Agree with the other reviews here. I've been a property owner in Birmingham for the past year and during this time I've had the worst experience with Evernest (formerly GK houses). Things you should know: 1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home. 2. Their property managers are really terrible both in terms of communication and reliability. I had Danielle Prock and she took forever to get back to me and made many mistakes and so they changed me to Jameson Gann who then also failed to return my calls and emails -- often waiting up to one week. I had to do their jobs for them. I would find errors in my financial statements and make them aware of them. My property manager had no idea my tenant switched to Section 8 tenancy, he stumbled upon it when I asked him to look into another issue. 3. Their maintenance jobs are sub-standard. My water heater leaked and there was floor damage. The repairman told me on the phone that he literally "guessed" as to where there was damage. He did not use a moisture detector, he did not even know what that was! 4. I had a home owners insurance check disbursed to me that needed co-signature by Evernest as we were both listed as the payees. They had NO idea how to co-sign it, or what the procedure was. It was like the first time they had ever dealt with that for an owner. It has been two months and I still have not been able to deposit the check because they don't know how to co-sign it. I got on a call with their director of operations and my property manager and they apologized for all the inconvenience. They said they would do better and that if they don't within one month, it's reasonable that I leave them for another company. Within 10 days they once again failed to deliver on their promises and couldn't even inform me on the status of my check in due time. What a joke. Good riddance and goodbye Evernest! read more

STAY AWAY! Worst company I have ever experienced in my life! First hint should have been when nobody showed up to our scheduled walk through when we were interested in the house. The current tenant was nice enough to show us the place, which we thought looked okay at the time, but then made the HUGE mistake of applying and signing the lease. Next hint was the fact that nobody picks up the phone when you call with a question. They were somewhat responsive through e-mail before we moved in, but that quickly changed after we moved in and tried to bring our NUMEROUS issues to their attention. Not to mention they only have ONE general e-mail address that you can contact them at, and it is always a different person answering (if you are lucky enough for them to answer at all). The day we were supposed to move in, we were told there would be a lockbox on the door with a code we could use to get the key out. Well, we showed up with our movers and all our stuff and the code didn't work! On top of that, their office was closed for the weekend (on a Friday, one of their normal work days) and we were unable to contact anybody. We called their "emergency maintenance" line and it took roughly 4 hours for anybody to get back to us with the correct lockbox code. In the meantime, we were forced to have our movers unload everything into the backyard while we waited, which we then had to move back into the house ourselves. Once we finally got into the house, we noticed right away that the house was not cleaned AT ALL after the last tenant moved out. There was mouse droppings everywhere including massive piles behind all the appliances and INSIDE the oven/stove. The counters, cabinets, floors, and showers were all covered in a layer of gunk and dirt. Two of the bedrooms smell VERY strongly of dog urine. There were dirt stains on the carpets. The backyard was overgrown with huge piles of leaves left from the previous season, several large piles of broken glass in the grass, and trash everywhere. We immediately brought all these issues to their attention well over a month ago and are still waiting for them to resolve most of them. After waiting weeks for them to even respond with anything about the carpets, we rented a Rug Doctor and cleaned the carpets ourselves. The water came out completely black which confirmed to us that they didn't clean squat and we are just living in the last tenant's filth. After a few weeks, they FINALLY sent out a "professional" cleaning company who steam cleaned the carpets. The bedrooms now smell even more strongly of dog urine. We were told by the cleaners that the urine was probably soaked into the carpet padding and that cleaning it would just pull some of it up into the carpets. They recommended the carpets should be replaced, which GK Houses is currently refusing to do. Our biggest concern currently is the unusable oven due to the extensive mouse droppings inside the oven and the housing of the stove. We just got notice today that even though their third-party vendor recommended it should be replaced due to sanitary condition, they are refusing to replace it. We have now been here over a month, and barely any work has been done by GK Houses to remedy any of these issues. We have gone weeks without replies to our emails and no answers to our phone calls. A lot of these issues are major health concerns, and they obviously have no sympathy for their tenants. We are currently looking to hire a health inspector and lawyer to see what needs to be done in order to legally remedy these issues. If you are looking to rent from GK Houses or even let them manage your property, RUN AWAY. read more

