Don't walk, RUN from this place. Especially if Joey is still the manager. He's all full of himself over being an apartment manager. lol. Maintenance is terrible, and the pipes are so old that they won't even let you screw on your hoses for your washer by yourself. You have to wait for them to come over and do it. When I was speaking with the guy who fixed my ac, he told me the unit was so old it shouldn't even be there. The pool is always closed, as well as the rest of the amenities. You are forced to pay for cable and internet whether you want it or not, and the same with valet trash. You have to pay rent for your pets, but not your kids, and you also have to pay a fee on top of the pet rent. read more

I do not recommend living here! I had a 10 month lease and I am on my last month and as you can see in the first picture I have provided, I had my rent auto drafted for the full amount the first of the month. I received an email on the 5th of may saying my rent was late. I went to the office and asked the lady at the front, Mercedes, to confirm on her end that my rent was actually payed. She asked for my name and apartment number and confirmed on their end that it was payed for in full. I left the office and then received another email saying that my rent was not sufficient and was sent back to me ( it was in fact not sent to me) and then I was charged a late fee of $75 and a $128 late fee tacked on. I called the office and spoke to Mercedes and she said I wouldn't have to pay the late fees and that they did in fact receive the full payment and that she would speak to the assistant manager Molly and have her call me back informing me of this. The assistant manager called me and told me that the money was sent back to my account and that if I continued to not have it payed they would keep sending late fees. I told her that I have proof that it went through on the first and asked that the late fees ($75 & $128)be removed due to their error on their end and that my rent money be legitimately returned back to me. She told me that the bank will reimburse me of my money even though Riverstone ranch is responsible for my money not being processed till the 5th and my late fees and me not receiving my rent in full +$75 &$128. I work very hard for my money and it is my last month here and this mess up on their end is unacceptable and I expect not only that this is to be handled immediately, but that I hear directly from HR on how they are going to fix this issue. This place is an absolute joke. My boyfriend has lived here for only one year and my car has been broken into not once, but twice. When we brought this to the attention of their team, they told us that they are not responsible for security onsite. The front gates are almost always broken, the side gates are consistently left open, and there is no regard for tenant safety. The second time my car was broken into the windows were busted out and I was able to identify at least two more cars this happened to. Not only is car vandalism and theft an issue, but there have been at least 35 different crimes reported within 1000ft of this complex since January 1. STAY AWAY. read more

I have lived here for 4 1/2 years and have had my fair share of issues with this complex. Maintenance issues are not a priority to them. I have had no working toilet in a 1 bedroom/1 bath apartment and they did not consider that "emergency maintenance". I have had no working AC for weeks during summer (which in TX is ridiculous). And I currently have no hot water. The customer service and lack of urgency is extremely frustrating. Things just do not seem to be thought through for example choosing to shut down and remodel the pool during the summer. Added 12/20/19- came home after day 4 of no hot water to my apartment left open/unlocked FOR HOURS, it is 9pm! A complete mess, when I called the complex they stated that they give keys to third parties and are not responsible for what they do in your apartment. read more

The apartments themselves are pretty, but there's so many maintenance issues that take a while to get addressed. Continuous water shut offs, loud noises and barking dogs, mandatory valet trash and cable, lots of potholes, just generally a frustrating place to live. I would highly suggest avoiding renting here. I would have never moved out of this place if it wasn't because of my job. I lived here for three years and I loved my apartment. Maintenance would sometimes take little bit longer to fix stuff but staff was really friendly and when I moved out I didn't get any charges like other places. I have lived here for 6 years. I have definitely had my ups and downs with apartment management and issues with living here. Today I was blown away at the kindness, caring, and understanding I was treated with by Callie, Jerome and Miguel. So I decided to come to yelp to show them some gratitude and thank them for being so kind to me and making me feel like I actually was a valued tenant. Miguel came out yesterday, twice, on a Sunday maintenance call and never once had a bad attitude or tried to rush through figuring out the problem so he could leave. He took his time and was so patient trying to figure out the problem. He answered all my questions patiently and accurately. He truly was wonderful! Fast forward to today when speaking with Callie, the assistant manager, about the leak. She was already on top of it and had already called the carpet guy and the sheetrock duo to take care of me (which all three of them were wonderful!). She asked if I wanted her to come by and take a look and I said yes. She came over with Lin 15 minutes with Jerome and the both of them were SO extremely nice and made me feel so much better. Callie walked me through the steps of the process and what was going to happen next. She answered all my ridiculous question with a smile and made me feel like a tenant that was cared about. With all the leak stuff going on and her busy schedule, I asked Callie if she would look at a few things I have complained about over the 6 years I have been here. She said of course and that she was here for me (even though I just sprung it on her out of nowhere). She could have easily told me to put in a work order and they would take a look once the leak was resolved. Nope, she walked with me through all my craziness and let me show her everything. She made me feel like she cared about my concerns and I feel that she went above and beyond to make me feel normal for my concerns and made me feel so comfortable. Especially as crazy as I can be at times :) I think she is absolutely amazing and Riverstone Ranch is lucky to have her! Jerome was so polite and called me yes ma'am more times than I have ever been called in my whole life lol. He listened to me bicker and complain and never once made me feel like the crazy person I am. He made sure the repair was completed today on the pipe and assured me he would take care of everything and made me feel at ease with it all. Him and Miguel worked great together and I couldn't have asked for a better maintenance crew to have been working on my apartment! So extremely polite and really worked hard to fix the problem. My brother's house burned down and we are looking for an apartment for him to live in while his home is being rebuilt. DeJhauna said she would be happy to show us some units. Unfortunately my brother did not have ID because it burned in the fire and we are waiting for replacement in the mail. Our father and I both offered our IDs and we all have the same last name. We have toured 5 other nearby apartment complexes with just my ID but DeJhauna refused to show us any apartment without my brother's ID. Her unwillingness to assist us let us know this is not some place he would want to live. read more

