    Rent from ANYONE but Ultimate Properties! We moved into a house in Tolleson after our old apartment complex became too dangerous and I would have rather stayed where we were. The house first of all, was a complete piece of crap, it has an unfinished backyard, screens missing on half the windows and the sliding door to the yard, the flooring is coming up all over the house, stained carpet, half of the outlets don't work, one of the outside light fixtures on the side of the house didn't work, the water pipe on one of the sides of the house didn't work, and the roof started falling in! After a few heavy rains, the house started leaking inside all from the walls and front of the house. We constantly had issues with the house that was left in horrible condition from the previous tenants and you could tell no one was keeping up with the place at all, just touching up some paint and re-renting it. It didn't even come with a refrigerator. The leasing office is by far the worst group of people I've ever met, Lupe is rude, dismissive and argumentative. Whenever I asked for help she'd give me an attitude and try and charge me for every little thing. I CONSTANTLY got HOA violation notices for other addresses because they never input anything correctly or paid any attention to what they were doing. When I had to rehome one of my dogs, I notified the leasing office so they could remove the pet fee every month and she refused and continued to argue with me about it! Why would I pay for a dog every month that isn't there?! So many problems came from living at that place, I couldn't wait to leave. When I asked for things to be fixed I was told it was "cosmetic" and that the house comes "as is." Their incompetent staff went an entire year charging us the incorrect amount and then back billed us for all the money due to their error! I had to contact their CEO because Lupe of course kept saying we needed to pay thousands of dollars right away or we'd be evicted. They charge ridiculous fees for every little thing the place is such a scam! I hope they never find someone for 8759 W Washington St!

    This company is a joke. My ac unit has been broken for going on 29 hours. I still don't have an appointment set for a technician. They refuse to answer any questions over the phone and keep referring me to my online portal. It's currently 113 outside and 96 degrees inside my home. I'm out of pocket $400 in hotel expenses. Update: spoke to Ryan and he stated they don't reimburse for hotel costs. He stated "this is nature of the Beast" when renting.

    Ultimate properties has been by far the worst company to get a rental from I have ever experienced. My family and I moved from out of state and only wanted to rent for 2 years while our house was being built. Our first week there the AC unit was not working properly and they had their preferred technicians come out and said nothing was wrong with the unit. As we continue to make complaints the only thing they could offer was sending the same company out who continued to say nothing was wrong. After speaking with neighbors who had the same electric company with the same square footage and same floor plans we decided to have a real company come in and assess the AC unit. There's three units on the side of the house one was completely out of coolant that was causing the other unit to overwork and still wasn't cooling the house properly that company took pictures of all the gauges and everything that would need to be fixed and we submitted everything to Ultimate properties. Who still refused to fix anything because we did not use one of their preferred companies. In order to get our AC units up and running in the middle of August we had to pay $1,100 out of pocket that ultimate property is refused to refund because they refused to fix it and only wanted to use their preferred company who clearly didn't know anything about AC units. We made multiple complaints about the jacuzzi draining itself into the pool, that also was never addressed and it was frustrating for the pool service that service our home because it was a liability if someone were to get injured. The pull service Person actually Quit and refuse to service the home because ultimate property refuse to address the issue with the leaking in the pool pump. After our first year there we were unable to renew our lease, That caused distress with my family In all four of my children To move within a year of moving out to Arizona. They have no real reason to deny us to continue to rent there although that was for the best because ultimate properties is the worst company I've ever experienced I didn't want to keep moving my children around until our house ready to move into. I would have suffered there in order to not upset the whole household with a move shortly after moving. Also it was demanded that we pay a full years rent up front which we did! Upon moving out we had the carpets cleaned and receipts sent also a move out clean through a company with the receipt of that sent as well. However There is random in bogus charges on the move out calculation End out of the Three thousand dollar deposit we Submitted We are only receiving 300 back. Some of the things on the move out calculation are absolutely absurd! The shower heads were clogged and water hardly came out I had a plumber come in and replace them with brand new ones! There is a charge on here for removing resident installed shower heads!!!!!! Also there is a $25 HOA violation I actually called the HOA to see if I could get a copy of the violation and there was not one there was only a warning sent out and that was sent out four days before I turned in the Keys. For a bush that was too tall and covering part of the numbers on the house. If I had received that warning prior to returning the keys I would have trimmed the bush. But now I'm being charged $25 for a warning that I didn't receive! There's also charges on here for some dead bushes in the backyard I will be disputing this with ultimate properties because I have pictures of those bushes when we moved in and what they look like after I was trying to bring them back to life. I was actually proud of how much they had grown and come back they were rose bushes. There's charges on here for carpet cleaning even after I submitted the receipt for paying somebody to clean the carpet. I also have to pay for a carpet stretch which is ridiculous because when we moved in I did complain about how loose the carpet was all over a couple of the bedrooms. They do random inspections and come in your home without you being there one of those inspections I did show the guy how loose the carpet was all over. Overall they have been the worst company to rent from there's little to no communication and if there is you are wrong nothing will be fixed nothing will be done and you will owe them money when you move out! I have attached some pictures on how we left the home.