Try calling them! You wont get a person. Ever. Try calling them to simply pay the rent online by getting the website to function properly. Nope. No answer. All day. Try Putting in a support ticket to get a front door code or fob and you can forget it. But they WILL be all over raising the rents even though the existing issues have not been handled. This company is PREDATORY! Writing impossible lease, designed to leave you responsible for the property as if it was your own. They are unable to return phone calls in a timely manner, if at all. They do NOT keep updated information for tenets regarding HOA's. Their skills in playing "pass the buck" are impeccable as they try their hardest NOT TO TAKE RESPONSIBILITY. STAY AWAY!!! I do not usually like to post negative reviews but I feel the responsibility to make an exception in the case of Evernest, just to put out some fact-based information on my experience for others to read before choosing a property management company.  Evernest managed 21 of my houses in the Birmingham area, beginning in early 2021.  I had issues almost immediately, speaking with a different 'point person' for my account each week due to high staff turnover, none of whom seemed to share the information we had previously gone over with their successor.   I was also displeased to find out that not one of them had the basic knowledge of how to deal with a Section 8 property, which several of my houses are.  This limitation was not conveyed to me when I was shopping around for property management companies, but did cause me to miss several basic monthly payments from my Section 8 houses. Unfortunately, things went further downhill from there.  Throughout the duration of my time with Evernest, I encountered issues like: The Evernest representative repeatedly missing with no notice, rescheduling at the last minute, or being unable to answer my questions in our weekly calls. Inconsistent (and at times verifiably incorrect) accounting that was excused because they "do accounting differently" there. Multiple properties which were vacant for up to eight consecutive months, in one case. Evernest saying that there were active Zillow listings for some of my vacant properties, while the actual Zillow page said "coming soon" for the duration. Regular maintenance bills that were extremely high and/or unreasonable, including but not limited to: Maintenance for houses I no longer owned (which was performed after I had already sold the house) A charge for $800 to change the locks on a house Bills for work I had specifically requested not to be done through Evernest (and had gone so far as to contact their vendor directly to clarify that I would be doing the work myself) As I said, I don't make a habit of writing negative reviews, but I would feel irresponsible not to let future homeowners know what happened in my time with Evernest before they make a decision on where to manage their properties. read more

I was with Evernest until last month when I decided to sell my rental/investment property in Birmingham, Alabama. I wish I could say that the experience was positive or mixed at the very least, but unfortunately it was negative from beginning to end. I could elaborate on the many details, but I'll give it to you bullet point style: - Long vacancy periods between tenants with little communication and/or efforts to (re)post property on Zillow (unless they were pushed to do so); - Huge delays in email responses; - Email responses were generally selective and usually didn't address the more important questions or issues; - I was billed for repairs practically every month and was always charged their property management repairs premium (which, to be fair, I signed up for); I gave them a maximum amount that I'd automatically agree to repair-wise and it felt like this was milked as much as possible; sometimes they went above this significantly and said the repair just needed to be made; - Near constant staff turnover; felt like I was constantly receiving an introductory email from my "new property manager"; more often than not they had no idea about any of the property history and suggested things that had previously been discussed and handled (do they not keep records??); - Offices in Birmingham only staffed part-time; only sign of life is a sign outside saying to drop checks in the mailbox (at least this was the case until June 2022); they generally ask landlords not to come in but to call; - When I did call I was sent to voicemail 90% of the time; - Once I told them I was going to leave they never discussed a timeline but immediately turned off all utilities so that I had to rush to set up new accounts (I'd emailed them to find our what the process was and received a brief response saying that I wasn't their customer anymore and that there was nothing they could help me with); To be fair, they did roll out the proverbial red carpet once, when I asked to speak to them about investing in more properties in Birmingham. They met with me in person, recommended certain neighborhoods, and suggested some real estate agents. I cannot recommend them and, despite their flashy website and informative podcast, have little confidence that other customers will be treated better than I was. Customer service doesn't seem to be the priority, and as they say, "you live and die by your property manager." Avoid. read more