Management is careless and inconsiderate. The manager here cashed and old check of mine that was supposed to have been voided for $2500 and told me she could not refund me the money. Then I called the corporate office for 3 months and never got a call back. I had to get my money back from my bank. Still no access to the courts & gym since the storm & gates left open 24/7. Pool is left dirty w/algae, bugs and leaves. They decided laundry rms are just not being repaired. 1 bbq doesn't work, the other heats on one side. No compensation for us not having amenities. I previously gave this place 5 stars when I first moved in and got so much help and excellent service from Barbara, who went beyond her duty to help me with my move. After four (4) months living here, I can give you a more accurate review with pictures. Unfortunately, the best person in the rental office, Barbara, has left. I recently learned that the best maintenance person, Donna, has also left. No wonder this place is now more like an overpriced dump. They charge you a monthly fee for pest control, but the bugs problem is terrible. They use an incompetent company to do the work, which is not able to permanently fix the pest issue. After they come to your apartment, the problem would get fixed for no longer than 10 days, then you'll get large roaches again coming out of the drains (in the bathroom in my case), and I also find them on my balcony. So clearly the pest control isn't really working in or outside the buildings. I haven't been able to sleep well recently because I'm now paranoid these large roaches might crawl on me while sleeping. My water bill seems to steadily increase by $10 every month, without any explanation, and I am only one person in a one bedroom apartment. In fact, I'm paying more in water bill now than a 3-bedroom house with yard would. The management doesn't care, evidenced by their unwillingness to talk to the tenants or get out of their offices and take a look around the complex to discover its issues. I could do a much better job than them just by possessing common sense. There's a lazy person in the rental office by the name of Ana, who doesn't seem to like her job because if you ask her for something, she'll tell you "I don't have time for that." The laundry room may or may not be clean, and machines may or may not work depending on your luck. They changed the lights around the complex a couple of months ago, and the screws they used to change them are still where they have left them since then. They never clean up or power wash anything. I informed them about the mudslide in the parking lot, that turns into a slippery path after it rains. They've done nothing to fix it. I also told them about a raised ground hole cover, which I tripped on one night because there's no light on that sidewalk. They never fixed it. One day they'll get hit with an expensive lawsuit when someone trips or slips, and hurt themselves. They're not smart to be cheap about fixing these problems because a lawsuit will definitely cost them a lot more than having to fix these hazardous issues. I would like to experience swimming in a clean pool one day, but apart from the month of April when hardly anyone was using the pool, this pool is never clean. I feel I'm paying for amenities I can't use. The complex isn't clean by any measure. I often see small pieces of trash that sit there on the ground for months before they finally pick them up, or maybe get washed in the rain or blown in the winds. Sorry to give you bad news about this place. It's not worth the rent rate or the bills they push onto the tenants, without providing any real service. read more

I'm looking for an apartment. River stone seemed like a nice property so I called for more details. The lady who answered the phone, Madison, was horrible. Her tone suggested she didn't have time to be answering dumb questions about move in feed. I understand it must be repetitive but that's your job. Or have it posted on your website. There's no reason to be rude and disrespectful to someone who is interested in your property. I could barely understand her because she was speaking so fast and slurring her words. I finally just gave up. If you're like me, you budget for your move - and there are a lot of upfront costs. Knowing about them so you can plan accordingly is important. Well to me... and maybe to you. But Madison and River Stone Ranch don't give a f$&%. I am not moving in here. If that's how they treat possible tenants I can only imagine how they treat people who live there. read more

