Where to begin? We were told by the leasing agent the sprinkler system works for our leased property and we would have to take care of the front and rear yards. Guess what, the sprinkler system doesn't work. Filed a ticket, claimed someone came by and the sprinkler system was never repaired. We had Ants, and the rental agency stated, " That's your problem, deal with it", even though the City of Surprise states in their laws that rental agencies are responsible for pest control, and it took a threat to sue to get someone to take care of it. Next up, dishwasher wouldn't clean or dry, and according to the leasing agency, that is considered "workable", although the law states workable means it does the job it is designed to do. Filed a Protected Notice of Breach of Lease and threats of rent withholding finally got them to replace a dishwasher that was too old. We had smoke detectors that were beeping at random, took them in total 3 MONTHS to replace, dragging their feet, in clear violation of the law that states in Arizona Landlords have to make sure the dwelling is safe. Guess what, I sent another BREACH OF LEASE NOTICE. They finally replaced all the smoke detectors with new ones, and the maintenance guy stated that was what they should have done in the first place. 5 days later: MY LEASE IS NOT RENEWED! That is Retaliation and the law sees it that way. This place puts itself above the law, lets you die in case of a fire because they're too cheap to replace faulty smoke detectors. I want to caution future tenants. I was a tenant in a 3 bed, 2 bath home managed by Ultimate Properties for over 7 years in the Harbor Shores area of Avondale. One important thing to understand is the level of oversight in this area. In my experience, it's not just the property management company, you may also deal with enforcement from the HOA, city, county, and even state level agencies. These groups patrol and operate independently, and I encountered repeated overlapping citations for issues I did not believe were valid (for example, being cited for "weeds" in a regularly maintained rock yard or for neighboring trees that was not maintained that overgrew into my yard). At one point, a neighboring property became unmaintained after a house fire, and a tree from that property began to grow outward. Due to multiple agencies patrolling, there was confusion over property lines, which led to me being incorrectly cited and fined. Those fines were eventually dismissed, but only after months of back-and-forth. Before renting, I strongly recommend understanding Ultimate Properties and HOA rules, local enforcement practices, and how violations are reviewed and disputed. Knowing your exact property boundaries and handling your trees is also very important. Overall, this was a very frustrating, difficult, and unpleasant experience over the course of my tenancy. read more

Rent from ANYONE but Ultimate Properties! We moved into a house in Tolleson after our old apartment complex became too dangerous and I would have rather stayed where we were. The house first of all, was a complete piece of crap, it has an unfinished backyard, screens missing on half the windows and the sliding door to the yard, the flooring is coming up all over the house, stained carpet, half of the outlets don't work, one of the outside light fixtures on the side of the house didn't work, the water pipe on one of the sides of the house didn't work, and the roof started falling in! After a few heavy rains, the house started leaking inside all from the walls and front of the house. We constantly had issues with the house that was left in horrible condition from the previous tenants and you could tell no one was keeping up with the place at all, just touching up some paint and re-renting it. It didn't even come with a refrigerator. The leasing office is by far the worst group of people I've ever met, Lupe is rude, dismissive and argumentative. Whenever I asked for help she'd give me an attitude and try and charge me for every little thing. I CONSTANTLY got HOA violation notices for other addresses because they never input anything correctly or paid any attention to what they were doing. When I had to rehome one of my dogs, I notified the leasing office so they could remove the pet fee every month and she refused and continued to argue with me about it! Why would I pay for a dog every month that isn't there?! So many problems came from living at that place, I couldn't wait to leave. When I asked for things to be fixed I was told it was "cosmetic" and that the house comes "as is." Their incompetent staff went an entire year charging us the incorrect amount and then back billed us for all the money due to their error! I had to contact their CEO because Lupe of course kept saying we needed to pay thousands of dollars right away or we'd be evicted. We rented from this property management company for ONLY a year AND WILL NOT GO BACK. Upon moving out, we were surprised to receive only $200 back from our $1,650 security deposit. Prior to move-out, we hired professional cleaners and carpet cleaners and followed the move-out checklist exactly. We provided receipts and disputed the charges, but the deductions were not adjusted and explanations were minimal. This experience was very stressful and disappointing, especially considering the effort and money we spent to leave the home in good condition. I recommend future tenants take detailed photos, keep all receipts, and carefully review their lease before renting. read more