If you see gkhouses anywhere just run away and don't turn back. I wish google had negative star ratings to describe how horrible gkhouses is. Once you sign a lease with them they don't care about your issues anymore. The move in process was so complicated, be ready for a treasure hunt to find their lockbox where they leave the keys and once you find the keys be ready to hear from the HOA that they have changed the locks and GK houses will not know anything about it. You need to roam around to get new keys. I had to make my movers wait and pay extra for all this dram. What is more worse is that when we moved in the apartment was in pathetic condition, just the way previous tenant left. They had done no cleaning or fixed broken parks. The floor was super dirty and sticky and the heater case was broken and wires falling out. The kitchen and bathroom were dirty and unusable. I thought the streets were safer and more sanitary for me and my baby than the initial condition of the house. I have the pictures and videos of the initial condition when we moved in and they don't respond to your concerns. Three weeks into renting this place and we were charged $275 for repairing things that were already broken when we moved in. I am finding an attorney and filing a lawsuit. This review is for GKHouses dba Evernest. If it were possible to rate ZERO STARS I would. There were several red flags when we started the process with "GKHouses" but we overlooked them because we adored the property and thought surely these were just miscommunications. After the lease was signed and we moved in, we found that the "miscommunications" instead were poor communications through an endless portal of requests and re-requests and phone calls that were sent to voicemail to never be returned by a living soul. The passing of the buck continued with the constant passing of our questions or concerns from one agent to another and every time having to re-explain the situation only to get the response "we have your order in and we're just waiting for the owner to approve it." It gives off Ponzi scheme vibes. After years in this house we have noticed a pattern... repairs being made generally only after the rent is paid. And please understand, initially when we moved in, rent was always paid on the 15th or 20th of the previous month, so it was always early, even thru COVID. After going down the portal rabbit hole several times with repairs that were needed, I stopped that practice but continue to make sure the payment is made from my bank BEFORE the 1st due date. My rental history with this company has been spotless but now they have attached a bill to my account that is from another address. I have provided proof of the matter, but it has not been removed. Instead, I was told that it would be removed after they investigate. What more investigation do you need than the fact that your bill is for an address that is NOT mine. I even went further and attached proof from the utility company regarding the matter and as of today it is still listed on my account. I am currently in the process of looking for a home to purchase and requested that this "misplaced charge" be removed from my account with no success to date. I've kept a lengthy file since moving in including video footage and pictures. Those videos include several of raw sewage that was depositing back into the location when we first moved in. It took 6 days, 2 weekends and emails including the video footage of the sewage spewing from the pipes before someone was approved to snake the pipes. We were told that if it were proven to be our fault we would have to pay for the repair... never mind the fact that the problem was discovered the day AFTER we began moving in. The tech determined that whoever had the unit before us caused the issue. Because you can only report one issue per ticket, we reported clogged sinks throughout the unit after the sewage issue was corrected. The bathtub and kitchen sink were backed up for weeks. Again, it was a problem that was resolved quickly after a technician was dispatched but it took nearly 2 weeks for that dispatch to take place. Again, all these videos can be found on YouTube. There are also videos of the outside deck separating from the base; damage from a tree that fell and clipped the corner of the property. It took nearly a month for management/owner to have the tree removed and the roof fixed. Even when the roof was fixed the wiring that was knocked down on the side of the house was not. During an annual inspection, the inspector spoke with Alabama Power who informed him that it was a fire hazard and the responsibility of the owner/management. The inspector included it in his report, that was months ago, and it is still hanging on the side. Management has pictures and repeated requests to correct that problem, but I was advised with the last request that the owner was not going to fix that. Someone tried to break in, I asked if I could have security doors installed at my expense. No, unless I use their "certified" vendors. They recently sent out an email stating that any requests for repairs that were deemed unnecessary would include a charge to the tenant. Huh?!? We're currently looking for our 1st forever home. We love this property, but I can't and will not recommend this agency. NEVER.....EVER.....EVER...... Rent a property through GK Houses!!! The management company is one of the main reasons I am not renewing my lease. I went all summer with no AC. The laundry room would constantly flood because of the AC. Then I went 3 months with no heat. I BEGGED for their help because there were days that my townhouse was 50 degrees and had to cancel Thanksgiving there. Now....... I gave my 30 day notice because I bought a house. They schedule showings with less than 2 hours notice. I am a teacher and it is IMPOSSIBLE to get there and get my dog with that lack of notice. This company is a scam. I met all the approval criteria, paid the requested fee and was denied because of credit score, but my credit score is 100+ higher than they require. I have confirmed that my perfect rental history, job verification (which I make 4times the rent), nor my credits was ran. When I brought it to their Rep. Meagan Walker attention, the communication stopped. This is a scam and I believe racism is a major factor. read more