Our experience at the complex was good for the most part up until the end of our residency in June 2023 (we moved out at the end of our lease in late July). A storm came through in early June and dislodged a third floor window screen which fell and hit my new car causing superficial damage. I went to the management office to discuss the situation after work at around 5:30PM on a weekday and was told by one of the managers that I needed to make an appointment between 8-5PM even though I was talking to her in person. I followed her direction and made a phone appointment during my lunch break. I did receive a call at the scheduled time and was told that I needed to file a claim with my insurance company and that they would work with each-other to get the vehicle repaired at no cost to me. I followed that direction and filed a claim with State Farm. State Farm attempted to get in touch with the office continuously for weeks to discuss the claim with no luck. I called the office multiple times with no response so I contacted the Regional Manager, Geena, who called me back right away. I explained the lack of a response from property management and she said she would have the Community Manager call me back right away. The Community Manager, Joey, called me and told me that he would contact the insurance company to provide them with whatever was needed to get the ball rolling on repairs. I spoke with the insurance company who said they received an email with an attachment that couldn't be opened and had called the office multiple times following up with no success in reaching anyone. I called the office additional times and left voicemails with no response. I went back to the office an spoke to the same manager (Assistant Manager named Molly) who was very nice and sent an email to the Manager, Joey, to give me a call the following business day so we can get everything sorted out. I never received a call nor an email. I ended up going through with the State Farm process and getting the vehicle repaired ($2000+ and a $500 out of pocket deductible) because I gave up on attempting to get in touch with someone due to their lack of any responses to myself and the insurance company for over a month. Based on this experience alone, I would not recommend living at this community because when out of the ordinary things happen, they simply will not respond. It's unfortunate, because the location is incredible and the apartments are decent. read more

I lived in River Stone Ranch for 6 months and moved due to a job transfer to another city. While there, maintenance was usually prompt; however, the water was frequently turned off in my building because of repair and I had to ask management to put toilet paper in the fitness center restrooms several times. When I moved out I was charged for a tub resurface. The tub is in the guest bathroom and was used maybe a handful of times while I lived there. The tub was in poor condition with many stains when I moved in. Evidently I didn't note this on my move-in inventory (which I will be double checking). It's complete and total BS. read more

I've lived at Riverstone Ranch for several years. It's like an apartment complex in a third world country. Things get broken and stay broken.We HAD two laundry rooms but because so many pipes burst during the winter storm that they took out all of the washing machines. I was just informed that they won't be replacing them so there won't be a laundry room. If you want to live in a run down complex that smells like Curry, Riverstone Ranch could be your new home. read more

I just moved out after living there for a year and I had a wonderful experience! The only reason I moved out was because my boyfriend and I decided to buy a home. Management always went above and beyond and when I needed any apartment repairs (which was minimal), they were always on top of it very quickly. They were always nice and responsive to make it a pleasant experience. My printer was down and I needed something printed asap and they were happy to jump in and help, providing great customer service. The apartment was quiet and I hardly ever heard the neighbors - the walls seem to be pretty insulated. It was a cozy apartment that I will miss. Highly recommend! read more

I'm not sure if they've cleaned things up but I had a bad experience years ago. The pool, the gate, the mailboxes didn't work most of the time I lived there. The office staff was not friendly or helpful at all. I had tarantulas and millipedes... centipedes too maybe? I don't know!.... but they just rudely and condescendingly told me "welcome to life in Austin" rather than putting time and attention to taking care of it. I may have been new to Austin then but I've lived here 10 years and nowhere else is infested with tarantulas and those other awful creepy crawlers. It was just not a good experience and they cared not at all. Everything was always broken. Floor plan and interior was beautiful, though, so really a shame. Great location. read more

Went in to ask for a tour, but the unit that worked in my timeframe and price range had a full size washer dryer included in the amenities. The leasing agent said that, since I own and would be bringing my own washer and dryer, that the unit wouldn't work for me. She said I could bring my washer dryer, but for that unit I would be charged $40 a month since a w/d was already included as an amenity in the unit. I asked if they could just not charge me $40 a month to use my own w/d and take theirs out... She stated they don't remove them because they could get "lost" and there isn't another way for them to keep track of inventory. I brought to attention the fact that this all sounded silly and illogical. Her response was to tell me she didn't really have any options for me (though the report in her hands, which I asked to see, said different). Two minutes later she said that she could, in fact, see about having the w/d removed and not charging me $40 a month to use my own w/d set....... and I'm like "wait, so you couldn't do that a few minutes ago, but now you can?....." I was thinking, did I somehow jump between universes and completely miss something.. ? Unfortunately no, I didn't. Her response was "Well, are you going to lease today?".... Um, no. Especially not somewhere where they don't offer something upfront and change their story within five minutes. I politely declined the opportunity, and I brought to her attention that I could rent elsewhere nearby for a similar size unit for less money to which she replied snidely "oh really? 884 square feet?" I advised her it cost less and was only like 80 sqft less, which isn't a lot in the grand scheme of things.. The look on her face implying that 80 square feet was equivalent to the size of a small country, she proclaimed "Well, I suppose it's just a matter of personal preference"... Yikes. You're right, lady.. personally, I definitely prefer to never rent anything from you. Very bad first impression.... I'll be taking my thousands of dollars of rent money elsewhere. read more

