I rented from this company 2017-2020 I had absolutely no issues whatsoever. It was a flawless partnership. I only moved away due to a death in the immediate family. Now here I am in 2026 and after moving back to the area 1.5yrs ago to help a friend who's undergone a major life change; I'm looking for a place of my own. I reached out to them and have two viewings set up. And from what I can tell; nothing's changed. The initial call was friendly and efficient. They could see my history and were kind and professional. Reading the bad reviews is something I should have looked at before we toured the dirty, dingy and in some parts run down property; but we still need a place, badly and this garbage company can't seem to get their information straight, whether it's included amenities, fees or eligibility criteria. In a way I'm glad they rejected our application but it's immensely frustrating and stressful to think things will go your way only for them to remind you that even with all the flaws in their operations you somehow have more that they determine at their own discretion and can't overlook, it came down to an income deficiency that we thought we had covered only for them to shoot us down with information different from what we had read. I'll be honest. I was nervous renting with them based off all the reviews. But I also know 9 times out of 10 people only leave reviews if they are unhappy. I personally am very happy with my experience, and if the opportunity arises again to rent from them. I'd be happy to. They were more than fair when it came to the move out inspection. They were as fast as possible when it came to maintenance request. They were polite when reaching out for anything I needed. Respect goes both ways, if you show respect. You'll usually receive it back. As long as you abide by the contract you signed, treat the home as your own, and pay your rent on time. You're more than likely going to be fine. Please make sure you read the small print. The fees were disclosed after the non refundable fee was paid. I had to prepay 12 months of rent in advance and then the was billed every month for them to pay my utilities minus the electricity. Resident Benefit Program $59.95, $10.00 utility fee, $500.00 pet deposit and $25.00 pet rent. I moved into a filthy house that I had to clean before I could get my self moved in. If the place you are renting has any problems at all, expect the problems to last the entire time you stay there. Horrible communication, every time you call you are talking to a different person. No one knows what's going on, and the people that do are also working on 2000 other properties and do not care about you as a person. They need to take on less properties or hire more employees. They add on so many fees for things that they don't even deliver on. They have broken our lease countless times in under a year. I am begging you, do not get wrapped up in this. I rented a home from them and the entire experience was unprofessional and dishonest. I was in the hospital delivering my baby, and when I came home the power was shut off. It took them two weeks to fix it, leaving me with a newborn in the middle of winter and no livable home. My only options were to stay with family or pay a $500 deductible for a hotel through my insurance. I told them that wasn't financially possible, and they still refused to help. Once the home was finally livable again, I had to fight for pro-rated rent and reimbursement for all the food I lost and I truly believe they wouldn't have done anything if I hadn't demanded it several times. Later, we started getting a sky-high power bill, a musty smell, and even a mushroom growing out of the baseboard. I had to send a certified letter just to get them to take action. Only after receiving it did they finally send someone out to install fans in the attic, patch a roof leak, and repair three air ducts that had split completely in half and were dumping hot/cold air into the crawl space. Again none of this would've happened without me resorting to formal written notice. When I moved out, I cleaned the home, cut the grass, and returned it in good condition. They still charged me $225 for "blowing the leaves." I drove by the property nothing had been done. No leaves blown, no bushes trimmed, and the grass looked untouched. They charged me for a service that wasn't done at all. They constantly shift the blame to the owner, but they are the property manager. They represent the owner, and they refuse to take accountability for anything. This was hands-down the most dishonest and unprofessional housing experience I've ever had. One of the annoying things about leaving a review is that you have to give at least one star to continue. I will use my 1 star to review the house rented as a nice little house. Thereafter, the staff at ARM were the rudest, most arrogant, condescending group of ppl with whom I have ever dealt! I made my calls a bare minimum as I knew contact with them was going to ruin my day-and FORGET if you need assistance! I would suggest anyone that is planning a rental kiss their deposit goodbye and understand you will never see that money again, down to LIGHT BULBS! ARM doesn't seem to think people have jobs and other issues other than thinking about signing papers and even when you sign them on time they neglect to get back with then a timely manner instead they wait for more days to accrue so they can collect even more money to satisfy their incessant greed! They also conviently have a $99 lease renewal fee for the honor of giving them the rent that increased $150 due to "market value". These companies should be ashamed but of course some people feel no shame only greed only an incessant need to charge a fee for everything. Don't bother talking to anyone in collections they must employ gossips such as Cindy, who accused me of "arguing with everyone" when I had only talked with she and Miranda and wasn't arguing but was highly upset and emotional about having to shell out an extra almost $500 . I regret not listening to the Yelp reviews about the unethical practices of this company. I have friends renting in the area from Conrex and Maymont and they have not had to pay lease renewal fees nor had their rent went up so drastically. I WOULD NOT RENT WITH THIS COMPANY! If you can avoid them at all cost, I most definitely will. Willing renting the property through them, it was never an issue as it was a fairly new build townhome. However, when it came time to end our lease due to purchasing a home, they gave us hell. We agreed to pay 50% of the remaining balance from the lease as noted in the leasing agreement. However, when it came to receiving our security deposit back, we were charged over $450 for cleaning and repairs. We had the home professionally cleaned and yet was still charged for repairs and cleaning. plan on making this a civil case in the court as we have video documentation of the house being in a great condition when we moved out. After careful review, they also marked their Google Business page as closed but they are still in business and I believe it was marked that way due to the negligence towards their customers. read more