For those that don't want to read the entire review: Avoid going with this company at all costs, regardless of if you are a third party, a lessee or lessor, or looking for a home. This is the leasing office of Chattanooga, TN. My lease is full of conflicting statements, one paragraph stating that I can keep my pet, the next statement that I can. I paid for my pet fees and nothing has been said outside of the surprise of my landlord who contracted GKHouses as a third party to take care of any leasing. He was very upset but after reassuring him he wouldn't have any issues from my cat, he settled down. The day that I had to move in, I had issues with this place: No one was in the office to give me the key to my place, no instructions on how to get it. Turned out that there was a padlock with a code on my door that had the key in it, but I still had to wait until that night, well after business hours, to hear from them how to access my keys. Then there are the issues of the lack of response when it comes to maintenance requests: we have bugs and it was bad when I first moved in. I've cleaned my home nearly every day until the roaches have disappeared almost completely, ( we see one every so often but quickly kill and disinfect any area ). I have attempted to reach out and tell them of these issues and they STILL only send the pest control guy every other month. I've also told them of issues where the neighbors knock over the trash and garbage will litter all over the yard, which is probably the reason why we have so many pests. We've been attempting to break our lease for the last week, which we were originally told by Ari, we will need to pay the additional months rent left on our lease, which isn't a big deal $1200, although we weren't happy about it. The day after being sent this email, Glen sent me an email stating that I had to pay the additional month, plus a termination fee ( One month's rent, an additional $500 dollars ) AND THERE IS A PARAGRAPH that states that we have to pay for rent until the new tenant moves in, regardless if that is longer then how long our lease agreement is for not. THERE IS NOTHING IN MY LEASE ABOUT THIS TERMINATION POLICY. I am LIVID. You DON'T get to make up the rules after someone has signed their lease and throw in extra paragraphs in a contract unless the lessee has agreed and signed in. You are ripping people out of what little money they have and what's this BS about having to continue to pay rent even AFTER my lease has ended? Absolutely inexcusable and unreliable. I've lived in MANY apartments and had several different landlords, good and bad. This is hands down the WORST experience of my life. There are SAFETY issues in the home we are currently living in, which I understand this is something I should have looked into before moving in, but we have drug dealers in our complex, we've had men beating their wives or girlfriends inside and outside their homes; the cops had to be called at one point some months back because a man threatened to have gang bangers sit outside his baby mommas house because she took money from him and threatened to shoot the place up; this place is TRASH. I've been scared to stay at home alone when my boyfriend is at work because we have people coming up to our door and turning the doorknob to see if it's unlocked or not. When I addressed these concerns, I was told that they would look into it, the same exact response we get when it comes to all our other concerns about parking, ( Which they don't reinforce by the way, despite what the lease says so our neighbors bully us into one parking space and there's several broken down cars that have been sitting here, non operated since I've lived here last September. ) I will be posting this review on every site possible as this is unprofessional, unreliable, and inexcusable. They refuse to take care of anything or hold the tenant they placed responsibility for any repairs or even requiring them to take out their garbage. Easily one of the most incompetent companies I have ever dealt with. They "purchased" the property management company I hired to lease my home in Denver last December. Since that purchase, GKHouses has failed in every aspect of the property management business. My tenants went without a working oven for more than 3 months because GKHouse "lost" the work order. They consistently made billing and payment errors on the monthly statements. When the tenants/lease ended it took GKHouse almost 1 month to do the final walkthru. Despite their own "inspector" noting damages to my property, they failed in properly billing the tenants. Like other reviewers have noted, it is almost impossible to speak to a person on the phone and their email communication is only slightly better. Absolutely a terrible organization. read more