(UPDATE: New staff and just as kind and helpful.) - The maintenance team - Bless their hearts, they have to deal with our unit and they do a great job! - The pool - 'nuff said. The Normal for any Apt. Complex: - Parking can stink sometimes - Our AC unit seems to be possessed... - As well as our kitchen light - The walkway/stair lights seem to not be fully lit all the time The Weird: - Someone cut a whole on the back fence by the back road so that dog walkers can go out back and play with their pups. However, it feels a little unsafe since it's just a whole and not a locked fence where residents could use a key to get back and forth on their own and not let any walkers in. I love the whole in the fence for when I go run, but I just wish it had a gate for safety. (UPDATE: There is now a nice metal fence that is locked. So residents can still walk out the back gate for a jog or to walk their dogs, but it's sturdy, and much safer than chain link.) The Frustrating: - You cannot hook up your own W/D, you sign paperwork agreeing to let them do it for you - I completely get it, but it's not fun. - There aren't any large mail boxes for deliveries - you have to drive out to the sticks to pick up your large mail deliveries. (UPDATE: They renovated the mailbox area and there are big boxes so the mail carriers can leave mail for you safely! Also, there are gate codes now!) The Ugly: - Our Unit in general was a hot mess that wasn't fully move in ready (at least that's how we felt) The Whole Story: My roommate and I moved in mid-April 2014. The first week after we moved in we didn't even actually live there for most of it. (She hadn't moved her bed in yet and most of my stuff was stolen out of my storage unit, so I didn't have a bed or couch to sleep on either.) After a few days we notice the place smelled funny and wasn't going away. Since they had steam cleaned the carpets before we moved in we thought it was the vents from the AC not having been recently run on a regular basis. However, a few days later it still smelled weird. I called the office and they immediately said they would install new carpet as that was most likely the issue. We agreed as it had some stains that were pretty large. We did not have a W/D for over a week as no one hooked it up properly. Eventually the lead maintenance guy came by and checked it all out and got it running properly for us. 4 weeks later the washer leaked an entire load of water on the floor and it took forever for us to figure it out what was causing it. Apparently some rubber thing on the back needs to be replaced. I'm addicted to my W/D, so the W/D is actually a bigger deal than the AC unit. However, it seems to be running fine now. We NEVER touch the W/D as we are completely paranoid about getting fined for doing so. That means always waiting on the maintenance team to have someone available The next weekend our AC unit went out on us, so we didn't have AC for 3 days. (UPDATE: Our AC/Heat still acts weird. The temp on the thermostat is not what it really is, but it's working and that's all we care about.) Then the kitchen sink leaks under the cabinet and the light in that room is possessed, it never comes on when you want it to. And, the screen to our apt is torn so bugs get in if we want to leave the glass patio door open. (UPDATE: I just realized our screen door was never replaced. So, I need to let them know that if they did order it it did not get put on our unit yet.) HOWEVER, the team that works here is EXCELLENT and they are very helpful. Our place is finally starting to feel like home. The AC unit has truly been fixed (hopefully for the last time), the kitchen light has been rewired and replaced, the W/D is working properly (when you workout twice a day - you cannot live without them). They are going to fix the leak under the sink and they have ordered a new screen to replace the torn one. Our apartment has fresh soft carpet and the few things that needed to be patched (hole in wall) or replaced (missing shelves or blinds) before we moved in have now been taken care of. So, all in all, I give the place 4 stars (thus far). If they add a big box for USPS to drop packages and put a gate on the fence where someone cut a whole, so that we can still go back and forth from the back street to the complex safely then I'll give this place 5 stars. (UPDATE: Since they have basically fixed most everything and added all the things I hoped they would to make this place safer - EVEN A GATE CODE! - I now give them 5 stars!) read more

If you don't want to have your apartment burglarized, I'd suggest living elsewhere. During the Summer of 2011, there was a string of burglaries in the complex. Of course, the complex management didn't think this was something that the residents needed to know about, so management's response was to do absolutely nothing whatsoever. read more