Ask yourself this... Why are all their good reviews from other real estate folks who get PAID by them for duping unsuspecting people to rent from these people? So many problems. You can see my other review. I have so much more I can add. Right now I'll just say that I moved out on 2/26/20. I was there for the inspection. They have refused to tell me if and when exactly I will get my deposit back. All they tell me is that they legally have 60 days. Before I moved I called the sewer company and they told me the rental company would have to call and move sewer into their name, so they couldn't "cut off" my sewer on the date I requested. LENGTHY BUT PLEASE READ IF YOU'RE CONSIDERING RENTING FROM ALABAMA RENTAL MANAGERS My family and I moved into a home managed by ARM 11/20/20. We moved two hours away from any friends or family to be closer to my husbands job. We have three small children (7,4, and 7mo). On 11/26/20, our septic system backed up into the house. We called ARMS "emergency maintenance" line and reported it. We understood with the holiday it would be hard for them to find anyone willing to come out and pump the septic tank. Monday comes and we've gone 4 days without a working septic tank. I called and was told someone would be there Tuesday. Called Tuesday and it's now someone would there Wednesday. Called Wednesday now it's for sure Thursday. Thursday no one shows, I call the office was told the septic tank broke down. No one bothered to call and inform us and it's 4:30 in the afternoon, they close their office at 5pm. So Friday someone finally shows up, and we're back with a working septic again for all of 5 days. Reported it, and they sent someone out for a "temporary fix" that lasted a whole 20 minutes, but the plumbers told us they would be back out that Tuesday 12/15 to redo all the field lines. Tuesday comes, and they arrive but not at our house. There are 6 of these houses in a row and all 6 have had septic issues. So I contacted the office they told me they would be back out on 12/16 to do our lines, but it's weather permitting. No one showed up, for the next three days! On 12/18 the plumbers show up and say they're just there getting an estimate on what all needed to be done but they provided us with a "temporary fix". That lasted until 12/27th. I submitted another request to maintenance and was told someone would be out that week. I contacted them daily after this most days I was told "we have given you the most up to date information" and others they wouldn't even respond! I called David in maintenance and begged out of the lease and he told me that he can't do that, the work has already been approved it's just weather permitting even though it had been nice and sunny for a whole week by this point. So 1/6/21 I called the plumbers company directly, and asked. They told me NO SECONDARY WORK HAD BEEN APPROVED!! So I emailed David once more and asked again and he responded with the same thing "we have given you the most up to date information the work needed requires heavy machines and they are weather permitting ". On 1/7 I received a text from Jordan in maintenance saying someone would be out at the end of this week to finish the work, I asked if someone could at least be sent to pump the tank and she said she'd ask. She never responded after that. So on 1/8 I contacted the health department, reported the issue, and they told them they had to pump the tank and keep it pumped until the problem is solved, they were supposed to have someone out that Saturday 1/9 but I'm sure you can guess it NO ONE SHOWED up. Monday (1/11) I let the health department know, and they issued a 14 day notice for them to have the issue fixed completely. I received a text from ARM saying we needed to be at the home that day 1-5 to let the plumbers inside, I let them know we had to leave and stay 2 hours away with family so they rescheduled for Tuesday 1-5. So I drive there 2 hours away, and notice septic waste all in the yard and under the home. It's now almost 4 so I call and ask to speak to David he doesn't answer, so I sent a text, and called the plumbing company myself and they confirm they have NOTHING scheduled for that day. I called ARM back and finally got ahold of David and he says " oh we can't do anything until we have a permit from the health department". They literally made me drive 4 hours out of my way, just for the fun of it because I reported the issue to the health department. I get halfway back and receive a text saying it'll be the next day same time. So 1/13 my husband and I drove to the house. The plumbers show up, and don't need access inside the home. He tells me that they gave them an estimate weeks prior and nothing was ever accepted, now the whole plumbing system is shot so they'll be back out the next day to get a new estimate. 1/19 two men show up, no heavy machinery, it's raining outside and they "fixed" the issue in under 3 hours. That's all it took. Just 3 hours and two men, but the whole time the issue was the weather and heavy machinery.My family and I have spent everything we had on hotels, laundromats, fast food and take out. I've even had to bathe my babies at a truck stop, and all three of them have been sick with respiratory issues that led to my 7 month old baby in the hospital because most nights we had to stay in the home. ARM also refused to send someone out to handle the septic clean up in the showers, even though that's their responsibility. So please, I don't care how great they sound, I promise its not worth it. Purchased a property that was managed by ARM and inherited a current tenant. The "inspection" that they were doing for the previous owner was very poor and did not report a lot of the issues. The issues that were reported were not addressed by ARM. For example, there was a no pet policy and the inspection reported animals in the house. Nothing was ever communicated with the tenant and they were allowed to keep the animals without any pet deposits or monthly fees. If you are an investor, I would not trust ARM to manage your asset. You'll be much better off managing yourself or finding a different company. Out of state investors, BEWARE! read more