If you're considering a gkhouses rental, please be very aware you will be dealing with an unreasonable group looking for any opportunity to charge fees and take advantage of the renter's powerlessness. The only reason for not rating them a single star is they use a nice website for making payments and they are typically quick to respond by email -- note: they are exceedingly difficult to talk to via phone. They acquired our lease from a previous management company which we were quite happy with for well over a year. They immediately started charging us unfounded late fees despite our timely automatic payments - a monthly ritual to have them removed. They graduated to charging us $360 on a $177 drain cleaning while we were still contesting it, late fees we had no idea were being accumulated. We are good tenants and have always balked at others struggling with their agencies, believing timely payments and basic communication solves any problem. My mistake was in assuming the companies were reasonable. Steer clear, head for sounder waters. read more

I've been renting a property from GK for 3 years now. I've been through 5 property managers, and still have the same issues. Maintenance requests are rarely taken care of, they don't turn on sprinklers until mid summer. They don't turn them off until late winter, which caused the irrigation to burst and the owner had to install new lawn irrigation on a 5 year old home. The roof was totalled over 2 years ago and they still won't replace it, and it took them a year to even have someone evaluate it. The home was filthy when I moved in and carpets weren't cleaned. Nobody will let you speak to a supervisor and every inquiry regarding property maintenance is responded to with a stalling technique. I feel horrible for the owner of this property because this company is doing an absolute horrible job - if you are a home owner DO NOT use GK houses. read more

I moved from out of state and it was very difficult to get responses from the leasing agent on logistics for move in, etc. Then upon move in, the house wasn't cleaned and the carpets were DISGUSTING. I had to vacuum multiple times just to get the dog hair up. Upon complaining, GK did not apologize but stated they will do better for the next people that move in, which is obviously not helpful to me. More recently, I put in a request for maintenance to come check my basement lights. I had flipped all the breakers and changed the bulbs. Instead of sending a maintenance man, they hired an electrician and sent me the bill for $170. The electrician discovered it was an unlabeled breaker at the bottom of the breaker box. This issue could've easily been resolved with a quick maintenance visit. I would've been fine with the invoice if I was told PRIOR to outsourcing to a vendor that there was the potential that the liability would fall on me. In the six months I've been here, I've had a few other minor issues, but more than anything, the communication from GK Houses is horrible. Overall I like my house and the location, but I may have to move due to their poor customer service. read more

