I am a recent/current lease holder and I would please ask you to pay close attention to this post!!!This had been the absolute worst experience I have ever had with a management company. The pictures below show how they rented me a home that was in dis repair and the unprofessional attitude they have is completely against what I was shown before they had my deposit.It took them 2 weeks to begin to have things fixed and then it was done with a lot of calls and emails and still has not been completed. It takes Them a really long time to respond and then when they do they are short and rude and ask questions like your an ignorant person . I was told to send a picture of a broken doorbell.This has been the worst leasing experience of my life. I have not even lived in an ultimate properties home for more than 21 days and the problems are beginning to mount and I have been treated so poorly by this company for a lack of general care and concern for the lease holders. They leased me a Home that I was not able to view until after I had put the deposit down. After I was allowed to view the home and I voiced my concerns I was told that if I didn't want to move in I would forfeit my deposit ( who can afford to do that ). One of my biggest issues was the condition of the carpet and the conditions around the home that were supposed to be fixed after the company had my deposit for 2 weeks prior to move in. I was told after I was approved and after the deposit was agreed to be paid that the home wouldn't be ready for a few weeks . Even though they're website stated it would be ready to move on on the 15th of January . After moving I contacted them about several issues with the home. Broken garage door. Stains and burn holes all throughout the homes carpet . It still has a heavy smell of pet excrement throughout the home and carpet. I have had to purchase wax warmers and carpet fresh to cover the smell ( still has not worked)I spoke with "Monique" who handles all the maintenance request after you move and I was told very bluntly that the repair I was asking to be made were either not done by the property management company or that they just were not going to do it because they didn't feel it was necessary. I had already spoke with Wendy who told me that if the carpet cleaners hadn't done a good job with getting rid of the pet orders it would be addressed. Well after I was moved in I was told very bluntly by " Monique " that they werent coming to clean the carpet s again.I will continue to post reviews and updates as thing unfold with this company. I have already begun a complaint with the consumer protection agency and I have contacted renters assistance to look into ways I can get some help. These people know what they're doing and it's a calculated risk I dealing with them.they left garbage in the home..... stains and burn holes throughout the carpet and the list goes on and on................ read more

