Don't rent from this company! Office staff is horrible! Their mission statement claims to be honest, but they are nothing but. Leasing agent "conveniently" misplaces things so you end up having to pay extra rent after you give 30 day notice. They pretend to forget conversations that you have regarding moving out and act like it is your fault that they can't find documents that you have already provided them. If you are considering renting from them don't! Let me start by saying that I would like to rent this home from UP for the long run maybe even more than three years , but this doesn't make me want to. Especially the reviews I've seen, make this one tenant happy with her new home, please I'm not asking for much at all! Watch out! You may move into one of their properties that has marks all over the walls and failed to paint (not move-ready to me). You're supposed to move into a place not having to worry about anything but unpacking and getting furniture, but apparently the tenants have to paint as well although it certainly states that they paint prior to move-in. Looks like the previous tenant was cooking and it splattered all over the ceiling, gross, only God knows how long that's been there. Moved in a week and two days ago and still waiting for this issue to be resolved. Are my expectations that high? I've contacted them multiple times and they're trying to weasel their way out of it, it's as simple as this UP- if you are not going to paint your property, please state it in writing and have tenants initial or sign upon lease signing OTHERWISE we expect the home to be cleaned AND painted when we enter the home on move-in day. And take the "interior walls painted"off of your move-in checklist that we turn in within the week after moving in. I have photos of all issues with home upon move-in. They also gave me a garage door opener that does not work and obviously they think it works, it's an inconvenience hopefully this can be fixed as well. Seeing all of these reviews make me feel like we made a mistake. After this is resolved, I will happily scrap this review. However, the replies to these reviews by the company are disturbing that they are disclosing personal information about someone that have nothing to do with the review itself or stating they have been evicted or have outstanding money owed to other company's, it is none of our business and it is not going to make your company look any better by doing this, if you think that's what you think it does. Those are private issues that don't need to be displayed via media and that person should be the only person to disclose that information, be careful someone sooner or later may take legal action on that. Ultimate Properties is the exact definition of a yelp 2 star company. Were they horrible, no, but like the description reads, "Meh. I've experienced better". We are seasoned renter and so we have a fair basis for comparison. Now this experience comes from that of a renter, not a home owner. I stumbled across several of Ultimate Properties rentals in our search for a rental home through various rental searches. They were easy to work with to view the properties, and the application process was simple and straight forward. They were a bit slow to contact us regarding approval or acknowledgment that an application was even received, but once we made contact it was a quick and straight forward approval process. They asked for standard documents and we were approved within 48 hours of us contacting them. The problems didn't really start until move in day. Our neighborhood had an HOA and so Ultimate Properties made it our responsibility to contact them and arrange the parking situation (it was a condo community with just one car garages). I thought this was strange because my past situations with HOA's and renting, the property management company handled this for us. Anyways, when we got to the HOA office, they asked for a copy of our lease before they could issue our parking passes. When we provided the lease, the HOA informed us that the neighborhood had a pet policy that restricted us from having our dogs (which were disclosed on the lease). We told them we would contact Ultimate Properties and sort things out. I called Ultimate Properties and specifically asked them if I needed to hold off on moving into the condo until this was taken care of. They told me no, they would handle it and to go ahead and move in. So we move in and everything is great, no problem. Then about a month and a half after moving in, we get a certified letter in the mail from Ultimate Properties. This letter tells us that we need to either find a new place to live, or get rid of our dogs because they were not able to work it out after all. We didn't even know that there was a problem to begin with because they had ZERO communication with us this entire time. A phone call or something would have been nice because within this month and a half we continued to move in to the house and unpack and buy furniture and décor specifically for this house. As you can imagine the LAST thing you want to hear after you just moved is that you need to move AGAIN! Well long story short we ended up having to move. The reason Ultimate is getting two stars vs one is because they made an attempt to work with us during this time. They did refund our deposits and allow us a partial month free rent while we looked for a new home and moved. In my opinion, they could have done a lot more. They didn't take into consideration the moving costs, the time off work, the deposits and fees for turning on and off utilities and just the huge hassle that is moving after you just finished moving. Throughout the process