    Rent from ANYONE but Ultimate Properties! We moved into a house in Tolleson after our old apartment complex became too dangerous and I would have rather stayed where we were. The house first of all, was a complete piece of crap, it has an unfinished backyard, screens missing on half the windows and the sliding door to the yard, the flooring is coming up all over the house, stained carpet, half of the outlets don't work, one of the outside light fixtures on the side of the house didn't work, the water pipe on one of the sides of the house didn't work, and the roof started falling in! After a few heavy rains, the house started leaking inside all from the walls and front of the house. We constantly had issues with the house that was left in horrible condition from the previous tenants and you could tell no one was keeping up with the place at all, just touching up some paint and re-renting it. It didn't even come with a refrigerator. The leasing office is by far the worst group of people I've ever met, Lupe is rude, dismissive and argumentative. Whenever I asked for help she'd give me an attitude and try and charge me for every little thing. I CONSTANTLY got HOA violation notices for other addresses because they never input anything correctly or paid any attention to what they were doing. When I had to rehome one of my dogs, I notified the leasing office so they could remove the pet fee every month and she refused and continued to argue with me about it! Why would I pay for a dog every month that isn't there?! So many problems came from living at that place, I couldn't wait to leave. When I asked for things to be fixed I was told it was "cosmetic" and that the house comes "as is." Their incompetent staff went an entire year charging us the incorrect amount and then back billed us for all the money due to their error! I had to contact their CEO because Lupe of course kept saying we needed to pay thousands of dollars right away or we'd be evicted. They charge ridiculous fees for every little thing the place is such a scam! I hope they never find someone for 8759 W Washington St!

    Consider the popularity of a class action lawsuit or similar against ultimate properties. I spent $2000 moving into a house and quickly had to move out due to their terrifying management practices incurring another $2000 in moving expenses, plus stolen deposit (lost $2000 additionally). *That is $6000 in 13 months*. We know they are not doing a proper job with repairs and they are stealing deposits, making inconsistent statements about payment portal dates and fees. I was able to save all my portal conversations over 13 months before they shut portal with screen shots, another corrupt management practice they have is deleting work orders on their end. I moved into a house that had two dogs one small one large I know because I spent 8 hours over a period of a month cleaning endless dog crap out of their yard, every time I went outside I found another bunch of crap hidden by the rocks. Now I have moved out they want to charge me for the dog bomb backyard that was not even clean, sanitary, or safe to begin with... it is very clear to me these people make up for their poor ratings and poor popularity by stealing deposits. They have contracts with their service providers, keeping the cost down but when it gets to the fabricated deposit bills, suddenly the price is inflated 3x over. In addition, Fox 10 phoenix could be brought in, to interview the endless list of unhappy residents to expose them on local news. I encourage you all to step up as these people are a menace to society. And stealing deposits when you have multiple units is an income in itself for the owner. This is a slumlord who can easily be brought to justice if enough people are willing to testify.. think about it, like Bill Cosby presumed guilty by number of complaints. I keep a very neat house, flawless in fact, spotless, my furniture is worth the deposit on their home, my linens were sent from Bloomingdale's NYC. Any statement implying my rented house was kept in a state other than perfection is just a bold face lie. Additionally, If their repairs are covered by a warranty with the service provider, why do they need to steal so much of the deposit after people leave..I guess you would need to be born yesterday to believe this companies's deposit scam.     Ultimate properties has been by far the worst company to get a rental from I have ever experienced. My family and I moved from out of state and only wanted to rent for 2 years while our house was being built. Our first week there the AC unit was not working properly and they had their preferred technicians come out and said nothing was wrong with the unit. As we continue to make complaints the only thing they could offer was sending the same company out who continued to say nothing was wrong. After speaking with neighbors who had the same electric company with the same square footage and same floor plans we decided to have a real company come in and assess the AC unit. There's three units on the side of the house one was completely out of coolant that was causing the other unit to overwork and still wasn't cooling the house properly that company took pictures of all the gauges and everything that would need to be fixed and we submitted everything to Ultimate properties. Who still refused to fix anything because we did not use one of their preferred companies. In order to get our AC units up and running in the middle of August we had to pay $1,100 out of pocket that ultimate property is refused to refund because they refused to fix it and only wanted to use their preferred company who clearly didn't know anything about AC units. We made multiple complaints about the jacuzzi draining itself into the pool, that also was never addressed and it was frustrating for the pool service that service our home because it was a liability if someone were to get injured. The pull service Person actually Quit and refuse to service the home because ultimate property refuse to address the issue with the leaking in the pool pump. After our first year there we were unable to renew our lease, That caused distress with my family In all four of my children To move within a year of moving out to Arizona. They have no real reason to deny us to continue to rent there although that was for the best because ultimate properties is the worst company I've ever experienced I didn't want to keep moving my children around until our house ready to move into. I would have suffered there in order to not upset the whole household with a move shortly after moving. Also it was demanded that we pay a full years rent up front which we did! Upon moving out we had the carpets cleaned and receipts sent also a move out clean through a company with the receipt of that sent as well. However There is random in bogus charges on the move out calculation End out of the Three thousand dollar deposit we Submitted We are only receiving 300 back. Some of the things on the move out calculation are absolutely absurd! The shower heads were clogged and water hardly came out I had a plumber come in and replace them with brand new ones! There is a charge on here for removing resident installed shower heads!!!!!! Also there is a $25 HOA violation I actually called the HOA to see if I could get a copy of the violation and there was not one there was only a warning sent out and that was sent out four days before I turned in the Keys. For a bush that was too tall and covering part of the numbers on the house. If I had received that warning prior to returning the keys I would have trimmed the bush. But now I'm being charged $25 for a warning that I didn't receive! There's also charges on here for some dead bushes in the backyard I will be disputing this with ultimate properties because I have pictures of those bushes when we moved in and what they look like after I was trying to bring them back to life. I was actually proud of how much they had grown and come back they were rose bushes. There's charges on here for carpet cleaning even after I submitted the receipt for paying somebody to clean the carpet. I also have to pay for a carpet stretch which is ridiculous because when we moved in I did complain about how loose the carpet was all over a couple of the bedrooms. They do random inspections and come in your home without you being there one of those inspections I did show the guy how loose the carpet was all over. Overall they have been the worst company to rent from there's little to no communication and if there is you are wrong nothing will be fixed nothing will be done and you will owe them money when you move out! I have attached some pictures on how we left the home.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!
