LENGTHY BUT PLEASE READ IF YOU'RE CONSIDERING RENTING FROM ALABAMA RENTAL MANAGERS My family and I moved into a home managed by ARM 11/20/20. We moved two hours away from any friends or family to be closer to my husbands job. We have three small children (7,4, and 7mo). On 11/26/20, our septic system backed up into the house. We called ARMS "emergency maintenance" line and reported it. We understood with the holiday it would be hard for them to find anyone willing to come out and pump the septic tank. Monday comes and we've gone 4 days without a working septic tank. I called and was told someone would be there Tuesday. Called Tuesday and it's now someone would there Wednesday. Called Wednesday now it's for sure Thursday. Thursday no one shows, I call the office was told the septic tank broke down. No one bothered to call and inform us and it's 4:30 in the afternoon, they close their office at 5pm. So Friday someone finally shows up, and we're back with a working septic again for all of 5 days. Reported it, and they sent someone out for a "temporary fix" that lasted a whole 20 minutes, but the plumbers told us they would be back out that Tuesday 12/15 to redo all the field lines. Tuesday comes, and they arrive but not at our house. There are 6 of these houses in a row and all 6 have had septic issues. So I contacted the office they told me they would be back out on 12/16 to do our lines, but it's weather permitting. No one showed up, for the next three days! On 12/18 the plumbers show up and say they're just there getting an estimate on what all needed to be done but they provided us with a "temporary fix". That lasted until 12/27th. I submitted another request to maintenance and was told someone would be out that week. I contacted them daily after this most days I was told "we have given you the most up to date information" and others they wouldn't even respond! I called David in maintenance and begged out of the lease and he told me that he can't do that, the work has already been approved it's just weather permitting even though it had been nice and sunny for a whole week by this point. So 1/6/21 I called the plumbers company directly, and asked. They told me NO SECONDARY WORK HAD BEEN APPROVED!! So I emailed David once more and asked again and he responded with the same thing "we have given you the most up to date information the work needed requires heavy machines and they are weather permitting ". On 1/7 I received a text from Jordan in maintenance saying someone would be out at the end of this week to finish the work, I asked if someone could at least be sent to pump the tank and she said she'd ask. She never responded after that. So on 1/8 I contacted the health department, reported the issue, and they told them they had to pump the tank and keep it pumped until the problem is solved, they were supposed to have someone out that Saturday 1/9 but I'm sure you can guess it NO ONE SHOWED up. Monday (1/11) I let the health department know, and they issued a 14 day notice for them to have the issue fixed completely. I received a text from ARM saying we needed to be at the home that day 1-5 to let the plumbers inside, I let them know we had to leave and stay 2 hours away with family so they rescheduled for Tuesday 1-5. So I drive there 2 hours away, and notice septic waste all in the yard and under the home. It's now almost 4 so I call and ask to speak to David he doesn't answer, so I sent a text, and called the plumbing company myself and they confirm they have NOTHING scheduled for that day. I called ARM back and finally got ahold of David and he says " oh we can't do anything until we have a permit from the health department". They literally made me drive 4 hours out of my way, just for the fun of it because I reported the issue to the health department. I get halfway back and receive a text saying it'll be the next day same time. So 1/13 my husband and I drove to the house. The plumbers show up, and don't need access inside the home. He tells me that they gave them an estimate weeks prior and nothing was ever accepted, now the whole plumbing system is shot so they'll be back out the next day to get a new estimate. 1/19 two men show up, no heavy machinery, it's raining outside and they "fixed" the issue in under 3 hours. That's all it took. Just 3 hours and two men, but the whole time the issue was the weather and heavy machinery.My family and I have spent everything we had on hotels, laundromats, fast food and take out. I've even had to bathe my babies at a truck stop, and all three of them have been sick with respiratory issues that led to my 7 month old baby in the hospital because most nights we had to stay in the home. ARM also refused to send someone out to handle the septic clean up in the showers, even though that's their responsibility. So please, I don't care how great they sound, I promise its not worth it. Most of our time in this home has been without a working septic

Terrible experience. They cover 0 maintenance, never get back with you no matter how many messages you leave. Take your money elsewhere

Communication goes unanswered. I have had maintenance requests closed without the work being done or without them checking with us to see if the work has been completed. I am beyond frustrated at this point due to the lack of communication. It is almost almost impossible to get in touch with anyone by telephone at the office. You get someone at a call center who says they will take care of it and then you never hear back from them. I am at the point where I feel like leaving reviews wherever I can, in an effort to get someone that is willing to follow through to call me back.

One star only because there is not a negative 10 star rating available. An absolutely horrible,…read morelow-action, poor-response company to have to try to deal with. They appear to consistently demonstrate selective enforcement of HOA rules. They project an astounding pattern and practice of brushing off customer concerns and a profound lack of professionalism. Their dubious and distasteful business practices appear to also include collecting resident homeowner fees, circumventing communication and then looking the other way at continuing HOA violations. Not sure if it is attributable to callousness or incompetence, but it clearly appears to be a lot of both.