the communication was a joke. I typically had to call multiple times to get a simple call back. In summary, if Ultimate Properties had done there job and actually obtained a copy of the HOA's for a house they were representing, this whole thing would have never happened. They tried to place blame on the owner of the home saying that they never informed them, but really shouldn't the property management company look into the HOA's before listing a home? Either way I was clearly unhappy with the situation and there weak attempts to make it right. The ordeal still ended up costing us a substantial amount of money and hassle. Terrible customer service. I don't review often but this company is horrible. Put a deposit on a rental an hour later had something happen and even though it had only been an hour and they hadn't lost any clients or been inconvenienced in anyway refuse to return ANY of a $1300 deposit after deciding renting from them wouldn't work at this time. Any good person would have understood. We drove. 10 hours each way to view the property to rent from out of town. This company might be good for people renting their homes out but renters be aware they are heartless CROOKS! August 12, 2019. We are property owners. We have been working with Ultimate Properties for more than 9 years when we purchased our first property. Ultimate Properties has not only responded to our needs as owners, but also to the needs of our renters; this has resulted in low vacancy rates. Ultimate Properties helped us find a quality property that would generate positive cash flow. The property needed some repairs and upgrades when we first purchased it. They managed the renovations in a timely, quality, manner and well within budget. Due to the success of the first property, we purchased a second property a year later through Ultimate Properties. Both of our properties have been consistently rented and have positive cash flow. When renters do turnover, Ultimate Properties handles everything from start to finish: the inspection of the property, cleaning/painting for new renters, qualifying renters and preparing lease agreements, collecting rent, coordinating/making repairs when necessary, and monitoring how renters are caring for our property. Ultimate Property staff is also quick to respond to our questions and concerns - whether it be the owner, the property manager, those who are responsible for maintenance, or the financial folks. We highly recommend Ultimate Properties. In fact, we did recommend Ultimate Properties to our friends. We rented a house for less than a year with Ultimate Properties. The requests to fix basic household things that were not working properly in the house were poorly fixed if fixed at all. After second attempt to fix, were told outright that they would not fix it going forward. The garage door opener never worked since arrival, when asked to have it fixed we were told that if it worked when the technician got there, we would have to pay for all fees associated with the technicians visit. Upon move out, we lost 3/4 of our deposit for erroneous claims regarding not cleaning appropriately (it was cleaner than when we moved in), a door stopper that they said was missing but was never there, ac filters that we paid for, bedroom ceiling fan pull chains that were broken when we moved in. In short, if you plan on living there, plan on losing half of your deposit. Not a good way to run a business!!!!! read more

This is the absolute worst leasing company I've ever had to use. First, the owner of the house falls so far behind on their payments that the house went into foreclosure. Ultimate Properties didn't even know, I had to send them a picture of the foreclosure notice we found taped to our door. You would think they would has ever some sort of system or routine that prevents things like that from happening to their tenants. Second, Ultimate Properties wanted us to keep making our rental payments, even with the house going into foreclosure and the owner collecting our payments without paying his mortgage. They explained to me that because of the situation, they would be holding all payments from the owner until the situation was resolved. If it didn't get resolved, they keep all payments. So, at this point, not only are we being forced out by the owner's bank, we're also being told to pay rent on a house that wasn't being paid for, so the leasing company could collect a few $1000. Third, throughout the whole process, we only dealt with one man named Russ, who was no help whatsoever. All he did was argue with me every step of the way, tried to sell us into staying and when we refused, treated us like stupid kids who don't know what they're talking about. He kept using the "moving during the holidays is a pain" excuse, even though the eviction date was in January, right after the holidays in which we would've spent a ton of money. Also, he treated me like an idiot when I accused them of being money hungry by talking to me slowly and repeating himself multiple times, as if I were a small child. He was absolutely horrendous and is the perfect representation of this horrendous company. Fourth and final complaint, the security deposit refund process is a joke. Even though I wanted to leave that house in shames, we needed our deposit back so we cleaned the house. They were already taking our prorated rent payment out of our deposit so we needed as much as we could get. The check comes and out of the $900 plus some we were supposed to receive, they gave us $96, claimed the house was dirty pretty much everywhere. ARE YOU JOKING? No they weren't...they sent us pictures of how "dirty" the house was as proof but the