If I could leave ZERO stars I would! This place is a garbage dump. There's a reason they have so many terrible reviews - I can't say it enough - AVOID THIS COMPANY AT ALL COSTS. They will rip you off in every way possible. Don't get me started on the ridiculous excuse for a "resident's benefit package". Just another excuse for them to steal more and more of your hard-earned money. When I first moved in, I called in to speak with the "utility concierge" included in the "package" and I was told by the woman who directs the calls 'that is a waste and not to even worry with it'. I mean??? Aside from that, there is no customer service. This is just a job to them that they clearly all hate as well. I can hardly ever get anyone on the phone (besides the woman who directs the calls), hardly anyone responds to emails, nor do they return voicemails/ missed calls. Your business is not important to them. Your money is not important to them. Your safety is not important to them. Nobody is educated on any of the homes - Your questions won't be answered but you'll instead be transferred from one clueless individual to the next. They will up your rent without a legitimate explanation and ignore your calls and messages when you try to call for said explanation. If I could give a zero, I would. Alabama Rental Managers misrepresented a unit to my family prior to signing our lease, promising that the AC worked when it truly didn't. We asked them for a year to fix it then were blamed for it not working. We were threatened to pay for the repairs to the AC (fixture to the rental, which they as a Landlord are responsible for fixing) or suffer eviction. With a little one and nowhere to go at the time, we agreed to make payments on the repair. Although we have been making our payments on time, we continually get harassing phone calls demanding payment although payments were tendered on time with appropriate receipts in towe. When I asked Austin from Alabama Rental Managers why did he keep calling me although payments were received on time, he rudely exclaimed that, "I CAN CALL YOU WHENEVER I WANT TO!!!" You have to make what choice is best for your family, but I will say that it is important to do your research before signing any leasing contract with any company INCLUDING ALABAMA RENTAL MANAGERS!!! read more

The little prick didn't want to drive all the way out to Moody, so he lied and said it was rented. ARM has been terrible at every turn. They charge a monthly fee for literally no benefit by claiming they'll report to your credit. I don't need them to report to my credit, but I cannot opt out. My heat went out yesterday. Temps in 30s and 40s for the highs and into the low 20s at night. They won't even send someone out to look at it unless I am home, so that's a day off work. Technician found the problem, he can fix it today. ARM decides it is perfectly acceptable to be without heat in twenty degree weather, and they will send someone in five or six days to attempt to fix it, with at least one more day off work. I continued to contact people early about the renewal process trying to figure out how much my rent would go up so I could look elsewhere if it did, they told me by law they only had to tell me within 30 days and then turned around and notified me only 14 days before my lease expired. I had no choice but to stay and re-sign a terriblly written lease agreement where they decided to make an apartment tenant responsible for lawn care, and pest control to the outside of the building. it's been crazy trying to get anything handled. I have to act crazy and make a scene to get anything handled instead of just being able to make a request on the app that gets ignored for days at a time. ARM is the deceptive and shady rental company. Before you ever sign any rental contracts with them, make sure you review the entire contract. ARM put many different loopholes in their contracts that free them from any kind of liability for maintenance or other issues. I've rented from them two times, and I should've learned my lesson the first time. ARM continually refuses to do any kind of maintenance work on any of their properties. Recently, my AC went out, and instead of hiring a local vendor to handle the situation in a timely manner, ARM hired a vendor over an hour away, who then refused to come out until the following day due to the driving distance. And instead of hiring a different vendor, who was closer and available, ARM told me I had to suck it up in 80+ degree heat. I had no choice, but to hire a local vendor myself, who was able to come to the property, diagnose, and fix the issue and less than half the time it took ARM to even a sign my maintenance request to a vendor (a couple of hours). If they do this to all the tenants, that it's no wonder they have one of the lowest ratings I've ever seen for a rental management company. read more

My husband and I rented a house from this company that had been vacant for a few months. To our dismay, after moving in we discovered that it was full of rats. We called them to report the issue and they did not want to help us. They told us that pest control was our responsibility. Apparently the house had a nest or something because we ended up killing 5 of them. We had droppings everywhere. All over our toddlers toys and in the kitchen. I had to report them to the Heath Department in order to get assistance. They finally sent out a pest control company after the Heath department contacted the owner. After that we got a letter saying that the owner was planning to sell the property. We were not planning to renew anyway. We purchased our own home and never plan to rent again, especially not from this company. read more

When we moved to Birmingham we were warned by friends who lived in the city years previously not to use ARM because they are slimy.... first clue, but never the less it had been a few years so we decided to look at their properties anyway. We did our tour and the house was newish so we didn't expect many problems. Horrible mistake. They have repeatedly try to scam us out of money for damage that was caused by a previous set of renters. The first attempt was within two weeks of moving in. The company has the most difficult and argumentative maintenance "director" I have ever spoken with. He refuses to let you speak to his boss.