DO NOT DEAL WITH THESE CROOKS! Worst people ever. Over the last two years, I have had a water heater fail, and all kitchen appliances. I went 5 days in Colorado in winter without a hot water heater, and two weeks the next winter without kitchen appliances. Both times I got no response - even was hung-up on, more than once . I eventually traced down and contacted the homeowner for the water heater, and it was installed. The next winter after repeated unreturned calls, I contacted the homeowner again for the appliances. I uninstalled all the appliances, and installed the new ones. And disposed of the old appliances. NOW - after 2 years of non-responsiveness - they want to come in and photograph the INSIDE of the furnished house. They tell me I have no choice. My belief is that they want to photograph a staged house for marketing purposes. And based on their past behavior, possibly to have it robbed. It is THAT bad, and they are THAT untrustworthy. read more

Horrible communication. We were renters and owners for GKHouses. As a renter, they tried to overcharge me during moveout. As a homeowner hiring them as a PM, they did not do their job, and charge me extra to put a late notice on the renter's door. I was already paying the fee for them to collect payment. Payment from renter is due no later than 3rd day of the month. GKHouses sometimes took until the 17th of the month to pay out the rent! DO NOT WORK with them, especially the ones in Colorado, they never pick up their phones. read more

I have never left a bad review on Yelp but my insanely terrible experience with this company could put even the nicest people over the edge. GK Houses is the absolute worst property management situation. Just finished my lease from the past year in JULY and it is now SEPTEMBER and I have yet to see my security deposit. Matt did the walk through with us, said the house looked great and we should be getting our check (minus maybe max $100 for cleaning) any day- that was on AUGUST FIRST. It is now SEPTEMBER 4. In the meantime we emailed him and he said the check should be in the mail. We emailed him TWICE and he said that. Now it's August 4, we received an email from Glen who said our check should be coming soon (Matt said twice it was already in the mail remember) and it will only be a fraction of what we paid because of a mysterious $600 "remaining balance"???? WHAT REMAINING BALANCE we paid our rent in full and we even vacated early. Besides all of this trouble, they are nearly impossible to contact. They do not accept phone calls from tenants. Your house could burn down and it would be at least 5 weeks until you heard from them. We had an incident where strong winds knocked down branches from a dying tree into our neighbors yard and they took two months to send a tree guy out who ultimately told us it was our neighbors job to clean it up even though we had disclosed the full information the day it happened with photos to Matt. I don't know what their problem is but I imagine they are just trying to work with more than they can handle and have terrible communication. I own my house now so thankfully will not have to deal with these idiots any longer but if you are in the market to rent a house I would advise you to look elsewhere! read more