funny thing, most the stuff in the pictures were clean and looked clean. I disputed the refund, as we cleaned that house from top to bottom and it looked move in ready when we left. There were holes from our tv's and one accidental hole in our room, which I was not disputing. I disputed the landscaping charge of $150 because the owner had a landscaper come every 2 weeks, which we told them about after we moved in, and we cleaned everything outside. They gave us the $150 back but with a note saying "as an act of good faith, Ultimate Properties will reduce the charges by $150.00," therefore still accusing us of not cleaning. I also disputed being charged $240 for cleaning, what they said, was A VERY DIRTY home. Like I said, we cleaned that house very well and the pictures they sent us were clean so I disagreed with the charge. So, in the end, they only gave us $250 out of the over $900 we were owed and I still think it's total bull. Every rental company needs to pay to clean they're properties anytime someone moves out and it seems like, out of spite, they charged us the fee they would've had to pay either way. The house was spotless, we spent an entire day cleaning it and for them to say we left it dirty everywhere is absolute bull. If I could give no stars, I would. Please be warned now. Before my husband and I moved into our home, we did a walk through and I noticed the carpet was covered in a huge five foot long black stain. When I said something to them about it, they promised that the entire house will be perfect and the carpet in every room will be perfect before we move in. Well, the day we moved in, that huge black stain was still there and one of the guest rooms stunk really bad of dog urine. I called them to request another clean of the stain and to replace the carpet with dog urine. (My husband and I took a black light to the room and it is COVERED in urine). Ultimate Properties first said that the black stain is no longer there and refused to help us, even though I was standing over it while on the phone with them. Then they continued to say the room upstairs does not smell and told me that I am lying. Yes... you read that right. One of the girls even said, "we can't just clean your house whenever you ask." WTF... I asked them ONCE before we moved in to make sure the stain is gone. That's it. After many calls and emails, they finally agreed to send a carpet cleaner to clean the guest room. When the carpet cleaner got to my home, he also took a black light to the room and confirmed that it is covered in dog urine and he said he is going to report that to the property management company. After he left that day, the smell came back even worse than before. I emailed Ryan to let him know and he claimed that the carpet cleaner said there is no dog urine, even though he told ME there was. I then called the carpet cleaner myself AND recorded the call. He said on the recording that the room is covered in urine and the carpet needs to be replaced, he also confirmed that he told the property management all of this. So when I confronted Ryan all this, he stopped responding to my calls and emails. We have sent three emails and left several voicemails since then with NO response. They are extremely rude and inconsiderate. It is the first time a company has actually put me in tears with how difficult and rude they are. We are currently working with an environmental specialist, however, that agrees the room is not sanitary. Soon, Ryan and his employees are not going to be happy they ignored me. :) But please be warned... stay away from them. read more

I made the switch as I was frustrated seeing never ending charges and fees for minor issues. Needless to say my experience with Ultimate Properties has been nothing short of phenomenal. I hate wasting my time writing this but I sincerely felt that my situation was not dealt with professionally. Living in AZ during the summer is not fun when your AC goes out so when I came across this issue at my apartment I called the maintenance line and left a voicemail in hopes of having someone come out and fix my AC in a timely manner. After not hearing back for about 1.5 hours I rang again and left another voicemail. I got a call back around 10min later only to be told that it was too late and that no one would be making it out to my apartment that night....my apartment at this point was hitting 88+ degrees. I was left with no other solutions, no recommendations, and nothing that could help me for the night. The next morning I got a call saying someone would be coming around to fix my AC, no problems there. Later I get a call from a office representative to follow up and make sure my AC was taken care of and when I mentioned how I thought it was poorly handled she completely disregarded that and continued to say she was only calling to make sure it got fixed. At least a sincere acknowledgement or apology would have been nice. My leasing representative still hasn't replied to my email either. read more