Consider the popularity of a class action lawsuit or similar against ultimate properties. I spent $2000 moving into a house and quickly had to move out due to their terrifying management practices incurring another $2000 in moving expenses, plus stolen deposit (lost $2000 additionally). *That is $6000 in 13 months*. We know they are not doing a proper job with repairs and they are stealing deposits, making inconsistent statements about payment portal dates and fees. I was able to save all my portal conversations over 13 months before they shut portal with screen shots, another corrupt management practice they have is deleting work orders on their end. I moved into a house that had two dogs one small one large I know because I spent 8 hours over a period of a month cleaning endless dog crap out of their yard, every time I went outside I found another bunch of crap hidden by the rocks. Now I have moved out they want to charge me for the dog bomb backyard that was not even clean, sanitary, or safe to begin with... it is very clear to me these people make up for their poor ratings and poor popularity by stealing deposits. They have contracts with their service providers, keeping the cost down but when it gets to the fabricated deposit bills, suddenly the price is inflated 3x over. In addition, Fox 10 phoenix could be brought in, to interview the endless list of unhappy residents to expose them on local news. I encourage you all to step up as these people are a menace to society. And stealing deposits when you have multiple units is an income in itself for the owner. This is a slumlord who can easily be brought to justice if enough people are willing to testify.. think about it, like Bill Cosby presumed guilty by number of complaints. I keep a very neat house, flawless in fact, spotless, my furniture is worth the deposit on their home, my linens were sent from Bloomingdale's NYC. Any statement implying my rented house was kept in a state other than perfection is just a bold face lie. Ultimate properties has been by far the worst company to get a rental from I have ever experienced. My family and I moved from out of state and only wanted to rent for 2 years while our house was being built. Our first week there the AC unit was not working properly and they had their preferred technicians come out and said nothing was wrong with the unit. As we continue to make complaints the only thing they could offer was sending the same company out who continued to say nothing was wrong. After speaking with neighbors who had the same electric company with the same square footage and same floor plans we decided to have a real company come in and assess the AC unit. There's three units on the side of the house one was completely out of coolant that was causing the other unit to overwork and still wasn't cooling the house properly that company took pictures of all the gauges and everything that would need to be fixed and we submitted everything to Ultimate properties. Who still refused to fix anything because we did not use one of their preferred companies. In order to get our AC units up and running in the middle of August we had to pay $1,100 out of pocket that ultimate property is refused to refund because they refused to fix it and only wanted to use their preferred company who clearly didn't know anything about AC units. We made multiple complaints about the jacuzzi draining itself into the pool, that also was never addressed and it was frustrating for the pool service that service our home because it was a liability if someone were to get injured. The pull service Person actually Quit and refuse to service the home because ultimate property refuse to address the issue with the leaking in the pool pump. After our first year there we were unable to renew our lease, That caused distress with my family In all four of my children To move within a year of moving out to Arizona. They have no real reason to deny us to continue to rent there although that was for the best because ultimate properties is the worst company I've ever experienced I didn't want to keep moving my children around until our house ready to move into. I would have suffered there in order to not upset the whole household with a move shortly after moving. Also it was demanded that we pay a full years rent up front which we did! Upon moving out we had the carpets cleaned and receipts sent also a move out clean through a company with the receipt of that sent as well. However There is random in bogus charges on the move out calculation End out of the Three thousand dollar deposit we Submitted We are only receiving 300 back. Some of the things on the move out calculation are absolutely absurd! The shower heads were clogged and water hardly came out I had a plumber come in and replace them with brand new ones! There is a charge on here for removing resident installed shower heads!!!!!! Also there is a $25 HOA violation I actually called the HOA to see if I could get a copy of the violation and there was not one there was only a warning sent out and that was sent out four days before I turned in the Keys. For a bush that was too tall and covering part of the numbers on the house. If I had received that warning prior to returning the keys I would have trimmed the bush. But now I'm being charged $25 for a warning that I didn't receive! There's also charges on here for some dead bushes in the backyard I will be disputing this with ultimate properties because I have pictures of those bushes when we moved in and what they look like after I was trying to bring them back to life. I was actually proud of how much they had grown and come back they were rose bushes. There's charges on here for carpet cleaning even after I submitted the receipt for paying somebody to clean the carpet. I also have to pay for a carpet stretch which is ridiculous because when we moved in I did complain about how loose the carpet was all over a couple of the bedrooms. They do random inspections and come in your home without you being there one of those inspections I did show the guy how loose the carpet was all over. Overall they have been the worst company to rent from there's little to no communication and if there is you are wrong nothing will be fixed nothing will be done and you will owe them money when you move out! This company is a joke. My ac unit has been broken for going on 29 hours. I still don't have an appointment set for a technician. They refuse to answer any questions over the phone and keep referring me to my online portal. It's currently 113 outside and 96 degrees inside