It's very difficult for out of staters to view their properties. I finally gave up and went elsewhere. What a disappointment !! !

The Loft Tour began at 12, but a map and greeters at every loft allowed arrival and city walking throughout the day (at your own pace). There were some uninterested vendors in various lofts, but far and few between. Talking to people you saw along the tour routes was cool too. I'd recommend the loft tour sponsored by H2 Real Estate to anyone, old or young, slightly interested or ready to buy!

I hate to have to write a review of this magnitude, but businesses have to stop the discrimination…read moreand profiling. Myself and my partner, both business owners, retired military and AA put in an application for an apartment with the company. We are transitioning from Texas and needed a place in the meantime here. We viewed about 6 units with an agent named Chloe before deciding on this one and got an approval a short while after the application was sent. A background check was done, the approval was sent and money was taken out of my business account to get keys by Friday of this week. I arrived back in town on yesterday and saw that our money had been returned to the business account with no explanation or Reason. I still don't have any written correspondence to support why this happened. We contacted Chloe and was told that the approval went through, but her manager didn't feel good about renting to us. I asked Chloe if she had an issue black people, lesbians, military people or those with businesses. Chloe explained that my business credit was too new. I expressed that we had been in the city for a little less than 2 months, so establishment and my license reflects that. We also provided a personal guarantee and paid a much higher deposit. The manager then claimed the system kicked out the process, when we had already gotten an approval. We had also been told by Chloe after we noticed the money returned that her manager did this. I'll say that while I'm happy my partner and I have secured another unit on today, I don't appreciate the scrutiny or my time being wasted after doing everything right. The sad thing about the entire ordeal is that most of the parties that profile legitimate individuals with money don't make 3 times the rent themselves. I hope this review helps someone else to steer clear of these people and to take their dollar where they are respected and treated fairly. I haven't decided if I will follow up legally as of yet, but beware.

Where to begin? These guys let a tenant squat in my property…read morewithout paying rent and they never bothered to tell me. Now the property is ready to rent again and they haven't listed it. I filled out their required information over a month ago and they acknowledged receipt of siad information. 1 month later I ask forna status check and they say they need the information I already provided. Evernest does not care about you. They do not care about your property or your tenants. It is amazing they are still in business. AVOID THIS ATROCIOUS COMPANY AT ALL COSTS. Also, they are non communicative, go through property managers every fee months, and have no management to complain to in order to get anything accomplished. AVOID AVOID AVOID

Property owner review - 6 units under management with Evernest Birmingham…read more Evernest Birmingham is completely non-responsive. I can't speak to anyone aside from an incompetent individual assigned to my account named Dan Washington who appears to be using template/AI responses. He states he is my property manager but cannot do basic things like provide me with copies of my tenants' leases or contact information. I had to terminate my property management agreement. I submitted evidence of unauthorized, duplicate, and inaccurate charges in March 2025 and they still have not been reviewed or refunded as of June 2025. They are still charging me management fees in June for a home that I sold in April. There is no value in a property manager that requires this level of oversight from the owner. I am disappointed that my tenants endured this level of neglect and mismanagement without my knowledge.

Some of that…read moredelay is due to me being out of town much of the time, and in order to mitigate that, I try and give them weeks if not months notice as to when someone can be there to meet them. Communication goes unanswered. I have had maintenance requests closed without the work being done or without them checking with us to see if the work has been completed. I am beyond frustrated at this point due to the lack of communication. It is almost almost impossible to get in touch with anyone by telephone at the office. You get someone at a call center who says they will take care of it and then you never hear back from them. I am at the point where I feel like leaving reviews wherever I can, in an effort to get someone that is willing to follow through to call me back.

They appear to consistently demonstrate selective enforcement of HOA rules. They project an astounding pattern and practice of brushing off customer concerns and a profound lack of professionalism. Their dubious and distasteful business practices appear to also include collecting resident homeowner fees, circumventing communication and then looking the other way at continuing HOA violations. Not sure if it is attributable to callousness or incompetence, but it clearly appears to be a lot of both.

In a way I'm glad they rejected our application but it's immensely frustrating and stressful to think things will go your way only for them to remind you that even with all the flaws in their operations you somehow have more that they determine at their own discretion and can't overlook, it came down to an income deficiency that we thought we had covered only for them to shoot us down with information different from what we had read. What a terrible company and I suggest everyone read reviews before doing business with them!

I personally am very happy with my experience, and if the opportunity arises again to rent from them. I'd be happy to. They were more than fair when it came to the move out inspection. They were as fast as possible when it came to maintenance request. They were polite when reaching out for anything I needed. Respect goes both ways, if you show respect. You'll usually receive it back. As long as you abide by the contract you signed, treat the home as your own, and pay your rent on time. You're more than likely going to be fine. There was a mix up at move out, and they were quick to go above and beyond to make it better.