I would do NO stars if needed. We just got our deposit back....$1500....WE GET $0 of it back. The most ridiculous charges. We had the home PROFESSIONALLY cleaned and the carpets PROFESSIONALLY cleaned...we had those carpets clean professionally throughout the whole 2 years. Our house actually FLOODED in April of our first year renting...i knew after that...that how this company handled that situation...we would be paying for it in the end. The company who came to fix everything..didn't replace door stops...we got charged for that....my husband changed the air filters...that's being charged....they had to "paint the walls"... we never did anything to the walls....the "garbage cans and haul trash" charge...we called the city to remove the trash....EVERY LITTLE THING is being charged....YOU BET....that I will be contacting the TENANT rights advocates in downtown phoenix to dispute these charges. I've rented from three companies before and HAVE ALWAYS received money back...I cannot believe that over $1500...and having the carpets, house, and landscaping done professionally...and they will not return any deposits. This is the worst property management company I have ever used. They did not screen the Tenants. They are looking after their own best interest. They did not notify me during the initial rental of my unit so I was not aware they put in some very irresponsible people. They just signed the lease without letting me know. On renewal they did exactly the same and extended these folks for another year. When I tried to cancel, they forced me to pay a 7% outstanding amount of the Lease!!! Any late fees goes to them.... Any violation of the HOA rules, the charge the tenant for the notifications! So it is to their advantage to put irresponsible tenants into the home so they can collect additional fees. My experience with Mike Reid and his team over the past several years was extremely positive. As a rental home owner, I prefer to work with a property management company versus doing things myself. Ultimate did an excellent job finding reliable tenants and keeping them happy. Repairs and issues were always resolved quickly, and my involvement was left to a preferred minimum. Be prepared to be nickel and dimed for everything and we were not impressed with the lack of concern when we called in on the morning of our move in day. The home we were renting was dirty with a urine smelling mattress in the garage and both trash bins filled. The bathrooms had not been recently cleaned and the floors were dirty. We called right away just to be ignored. They charge $3 to pay rent online EVERY TIME and if you send a check in, you can't send it to soon or it can't be processed. I hope they treat their owners better than tenants. On the other hand we did receive immediate assistance when we had a bee problem. I hope it gets better. read more

I put several thousand dollars into the remtal property I rented and left the house in better condition then when I moved in and they still tried to take my deposit until we called them on the Arizona Tenant Act laws that they were in violation of. I rate Ultimate Properties one star, as there is no lower rating. Homeowners: Find another property management company as these people are collecting fees, not managing your property. They do annual inspections only, no drive-by checks, etc. They also do not resolve issues in a timely fashion, often resulting in more costs for you, the homeowner. Renters: If you find a property (even if you love it) managed by Ultimate Properties -RUN- do not walk to your next option. If any thing goes wrong, it will not be taken care of quickly, and blame will always be shifted onto you. Beware of these guys. My wife and I are currently renting a house through them, and when it rains, water pours in through the side door. We have been dealing with this issue for a very long time. They have sent vendors to look at the door, yet can't seem to move forward with any of them. We offered to purchase something to cover the door space and have the cost refunded off the rent. They refuse to allow that without prior approval. We have spoken to the property manager, who does not manage the property (based on the person who answers the phone), a maintenance person (Carrie) and tenant relations. Their attitudes are disgusting and they make you feel as though you are bothering them when you try to resolve issues. They are incredibly condescending when speaking to you and will hang up on you if you get frustrated with their attitudes. I was hung up on today, after being told I was yelling at Carrie (who happened to continuously cut me off and speak over me.) This was my previous comment. I contacted Ultimate Properties in August 2013 for a property in Surprise, AZ. Days after they gave me the total move in cost, they added another $350.00 non refundable fee. We paid it. After we paid and got the keys, they told us we have to get and pay for a new mail box key and pay for a garage door remote if we want one. When I went to the house there was no fridge even though there was one in the picture when they advertised the property. The ac is not working, and the entire unit has to be replaced. The dishwasher is broken. There are ants on the property. Half of the outlets are not working. The place is dirty. It has not been cleaned at all. We found trash from the last tenants. The carpet was not vacuumed after new carpet was put down. There are stains on the new carpet. The bathroom shower leaks. We do have new carpet even though it's dirty and stained My husband and I broke our lease after a few months. They never bothered to clean the place, so I had to. They did not replace the fridge. We had to buy one. That was an extra expense that we did not expect. The air conditioner was replaced and the outlets were fixed after a few days. It was so hot after we moved in that we couldn't stay in the house. We had plumbing issues they refused to fix and did not want us to contact their maintenance man. I left the review above that Manager Ryan was not happy about although it's the truth. He told me that he would give us our deposit back if I removed the review. I did not get my deposit back. My suggestion to you is to read reviews about property managers and stay away from bad ones no matter how pretty a house is or you will end up like the people here. My suggestion