companies provide utility services and internet or cable to the home they will send you to a third party company to do all that research which causes unnecessary delays. My water service was delayed 5 days. I was without water for 5 days after I moved in because even though the residence is in Glendale, water, trash, sewage is provided by the City of Phoenix. I had to learn this myself by trial and error. If you ask them at AZ Prop Mgmt services they are clueless and frankly don't seem to care. They don't consider it their job and will send you to this 3rd party business they hire. This was the response I got when I had a similar problem getting internet up because there is no coax connection 5 days after I moved in. "We do not have any info but I would recomend calling some cable providers. We will check to see if the owner has ever lived in the property and if they know." My prop manager in Scottsdale is accountable and treats these issues with the appropriate urgency considering you're just moving into a property and need these things lined up promptly. Totally different experience with this group. No accountability. They care about running your credit, getting your deposit and you signing the lease. Outside of that you're treated with the "it's not my department" type of response where they insulate themselves from any accountability by referring you to a third party business that you have to set up and appt with when could simply collect that info from the owner (i.e., they reinvent the wheel) rather then making it a part of their process to get the info from the prop owner. Instead, they treat you like it's a major inconvenience to them to have to get in touch with the owner of the property. Very impersonal and uncaring. I would highly advise against utilizing this company if you are a property owner.