my home. I'm out of pocket $400 in hotel expenses. We paid $400 for deep cleaning of our carpets when we were moving out, and these crooks are trying to charge us for cleaning dirty carpets. They are trying to charge us for additional things that were already wrong with the house. Not only are they not refunding our almost $1800 security deposit, they added additional fees close to $900, resulting in them concluding that we owed almost $900 on a crappy house. They never offered to do an end of lease walk through when we returned our keys, and we were ridiculous for not requesting it. I can't believe that we ever moved into that house 2 years ago. We needed to leave my apartment due to needing more space when I got pregnant, and was in desperate need of a house. Found this place immediately, and took it. Worst mistake. The women at the front desk seem like they hate their job because they certainly aren't there to answer the phone and help you. If you can rent from any other company, it's worth trying. The pervious tenants smoked inside the house(even though it claimed to be "smoke free". No one came to repaint. The toilet broke, no one came to fix it. Very unorganized and unprofessional company. We were fined by HOA without ever receiving a warning through our rental company. Ultimate property insists there's nothing they can do in terms of waiving or paying the fees considering we were never notified. Asked for four months to have access to any HOA information at all and inly received information after this fee. I do not feel comfortable paying for something we never had a chance to correct on top of a processing fee via ultimate properties. AC went out in middle of July. Ultimate Properties did not provide any information on where to call when an emergency like this happens so I called a repairman and had the repair done. Also screens on windows that are sun burned and torn from being brittle and dried out from years of heat estimating 10+yrs old. Also landscape which I cut grass pulled weeds and trimmed bushes and trees. Also a light clean they listed when I busted my ass cleaning walls and fans and restrooms with hiring a AZ steamers for a full carpet treat. But odds and ends from Home Depot to touch up lil things I thought would make this home Pristine at returning keys and vacating the home. I rented from them for a year and towards the end of my term when I wanted to know if I'd be eligible to renew my contract or if they planned to raise the rent I was told "in a few days I should hear back from them ". Those few days took them weeks maybe even a month to respond ( mind you I was constantly contacting them) and then when I decided not to renew the lease they finally decided to send me a letter with the renewal lease agreement showing that they would renew the lease to me. But by the time they decided to send me that renewal lease. It was already past the date that we were supposed to notify them if we were gonna be able to stay or not. ( how were we supposed to give them a yes or no if we had gotten no word from them.) Since we didn't get back to them they extended our lease or " rolled over our lease " forcing us to pay for an extra month that wasn't even on my lease term. There excuse was they were backed up with paperwork. I feel they should have been more professional since you have to pay a monthly fee just to even communicate with this company. Not to mention, I moved out and left the house just as I received it. A few weeks later they sent me a letter in the mail with all these sorts of cleaning fees.. when yet the house was left in perfect condition. The property was rented out, and the walls were filthy. Carpet was disgustingly filthy, and soil should have been changed upon request when moving they refused to change it or clean previous renter left animal hair throughout the carpet had to get the carpet, professional clean on my own expense. There was damage to the walls lit grease and dirt on the ceiling walls. Everything the vents were filthy. After moving out, everything was clean from our time living in there vent, they gave us numerous charges that were not true. They had to replace the vent door drawers being left doors being left dirty lightbulbs missing. But all of that was lies because we replaced all the filters cleaned all the walls, clean the bathroom, cleaned everything. $1400 was deducted from our security deposit for false claims. STAY AWAY. -They will try to enter your home when you are not there. "Legal" or not, I have NEVER had a landlord attempt to enter the home without the tenant present. Period. I've owned 2 rentals for 10 years and I have been a renter myself for as many years and I have NEVER heard of or seen this before. I actually had to look it up to make sure it was legal. A reputable company respects the tenants. This is not a reputable company. -They rack up erroneous fees that are not explicit in your lease and do not refund them. -They will attempt to withdraw multiple monthly payments and leave you with any fees or penalties. -It is impossible to reach them. From the outset, they demanded we use their "portal" system to contact them, but magically all my sent messages are not there. I have also left voicemails that receive no attention. SCUM. And this is only since summer. I was with the previous company for 7 years without ANY issues remotely close to these (occasional weed or trash can "violations") with ZERO fines or issue. They treated people with respect and like they were people. Ultimate Properties has been the worst rental company I have had to work with. While my mother was dying from cancer during Covid-19 times, they insisted on coming to the house and doing inspections and denied all requests to come when my mother was out at appointments or not in the home as her immune system was compromised. Upon moving out, the house looked better than when we moved in and we did all the required professional cleanings. I just received our refund and they claimed the house was dirty, air filters (which they charge for