Honestly the worst. They rented our house for an extremely low price and continue to charge us for many unnecessary things. When we visited, the house was clearly neglected. Aside from unknown stains, they even forgot and left our bathroom fan on for a couple of days. Thank goodness we caught it in time because that couldve start a fire in the house. Where to begin. Ultimate properties is the worst property management company I have ever dealt with. To the point where they are getting reported to the better business bureau, state of Az housing authority and taking legal action. We began renting from them back in April of 2022. We received the keys on a Wednesday I believe but didn't move into the property until that Sunday. Before we moved into the property, we received an HOA violation for a car parked in front of my neighbors house. Wasn't even in front of our house. Whenever you get a notice in writing, not even a charge from the HOA, they charge a $20 processing fee. I contacted them and it took days to hear back. They told me to call the HOA and advise them it wasn't your car and have them remove the violation notice. The HOA wouldn't speak to me as I am not the homeowner. After advising Ultimate properties of this, they didn't respond. When I moved in I gave them the make, model, year and license plates of our vehicles and the vehicle in the picture didn't match our vehicles. Ended up having to pay $20 for something we didn't do. Same thing happened with another violation about something in our front yard the day after a monsoon. The picture sent didn't show what the violation was talking about and again had to pay for something we didn't do. Fast forward a year and we are at the end of our lease. I called and emailed asking for a 1 month extension. Our plan was to live here for a year while our house was being built and needed an extra month. Our lease was up April 31, and our new home was scheduled to close on May 31st. We have 2 small children and have nowhere else to go. After calling and emailing them about our situation, they advised that they do not allow extensions under one year. I offered to pay them an extra $800 on top of our normal monthly rent just to stay for one month. I have never heard of a management company that can't figure out how to extend a simple lease by one month. So now we are in an AIRBNB with our stuff in storage because of their refusal to help a young family. As you will see, their customer service gets even worse. In the contract they require you to get their old used carpets cleaned before you move out. They also expect you to do the landscaping and maintain all the weeds, trees and brush. When we moved out the weeds on the property had grown due to the very wet summer and winter/spring we had. The lawn in the back yard was non existent when we moved in. Most of the backyard is rocks with a small portion of what once was lawn but was just a dirt patch when we moved in. Instead of refunding us our security deposit, they are trying to charge us another $380 mostly in landscaping. Over $1000 to "remove and replace dead trees." They expect me to believe that after the wet winter that the trees are dead? The leaves on them beg to differ. They also want to charge $650 to re-seed grass that never existed. They are also charging $150 for light bulbs. I have no idea where they buy their light bulbs but even if they had to replace every bulb in the place, there's no way it would come out to that much. I didn't know of a single bulb that was burnt out. Upon leaving the property on the last day, I left the garbage cans, which were full and belonged to Parks & Sons but leased to me, out front ready for pick up. Someone from Ultimate Properties came and put them in the garage so I cant access them. I have called them for 3 weeks straight and still can't get anyone over to the property to take them out of the garage to be picked up and emptied. I can't get my security deposit back from Parks & Sons until they are emptied and removed from the property. Instead of accommodating and getting someone there to pull the trash cans out, they are trying to charge me another $50 for not having them emptied before I moved out. They legally cant charge that as they do not own the trash cans and are holding them behind a locked garage. The worst part of the entire company is their customer service. No matter what time of day you call, no matter what day of they week you call, you can never get a manager on the phone there. The front desk person just says they are not in. She will then forward you over to a voicemail and they never call you back. The complete lack of communication with them is horrendous. How can they run a business if nobody is ever there to answer their phones? After moving in, they did bribe me with a $50 amazon gift card if I left a good review. I believe that bribe is the only reason in the world why they have any good reviews. This is the worst managed, worst customer service criminal company I have ever dealt with. If this review saves even one family from renting from them, I will consider this a success. Please do not hand his company a dime. Lets make them the Bud Light of the Az rental industry. read more

YOU HAVE BEEN WARNED Very disappointed with my ultimate properties experience. My wife and I located a home on their website via zillow. We inquired whether the home was available (as instructed by the web site). That happened in the afternoon we filled out our application and submitted, along with our payment of $65. Before we even woke up in the morning. We received an email stating that the home had been taken off the market and was no longer available. That's right, you guessed it, I'm out $65! Now before I receive a lengthy response on how I should have read the terms of the application, don't bother! I did! I'm well aware of the verbiage on your website. That being said this is BAD BUSINESS! SHADY, SHADY, SHADY! In less than 12 hours you extracted $65 for doing nothing. You took my money and gave me nothing in return except excuses. It was explained to me. That I have 30 days with which to select another home, on the very short and inadequate list of homes in my area. Or if nothing in their inventory met my needs at the end of 30 days...they keep my money. If this is what it's like to try to "move in" with this management company. Do NOT rent from Ultimate Properties. This company will lie and make false accusations in an attempt to not refund the security deposit. They are trying to use damage to the house that was done prior to my family moving in to withhold my security deposit. They do not care about their tenants. In July of 2020 the A/C went out. The temps reached 120 and it took them 4 days to send a repair man. They did nothing to support us and did not care. Our fridge went out. It took them 2 weeks to have it repaired. We lost all our food to spoilage. Again they did not care. Stay away from Ultimate Properties! They don't care about people and are only looking for ways to make false accusations to avoid refunding your security deposit. read more