    Kaila Videla is the new property manager for my rental home managed by Fort Lowell Realty. She is…read morethe 3rd PM in three years, effective July 2026. She immediately "sprung into action" by asserting her authority, harassing and blaming the tenant for decisions that were made by the former property manager. I've had an open dialogue with the home owner and the former PM about my financial difficulties. The owner and former PM had graciously made concessions to work with me and had verbally and in writing agreed to waive the 5-day notice fee and late fees. They're aware I'm a domestic violence survivor. Additionally, the former PM did not enforce or collect the late fees for months. This pattern of failing to enforce the fees created a waiver or modified acceptance of the lease. I understand it was an inconvenience to the owner and the PM, but I was grateful for the assistance. All parties involved are aware that this is the rental home I moved to, post-divorce after my ex-husband had me removed from our marital home in an illegal manner. The threat of homelessness is a very real and terrifying repercussion that most survivors have had to endure while married and after. I'm working hard to build my life back up, but the process can be slow. I explained to Kaila Videla that she could not enforce and retroactively charge the late fees and that going forward she would have to enforce the terms of the lease regarding fees. I'm also a licensed realtor and am familiar with the Landlord Tenant Act as all realtors who work in property management should be. I tried to communicate in writing, verbally and via text to Kaila Videla. She was callous, uncaring and adamant in her pursuit to collect fees. It was unusual and appeared to be a personal vendetta for her, for whatever reason. I asked to speak to Fort Lowell's attorneys because I was going to communicate and share all of the text messages and emails the owner and former PM had sent. As a compromise, I asked Kaila to take the fees from my $2,400 security deposit because I needed her to cease harassing me with actions that I knew were unlawful. She then turned off my ability to pay the remainder of July's rent. Then I couldn't pay August rent. I attempted to communicate with her and work something out. By the end of August, the owner had waited over 50 days for a rent payment. Then I received a complaint from the courts with a court date within the next 3 business days. Kaila, Fort Lowell and their attorneys had combined 12 months of late fees, past due rent, attorney's fees, court fees for a sum of around $6,700 and more. That did not include September's rent which was quickly becoming due in days. I was in a state of panic and had no choice, but to retain an attorney. He looked at the complaint and immediately questioned the $6,700 in charges. "How much is your rent?" I told him that was a sum including retroactive late charges. It took 30 seconds before he said, "They're trying to be sneaky, this judge caps late fees at $300." Fort Lowell was trying to charge me almost 6x that amount in fees. I was so grateful for my attorney, but Fort Lowell, Kaila and their attorneys still pressed me to compromise. I just needed it to be over. I was so stressed out, the thought of homeless, I was scared for me and my two dogs. My lease is up 11/30/26. They tried to get me to agree to vacate 9/30, giving me less than 30 days to find a new place and move in a frenzy. I compromised by agreeing to move by 10/31/26 only because I was intimidated and my nervous system could not withstand much more. In the end, I paid Fort Lowell zero dollars in late fees. The homeowner had to wait over 60 days for a rent payment. I'm not sure how he continues to have faith in their services. I was penalized by having to vacate the lease early because of the actions and decisions of their employees. Taking me to court was nothing more than an exercise in more trauma initiated by Kaila Videla. Kaila is a newly licensed realtor. I would tread lightly and strongly caution against appearing biased or discriminatory. I still do not understand her relentless pursuit of the late fees, but I do take pause being that I am a woman of color. As a licensed realtor we are held at a higher standard. Perhaps brush up with another fair housing course, Kaila. Statistically, most domestic violence survivors lack family support and resources. That is my situation, also. I'm grateful for my attorney and hope we have all learned something.
