These comments are left by a renter that had…read moreto deal with these people (I had a landlord (my friend) who lived in Europe) After NEVER being late with any rent payments for over 10 years I still had to deal with missed communications, belligerent attitudes, and blatant attempts to rip off the renter. The final straw was when I had to deal with one of their marginal contractors that must have been having a bad month and attempted to nick HPM for a bogus $130 bill which HPM tried to pass along to me. This action, however, violated the terms of THEIR OWN LEASE AGREEMENT with me. This resulted in the cessation of business with HPM (other then them still accepting my rent payments) and a final termination of their services. Let me add that because HPM violated their own lease, I did receive the full amount of my deposit back from them when the house was sold and I moved. Avoid these rip-offs and their sadly lacking business skills at all costs...there are much better property management companies to work with in this market if you care about your property and your tenants.

(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

    Worst air b n b experience of my life. I booked a stay for 3 days. My friends canceled on me. I ask…read morealoha for refund options the day of my arrival. They said I can cancel with 0 refund and if by the grace of god someone books the place. (One in a million on short notice). They will refund me the nights that got rebooked. Yeah, no. I'll just go to the rental. I then decide to try and be optimistic and make the most of it. I arrive to the air b n b. A window is wide open. The toilet in the master doesn't work when you flush it, it won't refill it just runs continuously. The ceiling fan makes a loud tapping noise in the master. The hot tub had debris in it, despite just saying not was cleaned. The icing? They recently had a water leak at the home and the flooring had rotted and buckled so much, it stood up and you couldn't open the back door. I am at the property for 6 hours and decide this just isn't okay, I'm going to try and leave and just get a refund of the remaining two nights. I sent pictures and descriptions of all issues. The host tells me I'm complaining on purpose to get a refund.. ???. The audacity. I have nothing but rave reviews as a guest. People saying how kind and clean and honest and respectful I am. I have never left a bad air b n b review. I have never argued with an air b n b host. This host was absolutely sh** from the very beginning. Rude, taking my words out of context, jumping to conclusions, 0 empathy, then the absolute gall to accuse me of being at fault for all the messed up stuff in their home. After a day of fight with air b n b. The host says at 9am, "I'm going to go look at everything and see if we can come to a mutual agreement. Talk within a few hours.".... 8 hours later not a word. Then bam, they changed my rental, canceled it down to 1 night, and then manually adjusted the charges to 450$. This was a 3 day stay for 857$. That's 285 a night. Then because they were mad they were held accountable, they charged me 456$ for 6 hours in their sh**ty home. They know they shouldn't have rented a place where THE BACK DOOR WONT OPEN, because the floor is so damaged from a recent major water leak? 3 years, 30,000$ spent on air b n b, and a flawless guest review record. This is how I was treated by this company. Worst rental experience of my life. Then I come to yelp and see they have a 1.8 star rating. Absolutely no surprise and it should be lower. Shame on you for being such nasty people. I'm aware it looks bad that I wanted to cancel prior to this but I genuinely went there to try and make the most of it. Then you turn around and spit in my face. Aloha property management, please get sued and go bankrupt asap.

    This is the worst rental experience I've had to deal with…read more I lived at an Aloha property for two years and had ongoing problems with a leak coming from our upstairs neighbors bathroom seeping down to ours. This started on a Sunday, we had an active leak beginning around 10 in the morning that went until 6 when our neighbor got home. Water sat seeping for 8 hours and emergency maintenance did not come. The leak only subsided after the neighbor came home and cleaned up the mess. This leak persisted throughout the remainder of my two lease terms causing issues on and off. I often called Aloha to report concerns of water damage and mold, and had to leave voicemails due to them not answering the phone. When I asked for a call back, I often received a text that did not answer my question. I found it very difficult to get updates on maintenance and felt I could not adequately communicate problems when ongoing problems of leaks and mold were persisting. During my second lease term my roommate moved out for personal reasons. Aloha worked with us to remove them as a tenant and change the terms of our lease, which they let us know was a $350 fee. Upon following all instructions, paying the fee, and following up several times, I was told that a lease change did not involve a new lease being written, but rather the old tenant simply being blocked from the online portal. The payment was made in full in August, but the "lease change" was not processed until I inquired again in January despite being told otherwise. This was frustrating as we paid for a change of lease terms. A fee to change the terms of the lease is reasonable. A rental company pocketing this fee and making no changes is not fair. Additionally, my actual signed lease was never updated to reflect these changes - so I never received any official lease record listing myself as the sole tenant. As a tenant's first and really only point of contact, I believe a property management company has a responsibility to maintain habitable living conditions and address tenant concerns. In my opinion, Aloha does not meet this standard for their tenants. My experience renting from them was incredibly frustrating.

They have a list of local repair people that have provided reliable service at reasonable prices. Reading some of the reviews from tenants, my view is their complaints might have more to do with the owner of the property than with management. When we signed the contract, Wright Property Management clearly laid out what level of repairs they would perform and what needed prior approval from us. Perhaps the other owners were cheap and didn't grant approval but I've always felt that treating tenants fairly is a good business decision (less turnover!). And trust me, correctly fixing things like a small water leak quickly is way less expensive than having it morph into major water damage.

This property was a consistent outlier in my portfolio. Finally, I fired WPM. Kept the same tenants and used another management company. Same tenants, same property, new property manager. INSTANTLY all the mysterious tenant work requests disappeared. The fees disappeared and the costs for maintenance items became market reasonable. These issues with WPM lasted years! I consistently gave the benefit of the doubt. Something at WPM is Sketchy.
