Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. I panicked with the 'problems' found on the inspection and helped as things got fixed. All done. I've been settled for a bit now and meant to write this. Listen to the rest of us on here that haven't been bullied away from giving an honest review. This company put my family including my 16 month old son, in serious health risks by allowing us to live in a home with toxic mold, which we have clear evidence that they knew of the existing problem. Then, when brought to their attention, have done nothing but deny, and refuse to address the hazard. We have been displaced because of the issue and are struggling to make ends meet . All the while, asking over and over for help from this company. They have ignored our situation, refused to provide us with all the testing of the mold, and worse yet encouraged us to keep living in the home while they heled on to the that results and refused to disclose them to us. This is a sham. An absolute disgrace of ethical behavior from a business. I encourage anyone to contact us with the details. Especially if you think we are posting this in jest. Please do. After I posted my review, management called my roommate and implied they would only remove the $75 dollar charge if I also removed my review. The $75 charge is still there and I have called, my roommate has called, and the third person on our lease has called to inquire about it in a span of 21 days with no change. They then added the charge to our rent so we had to pay it with rent after avoiding our phone calls and no communication. I've been taken advantage many times with renting because I'm a young girl and managements think they can. Clearly this management does as well. Don't appreciative the bribery and illegal retaliation. About 3 weeks ago they promised to fix the leak mentioned in my previous review- but because it wasn't leaking at the time maintenance came to fix it, he just said there was no leak and acted annoyed. The leak is still very much there and we're still getting charged for it on our water bill. We're tired of paying ridiculous amounts for this. We had someone come again last week and say the same thing but our water bill still says otherwise. Respectfully if you don't want a bad review, please respect me & my time! Following my initial lease term, during which I was a model tenant, going month to month would include a penalty of a rent increase of nearly 25%. I felt pressured into considering renewal. Among other issues, when my renewal lease arrived, they'd snuck in two new deposits and tried to convince me I wasn't reading what I was reading. They've refused to reword or remove one of them, with all kinds of convoluted explanations as to why. I work as a legal secretary - these people barely understand how contracts work, or else they're very good at playing dumb. The extra charges and utilities also fluctuate wildly. You'll pay for common area gas, building fees, an electricity fee (on top of the separate bill you'll get from APS), and more. I've been given the run around for several months now when questioning their math and their lease terms. In my review of the Mark Taylor property I rent with, a rep responded to my review with more empty corporate talking points and ask me to call a number. Wound up being the same office that has been giving me the run around. If you decide to live here, question absolutely everything in the lease and don't trust their staff to provide an honest or accurate answer. Their only mission is to get you to agree to and sign off on their predatory terms. Update: in response to the comment left by the community manager - I have been connecting with you people directly for MONTHS now. No one can answer my questions and concerns about the vague language used in your lease and the misleading responses provided by your onsite staff, and they won't refer me to anyone who can. The company approach to conflict resolution appears to be to ignore the problem and hope it goes away. Do better.

After I moved in, I had a few little things that needed to be done around however, I still hadn't figured out how to submit a maintenance ticket but our maintenance guy was doing his routine check just so happened to stop him. He stopped what he was doing and helped me do the three little things that took him maybe 10 minutes however it meant the world to me as a single mom living on my own with two children For him to stop what he was doing in the middle of his workday without a ticket and helped me complete my request.