I moved into this apartment complex in 2014 when I moved back to Austin and had a run of the mill experience in leasing an apartment. There have been several issues with maintenance service and the leasing office in general over that time until a few months ago when I walked into the leasing office to provide my 60 day notice. As someone who has been a leasing agent, an assistant store manager in retail, and now a speech and debate coach I know a lot about persuasiveness and usually don't get talked into anything that I don't want to be talked into. Barbara Bell is by far the best leasing agent I have ever had the pleasure to work with. I used to equate leasing an apartment to buying a car... they always seem more concerned with the sale and what they get out of it rather than the customer. Barbara went out of her way to help my roommate and I find a home that is perfect for us and made sure we felt like it was a home. Her approachable demeanor and consistent smile would make anyone comfortable. She expressed several times that the experience should be about people and see has lived up to that promise every step of the way. As someone transferring from one apartment to another in this complex I can say that she is probably the only person who could have convinced me to stay. If you walk in and want to look at an apartment or are looking for someone to be honest and help you in the process you should WAIT for her time, I promise you that its worth it. I have lived in this apartment fewer than 60 days and I have so many severe issues that I am moving out! I would recommend avoiding this complex. 1) My kitchen has flooded three times and maintenance has not resolved. I will attach a picture if possible to show the severity of the flooding. The inability to use my kitchen sink or dishwasher has resulted in pretty unlivable conditions. Every time I submit a service request they come in and look at it and act like there's not a problem and leave to say the "addressed my concern quickly." 2) Dogs are off-leash creating an unsafe environment. There is also quite a bit of feces on the grounds. 3) The walls are thin, meaning that I frequently hear neighbors walking, talking, and listening to loud music. It's difficult to sleep. 4) The staff is unresponsive and extremely rude. Any time I express a concern, they are dismissive and act like it's my fault/problem. For example, I was given a broken gate clicker upon move-in and when brought it back to the office a few days later they accused me of breaking it! I've never experienced this many issues with any apartment and especially not so quickly after I moved in. Save yourself trouble and don't rent from River Stone Ranch. read more

When I moved in over a year ago, River Stone Ranch seemed to have it all! I was warned that management was poor but property was great! Now that it's been over a year and after the fact I resigned my lease due to inexpensive pricing, i am not so happy with my decision! There has been turnover after turnover at the office. No one keeps track of anything and sometimes, call backs never happen. Work orders can sometimes take up to 5 days to get resolved! As a current resident, I had asked office to keep an eye out for a garage opening. Even though a note was taken about my interest, it was rented out to someone else! Maybe I am wrong, but I felt that I was priority when I expressed interest since I had already been living here. My lease now ends in less than 6 months and I am for sure I will not be staying! I like living here. It's mostly quiet and affordable. The only issues I have that would make me recommend not living here are the other tenants. The gates have been broken for years and the only dog park in the complex is next to the exit gate. The amount of times myself or my puppy have almost been hit by a car entering the exit gate is ridiculous. One woman even took the time to roll down her window and shout at me even though she was in the wrong. Then there is the sheer and utter laziness of people who flat out refuse to pick up after their dogs. Some of the grass areas are so covered in dog poop you can't even step one toe on the grass. So if you have a dog pretty much don't come live here until they fix that gate and force people to clean up after themselves read more

So i just recently moved in so I will have to come back and update this review but the process to move in was the easiest I've ever had. My fiancé and I came in to tour and Katlynn was so friendly when showing us the model apartment. She was super helpful with the next steps we had to complete (my fiancé was considered a transfer) before we were approved. Through that process she was always a phone call/email away and was always helpful with whatever questions we had until we moved in. I'm so thankful we were given Katlynn's help because it was beyond our expectations. It has been a week of living here, maintenance has already been here to fix small things for us. Terrible management staff that will do anything to milk a dollar out of you. Everything is your fault. Even if their crappy "parking pass" rips. Its a pathetic piece of card-stock that will cost you $100 to replace. The staff is very friendly at first until you move there then they will smile at you in a way that makes you cringe. Gym sucks. racket ball is nice when you can actually play. there is always someone playing- & always the same people. Pool isn't bad, but the chairs are black and way too hot to sit in when the sun is out. same with the volleyball- don't expect to play in the hott sand. You also have to have a key to get in-which is very inconvenient. I would prefer a code Speaking of inconvenient- they don't keep your packages so you have to go to your local postal office for that. On the subject of inconvenience- they will not give you a gate key to get in unless you pay them...resulting in having to go enter the code under the mailboxes. Why are the mailboxes so far anyways? Finally- they only give you one spot- which results in one person parking with a breeze and the other roommate driving around for 5 minutes.. or parking a mile away on nights and weekends. all in all- they get the one star because yelp makes you give at-least one. read more

