    This review is for GKHouses dba Evernest. If it were possible to rate ZERO STARS I would. There were several red flags when we started the process with "GKHouses" but we overlooked them because we adored the property and thought surely these were just miscommunications. After the lease was signed and we moved in, we found that the "miscommunications" instead were poor communications through an endless portal of requests and re-requests and phone calls that were sent to voicemail to never be returned by a living soul. The passing of the buck continued with the constant passing of our questions or concerns from one agent to another and every time having to re-explain the situation only to get the response "we have your order in and we're just waiting for the owner to approve it." It gives off Ponzi scheme vibes. After years in this house we have noticed a pattern... repairs being made generally only after the rent is paid. And please understand, initially when we moved in, rent was always paid on the 15th or 20th of the previous month, so it was always early, even thru COVID. After going down the portal rabbit hole several times with repairs that were needed, I stopped that practice but continue to make sure the payment is made from my bank BEFORE the 1st due date. My rental history with this company has been spotless but now they have attached a bill to my account that is from another address. I have provided proof of the matter, but it has not been removed. Instead, I was told that it would be removed after they investigate. What more investigation do you need than the fact that your bill is for an address that is NOT mine. I even went further and attached proof from the utility company regarding the matter and as of today it is still listed on my account. I am currently in the process of looking for a home to purchase and requested that this "misplaced charge" be removed from my account with no success to date. I've kept a lengthy file since moving in including video footage and pictures. Those videos include several of raw sewage that was depositing back into the location when we first moved in. It took 6 days, 2 weekends and emails including the video footage of the sewage spewing from the pipes before someone was approved to snake the pipes. We were told that if it were proven to be our fault we would have to pay for the repair... never mind the fact that the problem was discovered the day AFTER we began moving in. The tech determined that whoever had the unit before us caused the issue. Because you can only report one issue per ticket, we reported clogged sinks throughout the unit after the sewage issue was corrected. The bathtub and kitchen sink were backed up for weeks. Again, it was a problem that was resolved quickly after a technician was dispatched but it took nearly 2 weeks for that dispatch to take place. Again, all these videos can be found on YouTube. There are also videos of the outside deck separating from the base; damage from a tree that fell and clipped the corner of the property. It took nearly a month for management/owner to have the tree removed and the roof fixed. Even when the roof was fixed the wiring that was knocked down on the side of the house was not. During an annual inspection, the inspector spoke with Alabama Power who informed him that it was a fire hazard and the responsibility of the owner/management. The inspector included it in his report, that was months ago, and it is still hanging on the side. Management has pictures and repeated requests to correct that problem, but I was advised with the last request that the owner was not going to fix that. Someone tried to break in, I asked if I could have security doors installed at my expense. No, unless I use their "certified" vendors. They recently sent out an email stating that any requests for repairs that were deemed unnecessary would include a charge to the tenant. Huh?!? We're currently looking for our 1st forever home. We love this property, but I can't and will not recommend this agency. Please see the picture trail below and understand that this is not my first attempt to make this public, the agency will send through countless agents to provide 5 star ratings to push my review down so far that no one sees it.     worst property management ever. DO NOT USE. House not clean, and they do NO repairs.... please rewrite your review on GOOGLE.

    A friend recommended an agent from LAH to represent me as a buyer. The agent was totally…read moredisengaged from the beginning. When I needed her for design, she was unavailable. She contacted me more than once to ask me about status of the construction of the home for which she was representing me? Yes, you read that correctly...She was supposedly representing me but had no idea as to the progress of construction. When I asked a BASIC question about closing timing, she did not know the difference between closing expenses and prepaids. The SELLER'S agent was of greater service to me than my agent. When I raised concerns, I was told by a senior representative of LAH that they would take care of me. I was told that the broker of the local office would call me and address my concerns. Not only did this individual not contact me when I was told he would, when I did speak to him, he had no idea of the issues even though I explained them IN DETAIL to this senior representative of LAH the day before. This is the fourth home I have purchased in two states and I have never experienced this level of incompetence and lack of customer service to address the issues. LAH will receive a commission from the purchase of my home as there is no way to void the contract. However, this commission was far from earned. Engage them at your own risk.

In a way I'm glad they rejected our application but it's immensely frustrating and stressful to think things will go your way only for them to remind you that even with all the flaws in their operations you somehow have more that they determine at their own discretion and can't overlook, it came down to an income deficiency that we thought we had covered only for them to shoot us down with information different from what we had read. I personally am very happy with my experience, and if the opportunity arises again to rent from them. I'd be happy to. They were more than fair when it came to the move out inspection. They were as fast as possible when it came to maintenance request. They were polite when reaching out for anything I needed. Respect goes both ways, if you show respect. You'll usually receive it back. As long as you abide by the contract you signed, treat the home as your own, and pay your rent on time. You're more than likely going to be fine. There was a mix up at move out, and they were quick to go above and beyond to make it better.

She was there every step of the way and provided so much advice and assistance with all the many things that come up when dealing with the purchase of a house and moving cross-country to a new neighborhood.     Warning. Our…read moreexperience raised serious concerns about how accounts are handled and how homeowners are treated when they ask for clarification. We were told by Tera to pay disputed charges before our account would even be reviewed, despite not finding any support for that requirement in the governing documents. The Association's own collection policy outlines a clear notice process before escalation. In our case, those notices were not received, yet the situation was still pushed forward and Tara refused to assist unless we complied with requirements (paying a made up admin fee and disputed fees) not outlined in the governing documents. Whether this is coming from management or the Board, that level of pressure is unprofessional and concerning. We reached out to the only other contact provided, the Birmingham office. Micah initially reassured us that she understood our concerns and agreed there were issues after reviewing our account. She told us not to worry and that she was "on our side." However, when we followed up, communication changed and we were redirected back to Tara. After continued effort to speak with absolutely anyone else, she agreed to escalate the issue but could not provide any timeline. It has now been a month with no response. It should not be this difficult to get a straightforward review of an account or clear answers to simple questions. When policies are enforced on homeowners but not consistently followed in return, it undermines trust and creates unnecessary conflict. At minimum, homeowners should expect accurate accounting, transparency, and consistent application of the rules. Instead, we experienced payments being applied in a way that continued to generate fees, repeated attempts to get answers that went nowhere, and a VERY clear lack of willingness to address the issue before demanding more money. I would not recommend this company to anyone.