My Fiancee and I recently signed a lease for a rental property through GK Houses. We toured the unit over a month ago and had some concerns with the cleanliness of the unit as well as some other concerns. We ended up signing the lease thinking that it would be ready for us to move in today, May 16th. I emailed GK houses on May 4th asking to do a walk through prior to our move in date to be sure our concerns were being addressed. We were told that we could not enter the unit before the 1st day of our lease because it was getting move in ready. We arrived this morning, May 16th, to do a walk through and the unit is completely uninhabitable. There is mold, insect infestation, broken windows, dead and live bugs in every room. There are also spider eggs, dirt, hair, and mold in the shower/toilet, in and behind the refrigerator, as well as behind and on both sides of the washer/drier. The unit is also in general disrepair with broken weather stripping in the entry doors and broken screens on windows. There is dirt and grime throughout the whole unit. I have documented all this with a video and I'm happy to submit that as well. I have asthma and could not be in the house without struggling to breathe properly. We have paid over $2000 for security deposit and May rent. I am unemployed due to the pandemic and struggled to get that money together. We believe we were taken advantage during this pandemic and now are scrambling to find a place to live safely. We don't know if we can afford to put another deposit on a different apartment and are in a really hard place due to this. We can absolutely not live in this unit, it is uninhabitable. We need to get our money back so we can find another place to live. We believe we are not the only people GK Houses has done this to. If you're looking for a Property Management company to manage your rental home, proceed with caution. While there are people there that offer good customer service, it appears as though this is an organization that grew too quickly and struggled to manage the growth so the customer service has deteriorated. My first two contacts GK were Alex F. and Gray H. who were both fantastic. The problem with that is that GK took both of them and relocated them to run other markets in different cities, so our experience with GK began to go sour once they replaced the Owner Support specialist with Jacob West (205.482.0819) in March. We used GK for a little more than 1.5 years before we had to finally "fire" them for gross negligence that begun only once Jacob came onboard. Most emails and calls went unanswered, requests for service neglected and required repeated touch bases to get things done, invoices were wrongly billed, overbilled, and double billed for work that was not approved or completed, and the final straw for termination was when we had 30 days between tenants, but when I went to check on the property the day before move in, none of the required maintenance was handled and the home was not move in ready. The reason for this review was that upon the exit process, Jacob West started treating me very unprofessionally and stopped answering emails leaving loose ends untied. GK's maintenance prices are billed at a premium so you can get things done much cheaper if you find your own vendor. I had approved some maintenance work be done by GK under the impression that it would be billed to the previous tenant's security deposit because GK presented it as damage they had inflicted. See attached Screenshot. The tenant ended up contesting with proof, and GK refunded the tenant, then deducted the rate from my final payment billing me for the work. Jacob West's response was very pompous let me know that since the work was required, I was responsible for it. However, if I was responsible for it, I would have found my own vendor and not used them. It's been 14 days and no response from Jacob, and I do not expect to receive one at this point. I do not expect to ever receive the payment back, because if they need to steal my funds badly enough to stay open then so be it. I do not write this review lightly. As you'll see in my documentation that I included, this grew from repeated failures and mistakes on GK's behalf led by Jacob West and his ability to own up to the mistakes that his team made. If you are willing to micromanage your property managers, send them repeated requests for assistance, and watch your invoices very closely for fraud then this is the company for you because they did a good job getting the tenant to sign the lease. But, proceed with caution because if this company is failing so badly that they need to steal $260 from their clients on their way out the door, then the end may be near for them. read more

These people try but they are so unorganized! They have been my property manager for 14 months. Today marks the 2nd time they have lost my monthly rent check. I pay thru my bank and can see when the money was taken out of my account and sent. Yet, I get an email threatening my immediate eviction today. Last time they did this, they called me a day or so later and said "sorry, your check got misplaced." Today I thought I would call and speak to a manager about the wording of their "eviction threat" email and how it is the 2nd time in less then 1 .5 years they have messed up and it is much to strongly worded considering it is their fault. The girl answering the phone would only say nobody could talk to me, I asked for anyone in any kind of management position, no one is in that could talk to me. She only wanted to argue with me and NOT connect me to anyone. My renewal of my lease will be in a few months and I am going to start shopping today for a new place. Not being put thru to discuss a problem like this is not acceptable. The maintenance department keeps them from being a 1 star. They are pretty good and usually responsive. read more

Would give less than one star if it was possible. Went to visit a friend and the grounds would not maintained. The water pressure was a trickle because the city had shut off the water to complex due to their incompetence and now are charging the residents extra fees to make up for the work to fix the water issue. Ended up staying at a hotel for the rest of the trip. read more

Landlords beware!. This company doesn't require renters insurance from the tenants.

I can't even give it a star. The worst, by far and away, rental company I've ever dealt with. Everything was wrong from the beginning. The house was completely filthy when we moved in. and for 3 months in a row, have somehow screwed up our paymnets.....the payments clearly came out of our bank accounts but they said they never received them. FINALLY, they acknowedged their mistake but we were also charged 3 late payments. I can't tell you how many times we called and called and called. These folks do not answer the phones nor do they call back. So, we had to go to them, after 3 trips, 4 trips, it's still not over. . read more

This company is unresponsive and unprofessional. Since moving in, we have delt with multiple issues with the house that should have been taken care of before we moved in. They take a week to respond if they ever do and they have the worst process for getting you in the home I have ever encountered. I thought they were a scam when I came across them because of the way they do business. RENTER BEWARE. read more