and we replaced when they arrived) were dirty, the carpets needed to be cleaned again and only refunded $29. I have been in my rental since the end of May 2021 and very shortly after moving in and paying a 12 month lease up-front the vinyl tiles started falling off the accent wall in the great room. I have been fighting with them to get them properly repaired, replaced or removed and it has yet to happen. Last I have heard the replacements are out of stock with no estimated in-stock date. I even told them I would remove them and repaint the wall because it is such an eye sore in my living room and they said if I did that it would violate my lease because it would not be in the condition it was received. Awful company. If you only read this first line, please be wary. Where do I begin? First if you have any issues with the property, they want you to watch you tube to fix it, if it's something they deem a simple fix they will charge you to have a service guy come out. This happened on more than one occasion, they keep telling you if you could fix it and they send a guy out they will then charge you, really?? The monthly air filter program, lol. You are sent really cheap filters for 20.00 a month and told if you don't put them in you are responsible for any HVAC repairs, the problem is they don't show up every month. The set that was in the house when i moved in was 3 months old, it took 2 months to receive my first set and it was about 6 weeks for each set thereafter. But you definitely pay 20 bucks a month and can't opt out of it. I had my GF over for a couple of days, she has a dog. while she was there the company did an inspection of the property and came back at me with an unauthorized dog is residing at my house. I am authorized to have my dog there and pay a monthly pet fee. I explained it was her dog and it was a guest not a resident. This was a losing battle with them, so I just paid their stupid unauthorized pet fee and moved on, or so I thought. I also kept asking for a lease renewal to review and kept being told it was coming, so as we approached the 45 day mark of the end of my lease, I decided I needed to start exploring my options, just incase I didn't like what they presented and didn't want to get stuck with the lease renewal. As I was looking to move to a new place, a few management companies reached out to ultimate properties for referrals, the problem is they were now telling other companies that I violated my lease, had unauthorized pets and hadn't given any notice to move. Keep in mind this is 6-7 weeks before my lease was up and I didn't need to give notice until 30 days per my lease ending. Now once I moved out, I received a portion of my deposit back. I was charged for cleaning fees and landscape fees. I had these services professionally done in the final days of my lease after I had moved out, to insure there was no way anything could have gotten dirty. I even provided receipts for these services as they requested. Now they have deducted over 1000.00 from my deposit for these cleanings and landscaping. Moral of the story, if you don't mind a company taking your money because they feel like it, well they might be for you. They take your application to collect fees with no intention to rent you a property Monday I inquired on a property and was informed that the most qualified application would be accepted and that was acceptable. The listing was removed Wednesday and was told it was still in review and that they had not made a decision. On Thursday I was informed that someone else was more qualified but my application was accepted and if I wanted to move that application to another property I could. I went to the website and Zillow and they had a similar property. I asked for my application to be moved to that unit. Again based on there policies the most qualified candidate would be offered the agreement. They said they already offered someone the 2nd property that was STILL marketed online but based on there policies my application should be balanced against the other applications for most qualified and they refused. I would never do business with these thieves.... you're money is for them to mislead, misrepresent and all knowing show houses for rent that aren't available. read more

They did nothing to help reserve it so I had my bank help after it was reserved I then paid my rent w $180 fee on late fee they did nothing to try to help or understand my situation. I paid the fee but it doesn't stop there I woke up to my car missing called the cops because I assumed it got stolen. The cops informed me that HOA had towed my car. What? No warning just straight took my car? I called them and they said hoa said I was parked on a red marked zone! I was not! I was parked in front of my drive way in no ones way! Do not list your property with this company. I rented for 2 years in a home they managed. Both the property owner and I despised dealing with them. They had zero respect for their tenants, they charge you $20/month for AC filters?!? They do not work with their tenants with the inspections. They also demanded my property owner charge more than he wanted for rent. Both the property owner and I decided after two years we were done dealing with them. I was going to leave the property due to the management however the property owner finally cut them out and we were able to come up with a deal without them. My kitchen stove has not been working properly for quite some time. The ranges don't work, I have been cooking with only one. It's a disaster of a stove. Sadly the company will not replace it. Take your business elsewhere, coming from a former tenant. This company is horrible from the staff in the office to the people they send out to do repairs. We had an AC unit go out and it was the worst experience for my family ever and this place didn't have any empathy. And the quality of work they do when they have people come out and repair something is not even mediocre, I would be pist as a homeowner to see the lack of quality work they do to the properties.