We've had a good experience with Ultimate Properties so far. We love our new rental home and it's perfect for us. The communication from them was great. The only cons were everyone in the office did not wear a mask, and when the guy came for inspection and to remove the rental sign in the front yard no one told him we lived here and he opened the door without ringing the doorbell. Not a fair management company. We have been here for 4 years and have been treated badly the entire time. We have only been late one time and that was because we paid on the website and got a confirmation number and everything. But 5 days later was informed by them that we are late! We figured out that their portal had both our bank account numbers and we clicked on a closed account in error. We would have realized it if the charge didn't go through but it gave us confirmation. It also took the office 5 days to let us know. They didn't care and it cost us over $300. Repairs take forever, landscapers are horrible. Do not rent from these people. Also large rent increases every year! The HOA is so rude, they actually knocked in our door on Thanksgiving night to inform us a guest was parked facing the wrong direction and they have to repark it now! I was so embarrassed! read more

The most unprofessional company I have ever worked with!!! The experience was so awful we decided to back out of renting even after we put a deposit down! Wendy who was supposed to be helping us through this process made us feel like we the customer were an inconvenience to her, there were no accommodations to be able to sign the lease agreement and she was hard to get a hold of or non responsive the entire time. When our previous landlord called back to speak with her they told her that nobody by the name of Wendy worked there. It was only when they needed something from us that they were responsive. There are pro and cons to every company. Pro: Ultimate Properties is very good at getting renters in to rent your property. They are also very good at pursuing legal action to get your unpaid rent or start the eviction process. Con: The company agenda seems to be quantity and not quality. They lack the 'personal' touch of taking care your property or making sure that landlord gets the best rent or follow through with all the requests from tenants. If you want to get a renter in fast, UP is great in accomplishing this task. However, the percentage that they charge each month for the little things they do may not be worth your money in the long run. read more

My experience with Ultimate Properties is disturbing and unbeleivable. I rent a single family home property with a pool. My lease with Ultimate Properties states that I am responsible for paying 1/2 of the monthly service costs for the pool service. At the time of signing the lease, I was handed a piece of paper with the first name of the pool man and his phone number. I was told to contact the pool man directly. Long story short, I've had ongoing problems and issues with the pool vendor and have been speaking directly with the vendor over many months. The vendor has a bad attitude and basically told me flat out that Ultimate Properties would not "fire" him because he services most of the pools for them. I suspect that the pool vendor is related in some way to one of the employees or has some " hold" on the management company. Several months ago, the pool vendor who was at my home acted inappropriately and made me feel VERY UNCOMFORTABLE and unsafe. As a result, I stayed in my home on the days he was scheduled to service the pool. Finally, I made a complaint to Ultimate Properties in person last Saturday and followed up with a written request asking Ultimate Properties to give me a different pool vendor. I asked that the current pool vendor not be allowed on my property. What I was told next is SHOCKING. I was told that I didn't own the home and I had no choice but to allow this vendor to service my pool even if I felt unsafe with the current man that services the pool. Cassandra told me to stay in my home since I was uncomfortable. Imagine, I have to stay in my home on Tuesdays (since there is no time frame in which he will show up). When I asked her for the name of the vendor, his insurance certificate and license number, I was told this conversation is over and I would need to go in person and request that info ( the pool company drives an unmarked truck, does not wear uniforms and I didn't know the name of the company). The pool company came out last week and put a lock on the pump equipment so I couldn't use the light, vacuum the pool or use the fountains! Again, I was told I had no rights and that the lock would remain on the pump. I was forced to hire an attorney and pay attorneys fees to ensure that I feel safe in my own home and can use my backyard on Tuesdays. I've never felt so violated. Ultimate Properties needs to train their employees on tenant landlord laws, customer service and how to provide a safe environment and deal with vendor issues since they are agents for Ultimate Properties. if their vendors act inappropriately, the renter should have the option of choosing an alternate vendor. This situation has not fully been resolved as of the time of this review. read more