This was by far the WORST place I have ever lived. I feel like such an idiot for not yelping it first. The hubby and I sold our home while were were on vacation out of the country. We had 2 days to relocate upon arriving back into Austin. This seemed like the best choice. It was NOT. We paid the $1750 to get out of our lease within 2 weeks of moving in. We literally had the neighbors from hell who kept us up at all hours of the day and night, allowing their children to run wild on our ceilings. There is NO insulation between floors, so you hear EVERY single noise your up stair neighbor makes. We wanted out within a week and the management would do nothing to help us. I even called their corporate office and they NEVER returned my calls. Dedication to excellent customer service my ass. Before renting the place, I made sure to ask about the noise. I was flat our lied to that their were not complaints against my upstairs neighbors. They themselves admitted that the previous tenants complained about them numerous times. I just moved out of these apartments last month after living there for nine months. From beginning to end, I never had any significant problems with the complex or it's staff. I had a very friendly and helpful lady help me with the application process. She even remembered my daughter's name the next few times we went in to the office. While I didn't have that same connection with any of the ladies when it came time to move out, the various women who were there were very polite and professional. The grounds were kept in OK shape. Granted there was a drought last summer that left most of the property with lovely dirt-scapes but it wasn't like that everywhere. The maintance staff was very good about staying on top of orders. I think the longest I waited was three days (unlike my new apartment complex to whom I placed an order almost two weeks ago and still nothing...). I had a bathroom emergency Christmas Eve and they sent someone to fix the problem...SO grateful to that man! Living in a one bedroom with one toilet and having the parental's over could have been a disaster. I think the biggest gripe I have about this place was that they stopped receiving packages in their office on behalf of residents. When I received the noticed, I was pissed! These are people's homes and you're going to deprive them of receiving packages?! That's just ridiculous. What if someone receives medication through mail? They suggested we have packages sent to our work or to a friend's address. Stupid. By the time this went into effect, Christmas had just passed and I was finished with the USPS. In reality, since I don't receive packages in the mail on a regular basis, this didn't really affect me. Of course, this also deterred me from making any online purchases for this reason. So, all in all, not a bad place. I never even heard anything about crime in the complex let alone encounter any but maybe I was just in a "good" part. The move out inspection was totally fair and I paid my dues to them (grand total of $40). Hope this helps. read more

I only signed a 9 month lease because I was skeptical but gave the place a chance. I am very glad I didn't sign a longer lease. My issues are pretty consistent with the other residents, so I'll just focus on a couple key ones. Cons - 1. Dog poop - I have a dog, and I live right next to the dog poop station which is often over flowing and has no bags. I began keeping track of how long before the trash would be emptied and the bags filled - the record was 11 days. I've also stepped in dog poop over a dozen times IN THE TINY GRASSY AREA AROUND THE STATION. It's definitely on the residents but I assume people take the stance of "if management doesn't care, why should I?". Management definitely doesn't care. 2. Utilities - This apartment is incredibly energy inefficient. My utilities in the winter were easily double and once triple my last apartment. The heat was unable to be set at a steady temperature, so it was constantly being adjusted and it cost me a ton of $$ - $186 one month for 800sf 1bd - ridiculous. Similar issues with the AC, but not as bad. 3. Overall management - Just poor in general. I had several billing inaccuracies and late notice warnings posted on my door that were in error. 4. No security - My car got broken into. It's super easy to get on property if you don't live here. The second gate is broken and always open. Not really an issue unique to this property, but so many other places have better security. Pros - The pool is fantastic, it's pretty quiet, the employees and residents were pretty friendly. Overall, look around, you can find a better value for similar overall cost - even if the rent is a bit higher. read more