is don't rent from them. We rented two other houses prior to renting from this company with other companies and have never had issues . We had issues from the day one that we moved in keys not working them being unresponsive or air conditioning not working having to write a better business bureau report to get them to fix the stuff and that was just our first month when we moved in . After living there for two years we did not renew our lease we moved out the house was left in a great condition not perfect granted we have been living there for two years normal wear and tear and they decided to keep our whole security deposit. We even tried to do the walk-through with them upon move out and they would not have anybody walk through with us they sent a young boy with a camera to do a walk-through . Our move-in list was front and back with issues with the house from when we first moved in and then they sent us a list of calculations that was ridiculous and unjustified . I came from California to look at their "available" houses for rent ,out of my list of 10 I was only allowed to look at 2. They have yet to return a phone call or email of mine. I would not recommend renting from them. Unfortunately my family and I were on a time constraint and had no choice but to rent from them. Every time I call to check on the status of our application and when to pick up the keys it is a new story with them. two days before moving they are telling me that I do not have a legit place of employment and that I am not qualified to rent the house that I have already put the deposit down on and had the utilities arranged and movers showing up. Perhaps UP is decent if you're the home owner, but I would discourage anyone from renting one of their properties. I, too, am a home owner who uses a property management company, so I know how things can and should work. Maybe they have too many properties to be able to adequately see to everyone and their needs? Aside from various frustrations, a main one I have is with communication, in particular their online maintenance system. It's supposed o be used as the sole way to communicate things that need to be fixed, yet nothing ever gets accomplished without multiple phone calls and messages in addition (and weeks time). Recently, when I was in the middle of voicing my frustrations, I was interrupted mid-sentence with "hold on one moment" and then told "the maintenance team was still on the phone" and "again, would you like to leave a message?" Not, "I'm sorry about that" or "let me have you talk to x" or let me get back to you." Rude, unhelpful, and super frustrating. read more

I never write reviews but I feel obligated to share my experience with Ultimate Properties so that you can avoid an experience like mine. Please take my advice do not rent from this place. It is as if they have meticulously thought out how to find every opportunity to take advantage you financially. I had to break my lease early and paid my rent until they were able to re rent the home. I moved out and paid a full months rent. When they listed the home they listed it $200 more than I paid for rent only 6 months prior but I left the home in such great condition and they were able to re rent the home within days of me vacating it. After a few weeks of moving out they sent me an outrageous heavily inflated bill for almost $700 including a charge for $50 light bulbs. I paid my rent on time every month and was a good tenant. We would like to commend Mike Reid for his efforts and for looking out for the best interests of his customers, including the renters. Absolutely one of the worst companies to deal with. Never , ever rent from them unless you are prepared to go to court for your deposit back. They will screw you out of anything they can. They rent out dirty properties and then try to charge you for the prevous things wrong before you rented the property when you move out. They are rude staff after the first visit. One department manager named Ryan will never return your calls when there is a problem. THEY HAVE 14 COMPLAINTS AGAINST THEM WITH THE BETTER BUSINESS BUREAU. Don't bother with this property management company for rentals. I was extremely dissatisfied with their nickle and dime antics to squeeze 1% late penalty fees out of you every chance they get. Rather than accept the large rental payment, they return it saying your payment was postmarked several days later and reject it for a few dollars difference. It's too simple for them to advise via statement that you owe the extra dollars and advise to include it in next month's rental payment because they're quick to find an excuse so they can keep your large security deposit by changing the name to damages deposit which you lose once they start eviction proceedings. Poor management company with poor customer service and relations. You're much better off trying a realty company which handles rental properties too like Keller Williams who are professional and not as money hungry. One star is very generous in this case. DO NOT rent from this company. They came into the home one month before we moved out and took pictures. Things were not done, we had not cleaned, we had not patched nail holes, ect. However before we turned in the keys these things were all done (we don't have proof), but they charged us for everything. Cleaning fee, painting fee, wall repair from settling cracks, stucco damage to the outside of the home from age not something we did, these are things that the owner just expects will need to be done between renters and it is their responsibility. Needless to say when they got done charging us for repairs we had lost our entire deposit. read more