We own three properties and live out of the state. This company is doing a good job. They are very professional, it was a time that they had hired a new property manager that was not so good but they let him go. We were through 3 others companies, one property the owner had his wife to do the bookkeeping, there were some errors but it was impossible to talk to her directly, he also had a maintenance company so it was hard to find if all the repairs were needed. The second company was C21, and again they came a very lazy incompetent property manager, the staff will come and go after 3.5 years when one property was vacant for 5 months we had enough. The third one was run by a female broker she was a crook, inflated bills, charged for work that was never done, created her own invoices. In the end after 3 months I had to terminate her, she kept some of the money, she will not return phone calls I had to sue her and I got the money back. Since July 2005 I have been with Ultimate Properties. They are honest, they provide bills and invoices, they call prior to get an approval, and the staff is friendly. The accounting Dept does a great job-very accurate and they most important if you call they call you back. I highly recommend them especially if you are out of the state owner. read more

When I first moved in, the staff was GREAT! I have been there three years now, and every month since moving in, their customer service gets worse and worse...Now, they are charging me $30 a month extra for random charges, and they are not quick to resolve...They also will not maintain major appliances, and is costing me 300 times yes, that is not a typo...300 times more a month in the summer, and they refuse to work with me on mainting the major appliances to assist in lowering the electric bills...I had to live for 9 Months with extension cords in my kitchen because they refused to send out a certified electrician...They sent out their "handyman" who electricuted himself before they would call out an actual electrician. Totally unsatisified, even though I love the area, the school districts and our neighborhood, I most likely will NOT be renewing at the end of my lease. If they would attempt to be helpful and companssionate, I would stay two more years...But alas, they do not care about their tenants or the properties....all they care about is looking for ways to randomly charge tenants every month. I would advise anyone to NEVER list their property or rent from this company. read more

Horrible, dishonest and sneaky. I rented a home from Ultimate for several years. Before I moved in, I took 73 pictures of the place to note pre-existing damage and stains. The owner decided to sell the place, and Ultimate mailed me the Notice To Vacate. They have an internal email system, but they didn't email me; nor did they phone me. So on the 4th of April, 2015, I received the notice that I had to find another place to live. According to AZ law, I should have had a full thirty days to move out, but they gave me until the last day of April. When I moved out, the bathrooms and kitchen still needed cleaning, and there was a small stain (easily removed) on the living room carpet. The other carpets had been cleaned. Ultimate took the cost of cleaning out of my $1100 deposit, which I have no problem with. Then they charged me for all the repairs to damage that I had photographed PRIOR to moving in. Repairs I had offered to do myself if the owner would simply cover materials. I ended up doing some of the work at my own expense because I was sick of looking at it. Ultimate charged me to haul off a picnic table that was there when I moved in. They knew this because it appeared in their own photos of the back yard prior to renting it to me. I was charged for removal of a drawer full of expensive kitchen utensils that I had forgot in my hurry to get out of the house by their deadline. They ended up charging me not only the rest of my deposit, but another $400. They turned me in to collections. They will not return my calls. On the day of my move-out, they stopped my access to their internal mail system - which means I can't print any emails that might hurt their case. Ultimate Properties is a bunch of crooked bullies who will try and take your money. Good thing I still have my photos. read more

HORRIBLE property management company to deal with!!! They have NO respect for their tenants, they will underhandedly charge you for the same things over and over and they NEVER show you the inspection report! And to top it all off they give you only a FEW HOURS to resign the lease after sending you the new total after inspection (while hiding the inspection report), they demand that you sign it!! Tenants do have rights as well, but they try and BULLY all of their tenants. The properties are not in excellent condition when you move in ( I have time stamped and dated pictures from the move in) and no matter how well you keep up the property they will LIE. Property owners love them because all they care about is a buck $$$! I was even told that they don't like using the term "mold" because they would have to send in specialists. So I should just clean it and paint it. I was also told to buy other things that the house needed and they would send someone to put the stuff in....IT IS NOT MY HOUSE, but these are the things they do! They save the owners money and fatten their pockets all while screwing over the tenants. RUN FAR AWAY!! They set out from the beginning to not refund anyone their deposits, hence why they never show the reports. They send out horrible handy people who don't fix anything (they piece mill everything) it'll work for a little while but then go back to the same way as before. And as a tenant they make you scared to report anything because upon resigning, your rent is increased exponentially. No one should live like this and they should be investigated immediately for violating their tenants! read more