Really great community and Ana is awesome! She knows the property, is extremely professional, listens to your needs, offers relevant options, and goes the extra mile to show you the less obvious amenities of a home. One availability had, basically, its own little yard space. Another one taunted me with upgraded appliances and fixtures. If you have the opportunity to interact with Ana, you will not be disappointed. She knows the property, the history, what has been done, and what will be done. She should be the standard by whom others are measured. I hope you get a good deal on that couch! PROS: Ana knows her stuff: she knows the property, where it has been, where it is going, and listens to what your needs and wants are Ana notes, not only what you like, but where you feel there is opportunity for improvement; I think this is extremely important as it provides a business case for features desired by residents. Ana does not get lost on the property. I cannot believe how frequently individuals tell me they get lost; two, at different properties (on Stassney) told me they had been there for over a year and then got lost. Ana knows her community; you'll not get lost with her. Mailbox area has been renovated as well has having large parcel units. Not much noise from MoPac, surprisingly. (MOPAC stands for Missouri Pacific) Easy access to nearby eateries and businesses (yes, sounds generic but they're right there [pointing straight and to the right]) Leasing Office, Clubhouse, and attached facilities to be renovated, soon Pool area to get a whole new, modern look Outdoor hammock lounge to be added Additional grills being added Included carport Excellent garage pricing I get the feeling the staff is engaged and communicate well. CONS: Interiors being kept "classic" -- the marketing term; should consider that 1998 and 2017 are different times Spectrum or AT&T as the only physical cable/Internet providers; no information on fiber availability whether AT&T, Google, or Grande (We all know TWC/Spectrum won't be doing anything interesting within the next five years) Several entries/gates non-functional or completely absent; pedestrian gate to the left of the leasing office has no "gate" and appears to have a control arm ajar and pointless as there is nothing to which to attach Burnt out lights (2) around the leasing office; back entry, near the pool (not a big deal to most; I abhor burnt out, flickering, or non-functional lights) The nitpicky aside, it is a great property with supremely knowledgeable staff with a welcoming feeling. My wife and I have lived at RSR for a year now and have had mainly great experiences here. The apartments are quiet and roomy, our neighbors are extremely nice and the maintenance staff wave while driving around in their carts. All of that makes for a nice place to live! read more

Do your homework (like I didn't), read the reviews (like I didn't) and escape before it's too late (like I didn't). The staff at River Stone Ranch Apartments are exceptionally "corporate" in every bad sense of that word and they will consistently do anything/everything to deliver less while charging more. I've lived in 6 states and a couple of countries and I have NEVER seen a property management staff so gleeful to be so unhelpful, so dedicated to delivering so little and so proud of over promising and under delivering. Since moving out a couple of weeks ago, I have finally read other past River Stone Ranch Apartment renters' reviews and at least I now have the slight solace that I wasn't being picked out to be picked on by them; they, in fact, seem to treat nearly every tenant as poorly as they treated me. Not sure why there are negative reviews, this place has been great. I've lived in numerous apartments around Austin and a few around this South Austin neighborhood and i have never had as good of an experience as I have here at River Stone Ranch. In fact I just renewed for another 9 months (price was better than 12). - The staff is the friendliest and most helpful I've dealt with more so than any other complex. They actually care and listen to different wants and needs. Unlike a lot of other snooty apartment leasing consultants, this has been the most positive experience. In fact they were so nice that after I moved in I received a call from the front desk asking where I worked so they could bring me a thank you for referencing a friend. 2 days later nothing bundt cakes shows up at my work with a thank you card. Who else would do that? In case you were wondering the gal I dealt with was Victoria. - Maintenance, have only needed it once since I've lived here for calcium build up, the staff responded quickly and had it taken care of before I came home from work. Not to mention they were friendly as hell as well. - Amenities...Let me catch my breath. Raquetball, Basketball, Sand Volleyball, Tennis Courts, nice pool with tons of chairs, electric and charcoal grills, dog park, gym, trails, not mention a great location with it being walking distance to bars, restaurants, shopping. Literally walk everywhere. - The price to pay for everything is incomparable to anything else in the area. I looked all around to every complex in the same vicinity and this place was at least $200 less expensive than its competition which offered less square footage and less amenities. -Anyone whining about dog poop must have never lived anywhere dogs were aloud or been anywhere else in Austin. Yes there is occasional dog poop but that happens everywhere, for the most part it is very well kept and maintained. It is kind of tough to monitor everyone's animal. It is the people not the complex, I'm taking a wild guess that where these poopy complainers live now they probably have a big pile in their front yard. Anyways everything has been smooth, quick, easy, and enjoyable since day 1. The approval process happened in a day and I was able to move in 3 days later. Maitinece is not performed in a timely manner. Half of the mailboxes were recently broken into with a crowbar and have still not been repaired. This drive through security gate has been broken for 3 weeks and it's still not repaired while all the time being left in the open position. The apartments have huge walk-in closets. Location is fine, but the staff doesn't keep the doggie stations filled with bags so there is always dog mess on the grounds. There were irresponsible dog owners too that just didn't pick up after their pet, but probably because the doggie stations were inconsistently filled. The exit gate was broken about 40% of the time. They seem to want to enter apartments about every 3 months, which is ridiculous. I have a dog that they asked me to secure in my bedroom because maintenance was supposedly afraid of dogs, but last time the tv in my bedroom was on when I got home...so I'm thinking he's not too afraid of dogs and going through my stuff. Also, the neighbors weren't too dog friendly even if they owned a dog. I've since moved out and was very uneasy about the pre-move out inspection they said they were entitled to "order supplies" if needed. They are very polite on the phone until you challenge their property rules. I tried to reschedule the pre-move out inspection so I could be present due to my previous bad experiences. I was basically told I had no option since the ONLY time the supervisor could go was inconvenient for me. Overall, it's an old complex. My apartment smelled like cigarettes when I moved in. The kitchen is in desperate need of a makeover from the cheap linoleum countertops to the crappy white cupboards and the old appliances. My bathroom didn't match the kitchen but I didn't want them in my apartment again. I DID like the large 1-bedroom layout that connected the walk-in closet with the room and the bathroom. Brilliant. I loved the fireplace in the bedroom although I never used it since I didn't want to be bothered cleaning it. Oh and the size of the bedroom with the built-in shelves. I loved the crown molding too. But the living room was too small for my couch so it blocked the patio door to fit. And the kitchen was tiny without a pantry really. read more