We applied for a rental property mid May of 2021. We were notified a few days later that "a more qualified applicant was picked ". And that we could keep our application in their file incase something else comes along. 2 days later Wendy, the leasing agent, emailed me back stating the applicant they chose was not able to move in and if we still wanted to get in, we could. I replied to her email in less than 5 minutes. I then called the office and was told Wendy was t at her desk and they didn't know when she'd be back. I was transferred to her voicemail. That was on A Wednesday. No response from. Wendy or anyone on Thursday, I emailed again as well as called. Wendy WASNT at her desk. Friday comes and again no response. I email Wendy and get an auto reply that she is away and won't be returning until Tuesday due to Holiday weekend. All emails and messages will be checked and returned on Tuesday. I then called Tuesday and was told Wendy is in a meeting. I emailed again requesting some sort of follow up as we were in a time crunch I got. Reply that our application was open and being reviewed....... so was it NOT reviewed prior when we were told it was but someone else better was picked? Following day I call and Wendy is in a training class. But I could email some one else named Lupe. So I did. No response. mid tour job is to rent someone's property and manage it for them, you'd think they would be quick about getting back to potential renters and wanting to get places occupied. But hey they got out application fees that's for sure. Not to mention the house we were trying to rent has past due property taxes. Applied for a rental property back in October of 2021. We were told it would take roughly a week or so to hear back from our application which is understandable. After almost 2 weeks we still hadn't hear back. We made multiple attempts to email/call and were told you can only talk to Krystal. She rarely ever responded to our emails or questions. We went and toured the house after putting in the application and we walked inside and the house smelled like straight cat pee. We had asked about this and they said they would not replace any carpet in the house and it'd be as is. One of the rooms had partial missing carpet that must've been cut out and not replaced, we asked about just that room and didn't get a response. After a month of going back and fourth we were told we didn't get the house because someone else with a better application had applied (we were the first applicant on the house). I'd definitely not recommend to rent from this company if that's how they handle things. read more

Terrible company. Very unprofessional staff in the rental department. It can take weeks to get something like major, like a pest issue, major appliance or a water issue fixed. The woman in charge of maintaining the rentals acts like you're braking things and it's coming out of her paycheck. Notice the only people getting five stars are owners who are completely disconnected in every way from the tenants in their homes. The owners and ultimate properties don't seem to really care. Ryan Read is hands down the best Real Estate agent and property management! He is patient, listens carefully, and most importantly is compassionate. He understood my situation and worked with me until the home sold. Ryan was able to sell it within 1 day of being on the market and although the original sale fell through he was able to locate another buyer within 1 hour and got me another great deal. Ryan was flexible with our contract and price. Even though I was out of town he always made sure to stop by my house and look after it to make sure everything was in proper working order. Having had rental home properties in three states over 30 years, by far Ultimate Properties is the best property management company I have ever worked with. A family run business that makes me, as a client, feel like I'm part of their family. They are honest and upfront with their structure and fees. No hidden anything. My two tenants have had great working relationships with their staff. As I near retirement I have been thinking of getting out of the home rental business. However, Ultimate Properties makes me want to continue as well as buy another home to rent just because they are that good and professional with their management of tenants and owners. Year four with Ultimate Properties. Mike, Ryan, Russ, Amanda, Vanessa and the entire Ultimate team have made my experience as a home owner so so so stress free. I bought my home in the height of the boom () and am unable to sell. I have NO IDEA how to manage the rental process i.e... Credit checks, deposits, contracts, routine maintenance, legal issues should they arise, etc, etc.. Fortunately I have not had to deal with any of these types of issues. From the handy man who deals with the run of the mill maintenance issues, to the fantastic pool service who maintains my pool, landscapers- everyone in the team treats my home beautifully. Having lived hundreds of miles from my rental home, they professionally and effectively handled managing my property. When I decided it was finally time to sell my rental home, Ryan Reid advised me and guided me through the process, from again, hundreds of miles away. He did what was necessary to get the property ready for sale and he provided continuous advise along the way. He made a complicated process very easy to understand and get through. Only take away a half star because at times they can be difficult to get a hold of, they are a large company so they handle so many properties and are busy constantly. I have rented from Ultimate Properties for a about a little over a year. When you advertise a place for rent, it should be what they are asking for rent right? Well no, not with this company. It was advertised for 1350....what does a person think when it's advertised for that amount? Oh thats what you think you would pay right?.....well, that isn't the case with these people, they charge the 20 a month for the A/C filters, 30 dollars for weed spray I believe every 6 months (only out in the front yard and it doesn't even work) and some other fees on the administrative side. Bottom line with that, when you advertise a place for rent, it should be your final number, not additional fees after you read the lease. The inspections for lease renewal are ridiculous, they basically said they are coming in on a specific day and give you an 8 to 5 window. They also say you don't have to be at the property when the Inspector is there......I don't know about you, but I don't want anyone in the house I reside in with my stuff as well as my teenage kid without anyone there. But it doesn't matter to them. On top of that.....here is the real prize. I understand that the raise in rent is once a year, I believe they raised mine the following year about 25 dollars......totally understandable, but this time around it was raised 250 dollars, their reasoning was to be competitive in the rental market for the owner. Well I don't know about you, but being a renter and not missing a payment or calling them out for minor repairs (which I did and paid for) is no way to treat a tenant, I understand how the market has changed recently( I follow it) and was also told verbally that my rent was going to be a specific amount and from that amount it was a dramatic difference. I see on here the similarities from other current and past tenants. I would never recommend this company to anyone. Use another management company. read more

Don't rent from this company! Office staff is horrible! Their mission statement claims to be honest, but they are nothing but. Leasing agent "conveniently" misplaces things so you end up having to pay extra rent after you give 30 day notice. They pretend to forget conversations that you have regarding moving out and act like it is your fault that they can't find documents that you have already provided them. If you are considering renting from them don't! If you are considering using them as your realtor - I would strongly caution you against it while I had no experience selling or buying with them, the experience I have had has demonstrated the staff at Ultimate Properties is not professional and has zero integrity. read more

My experience with Ryan Reid at Ultimate Properties was excellent. I am in the real estate industry and would highly recommend working with Ultimate Properties. Ryan was able to list our home and have it under contract days before Christmas, a time when buyers are pretty scarce. Let me start by saying that I would like to rent this home from UP for the long run maybe even more than three years , but this doesn't make me want to. Especially the reviews I've seen, make this one tenant happy with her new home, please I'm not asking for much at all! Watch out! You may move into one of their properties that has marks all over the walls and failed to paint (not move-ready to me). You're supposed to move into a place not having to worry about anything but unpacking and getting furniture, but apparently the tenants have to paint as well although it certainly states that they paint prior to move-in. Looks like the previous tenant was cooking and it splattered all over the ceiling, gross, only God knows how long that's been there. Moved in a week and two days ago and still waiting for this issue to be resolved. Are my expectations that high? I've contacted them multiple times and they're trying to weasel their way out of it, it's as simple as this UP- if you are not going to paint your property, please state it in writing and have tenants initial or sign upon lease signing OTHERWISE we expect the home to be cleaned AND painted when we enter the home on move-in day. And take the "interior walls painted"off of your move-in checklist that we turn in within the week after moving in. I have photos of all issues with home upon move-in. They also gave me a garage door opener that does not work and obviously they think it works, it's an inconvenience hopefully this can be fixed as well. Seeing all of these reviews make me feel like we made a mistake. After this is resolved, I will happily scrap this review. However, the replies to these reviews by the company are disturbing that they are disclosing personal information about someone that have nothing to do with the review itself or stating they have been evicted or have outstanding money owed to other company's, it is none of our business and it is not going to make your company look any better by doing this, if you think that's what you think it does. Those are private issues that don't need to be displayed via media and that person should be the only person to disclose that information, be careful someone sooner or later may take legal action on that. Those responses will always subtract stars for me. read more