I have lived at Riverstone Ranch for about a year and a half and will be moving out in January. Overall I have really loved living here and I have very few complaints. The only reason we are moving basically boils down to location. I love to be able to walk or bike to most places and the location of Riverstone Ranch makes that virtually impossible. There are no sidewalks and since it's right on the frontage road it makes it very hard to walk my dogs anywhere but around the complex. Let me start with a few things that I love! My apartment is beautiful. I have vaulted ceilings, a cozy fireplace for chilly nights, a TON of storage, a very large walk in closet, a garden tub, and a dedicated utility room with extra storage and space for my washer and dryer. The apartment itself could do with some upgrades. My tub was painted and so was my sink and in the year and a half I've lived here the paint has peeled off. The kitchens really could use some upgrades, but overall it's still a kitchen in an apartment and what can you really expect? The office staff are super friendly and I love the maintenance staff as well. Any time I have had an issue with maintenance it has been fixed within a reasonable amount of time. The only thing I could never get fixed were my screens. They were constantly blowing off because they don't fit properly and eventually I just stopped calling them about them. The amenities are nice. The pool is full to the brim in the summer with everyone from college students to people out enjoying the day with their kids. Everyone is super friendly here. There are bbq's and a fire pit and its a nice place to get together with friends. I have used the gym on many occasions although it gets full pretty often so go as early as you can if you want to run on a tread mill. They also have racket ball courts and a small basketball court. There are tennis courts across the property too, which look nice, but I don't play tennis. One of the other things that is tough about living here is traffic. Everyone from every direction is trying to merge onto Mo Pac in the morning at the same time, which can be nightmarish. If there is an accident anywhere between here and the freeway on ramp, forget it. I've spent 45 minutes waiting just to get on the freeway in the mornings sometimes. If they were to pave the road that runs next to Home Depot straight through into the complex it would solve SO many traffic issues and make life considerably easier on residents. I haven't moved out yet and so I don't know how that will go, but I can always update my yelp later to reflect how my move out process went. I'll keep you posted. I have lived here for 3.5 years and from all that experience I can tell you that the management is an expert at fining and adding penalty fees at the slightest of opportunity, having not the least of concern for their tenants. The first was when I had missed my rent for the first time in 36 months. They went ahead and charged a late fee without any intimation to their tenant. I learnt about it 3 days later when they sent a memo (of course, by this time they had already got the chance to fine me twice for two days). I then called them up asking if there was any way they could consider, since this was my first time. They, of course, said, "nope" quite conveniently. Another incident was at the end of my 3.5 yrs, when I suddenly noticed that I was subtlety being charged a penalty in my rent for a lack of renters insurance, all because they forgot to ask me for the document. I had sent the document to one of their personnel, Ana (who was quite a task to work with in the first place) the last time. I guess when my lease was renewed, someone conveniently assumed that I didn't have insurance and of course, took the opportunity to charge me a penalty (without any email notice or anything) and make money off of me. I was so sick of it and thought, I'm finally moving out and wouldn't have to deal with them anymore, but nope. Two months after moving out, I get another bill where they've found another opportunity to charge me another penalty! Ridiculous! Now of course, I'm going to receive an email from the property manager saying that all of this was in the contract. Yup! It certainly is all in there and your tenants should be brain-dead to be signing it in the first place. What choice do we have, right? Oh, and there's more. All what you read about delayed maintenance fixes for weeks together are all true. I bore through all of that. And there was even one repair person, Dona, who really didnt like the fact that I told her how to do her job once, and took every single opportunity after that to get back at me. I don't mean to only rant about the bad stuff. In the past 3.5 years, there were a lot of positives, I can say that its a peaceful neighborhood (if you mind your own business), friendly staff for the most of it, a good location and convenience....but stuff like this just overshadows all of that. read more

We've been living here for 2 years and just signed a renewal for a third. We had a few issues getting everything worked out, but we had no more issues once we started working with Barbara. She knew the answer to every question, resolved every one of our issues, and made sure that we were taken care of and happy throughout the process.
